Getting The Recipe Right! We are witnessing a world-wide awakening to the inherent and ongoing long term value of productive farming land, and there is a strengthening interest in acquiring a stake in its ownership. Land is increasingly being perceived throughout the world as a secure long term investment, at this time when other investment avenues such as shares and cash are volatile, or producing low returns. And there is a closely related view that agricultural commodity markets are about to rise to a new, higher ongoing price level, on the back of increased affluence, and therefore buying power, amongst our major and closest trading partners in Asia. In spite of the short Spring in 2015, followed by a long hot Summer, simply by adding water we have had significant Winter growth, both throughout our company’s operating area, and nationally. At the time of writing western Victoria has had well above average September rains, providing us with an excellent start to Spring. This has provided another positive ingredient to the recipe, with the already strong cattle market becoming a red hot one, the EYCI reaching 700 cents recently, and re-stockers pushing prices to a level never witnessed in living memory. Prime lamb and sheep meat prices continue at increased rates, and the wool market is providing consistent returns. Seasonal conditions have

virtually assured a bumper grain harvest, and good yields will hopefully compensate for lower prices per tonne. Throw in the latest drop in interest rates, and you have the perfect recipe for ongoing bullish demand for grazing and cropping country. We saw a rise of 10% - 20% in land prices up to the end of 2015, and this trend has continued in the current year. Given this recipe, it is not surprising that the supply of properties for sale is tight and looks like remaining so. The dairy land market has been somewhat different, with the sustained hot and dry season leading to huge supplementary feeding costs at the same time as a sudden decline in milk returns. This perfect storm has been well publicised but there is some positive news with global dairy trade online auctions recording significant gains in August and September – the best for over 6 months. The current season has been favourable, with strong production levels and many

farmers capitalising on the high chopper cow prices. We have not seen a flood of dairy farms onto the market, and do not expect to. The dairy sector is frequently a little volatile, and could recover much more rapidly than forecast. A recent Rural Bank study has found that the value of Australian farmland has increased by an average of 6% per annum for each of the last 20 years. Moreover Western Victoria with its assured seasons, fertile country and close proximity to regional centres and markets is a continuing ‘Land of Opportunity’. The recipe is right whether you are buying or selling! In any business it is quite remarkable to reach 100 years of continuous trading with the same family involvement for such a long time. It speaks highly of the principles laid down by the late Charles Stewart of honesty, integrity and fair dealing when he commenced the business in 1917, which became his legacy for the generations who have followed him.

This is an exciting and important occasion in the life of the company and we look forward to 2017 when it will be celebrated appropriately.
