Leave emotions behind when preparing offer Over the past month, I have been discussing the homebuying process. I have currently covered the first three steps: decide to buy, organize paperwork and shop for a home. When you find THE ONE, it’s time to prepare an offer on the property you want to call home sweet home. In the previous step when you were shopping for a house, there was plenty of emotion involved in choosing the right place to call home, but in this step you need to leave emotion out. A real estate purchase contract is a legally binding document if the seller accepts your offer. You want to be absolutely certain you are ready and willing to accept this commitment. Before you prepare an offer, do some market research by looking at the following: – Current market conditions. Depending on your location and the time of year, there may be a higher or lower demand for home sales. This could affect the asking and offer price on the home. The amount of homes on the market of comparable sales may also create positive or negative conditions for you. Ask your real-

Homegrown herbs won’t neces-
depending on your growing zone. Herbs generally need a warm, sunny place to grow; think the Greek Isles in summer with whitewashed houses and rocky hillsides, McCormick says. Some herbs, like dill, aren’t hard to grow from seed, but she recommends that gardening beginners start with the potted herbs widely available at garden centers and in supermarket produce aisles. Start with the herb you like best or, if you’re a rookie, try McCormick’s top picks for troublefree herb gardening. While all 15 of the herbs in her book were selected for adaptability in
many growing regions, sweet marjoram, chives, basil and thyme are among the most forgiving and resilient, she says. Herbs can be planted outdoors once daytime highs are consistently above 60 degrees and nighttime lows do not go below freezing. If you’re bringing home a potted plant to put in the garden, exercise self control before using it in the kitchen, McCormick says. You want to give it a chance to grow before using its leaves. If your basil plant comes home standing 4 inches, for instance, wait until it’s about 6 to 8 inches tall before you start harvest-
ing. The rules for harvesting vary, but you never want to strip a plant of all its leaves, effectively cutting off its food supply. “When you’re harvesting an herb, you don’t want to take off more than a third _ at most half _ of the total leaves,” says McCormick. “And this assumes that you have indeed let it grow larger than when you (bought) it.” But the more you use a plant, the more you delay flowering, which represents the end of an herb’s growing cycle. Clipping your herb regularly will provide you with a longer-lasting supply. McCormick rec-
ommends harvesting when plants are well-watered and unstressed and using sharp clippers so you don’t damage the stems. Herbs are at their most flavorful when they’re first harvested because, over time, the essential oils that give them their fragrance and flavor escape and evaporate. Asked to name her favorite herb,
she pauses, but not for long. “The one that draws my hand to it when I’m out in the garden, frankly, is rosemary: There’s something about the aroma,” she says. “I brush my hand over the leaves and it releases that (almost piney) scent. It’s a stimulating, refreshing scent that just really gets to me."
Repair damaged plaster before painting By Angie Hicks Angie’s List
the plaster area contains no lead paint, it’s a job best left to a pro. Potential plasterrepair pros include plaster specialists as well as many painters, handyman services and carpenters. Homes built with plaster – typically from before the 1950s – may feature lead paint, which was banned in 1978. Because lead paint, even in small amounts, is a serious health hazard, it’s important that an EPA-certified service provider do the plaster work if lead is present. The cost to hire professional plaster repair work will vary, depending on the extent of the damage and where it’s located. Most service providers familiar with repairing plaster will charge a straight hourly fee for this type of work, which can range from $30 to $80 or sometimes

Dear Angie: How important is it to repair plaster before repainting? Our ceilings have peeling paint that we’re pretty sure was caused by past water damage. Since the water problem is no longer an issue, can we simply repaint the ceilings or should we first repair any underlying plaster damage? – Sara S., Elgin, Ill. Dear Sara: I can appreciate your desire to reduce your workload, but it’s always a good idea to repair damaged plaster before painting. For paint to adhere properly and look good over time, surface condition and preparation are crucial. You should repair a damaged surface properly and then prime and
paint it. If water damage affected the plaster’s integrity, and you just paint over the damage, the paint will likely fail. It might immediately chip and crack or over time it might bubble. Worse yet, because plaster is strong but brittle, a damaged section could fall and even hurt someone. However, before turning your attention to plaster repair or painting, be certain you know what caused the water damage. Make sure to fix any leaks or broken pipes and remove soiled insulation. Plaster repair can, in some cases, be a do-it-yourself project. But unlike drywall, plaster doesn’t come in a solid sheet. It isn’t as easy to work with as drywall mud because it must be applied in layers and it sets up quickly. Unless you have experience and are confident

Concerns (very valid) over the declining numbers of bees seem to be creating an increasing interest from gardeners in planting species that attract and support pollinators. This is an encouraging development for at least three reasons: One, it’s a good plan and the pollinators will indeed benefit. Two is diversity in the landscape, as in life in general, is a good thing. And three, attention to this issue can help us as a society understand that our individual actions, no matter how small they may seem, can make a difference. Trees are often overlooked as important pollen and nectar sources. Since most trees flower well above the eye level of the average person, it is easy to forget about

tufted hair grass (Deschampsia), lovegrass (Eragrostis) and other upright and clump-forming annual and perennial grasses that provide texture and color in pots placed in full sun. Shade-loving grasses, like Japanese forest grass or Hakone grass (Hakonechloa macra ‘All Gold’) shine on their own and provide a cascade of chartreuse leaves over the rim of a pot. Cohen also likes the idea of growing miniature hostas, like ‘Blue Mouse Ears’ and ‘Teaspoon’ in pots for shady sites. "People are going nuts for succulents, and they’re growing them in troughs,” Cohen said. She grows several of them in her garden in Valley Forge, Pa. “There are wonderful miniature
sedums and hens and chicks (Sempervivum spp.) with blue-green leaves and red edges that are stunning. I overwinter them outside by a wall because I don’t want the deer to see them.” In its 2015 trends forecast, the Garden Writers Association predicted that many gardeners will grow edibles in pots as well as in the ground. And, in a new book, “Grow a Living Wall: Create Vertical Gardens with Purpose” (Cool Springs Press), Shawna Coronado explains how to make the most of a really small space: a wall. In less than 2 square feet of floor space, Coronado nurtures a tower of herbs, vegetables and flowering plants for pollinators. “Ornamental edibles are my favorite container plants,” Coronado said. “I don’t see edibles as a trend. I see them as a long-term
proposition for gardeners across the world.” Some of her favorite container combinations include ‘Bright Lights’ Swiss chard, ‘Bull’s Blood’ beets and ‘Marguerite’ sweet potato vines. She likes to mix things up a bit by planting ornamental grasses and dinosaur (Lacinato) kale for seasonlong color and texture. “Edibles in containers will be big this year,” Cohen agreed, “but I’d do herbs. They’re used to being cut and they grow back quickly. And, what’s nice about herbs is that they don’t like a lot of watering.” One of her favorites is ‘Pesto Perpetuo’ basil, which has green and white leaves. “The thing about growing herbs in pots,” Cohen added, “if you don’t like how they look, you can eat them and throw the plants out at the end of the season."

Easter. Ancient writings of Herodotus tell us fruit of this unique cultivar was drier and less perishable than other kinds of date palms, a quality highly valued in that arid climate. It was reported to have grown in massive forests spanning 7 miles in the Jordan River Valley from the Sea of Galilee to the Dead Sea. They literally drove the economy of the region. Methuselah is a male palm that provides plentiful genetic material for science to learn more about the vanished Judean date palm’s characteristics. Like all palms, this cultivar is dioecious, which means there are both male and female trees. In Old Testament times, it was common for invading armies to cripple the vanquished by cutting down their male date palms. This interfered with pollination of the date flower, denying this
vital food crop until new males could be planted and matured. The Romans saw the folly in such actions because the Judean date groves were so productive they could be liberally taxed to support the Empire. DNA testing proved Methuselah is closest to the very old Egyptian variety, Haynay, and an Iraqi cultivar to a lesser extent, proving they shared the same wild ancestor in the dawn of agriculture. However, 19 percent of the Judean palm is unique, which are the most valuable genes that may one day breed greater environmental tolerance into date palms, or to lend specific disease resistance to modern varieties. This is an excellent example of why protection of old plant varieties can be so valuable to a changing world. Genes lost may never be recovered unless the seed is uniquely long lived as with this palm.

Today the pollen from Methuselah is used to fertilize Egyptian date varieties. The results of this progeny will not be known until 2022, when the first crops are harvested. Of great interest are ancient references to the medicinal value of this palm. Scientists are eagerly waiting to test the fruit to determine if its unique genes carried healing or health giving components. The Judean date palm and its history lend a new perspective to the Phoenix dactylifera of the Bible and those contemporary fruitbearing varieties grown today. Thanks to one unknown soul who perished at Masada, it was miraculously preserved. When replanted into the ground where its ancestors once fed the desert peoples, both Christians and Jews will celebrate just the way it was done millennia ago with uniquely sacred fronds.

a key to open, whether you’re inside or out. Many homeowners prefer them, in part because a burglar can’t simply break a door’s window pane and then reach in to unlock it. Some cities and counties, though, have outlawed double-cylinder locks. They point out that the dual-keyed system can make it harder for a homeowner to get out if there’s a fire, or for fireman or paramedics to get in if there’s an emergency. Call your local building or fire department to see if there’s such a ban in your area. And even if you can keep the locks, always be sure to keep a spare key within arm’s reach of the interior lock in case you have to make a hasty exit.

In the last 10 years they have also become more affordable as they gain popularity, and yes, smaller sizes are available. Example: 14 kW or 20 kW (kilowatt) standby generators are popular home sizes. But, if you check with your licensed standby generator installer, you can also find more affordable smallersized units like 12 kW, 10 kW and 8 kW _ proving once again that good things do come in small packages.

deductible second home? ANSWER: In most cases, yes. The Internal Revenue Service lets most taxpayers deduct some or all of their finance charges on an RV, camper, trailer or even a boat as long as it has sleeping, cooking and bathroom facilities. The finance charges are essentially considered mortgage interest, just as you’d pay for a loan on a traditional second or vacation home. The primary catch is that the total amount of debt on both your primary residence and the RV cannot exceed a combined $1.1 million. Talk to an accountant or other tax expert for details. Also get a free copy of IRS Publication 936, Home Mortgage Interest Deduction, by calling the agency at 800-829-3676 or by downloading it from www.irs.gov. *** DEAR MR. MYERS: We’re getting ready to list our home for sale. Our agent says that we must replace all of our double-cylinder locks because they could pose a danger in case of an emergency. Is this really necessary? It’s an expense that we’d rather avoid! ANSWER: Double-cylinder dead-bolt locks need

April’s best bargains for around the house include lawnmowers, vacuum cleaners and small appliances. DEAR MR. MYERS: My husband and I really enjoy the shopping tips you give out each month for home-related items. What are your best buys for April? ANSWER: Some great bargains can be found this month for personal items that most property owners use, whether it’s in the kitchen or outside the house. With spring getting into full swing, you’ll save lots of “green” by focusing on your lawn or garden. Deals on new lawnmowers typically peak in April, says Regina Novickis of bargainhunting website Slickdeals.net, with discounts of more than 30 percent off their typical price. You’ll also find some of the steepest discounts of the year on many other gasor electric-powered gardening tools, such as hedge trimmers, as well as small hand tools like spades and shovels. Retailers typically mark down their vacuum cleaners at least 20 percent or 25 percent this time of year, experts at deal-savvy CreditDonkey.com say, to help with your spring-cleaning
chores and to clear store space for the new models that will debut in June. Most stores also put their cleaning supplies on sale, too, and you can save even more if you keep an eye out for coupons in this newspaper or in supermarket mailers. You’ll also find discounts of 25 percent or even more than 30 percent this month on most small kitchen appliances, from coffeemakers and slow cookers to blenders and bread machines. That’s because both graduation and the peak wedding seasons are just around the corner, and retailers are competing for customers who want to buy a nice gift without breaking the bank. *** REAL ESTATE TRIVIA: The Biltmore Estate in Ashville, N.C., is believed to be the largest privately owned house in America. Built by an heir of the wealthy Vanderbilt family in 1895, the French Chateaustyle mansion has 250 rooms spread out over nearly 179,000 square feet of space. *** DEAR MR. MYERS: We are about to retire and plan to buy a recreational vehicle to tour the country. Is it true that an RV is considered a tax-

Six ways to get cool with color, without painting By Barbara Ballinger Chicago Tribune
trend is what you need to make your place feel updated, adding color is still a solid place to start, even if you stick to a low-commitment approach. Here are alternatives to inject 2015 colors without painting, then repainting when new palettes debut: 1. Think artwork. Art is among many design professionals’ favorite sources of color. If your budget is tight, Cho suggests making your own masterpiece atop canvas _ a solid or abstract, as one client did. Or go online and have a favorite photo printed in a large scale atop canvas. Los Angeles designer Mae Brunken likes to frame wallpaper, usually from Flavor Paper, in a large white museum-style
frame in her office, and changes it out regularly. Los Angeles designer Erica Islas used similar white frames to showcase colorful children’s artworks on off-white painted walls in clients’ living room. She introduced more color with guitars on an opposite wall, sea foam rug underfoot, and blue and green pillows atop a blue sectional. 2. Add greenery and flowers. Greenery and flowers _ even a single orchid plant _ can inject color. 3. Play up accents. A colorful throw, Sari, pillows, lamps, vases, headboard, towels can all add color, and sometimes texture, says Brunken. Even many kitchen appliance companies now offer their products
in a rainbow of hues. Keurig’s 2.0 brewer (and a multitude of other products for the kitchen) comes in Pantone’s 2015 color of the year, Marsala. 4. Showcase one colorful chair, chaise, or ottoman. It doesn’t have to be an expensive sofa or all your seating, but one new upholstered or slipcovered piece can make a difference. Florida designer Holly McCall enlivened her neutral-colored office simply by painting her IKEA chairs with Annie Sloan’s Antibes green chalk paint. 5. Judge a book by its jacket. They don’t all have to be serious and leather bound, or wrapped in original, maybe, dusty jackets. Brunken likes the idea of covering your books in vivid tones

white bedroom, Chicago designer Aimee Wertepny went with a rug that’s a “neon-electric-teal-vintage-electro-mod pop of color for the otherwise monochromatic palette,â€? she says. Still want to paint? Here’s how to get color with a longer shelf life, from Jackie Jordan of SherwinWilliams: • A color of the year is often trendy. You don’t have to use it for an entire room, consider it in small doses. • Pick a color after placing a swatch or panel of it behind a sofa or by the room’s trim or floor so you see how it really will look. Go a bit darker rather than lighter. Pick the color one chip down from what you initially thought.

or sophisticated white for a wow background effect. The idea takes time if you do it yourself, but there are companies that do the work for you; one color wrapping them by the foot. 6. Focus on the 5th wall. Chicago designers David Kaufman and Tom Segal begin a blank room’s color scheme with the rug choice. “It’s the grounding for the design, figuratively and literally, Segal says. “It sets the tone, palette, and from there you can select interesting fabrics. Certain rugs also add a handcrafted, knotted touch, says Christopher Frederick, president of Organic Looms, whose rugs are made in Nepal. For a sleek, hip, almost boutique hotel-style black and
Stillwater NewsPress • Friday, April 10, 2015
Almost like clockwork at the start of each year, top paint manufacturers debut their new color schemes and trot out their “it colors. Coral Reef, Springtime Dew, Guildford Green, Pink Ground; so tempting _ and sure to perk up a home, especially in the winter doldrums. Conventional wisdom says paint is the easiest, least expensive quick-change artist in a homeowner’s tool box. Problem is, as with much conventional wisdom, it’s not quite so simple. “It’s a big commitment to paint walls, says New York City architect Anjie Cho. Choosing a color after painting swatches or taping paint chips to a wall, checking them out during day and at night, buying brushes, rollers, drop cloth, primer, sand paper, tape, and finally applying one or two coats of the winning shade obviously takes time. And then _ the color may look different once it covers an entire wall or room because lighting and furnishings affect results. “I often see what I call ‘a paint chip gone wrong,’ says San Francisco designer Claudia Juestel, adding, “As a general rule, when applied to four walls,
a light color looks lighter and a bright color appears brighter than the small paint chip or swatch. Of course, you can hire a professional painter or color expert who understands the nuances, but they can be expensive. The new wisdom about paint, in a world where the hot hues you spot on Pinterest one day can leave you with painter’s remorse the next: Tread carefully when it comes to trends. “Their appeal may be fleeting, says Juestel. She advises picking a palette _ walls and furnishings _ that works with your home, amount of light, and personality. “There’s no color that’s bad or dated, but a combination of colors can appear so. Mauve or blue-gray by themselves are fine, but if you put them together they can scream ‘80s. The other new wisdom? If a dose of
