STAGING LOOKBOOK


External stagers are to be used when a unit requires full staging (staging entire rooms with furniture and accessories). Reference list of current staging contacts or research new staging companies to try. When contacting a staging company to stage a unit make sure to send them the floor plan, rooms you are looking to stage, and timeline. They will send you a quote, when you sign and send back the quote you can then confirm the date and give them the lockbox/door code and any additional instructions on how to enter the unit (include a site map or pictures if helpful). Depending on the project you may have to coordinate with the PM so they have somewhere to park and unload the staging. Keep in mind that we lightly stage using our in-house staging inventory, meaning you can let the staging company know that we will be staging the bathrooms and kitchen (they may have to provide kitchen stools depending on the layout). You will want to check the lockbox/door code, clean the unit if necessary, and lightly stage before the staging company comes. When they remove staging, make sure there is no major damage to the unit and make sure they do not accidentally take any of our staging. Keep in mind Streamlines brand and send pictures of past projects or staging styles so the staging company can select items accordingly. Make sure to also keep in mind the branding of the project. For example, the North Liberty Triangle duplexes we had staged in a more eclectic, colorful style to match with the area and cater to potential buyers for those units. Reference the pictures and brand words in the following pages, and also look at other project photos in Triofox.
In-house staging consists of light staging that we do using items in the staging and marketing closet. Items are typically bought from Ikea or Target. When shopping for new items, keep in mind Streamines brand style and reference past projects and staging we have done there. Keep to a neutral palatte with emphasis on white pottery, glass, and wood. Color may be used sparingly, typically choose items that are Streamline blue or metallic for a pop. Make sure to include fake plants in each unit to bring some life into the space. The following pages include the specifics of each space that should be lightly staged. Light staging should be done before any external staging, and make sure to remove light staging before the staging company removes theirs (or let them know we have light staging in the space so they dont accidentally take ours). Coordinate with the sales team to determine what units should be staged.
Each entry shall have a door mat placed in front of the door. Entry mat should be neutral and clean/dry off shoes. Staging coordinator shall bring a box or bowl of booties along with a sign (with instructions to use booties) when first staging. These shall be placed near the entry door. Sales team is then responsible for refilling booties and letting staging coordinator know when booties need to be ordered.
Each kitchen shall have an item placed on the range - such as a kettle or pot. Make sure to hang a tea towel off the range, this should be neutral or have a subtle pattern. If available, place a kitchen rug in front of the range or the kitchen sink. Use your judgement with this item, if it is cramped in the corner or doesnt balance the space then eliminate it.
Balance the range with appropriate objects on either side. Try placing salt and pepper mills on one side and a utensil holder on the other. If there if more countertop on one side, try grouping larger objects like a cutting board and olive oil.
Balance and composition are key when staging. Group objects of varying heights and dimension together to create vignettes on the kitchen counter.
Keep in mind the 'Rule of Threes'; a guideline in design which states that things arranged in odd numbers are more appealing to the eye.
Make sure to place an item or vingette on the island or peninsula. Add a pop of color to the kitchen by placing vase filler or artificial fruit in a bowl.
Each full bath sink shall get a soap pump placed to the left of the faucet. Place a bath mat in front of each sink, using small bath mats for half baths. On larger vanities it is encouraged to add a plant or appropriate object to balance the space.
Fold each towel properly by placing the towel finish side down. Take a long edge of the towel and pull it to the center. Repeat with the other long edge. Both long edges of the towel should now meet in the middle. Hang the towel on the towel bar with the finish side facing out. Towel should look like this
Each full bath shall get a full sized towel on the towel bar and a hand towel on the hand towel bar. Each half bath shall get a hand towel on the hand towel bar. Match either the color or the style of the towels so they are cohesive. Feel free to layer towels - place a hand towel on top of a bath towel if you have extra.
Shower curtains and robes are to be used sparingly in higher end units. Check if there is a robe hook installed first. Toilet paper should only be placed in one bathroom (for sales showing use). Make sure to fold and press the edge of the roll so it looks nice. Sales team is responsible for refilling toilet paper if necessary.
Each shower niche shall get a plant or other appropriate bath object, such as shampoo or a soap dish.
Bath objects can be placed throughout the bathroom where there is space. Keep in mind you do not want to clutter the space. Bath objects may consist of aesthetically pleasing shampoo/conditioner bottles and toiletry items, trinket dishes, candles, plants, trays, and other decorative items.
Wet bar or dry bar is an upgrade, verify a unit has a bar installed before staging. Use items such as glassware, trays, wine bottles, and other decorative items to help bring attention to this unique home addition.
The walk-in closet located in the master suite may be staged. Elements such as boxes and baskets may be added along with clothing and accessories. All clothing, shoes, bags, and hats shall consist of neutrals and soft pastels. Clothing style should be restricted to business casual items. Keep patterns to a minimum and eliminate any items with logos or lettering. Combine both mens and womens clothing, and make sure to hang clothing on wooden ikea hangers and steam clothing articles if necessary.
Roof deck staging is additional, and shall be used when trying to promote a roof deck or help sell a unit that has been sitting on the market. Include elements such as a small table and chairs, string lights, planters, ect. Similar staging can be added to patios or balconies when needed.
Open shelving can be located anywhere in the home. Linen shelving can be located in a closet or as open shelving. It is typically shown in or near a bathroom or bedroom. Refer to the marketing floor plan to see if your unit has any linen shelving.
Shelving in the form of open shelving, pantry shelving, or linen shelving shall be staged with appropriate items.
Stage open shelving with decorative objects such as plants, picture frames, candles, or vases.
Pantry shelving shall consist of kitchen items such as bowls, plates, pitchers, or jars filled with dry goods - pasta, rice, beans, spices.
Complete linen shelving with rolled towels, baskets, or toiletry items.
