Parents ponder paying college kid’s room and board It’s sometimes a better choice for parents to purchase a home to shelter their college-bound student at school rather than pay rent for a pricey on-campus dorm. DEAR DAVE: Our daughter will be heading off to a university in another state this spring, and the room and board we would pay for a dormitory unit that she would share with another student will be nearly $15,000 a year. We could instead buy a small home in the area, and our annual payments for the mortgage and property taxes would be about the same. Would buying a home there instead of paying for rent in a dormitory be a good idea? ANSWER: It certainly could be, but there are a lot of factors that must be considered before you make your final decision. First and foremost, you’ll need to research the home’s area to see if prices there are likely to keep rising, have remained stable or seem to be ready for a fall. A good real estate agent in the community should be able to provide some insight, as can internet sites such as Trulia.com, Zillow. com and Realtor.com. You obviously don’t want to buy in an area that has been left out of the nation’s years-long housing boom, or
where prices seem to have “topped out” and may be poised for a decline. Also remember that managing a property that’s far away from your own home involves some special issues. Though I’m sure that your daughter would do her best to keep the house in good shape, you still probably need to hire a management company or individual contractors to mow the lawn, make needed repairs and perform other common maintenance duties. Now, the upside: If the home is in a good area where prices are rising (as most properties in communities near four-year universities are), you could sell the home for a profit after your daughter graduates or even give it to her as a first step in what would hopefully be a long history of homeownership. Also, if the home has two or three bedrooms, your daughter could help you find a suitable tenant or two to rent the extra space. The rental income could then be used to help pay the property’s mortgage costs or to help your kid cover her other expenses. As a bonus, you would also be able to take a big tax-deduction for the property’s overall operating costs and other special write-offs that only owners of rental property are allowed. slightly above grade as well as digging the hole 2-3 times wider than the root ball, even wider if it is a particularly tough site or important plant since lateral root growth is of greatest importance. It is not helpful to try to amend the soil in the backfilled hole with sand, peat moss, or some other amendment. In some cases, this can even be detrimental. Think of the planting hole as a clay pot. The roots will happily grow and circle in the amended soil (pot) but will resist putting the effort into expanding beyond the amended area, taking the path of least resistance. This leaves you with a very happy plant for a year or two, but with a severely compromised root system over time. Complete the planting with a good layer of mulch. As you know, the tighter the soil gets, the harder it gets when dry. A new tree simply cannot out-compete a drying soil for available moisture, especially if the soil begins to crack. Mulch helps insure a consistent level of moisture and a stable temperature, both things the new plant appreciates. With fall tree-planting season fast approaching, the time is right to talk about dealing with a common problem the majority of us in Payne County face; heavy clay soils. While some tree species of trees can do fine (some even preferring) these soils, many struggle. Fruit trees such as peaches are one popular example. While it’s not practical to replace the soil, there are some things you can do to improve a tree’s opportunity to thrive. Heavy soil isn’t all bad; everything else being equal, it is likely going to contain more nutrients and has a greater water-holding capacity than a sandy soil. Drainage (or lack of) is the problem. Roots must have water, but they must also have plenty of air. The roots can’t get to the air if the soil remains water logged for an extended period of time. (Note, there are always exceptions in the plant world. A bald cypress is a great example of a tree that can do just fine growing directly in water). Roots also need room to grow. The tighter/heavier the soil, the more difficult it becomes for new roots to penetrate the soil. These are the two primary reasons we recommend planting trees

Carpenter ants had brought the tree down. “It was traumatic, I was stunned,” Nanci, 45, said. “But we were also so saturated with despair at that point. Nobody cried.” More people have been drawn outdoors and into nature during COVID, and treehouses are part of that pattern, said Jeff Galak, associate professor of marketing at Carnegie Mellon University’s Tepper School of Business. “They are an attempt to do something fun and interesting and away from other people,” Galak said. Part of treehouses’
popularity, he said, is parents’ desire to create more backyard amenities so kids will go outside. Nostalgia is another part of it. “Nostalgia is a huge driver for consumers in general,” he said. “People are being creative with how they engage with that type of nostalgia.” Business is booming for Aaron Smith, who owns the Fort Collins, Colorado-based treehouse architecture firm Treecraft Design-Build. He started it in 2015, and now employs a second designer and eight carpenters. “In COVID times, I saw a spike in requests for backyard treehouses just because everyone was at home and the kids needed to get out of the house too,” Smith said. His treehouses have ranged from a basic backyard
structure costing around $10,000 to a livable treehouse with indoor plumbing for half a million. He has clients all over the country. On social media, a variety of treehouse hashtags on TikTok pulls up millions of results. On Pinterest, searches for “treehouse homes” are up sevenfold from the year prior. And treehouse rentals have their own section on Airbnb. For many people, basic is OK for treehouses. Jim Brook, a 71-year-old grandfather in Breckenridge, Colorado, built his three grandsons a small platform treehouse nestled among some aspen trees a few years ago. “I love to introduce them to nature and
encourage them to play outdoors, so a simple structure with a metal pole ‘fireman’ exit seemed like it would be fun,” Brook said. “At times we have also set a small tarp overhead and a carpet remnant on the plywood platform.” Others like their treehouses with a bit of luxury. The Mohicans Treehouse Resort in Glenmont, Ohio, is packed with amenities for those who want to enjoy the outdoors with the comforts of modern living. The nine treehouses (and two under construction) at Mohican are indeed built with supporting trees, but they have the feel of a fancy hotel: black walnut or
cherry wood floors, 100-year-old barn siding, nice linens and throw pillows, indoor plumbing, air conditioning and heat. One of the treehouses on the property, Little Red, was featured on the Animal Planet series “Treehouse Masters.” Another one, White Oak, has a ground-level entrance, making it wheelchair-accessible. “The goal was to have them available all year round, with all amenities,” said Laura Mooney, who owns the resort with her husband, Kevin. “We didn’t want guests to have to go to a shower house. They could stay in the treehouse and everything is there.”
