It’s all possible with today’s new “smart house� technology. These systems can be affordable and retrofitted to existing homes. Contemporary design was everywhere. I’ve been watching this trend grow over the past three years. It started with home furnishings, and now the look is dominating the design and construction industries. Clopay displayed the most innovative new garage doors I have seen in decades. The company’s stylish contemporary designs feature glass fronts
as well as stainless steel and wood combinations. Clopay also showcased a sleek black door with a special paint formulated to stay cool in direct sun. Interior and exterior doors are going taller, wider and more contemporary. Therma-Tru displayed 8-foot entry doors with an expanded glass selection that includes modern leaded glass and textured glass inserts with moldings and bold color options. Glass door walls that fold back for access to outdoor spaces were back again this year. Kitchens and bathrooms are the bling of the home, and this year’s styles were sleek, minimalist and shiny. Glass was the overwhelming cabinet door material in this year’s

kitchen displays. You might imagine transparent glass doors, but these were designed with solid colors and metallic backing. The doors had little or no hardware, and many opened and closed with just a touch. Poggenpohl’s newest kitchen collection, designed by Porsche Design Studio, featured black cabinetry and a clear glass divider
similar to an automobile’s windshield. The divider separates the cooking surface from the dining area without visually breaking up the space. Wall-mounted cabinetry was the leading design trend for the bathroom. Kohler continues to expand its tub collection, introducing smaller sizes and free-standing designs with jet action. Ann Sacks
introduced goldand silver-leafed tile collections that add Moroccaninspired glam to wall surfaces. Texture and color played a huge role in wall coverings. It was an inspiring week in Vegas. If the crowds and creative materials are any indication of what’s ahead in building and renovation, it should be an exciting year for consumers.

By David W. Myers If a seller is stubborn or deceitful from the very start, a buyer’s best bet is to look for another property. DEAR MR. MYERS: My husband and I made an offer to purchase a house about two months ago, and the grumpy old man who owns it accepted. It’s been a total nightmare since. He originally told us that the house was in top shape, but the home inspector we hired found evidence of past flooding in the basement, a water heater that’s slowly leaking onto the floor and several other problems that would cost thousands of dollars to fix. The seller won’t pay for any of the repairs or agree to lower the price he originally accepted. We love the house, but we can’t decide if we should go through with the deal or look for someplace else. What do you think we should do? ANSWER: There’s an odd thing about decisions -- you usually don’t need to talk yourself into the “right one,” whether it’s a house, a car or even a potential spouse.
Your relationship with the seller clearly started off on the wrong foot when he misled you about the property’s physical condition. It got worse when the home inspector uncovered several other problems that would be expensive to repair, but the cantankerous seller refused to help pay those costs or to cut his asking price so you’d have the money to pay them yourself. If he’s been this uncooperative so far, just imagine what may lie ahead if you decide to close the deal anyway and then even more problems arise. Assuming that you followed my longstanding advice to make your purchase offer contingent on obtaining a satisfactory home inspection, you now have the right to cancel the transaction and get your deposit back because the inspector’s report lists many expensive repairs that need to be made. Frankly, that’s what I would do. There are plenty of other great homes for sale today, and record-low mortgage rates have shifted the power in most parts of the nation’s housing market back to buyers rather than sellers -- especially from those sellers who don’t want to be reasonable.
REAL ESTATE TRIVIA: A good way to remember to change the batteries in your home’s smoke alarms, radon detectors and the like is to do it when daylight saving time begins March 8. Repeat the task when DST ends on Nov. 1. *** DEAR MR. MYERS: The flowers in my backyard have been destroyed by insects. Can I file an insurance claim to have them replaced? ANSWER: Sorry, but probably not. The cost of replacing flowers, trees and bushes usually are covered by a standard homeowners policy, commonly referred to as an HO-3. You
would get most of your money back (after paying your deductible) if they were stolen by a thief or destroyed by fire, lightning or even falling aircraft. Losses caused by insects aren’t usually covered, though, in part because insurers expect policy holders to personally take care of their plants and trees or to hire a professional to look after them. Call your insurance agent for details, and to ask if there’s a loophole in your policy that would entitle you to a reimbursement that would offset the deductible that you would first have to pay. *** DEAR MR. MYERS: Our son graduated from a
local university about a year ago and, after a long job search, got a great position at a research firm on the other side of the country in July. He was expecting some big tax deductions for his 2014 job-search expenses (including lots of money in airfare and hotel stays to visit potential employers), as well as write-offs for his relocation costs. My sister, though, says that none of those expenses are deductible because it’s my son’s first fulltime job. Is this true? ANSWER: Your sister is half-right and half-wrong. Older workers can deduct nearly
all of their jobsearch expenses. But many of the costs of landing a very first full-time job by a younger person – from the price of printing resumes to overnight hotel stays – generally aren’t taxdeductible. This odd Internal Revenue Service rule treats recent college grads and other young people who are entering the workforce for the first time unfairly. Your son, though, should be able to deduct most of the relocation expenses he incurred to move to the job that he finally accepted because, as your letter states, it’s “on the other side of the country.” A cross-country relocation clearly meets the IRS key
requirement that a first-time job seeker’s relo expenses are tax-deductible if the new job is at least 50 miles from the previous home - whether he lived with you while he was in school or stayed in a university dormitory. That means that he can write off the cost of hiring a moving company and even packing his stuff up, and perhaps claim a 23.5-cents-per-mile deduction if he followed behind the moving van in his personal car. My personal favorites are eager to grow from seed by germinating quickly. If left to go to seed, many self sow, which means the flowers are pollinated, mature seed, and it sheds into the area around them where they overwinter and grow like wildflowers the following year. You can also harvest the mature seed and save it to sow more formally next year. Dozens of gardeners are harvesting their seed to sell on eBay, another

Lawn tips for March I suspect most of us are in agreement that we are ready for some sunshine and warmer weather. The good news to this last cold snap is we did get a bit of muchneeded moisture. Please remember that these short wet periods are not enough and drought conditions for much of Oklahoma continue, including here in Payne County. • For landscape beds and garden plots, it is still easy to control winter/spring weeds with cultivation if done soon. Remember, what is now a very small inconspicuous weed, can completely dominate the space one month from now. The same can be said for a herbicide application, the window for best control will be closing quickly. • For homeowners that use glyphosate to control weeds on their dormant bermudagrass, proceed with care. While bermudagrass may still appear dormant on first glance, it can easily begin greening up soon, especially on south facing slopes or up against buildings. • Preemergent herbicides must be applied before weeds germinate. Crabgrass is our indicator weed for

Do NOT fertilize bermudagrass this month. • Begin planting cool season vegetable crops like radishes, beets and broccoli. • Wrap up cutting back ornamental grasses and liriope very soon. Remember to examine these plants carefully so you do not cut off the ends of the new leaves. • Remove any remaining dead plant material from last year’s herbaceous ornamentals. Majolica plates are one of my favorites for spring. At Nell Hill’s we paired a majolica dinner and salad plate duo with a
larger white dinner plate used as a charger and an adorable footed bowl featuring a bird right in the center. You don’t have to go all out to add a sprinkle of spring to your table. How about just setting the table tonight with lovely paper botanical napkins? Seasonal paper goods make it easy. 3. Zip up your displays with plants and flowers Sometimes all you need is to add a bit of green to your decor to get
you through these late months of winter. Boxwood topiaries are one of my favorites right now. Made from real boxwoods that have been preserved, they are lovely to look at and easy to work into your existing, year-round displays. Since they come in different shapes and sizes, you can mix several together for a powerful look. Cluster three or five at the center of your kitchen island or dining table. Bookend your mantel with a
triad of different boxwoods. Give your powder room a spark by putting a group on the counter next to the sink. 4. Indulge in floral fabric flourishes Floral fabrics are hotter than ever. You can find gorgeous floral textiles that span the spectrum from soft and romantic, to stylized and electric prints. For spring year-round, add some floral fabric to your bedding, or toss a floral pillow on your sofa or chairs.

The demand for home improvements is heating up and spring is the start of busy season. If you need to do maintenance or upgrades on your home, doing certain work now can save you a bit of cash. Some contractors may still be stuck in the post-holiday lull, which means you are more likely to get off-peak rates. When contractors are less busy, you have more room to negotiate, so if you aren’t offered a discounted rate up front, be sure to ask. Here are some improvements to consider before spring hits: Air conditioning: Not many people are thinking about cooling their houses right now. If you’ve been meaning to upgrade or add a cooling system to your home, the experts at ShopSmart magazine say these contractors are probably more willing to negotiate now and are offering better deals than they will be as summer approaches. Basement and roof repairs: You may be able to score savings on bigger contracting
jobs when you do them in the winter. Need to do work on the roof? You could get 5 to 25 percent off the total cost by doing it now versus waiting until March or April. Waterproofing, finishing or insulating your basement in the winter can also save you money. Homeowners typically finish these spaces before winter so the basement can serve as an indoor retreat. Contractors get lots of calls in spring and fall when wet weather leads to leaky basements. Call when things are slow, and you’re likely to get a better price. Gutter cleaning: Most people get their gutters cleaned before or after winter in the fall and spring (experts say you should be cleaning them at least twice a year). Do it now and you can beat the spring cleaning rush. It helps that a relatively mild winter means workers won’t have to battle snow or ice. Tree pruning: In winter, when trees are dormant and their leaves are gone, these jobs _ which are often charged by the hour _ should take a lot less time. It should be easier for tree pruners to see
which branches need to be removed, say experts at ShopSmart, and when the workers are done with the job, there is less debris for them to haul away. Window replacement: ShopSmart experts note that today’s window units can be installed any time of the year. They advise doing it in the winter to save money. Just make sure the installer measures the new windows before taking out the old ones and installs the new window immediately after the old one is removed. This way you limit your exposure to the cold weather.

In warmer climates you can remove the underbelly and the insulation, but the ductwork will need to be insulated to prevent condensation by using a fiberglassfree duct wrap available at most home stores. In mild climates, once the insulation has been removed, the foundation walls and the ends of the floor system need to be insulated with rigid foam boards or with a more expensive spray-on expanding open cell foam. In colder climates the insulation should be removed and the floor system, ductwork and plumbing can be
encased in closedcell spray foam to protect against freezing weather. In all cases the ground should be covered with a sealed 6-mil or heavier black plastic vapor barrier to prevent the moisture in the soils from condensation and reaching the floor system above. Setting out several open containers of household bleach to evaporate and absorb the odors can mask the odors that are now present. Small, recyclable plastic containers can be used and then thrown away once the bleach crystallizes. The bleach should never be in an area accessible to children or pets.
