When the Stars and the Moon Align? Astronomy and agriculture have not a lot in common so most people think. One older well respected farmer was quoted recently saying, “He has never seen the stars and the moon line up as well!” referring to the current state and outlook for agriculture in Australia and abroad. Economic indicators such as historically low interest rates (meaning more than 50 years), an Aussie dollar hovering around 70¢ US, China Free Trade Agreement hopefully all but completed, and buoyant agricultural commodity prices have all contributed to a change of attitude in the bush. Who would have thought both the EYCI (Eastern Young Cattle Indicator) and the new season lamb price would be pushing toward 600¢, whilst the milk market is not as good, there are signs of global improvement. The wool market indicator is in the mid to high 1200¢ range, which is a significant improvement year on year. Cropping returns appear to be stable, although the drier winter has suited the growing

season in the South West, we are still seasonally dependent on strong yields. Speaking of the season, there has been much publicity about El Niño and a dry Spring prior to the onset of Summer. A kind, drier Winter has promoted growth rates in young lambs, calves and milk production, unlike previous Winters, and September rains have ‘saved the day’ in many areas, but October is like the third quarter in an AFL Grand Final – it’s either ‘make or break’! These strong agricultural economic indicators are having a positive effect on the rural property market, coupled with a volatile share market and global economic uncertainty – agriculture being viewed as a safe haven with

a positive outlook. Subsequently, most ‘old stock’, which has been on the market for a long period of time has sold, and buyers are waiting in anticipation of new season’s Spring Listings. Obviously, if demand outstrips supply, we will witness a price increase in rural property prices, which many experts in the rural property market are predicting. We are proud to present to you our Spring Property Portfolio – a showcase of approximately 45 quality properties of various enterprise types throughout our Western District network. Enjoy the read, and remember, ‘the stars and the moon are aligning’ – there’s never been a better time to buy!

Anam Cara House Supported from Inception Charles Stewart & Co is a long established family owned company, who are well aware and grateful for the support which the Colac and Western District community has given to create their success over nearly 100 years. So when worthy charitable causes arise in the district the policy of the company is to do what it can to support them. For some years now, Charles Stewart & Co, its directors and staff have given substantial support both in cash and in kind to Anam Cara House. We are very proud of the resultant Anam Cara house hospice and respite centre which has been created by the Colac and district community. Anam Cara House in Colac is ‘A Place Like Home’ and was established in 2011 by the community for the community, to meet a critical need in the local region, providing respite care, palliative care and end-of-life care, for people with a long-term or life limiting illness, regardless of age, race, religion and financial circumstances. Anam Cara House provides ‘home-like’ and very personal care to our guests within a tranquil rural setting, thus providing an important choice in place of care in the local and regional community. We support and underpin home care with our day-stay or short-term overnight care thus offering much needed respite for carers and alleviating some of the physical and emotional burden on families. Over the past 12 months Anam Cara House has supported guests and their families under various circumstances; including 370 attendances at our Day Respite Program and 110 admissions for overnight care within our Hospice. Anam Cara House is a Not-for-Profit, Charitable Organisation. It does not receive government funding and depends on the support of the local and wider community to enable the provision of this outstanding service to the regional community. Donations over $2 are Tax Deductible and can be made directly to: ANAM CARA HOUSE, COLAC ACCOUNT BSB: 633 000 ACCOUNT NUMBER 137468690 CHEQUE: ANAMA CARA HOUSE COLAC INC. P.O. BOX 508 COLAC. 3250

Our properties are local; our buyers are global Never before has there been so much buyer interest in Australian rural land from around the World. The challenge for agents has been to find a way of projecting our properties into this huge market. Australian land is currently in high demand for a wide range of good reasons. These include Australia’s political stability, and the image of Australian produce as being ‘clean & green’, with the perception that Australian ‘title’ to land is very secure. Other attractions of Australian land to overseas buyers include its ability to produce a wide range of much needed protein to feed a huge world population. And of course, interest rates are low and therefore attractive to the prospective land buyers of farming land.

Pictured above is Andrew Dufty welcoming Brendan to the team with Nick Adamson looking on.

Brendan Kelly joins our team Charles Stewart Western Victoria is delighted to announce the appointment of well known Penshurst identity and businessman, Brendan Kelly to their Real estate Team. Brendan has spent the last 27 years growing Kelly’s Agricultural Merchandise business in Penshurst with a focus to deliver value by providing reliable and knowledgeable service. The Kelly promise is to have lifetime customers, this means having a commitment to providing excellent service and focusing on what is best for our clients. The Kelly family have been associated with serving Penshurst and the surrounding district since 1912. Brendan is the 4th generation to continue the tradition of providing honest, sound advice and service to the farming community.

The internet has made the world a smaller place, and has certainly assisted in exposing Australian farms and properties to a much larger audience. A critical cornerstone of every marketing campaign is to ensure the property is displayed advantageously on the main portal sites.

Moving into real estate is a natural progression for Brendan as it is in his blood, with all previous generations active in land sales in the district and regarded as good judges of real estate and livestock. Brendan is licensed to sell Real Estate as an Agent’s Representative.

Charles Stewart has established strong and effective contacts in many areas of the world, to maximize our client’s property exposure. These links include New Zealand, parts of Europe, U.S.A. and Asia, including China.

Brendan has a strong network both locally and throughout Victoria, South Australia and New South Wales to assist vendors to achieve value and satisfaction.
