The thing about Stapleton What people discover after living here awhile almost comes as a revelation. They find themselves spending a lot more time outside. Because everything about Stapleton draws you out of your home and into the fresh air. Porches, patios, decks and balconies. Scenic trails and active parks. Main Street shops and summer markets. They all encourage you to get out and venture about your neighborhood.

Life is a potluck 4

Build a lively mix of homes in all shapes and sizes and you get a lively mix of people from different lifestyles and stages. Each adding their specialty dish to the celebration we call life. Here you’ll find a retired teacher tutoring kids after school. A friendly neighbor walking the dog of the doctors next door, who work long hours at the hospital. A casual appetizer on the porch turning into a dinner party that feeds the entire block. It’s all about people helping each other out. Becoming a community. And that’s a beautiful thing. (Just wait till you taste the gazpacho.)

StapleStone

LEED® Certified

Nature Nearby

We recycled an airport, turning 6 million tons of concrete runways into a material we call “StapleStone” — which in turn was used for bridges, streets and pathways throughout Colorado.

Much of Stapleton’s retail and office space is LEED certified, which reduces operating costs, improves indoor air quality and promotes productivity, in addition to being more sustainable.

Stapleton has 36 parks including the 80-acre Central Park and more on the way. In fact, approximately a third of Stapleton is dedicated to recreational open space.

Recycling

Help from the Trees

Nearly 90% of Stapleton households participate in Denver’s voluntary recycling program. Even our waste doesn’t go to waste.

Energy Star 3.0 ® At Stapleton, we’re always upping the ante on energyefficiency. Our newest homes will meet or surpass the latest ENERGY STAR 3.0 standards. Meaning all our homes use much less energy.

Real-Time Energy Feedback In our next-generation homes, a high-tech display, or dashboard, lets you monitor your energy use in real time. Which could help you find ways to save a little more.

When it comes to minimizing greenhouse gases and maximizing neighborhood beauty, nothing beats a tree. That’s why we’ve planted more than 30,000 of them in Stapleton.

Homes with fiber Sustainability means being future-proof. Every home in Stapleton’s future neighborhoods north of I-70 will be tied into a robust fiber optic network to keep up with the ever-growing technology demands.

WALKABILITY Everything you need — shopping, dining, schools, entertainment, the office — is nearby, minimizing the need to get in a car. Burning calories instead of gas is a good thing.

Giving Water Back to the Land We transformed Westerly Creek from a buried drainpipe into an ecological showcase: part recreational park, part riparian ecosystem, part storm water collection system. All good.

Slow down the meters

Water Conservation Our water-saving methods range from droughttolerant landscaping in yards and public spaces to lowflow toilets and showerheads.

GAS

Commuter Rail It will arrive in 2016, and that’s good news. Because it will help save gas, lower carbon emissions, reduce traffic congestion and simplify life — all in one fell swoop (whatever that means).

WATER

Good things last The Stapleton community has always been envisioned as a place where people, commerce and the natural environment could live in harmony. These days they call that being “green” or “sustainable.” And it translates into some real benefits: less greenhouse gas released into the air. A healthier environment for your children and their children. And more dollars in your pocket. But we call it being smart. During the worst of the economic recession, Stapleton ranked as the top-selling new home community in metro Denver, with resale homes more than holding their own in a down market. It’s a vote of confidence. The ultimate indicator of smart, sustainable design — and lasting value.

You never know what you’ll find at Sweet William Market, April through September.

At Stapleton there’s always something going on, thanks to the Master Community Association, which is responsible for a full calendar of events. All year round, it’s overflowing with festivities like the Farmers Market, Sweet William Market, Movies Under the Stars, the Beer Festival, Wine Pairing, Stapleton Rocks!, Winter Welcome, Theatre on The Green, and the Egg Scramble. Among others. People come out, the community comes alive and the air is filled with the sounds of the season. Now combine this with block parties and hundreds of spontaneous get-togethers that just sort of happen between neighbors every day. Well let’s just say you’ll never get bored living in Stapleton.

May your life be eventful 16

That sense of freedom a bicycle gives a kid never completely goes away. Stapleton makes it easy to get that feeling back. With streets designed to encourage two-wheeled traffic in addition to cars — for rides to the East 29th Avenue Town Center or The Shops at Northfield Stapleton — and 38 miles of trails that get you away from traffic altogether. Including the Sand Creek Regional Greenway Trail, the Westerly Creek Trail and the Rocky Mountain Arsenal National Wildlife Refuge perimeter trail. Downtown is just a 20-minute pedal. And Stapleton is home to the Denver Century Ride, an epic bike ride that begins and ends in Denver’s most bike-friendly community. 22

A body in motion A healthy lifestyle leads to a better quality of life for everyone in your family. Luckily, making exercise part of your routine is easy in Stapleton. Ride your bike to the 57,000 square-foot recreation center located just east of Central Park and get a workout on your way to work out. Run a loop from Central Park through Westerly Creek, Greenway Park and Fred Thomas Park and back and you can cover over six miles and burn up to 750 calories. Go for a hike through the Rocky Mountain Arsenal National Wildlife Refuge and feel like you’ve left the city behind. When the opportunity is all around you, you’re more likely to stay in motion.

25

For every season, a new way to have fun.

27

Outside in stapleton It’s no coincidence the world’s most desirable neighborhoods are usually near a park or active green space. Why? Parks ground us. They offer a place to gather or simply to gather our thoughts. And in Stapleton, a third of the community is designated just for this purpose. The thriving community gardens, the dog park, The Green, Westerly Creek, Central Park, Sand Creek Regional Trail, Bluff Lake Nature Center, Rocky Mountain Arsenal National Wildlife Refuge, Upland Park and Conservatory Green Plaza — these are a few of our favorite places. The parks in Bluff Lake neighborhood are designed to delight your senses: sound, smell and taste. See if you can figure out which one is which. Stand at the top of Central Park’s sledding hill and you can see from Pikes Peak to Longs Peak. Will it be a day for swimming, rock climbing, skateboarding, sledding, biking, a concert or maybe a farmers market? Whatever it is, it’s going to be a good day.

Dogs love Stapleton Here, dogs get to play in a park made just for them. In an annual rite of passage, neighborhood pools welcome dogs on the last day of the season. And the Dogs of Stapleton calendar, featuring a dozen of our most photogenic furry friends, is one of the most anticipated social media events of the year. So not only does every dog have his day, some get an entire month.

32

33

If you sense a certain familiarity about Stapleton it’s because the original community planning was inspired by classic Denver neighborhoods. Tree-lined city streets, welcoming front porches, alley-loaded garages and abundant parks are all part of Stapleton’s urban charm. Somewhere along the way Stapleton has become a classic in its own right.

looking forward

Once again we’re expanding our borders and our vision. If the existing neighborhoods are defined by their relationship to the city, the future neighborhoods of Stapleton are defined by their relationship to the land. Neighborhoods woven together by parks, plazas, graceful streets and a fresh new palette inspired by nature.
