Soil test helps with Sandbur control Note: This article first appeared about this time last year. However, the conditions are still favorable for continued problems with this weed. One thing you can count on with near certainty, if you had sandburs in your landscape last year, you will have them again this year. As mentioned last week, even the best herbicide program is not enough to keep sandburs under control. The turfgrass must be strong and healthy so it is better suited to out-compete this pesky weed. This begins with proper fertility. As the name might imply, sandburs are usually a bigger problem on sandy soils. All else being equal, sandy soils do not retain water or nutrients as well as heavier soils, and are more likely to be low in key nutrients. Dry soils low in phosphorus seem to be especially prone to sandbur infestation. A basic soil test can establish baseline information for nutrient levels, especially phosphorus and potassium. Once these nutrients are brought up to an adequate level, nitrogen will need to be applied on a regular basis to support turfgrass growth. Rainfall or irrigation is a critical player here as turf grass should not be fertilized unless enough

moist as needed to support proper growth can be difficult to do, especially during periods of drought. Think back with me to the summers of 2011 and
2012. Horrible drought conditions led to an environment that discouraged turf growth, allowing sandburs to gain the competitive advantage. Last summer’s rains provided enough rain for virtually all plants to proper, including the sandburs, leaving us with the explosion of sandburs we witnessed late last summer. Sometimes, sand-
burs can develop in small pockets throughout a landscape. Learn to look for these and hoe them out early before the seeds mature. The seeds are the “stickers” and are mature when they turn brown and fall easily from the stem.
Regular mowing before seedheads form is also beneficial. This also helps discourage these weeds in another way. By regularly mowing bermudagrass at a lower height, the turf becomes more dense, giving it a competi-
tive edge against the weed. I hesitate to even mention this next suggestion, simply because it is so difficult to accomplish. The better you can contain sandburs to a given area, the better

your chances of success will be. While I generally discourage bagging clippings, in this case it is not a bad idea, especially if the seeds have been allowed to mature. It is a fairly common practice for people to drag old carpet or rugs around in hope of collecting the seeds. While this can certainly reduce the
numbers present, it may be doing more harm than good by spreading the seeds to a wider area. This is a tough problem that requires consistency and patience. However, success is attainable. Just remember that seeds can remain viable in the soil for several years.

Why a mortgage loan may suddenly be denied Today’s home buying process usually begins with a mortgage application and pre-approval. A preapproval is proof for sellers that a potential buyer can secure a loan. It also gives buyers an idea of what they can afford. It’s important to understand a pre-approval is not ironclad. There are many reasons why a loan may be denied during the mortgage process, the time between the initial application and final approval before closing. Let’s look at a few examples and how to keep the mortgage process on track. A loan may be denied if a borrower takes on considerable new debt or opens new lines of credit during the mortgage process. Doing so may affect their debt-to-income ratio, which is used along with other factors to determine if a person qualifies for a loan. Changes in income or assets can also affect loan requirements. It’s best to avoid making big purchases, reducing assets or changing jobs during this time. Changes in a borrower’s financial documentation may also cause a loan to be denied. A loan officer will request a variety of docu-

This information is used to determine if a borrower meets loan qualifications and to provide a rough estimate of what they can afford. It’s important to provide current information and to handle additional requests quickly to keep the loan process in motion. Also keep in mind, lenders will investigate that the information provided is correct. During the mort-
gage process and right before closing, the loan officer will double, and sometimes triple, check a borrower’s documentation for accuracy. It’s standard practice for lenders to request verification of employment from the borrower’s employer and to request tax returns directly from the IRS. Lenders want to know a borrower’s income is steady and mortgage payments can be maintained. It’s essential to be up front with lenders and report any major financial
