Premature leaf drop on trees The Payne County Extension office has received an unusually high number of calls in the last two weeks from clients concerned about browning and premature leaf drop on their deciduous trees. Beginning in late spring, our weather pattern created an ideal environment for a variety of leaf blight issues to develop. While the symptoms can vary from one species to another, the overall result is leaves that just don’t look very good. Brown edges, mottling, deformation and complete browning have all been a common theme this year. With the hot dry weather continuing, some trees are now dropping leaves like it was late fall. While this can be alarming, it is not a problem for an otherwise healthy tree. There is no need

Home Grown KEITH REED to do anything to “help” your tree at this time, it should be fine on its own. Depending on the species, you may or may not see new leaves develop (I’ve seen brand new leaves on redbuds late this week). Don’t be surprised if you also see a few spring blooming trees produce a few flowers as we get later into fall. A side note related to this: Many of us rarely take a close look at our trees. When something unusual like this happens, it tends to draw us in for a closer look. When we do this, we’re sometimes

shocked by what we see in the form

of broken or dead limbs, decay, woodpecker damage, etc. This damage doesn’t necessarily mean a tree is in trouble, but it may mean that it can use some attention with basic pruning care. Of course, a lot of damage could also mean that the tree

is in a serious state of decline. If it is, there’s a very good chance corrective action is not going to prevent its demise. However, even if this is the case, it’s helpful to know this as soon as possible so replacement trees can be planted close by and given

a chance to become established. This helps minimize the shock of losing a significant part of the landscape when a mature tree must be removed. The point here is simply to take a good close look at your trees on a regular basis and give

them good basic care and avoiding issues that can compromise their health. For Payne County, basic care 101 is watering in times of drought, removing storm damaged limbs and avoiding root compaction and disruption.

How to stop a neighbor’s annoying home alarm About Real Estate

DAVID MYERS

The history of the Quaker State community that bears his name isn’t quite as gilded. When Thorpe died at only 65 years old in Southern California in 1953, he was financially broke. The people of Shawnee paid to have his body sent back to them but a measure that would have provided funds to build a memorial in his honor was vetoed by the governor. About that same time, according to

published reports, Thorpe’s wife read a newspaper story about two small communities in eastern Pennsylvania that were struggling to recover from the collapse of their once-prosperous coal mining industry. Various accounts say that the athlete’s widow essentially sold his remains to the twin Pennsylvania towns, without the consent of other family members. The two communi-

ties then erected a monument on his new gravesite, legally merged and officially named the newly unified area Jim Thorpe. Although it’s unclear whether the great Olympian ever set foot in the small Pennsylvania borough that now bears his name, his grave rests on mounds of soil from his native Oklahoma and from Sweden’s Stockholm Olympic Stadium in which he won his gold medals.

Few things are more disturbing than a house or car alarm that constantly blares when no theft is detected. DEAR DAVE: We live in a nice community that is (mostly) crime-free. The problem is that a few of my neighbors have alarms on their homes or cars that are always going off, often for several minutes and many times in the middle of the night. We have talked to these neighbors, but they won’t do anything because they say that the alarms are needed to protect their property. What can we do? ANSWER: I have had that same problem, and it’s difficult one resolve. If you live in a community that’s governed by a homeowners association, you can file a complaint with the HOA’s board of directors and ask the board to send a warning letter to the owners who have the offending alarms. That’s sometimes enough to make a neighbor adjust the sensitivity of the siren so it doesn’t start screeching every time another car goes by or a dog starts to bark -- especially if the owner can be fined by the associa-

Get a mortgage prequalification before you start home shopping If you’re shopping for a home, the first step you should take is to get prequalified for your mortgage. Buying a home can be daunting, especially for firsttime homebuyers. But having a roadmap can make the process easier. And that’s where a mortgage prequalification comes in. By prearranging financing, you can save a considerable amount of time. A lender will examine your credit report, pay stubs, bank statements, etc., and be able to tell you what they think you’re

qualified to borrow. Remember, you’re the only one who knows what you can afford based on your living costs. Rather than looking at a myriad of properties, you can narrow your search down to a handful of homes that fit a purchase price and mortgage payment you can make comfortably and examine those in great detail. You’re also less likely to be let down or become disillusioned when you fall in love with a property only to find it’s out of your price range. If you apply for prequalification and

The program helps people navigate an unfamiliar process, stay on top of deadlines and address the trauma that makes handling tasks harder. You do have several tasks to handle:

Contact insurers as soon as possible. Act quickly so you can get the most out of your insurance. Review your policies for types of damage covered, coverage limits and deductibles. Home and renters policies typically do not cover flood damage, so check for flood insurance as well. Flood and wind damage to your car are covered as long as you have comprehensive insurance on your auto policy. Report damage to your agent or insurance company as soon as possible, said Mark Friedlander, director of

corporate communications for the Insurance Information Institute. Insurers will face a glut of claims, so the sooner you file, the better. Ask about your coverage, the time frame for filing and processing a claim, whether the claim will exceed your deductible and if you’ll need estimates for repairs to structural damage, Friedlander said. You should ask about coverage of living expenses if you are displaced and reimbursement for a car rental. Some insurers will also cover the loss of

Take photos and video of the damage, then do what you can to protect your property, Friedlander said. Take detailed notes about every interaction you have with the insurance company. Call your mortgage company and other creditors. If you’re worried about your ability to make monthly mortgage payments, contact your mortgage servicer as soon as

possible to discuss mortgage forbearance options. Forbearance is a way to avoid foreclosure and may allow you to make partial payments or pause payments entirely for an agreed-upon period of time. Communicate proactively with creditors, said Bruce McClary, spokesman for the National Foundation for Credit Counseling. “Once your creditor is aware of these things, they may be able to offer some temporary payment relief,” McClary said.

Natural disasters can upend lives in an instant, but unwinding the financial damage can take many months. Still, those affected have many sources of help. Here’s how you can get help and be strategic with your resources as you begin to rebuild after a disaster. Deal with immediate needs first. First things first: Contact the Federal Emergency Management Agency to get help via a disaster recovery center by texting your ZIP code and “DRC” to 43362. Texting “Apple” or “Android” to that same number will give you a download link for a mobile app from FEMA with additional resources, such as shelter locations. Local and state agencies and nongovernmental groups such as the Red Cross can also help; call 211 from any phone or visit 211.org to get information. Check your credit card or hotel loyalty accounts as well. You might have points or a free night certificate. Most hotel loyalty

programs have offered generous expiration date extensions for certificates that have gone unused due to the pandemic. And some general rewards credit cards allow you to use points to book hotels directly through their own travel portals or let you transfer points to a specific hotel loyalty program. Next, tend to financial issues. As soon as possible, turn to handling your finances. FEMA offers unemployment assistance, rental assistance, legal services and much more. You have several

1. GET EMPLOYEE BUY-IN EARLY The biggest mistake you can make is rolling out a plan void of any employee input. Bring your team into the fold

cess form bonds with your teammates. That can still happen online if you create space for it. Lessonly uses Slack to help build community among a distributed workforce. 4. SET TANGIBLE METRICS Promotion parity will be top of mind for your remote cohort. A 2014 hybrid work experiment by Stanford found remote employees were about 50% less likely to be promoted compared with their in-office colleagues, despite the remote workers being more productive. That is due, in part, to a butts-in-seats

mentality where managers judge performance by the amount of time they physically see an employee toiling away. That won’t cut it in a hybrid workplace. Instead, managers need to evaluate performance based on what an employee accomplishes. Setting objectives and key performance indicators can help managers more accurately assess someone’s contribution, Jarvis says. 5. RETHINK OLD OFFICE HABITS This applies to everything from hiring to onboarding to asking for input. If you have a ques-

tion or are stuck on a project, for example, you can stand up and look around the office for someone to help, or you can reach out to your team via a messaging tool like Slack, Microsoft Teams or Google Hangouts. One option limits input to those in your immediate physical space. The other gives everyone an equal chance to participate. With hiring, Lessonly opted to conduct all interviews remotely, even if a candidate was local, to avoid giving an advantage to candidates who interview in person.
