HOMES & NEIGHBOURHOODS Builders & developers roll out their finest at the Fall 2016 Parade of Homes STEPPING OUT WITH STYLE A new season begins AUTUMN 2016 - 20TH ANNIVERSARY EDITION

the agenda Autumn is a significant season for many reasons - particularly the month of September, when children return to school and life becomes more scheduled after the long, lazy days of summer. It’s also an all-important month for builders and developers, as their talented teams put the final touches on showhomes set to open for the Fall 2016 Parade of Homes. Located in 39 neighbourhoods across the city and beyond, there are 135 new properties vying for the attention of prospective homebuyers at this season’s event. September is also a proud month for Style Manitoba, as with the Autumn 2016 edition, we celebrate our 20th Anniversary. It seems as

though two decades of publishing have gone by in the blink of an eye. A benchmark for that passage of time is the evolution of the home designs and the communities in which they are located that we have editorialized throughout the years. So many things have changed since the ‘90s! When we launched our first issue in Autumn 1996, ground had barely been broken in developments like Pritchard Farm Properties. Since then, that area has transformed into a highly desirable neighbourhood that now bears little resemblance to the farmland property it once was. The same can be said of other housing developments that grew alongside our magazine. Home designs have also changed dramatically over the past 20 years, as is clearly illustrated with a quick flip through an older issue of Style. Year after year, Manitoba builders have consistently raised the bar on quality and design, adding slick new details and clever floor plans to their repertoires. Gone is the cookie cutter home style of yesteryear. Over the same expanse of time, there have been many changes to the publishing industry as well. With the dawn of digital photography and direct-to-plate digital technology at the printing stage, we adapted to a new publishing process. And along with ever-evolving technology, even the way in which readers engage with magazines has changed. While Style Manitoba has always had a website (one

of the first in Manitoba) and produced an online version of each issue since day one, a new generation of tech-savvy readers wanted more. Our reading audience today not only enjoys hard copies of Style Manitoba, but also interactive online versions of the publication on our upgraded website, along with social media feeds on Facebook, Twitter and Instagram. Although much has changed since 1996, one thing has not. Since launching our first issue, the team at Style Manitoba has solidly maintained its mandate to feature editorial and photography reflecting the lifestyle concerns of consumers and businesses in Manitoba. We have always ensured that products and services associated with the home building, decorating and design market, Manitoba’s burgeoning cultural scene, and other lifestyle trends of consumers in our province are integral to the editorial focus of our publication. We are grateful to our advertisers for their support, and to the talented writers and photographers who have filled each edition with their contributions. And, of course, we are delighted that readers have embraced our publication so enthusiastically. Thanks to all of you, Style Manitoba celebrates 20 years of steady growth, and has evolved into one of the most widely read magazines in the province.

he first thing you notice in this home is the abundance of light. By day, natural daylight filters in through abundant windows to shine into recesses and around corners. At night, light fixtures – sparkling, suspended on tracks, or flush mounted – shine onto gleaming and mirrored surfaces. Add to the mix soaring ceilings, lighttoned floors and walls, and you have a home that’s warm, welcoming and a beautiful place to live and to be.

No wonder Artista Homes’ Frank Cotroneo refers to this as their “flagship” custom build among their seven homes in the Fall 2016 Parade of Homes. This particular home is located in the Bridgwater neighbourhood on a pie-shaped lot.

The home’s low maintenance exterior features Tyndall stone from Gillis Quarries, along with acrylic stucco and James Hardie siding supplied and installed by BG Exteriors Inc. The fully landscaped yard by Netley Creek Landscaping softens the home’s linear lines while forming a natural frame for the entrance. An insulated garage door supplied by Creative Door Services complements the home’s façade.

Equally stunning viewed from the backyard as from the front, the home features several balconies to help the homeowners take advantage of the views, including a putting green and naturalized landscaping.

A huge glassed-in walkout deck installed by Prairie Accent Railing Company allows unimpeded views of the beautiful backyard and lake area just beyond. 6 | STYLE MANITOBA | AUTUMN 2016

“We built this home specifically with huge windows to let the light in, of course, and to take advantage of the awesome lake view at the back, and the fountains in the green space across the street,” says Cotroneo.

The spacious ceramic-tiled foyer is flanked on either side by custom linear benches with lighted crushed white stone below. Above, a series of potlights suspended on metal cables add a distinctive vibe from the get-go.

The living room is defined by soaring 19-foot ceilings and spectacular chandeliers from Total Lighting. Engineered oak hardwood floors were supplied and installed by Curtis Carpets throughout the main level. Interior Illusions tied all the design elements together, providing the finishing touches throughout the home with unique furnishings, accessories and window treatments. The views and the light can be enjoyed the moment you cross the threshold through a super-wide, 8-foot high door at the front entrance. The spacious ceramic-tiled foyer is flanked on either side by custom linear benches with crushed white stone lit by undermounted rope LED lights. Above, a series of potlights suspended on metal cables add a distinctive vibe from the get-go.

The foyer opens up into the home’s main living area, grounded throughout by lightly stained 6-inch engineered oak hardwood floors supplied and installed by Curtis Carpets. The wood floors act as a warm counterpoint to the kitchen’s sleek contemporary lines. Here, grey quartz countertops from Western Marble & Tile wrap around the top and sides of a modern cube island. breakfast ledge serves as a funky eating area and prep space, while visually separating the kitchen from the adjacent casual dining room.

An upstairs loft area with walkout deck is a perfect place to relax and enjoy the outdoor views.

For a home chef who appreciates design as well as function, this kitchen hits all the right notes with stainless steel Sub-Zero and Wolf appliances, ample acrylic-faced cabinetry from Kitchen Craft, and Kohler fixtures. The simple white counter-to-ceiling backsplash above the range is an understated hit of cool. So is the flat panel stone cladding accents found here and on other interior and exterior walls. Prairie Accent Railing Company built the large adjoining exterior deck that overlooks the back yard. It’s one of several decks and balcony areas that provide the homeowners with different vantage points. Two spectacular chandeliers from Total Lighting add drama and draw attention to the soaring 19-foot ceilings in the living room. Again, large windows take full advantage of the view, which is reflected in the large mirror strategically placed directly across the room above a convenient bar area. A linear gas fireplace divides the living room from a fourseason sunroom just a couple of steps up. No details are spared on the main floor, even in the powder room. Here, the linear theme continues in the slim pedestal sink, narrow mirror and simple, elegant light fixtures.

Leading up to the second level is a maple open riser staircase featuring tinted glass panels. These are inset into stainless steel railings custom-made on site. The same glass is used on a shallow wine rack for an unexpected detail that’s both practical and stunning. Once upstairs, a loft area with balcony is a perfect place to relax and enjoy the outdoor

views. Two large bedrooms and a full bathroom are also located on this level, but the master bedroom and ensuite have the starring roles. A vision in white, these rooms are dramatic. Heated ceramic tiles start at the entrance and run throughout the whole space, which features a three-sided fireplace. Linking the master and ensuite is a walk-through

entertaining, with ample space for games, a pool or foosball table, a wet bar and custom seating area that runs the length of the room. The basement can easily accommodate exercise equipment, too. But wait. There’s more. Behind an upholstered black door with a gold-trimmed porthole window is a home theatre room. Designed in a “Victorian Renaissance” theme, the contrast between this room and the rest of the home is striking: a deliberate choice on the part of the homebuilder. “We wanted to bring out the ‘wow factor’ here,” says Cotroneo.

The walkout basement is a great area for entertaining, with ample space for games, a pool or foosball table, a wet bar and custom seating area.

Spray foamed for soundproofing, the multilevel theatre features extensive woodwork on the panelled walls and ceiling. Custom furnishings include a circular couch set in a separate alcove. Only the 120-inch screen, state-ofthe-art projector, LED rope lighting (and yes, cup holders), tell you that it’s 2016, and not a bygone era. And it’s definitely 2016 in this home. With over 5,000 square feet of living space, the home required 200-amp electrical service, as well as dual high efficiency furnaces and AC units. “This home also has Control4 home automation installed by K&S Electronics,” says Cotroneo. “It’s fully integrated so the homeowner can control temperature, lighting, security, sound, video and more from their smart phone or tablet – either from inside the home or remotely.” Beyond its stylish and functional interior, there are a lot of other great features that make this home stand out. The three-car, fully insulated garage has a custom epoxy coated floor by Marr Industrial Coatings, which provides maintenance free protection from oil and dirt. Northland Ready Mix Concrete supplied and poured the coloured concrete driveway, which was then stamped to provide texture.

K&S Electronics installed the sound system here and elsewhere in the home, along with a Control4 home automation system.

The home’s low pitch roof and flat square lines are accented on the exterior with a mix of textures and neutral colours in dark, medium and light shades. Tyndall stone pillars stand out against the grey Hardie board siding. McMunn & Yates and Springhill Lumber, two of Artista Homes’ cadre of trusted suppliers, provided much of the building material for the home’s underpinnings. While the home overlooks the public lake and fountain areas, it also enjoys a unique outdoor setting all its own. The maintenance free garden

beds created by Netley Creek Landscaping consist of crushed dark granite filled with a variety of perennials, shrubs and trees. Large boulders add visual interest. In the front, the landscaping softens the home’s linear façade. In the back, it helps create definition around a putting green and a sunken patio area complete with pizza oven. There’s no doubt that this home is a showstopper, inside and out. Artista Homes has once again let the light shine on innovation in custom home building.

About the Builder Modern? Contemporary? Traditional? It’s hard to put a label on homes built by Artista Homes. In many ways, they defy definition. For 13 years and counting, the Artista Homes team has surpassed expectations of a custom built home. Four brothers—Tony, Frank, Enzo and Gino Cotroneo—lead the family-owned designbuild company together with their brother-inlaw Fabio Imbrogno. The brothers come to their home building knowledge honestly, through their father Antonino. “Dad was a stonemason from Italy,” says Frank Cotroneo. “He worked in home construction in Canada and took us to job sites and we’d help him, making concrete when we could have been at a park,” Cotroneo laughs. “But we had fun, and we could see the pride dad took in his work. You can also see something tangible come out of it, which is rewarding.” The owners all strive to take the custom homebuilding process to new heights. “We have a great family dynamic that translates to how we service our clients,” says Frank. “We’re all go-to people and we work directly with our clients from beginning to end of the build, and beyond.” In 2014, Artista Homes won a Canadian Home Builders’ Association award for Best Single Detached Home Between 2,500 and 4,000 Square Feet. “This national award was a great recognition of our work and is driving us forward to keep striving toward excellence for ourselves and our clients,” says Frank. As innovative and indefinable as they are, all of Artista’s custom-built homes have some things in common: they’re well designed, built to the highest quality standards, and tailored to the people living in them. How would Frank Cotroneo describe a home he’s helped to build? “We’d call it simply, an ‘Artista.’”

Do You Invest With Emotion? Ongoing market volatility in recent years has made it difficult for some to keep their emotions in check. The predisposition to act emotionally is often triggered when the brain becomes excited or fearful and may lead to poor decision-making.

Anchoring may cause an attachment to a particular investment. As an example, investors may hold on to an asset for longer than is prudent, despite changes in fundamentals, believing that the asset will reach or return to a certain price level.

Have your financial decisions been based on your long-term best interests, or have they been influenced by the turbulence within the short-term?

Overconfidence, or the belief that one is above average, may also influence investment decision-making. Why is it that most of us claim that we are above-average drivers? Studies have shown that most people consider themselves to be above average performers. This translates into many aspects of life, including investing.

The study of “behavioural finance has helped to explain how emotions influence the decision-making process for investors. This contrasts traditional economic and financial theory that assumes that investors always act rationally, and that as a result, markets are efficient. Take, for example, the concept of recency bias. Although most investors recognize that markets are cyclical and will experience highs and lows, this bias causes investors to believe that recent patterns or events will continue into the future.

Call today 204-414-2479 to set up a no obligation review of your financial plan.

Doug Warkentin

Senior Investment Advisor 18 | STYLE MANITOBA | AUTUMN 2016

Are emotions getting in the way of your decision-making? We’re here to help provide an alternative perspective when needed. We can assist you in reviewing your financial goals and remind you of the investment strategies that will guide you to make decisions without letting your emotions take charge. This is the perfect time to start thinking about year-end strategies to minimize tax. As always, tax considerations should not be the primary motivation for investment decisions.

With the end of the calendar year quickly approaching, now is the ideal time to properly plan to minimize current and future income tax liabilities.

Effective Year-End Tax Planning

Reducing Income In general, taxable income may be reduced by deferring income or by splitting income with family members. For instance, income could be potentially deferred by choosing to receive a bonus payment after the end of the calendar year. If you are in a high tax bracket, significant tax savings may be realized if a portion of your income is transferred to your spouse and/or children in a lower tax bracket. In general, this may be achieved by paying a reasonable salary to your spouse and/or children for services provided to your self-employed business or private company and/or by electing to split eligible pension income with your spouse on your tax return. Another potential opportunity to split income with your spouse is by way of an investment loan. The loan must bear interest at a rate greater than or equal to the prescribed rate determined by the Canada Revenue Agency at the time the debt was incurred. Interest on the loan must be paid within 30 days of the end of each calendar year; otherwise any income (including capital gains) earned on the proceeds of the loan will be attributed to the high tax bracket spouse and included in their income for tax purposes. Before implementing any income splitting strategy, consider the potential impact on payroll related taxes and how an increase in the income of an individual in a lower tax-bracket will affect any tax credits, benefits, or federal/provincial programs that are calculated based on their income. A Tax-Free Savings Account (TFSA) may also reduce taxable income. Up to $5,500 may be contributed annually and any unused contribution room will be carried forward indefinitely. Although TFSA contributions are not tax-deductible, income earned in a TFSA is tax exempt. Withdrawals are tax-free and may increase contribution room in future years. Tax Deductions and Tax Credits While there are many tax deductions available, the following are some commonly overlooked deductions: As previously noted, interest paid on loans used to earn investment income is generally deductible for tax purposes. Thus, effectively structuring your debt obligations may provide tax relief. Consider an individual who has a non-registered investment portfolio as well as non-deductible debt. Assume that the investment portfolio could be liquidated at a nominal tax cost and the proceeds from the liquidation used to pay down any non-deductible debt. If the individual could then borrow an equivalent amount to invest in a new qualified investment portfolio, the previously non-deductible interest would be exchanged for deductible interest.

Doug Warkentin and his team You may also have some capital loss positions within your portfolio. However, unrealized losses may provide tax relief in the current taxation year and possibly provide for a recovery of taxes previously paid if the securities in a loss position are sold prior to the end of the calendar year. In general, capital losses can only be used to offset capital gains. To the extent that capital losses exceed capital gains in the current year, the resulting net capital loss may be carried back to any of the three preceding taxation years to recover taxes paid on the taxable capital gains realized in those years, or carried forward indefinitely to reduce capital gains realized in future years. The optimal amount of capital losses to be carried back to prior years should take into consideration the preservation of any non-refundable tax credits claimed in the preceding taxation years and a comparison of the effective tax rates at which the capital losses would be applied in the preceding tax years versus carrying the capital losses forward to future tax years. In addition, tax planning opportunities may exist permitting the transfer of capital losses between spouses, in the event that one spouse has unrealized capital losses while the other spouse has capital gains in the current year or any of the preceding three tax years.

may be possible to file an election in your tax return to claim a capital loss on those shares in the current taxation year, provided certain conditions are met. Prior to implementing any tax planning involving capital losses, recognize that rules in the Income Tax Act may deny a capital loss in certain circumstances, most notably in transactions involving an “affiliated person” (which includes a spouse or controlled corporation) and when identical securities are acquired or disposed of within a certain time frame. The Little Eatery that Could Every foodie in Winnipeg should take note: Tammie Rocke and Cam Chabot’s Close Co. takes the proverbial cake. It’s “the little eatery that could.” No question, everything at this little gourmet getaway was perfect.

2nd Floor Johnston Terminal at The Forks 204-989-2173 www.globalconnections.ca

Little, indeed! Pocket-style, Close Co. seats only 10. And the ever-changing menu is just as cozy, featuring about 20 shareable plates and creative cocktails total. Think Brooklyn or Brussels or Amsterdam - tiny, tasty, artful and full of potential for fun, intimacy and nighttime boisterousness.

welcome welcome to to the the secret secret hair hair welcome to the secret hair

What comes with this pocket-style atmosphere and menu? Quality. Close Co. does not spread itself thin. The chef pours love into the plates, the bartender concocts with precision, and customers get their orders lickety-split. Cocktails kick things off. The special of the night is a charmer: Lavender Collins. This sunny refresher blends Lavender syrup with prim Boodles Gin, lemon and bubbly club soda for energizing gulps of perfume, herb and citrus. And all hail froth, smoke and spice! A mint-accented glass of Domingo’s El Diablo is a defiant sipper with crystalline Maestro Dobel tequila jacked on creamy espresso and hot ancho chili syrup. The first shareable plate to the table sets Close Co.’s high bar for beauty and taste: Torched Tuna. This plate fans supple pink tuna slices upon crunchy house potato chips with a deadly combination of black garlic, preserved jalapeños, sweet onions, big bubbly roe and fiery chili oil. Next? Another eye-popping presentation of delicate viand: Beef Carpaccio. Here, thinly sliced tender beef perches on warmed toasts and gets fluffed with flavours of whipped egg, bitters, spicy aioli, shredded reggiano cheese and pickled onion. And Close Co.’s roasted roots blew us away. Total earthy sweetness: beet and carrot are rendered heavenly with accents of creamy lebneh, salsa verde, honey and almonds. Saskatoon Pie for dessert leaves us breathless. We have never enjoyed such delicately textured baked berries — and they harmonized brilliantly not only with leaves of mint and basil but also with coconut, pillowy goat cheese whip and balsamic. Yes - balsamic. And with its buttery cracker-like crust, you might have sworn this dessert was a salad. But the confusion was a wonderful one. Especially with the hug of a frothy latte. The last word? Dine, drink and be merry with friends at Close Co. You won’t regret it.

oing to the dentist isn’t usually considered fun. But Holt Dental is determined to change that mindset. “We provide high quality dentistry in a comfortable and relaxed atmosphere; laughter is a common sound in our office,” says Dr. Jonathan Holt, owner and operator of Holt Dental. “Our goal is establish a relationship with our patients,” Dr. Holt says. “To do that, we need to provide an environment in which they feel comfortable. That means being approachable and respectful.” An emphasis on communication is key to creating a relationship with patients, he points out. “It’s important that patients understand their oral health and the treatment they require for the best long term health,” he says. “I feel strongly about demystifying the nature of dentistry. ”

Holt Dental offers full service family dentistry with services ranging from cleaning, restorative procedures such as fillings, crowns, roots canals and extractions, as well as dentures, bridges and implants. Cosmetic dentistry is included in the scope of services, as are specialty procedures.

Holt Dental is located in Unit 1 -1176 Taylor Avenue, having moved from their previous location on Academy early in 2015. “We moved partly because the convenience the Taylor location offers, including plenty of parking and access to shopping centres,” he states.

Having spent a year at the Health Sciences Center with hospital based Adult/Oral Surgery and Special Needs Dentistry, Dr. Holt’s advanced training enables him to deal with medically compromised patients.

Comfort a priority for dental practice The new 1,850 square foot office was designed specifically to accommodate the best technology available, Dr. Holt says. “Everything in our office is new. We have high quality diagnostics and digital x-rays. I am able to provide top quality care and diagnosis with the equipment we have in house.”

“In complex cases where special dental procedures are required, I am usually able to provide the necessary services, without having to send my patients to a specialist,” Dr. Holt says. Since moving to the new location, the practice has grown and a new dentist has joined Dr. Holt and his team of dental hygienists. Dr. Justin Silverstein joined Holt Dental this summer, and office hours have been extended to 8 p.m. a couple days a week to accommodate patients. It’s that time of year where we look back on the carefree days of summer with great nostalgia. With the kids back to school, the suitcases from summer vacation long unpacked, and daily activities like homework and extra-curricular events in full swing, it’s almost impossible to stay on top of household chores and upkeep. But the thought of trying to find and hire all those different people to look after cleaning, yard work and minor repairs is so daunting you don’t even know where to begin. Wouldn’t it be nice if you could just make one phone call to get it all accomplished? You can. Take Time Home Cleaning and Lifestyle Services really does it all. Locally owned and operated, Take Time has fully-trained and bonded staff to look after all your needs: from gutter clearing to yard maintenance and snow removal, home and commercial cleaning to upholstery and carpet shampooing, plus personal services like laundry, shopping and running errands, all it takes is one phone call and the responsible and reliable staff at Take Time will make it happen. They never hire contractors – all work is performed by Take Time’s own professional, fully-trained family of employees. Owner Cindy Dayman personally meets with each and every customer to provide a written estimate before the work begins, and the company regularly follows up with their customers to ensure they remain satisfied. Dayman proudly proclaims, “With the vast majority of new clients hiring us due to personal referrals from our current customers, it shows me how fantastic our staff is and how dedicated they are to doing a first-class job!” Whether you need regular home or commercial maintenance, or a one-time top-to-bottom cleaning for a move-in or out, you’ll find ultracompetitive prices, dedicated long-time staff members, and a local owner who stands behind each and every job they do at Take Time Home Cleaning and Lifestyle Services.

f you’re looking for a specialty store that has unique styles and merchandise from around the world, you need not look any further than Global Connections. Located on the second floor of the Johnston Terminal at the Forks, this ethnic-inspired specialty store carries a diverse selection of clothing and jewellery that has wide appeal for everyone, from teens to mature adults.

“We believe that we have a unique concept, and a constantly changing collection of imported items - all in an eclectic atmosphere,” says Barry McCort, owner of Global Connections. “About 90 percent of our sales are clothing and accessories such as jewellery, scarves, hats and bags. The balance is home décor with an ethnic flair.” The home décor collection varies over time, and includes hand painted masks, soapstone carvings, world instruments

and hand-blown Mexican glassware. Currently featured are original Indonesian oil paintings, Guatemalan pottery, Indonesian mosaic pieces and folk art carvings. Adding to the atmosphere is a selection of world music, which can always be heard playing in the background. While the store does primarily cater to women, with many customers in the 25 to 49 age range, it also has clothing for children and men, as well as home décor items that are appropriate for all age groups. “The majority of Global Connections clothing and almost all of the home décor is fair trade,” McCort states, adding that they import items from numerous countries including Nepal, India, Thailand, and Indonesia, as well as several countries in Africa, Central and South America. “We operate under fair trade principles whenever possible, and we also maintain a selection of certified fair trade chocolate, coffee and sugar.”

Along with his wife Christine Thomas, McCort has owned Global Connections since 1997, and has seen many changes over the past two decades. “The original store, which opened in 1993, had a lot more home décor and textiles,” he recalls. “But we found that our customers wanted more imported clothing and jewellery, so that became our focus,” he adds. “Our jewellery consists mostly of rings, pendants and earrings in silver with stones – moonstone, turquoise, and larimar being very popular,” notes McCort. “Our leather bags and purses are much admired, especially our expanded selection of leather purses from India and Iran. Customers have also fallen in love with our line of South African greeting cards, as well as our leather journals from India.”

you wanted,” he explains. “Trollbeads are made in a socially responsible manner and are more ‘vintage’ and ‘earthy,’ so they fit well into the store concept.” In addition to numerous sterling silver and gold pieces, the collection includes hundreds of Italian Murano glass beads, as well as many semi-precious stone beads – all of which can be added to bracelets, necklaces and rings. Further expanding their collection from Turkey, Global Connections has recently imported a collection of handmade mosaic glass lamps as well as a few unique leather and wool purses. From India and Nepal, they have singing bowls, religious artefacts and textiles. Also quite popular is the extensive selection of tarot books and cards, as well as semi-precious stones, pendulums and carved stone pyramids, animals and skulls, McCort says. These one-of-a-kind items help draw customers to his specialty store, he points out, adding that the Forks location has contributed to its success because it is so popular with tourists. “The Forks is a popular tourist destination, especially in summer. We certainly have regular customers year round, but summer and Christmas are our busiest times.” Exceptional customer service is the hallmark at Global Connections. “We do our best to locate exceptional and exquisite imported goods that our customers desire,” he says. Easy Autumn Style With summer at a close and everyone getting back into routine, the perfect style to consider is a natural root ombre. This look involves less maintenance for those with little time to make sixweek appointments to the salon, but still wanting to look fabulous all the time. This style was achieved for Alexis by leaving her natural dark root and lightening her ends to then cover over with a vibrant red. Pravana’s fashion red gives her fierce new look some extra gloss and shine. Finger waves were then created by using a curling Iron as a wand to wrap her ends around. Using the Arbonne makeup line, Alexis gets the finishing touch. She boasts a soft smokey eye and pink lips - a look that’s perfect for everyday style. Microdermabrasion is a gentle and affordable procedure offered at Tantrum Salon Spa by experienced estheticians that specialize in skin treatments. This non-surgical facial resurfacing technique mechanically exfoliates the outermost layer of dead skin cells with tiny exfoliating crystals that are sprayed on the skin and then vacuumed up. This will treat a vast range of skin imperfections including sun damage, acne and scarring, fine lines and wrinkles, aging skin, pores, blackheads and dark spots. Through microdermabrasion, it is a proven fact that the body is prompted to produce more melanin for the skin to be replaced with new skin. With continued sessions and daily care, acne scars and existing acne will disappear with just a few sessions, as shown in the before and after pictures here of one of many clients Tantrum Salon Spa was able to dramatically transform. Microdermabrasion will take care of even the smallest pores that can be hard to remove, especially around the nose, and can be quickly eliminated in one session. Regular sessions can prevent any growths, giving skin a good cleaning so that there is no space for blackheads to grow. Microdermabrasion also helps ease the visibility of wrinkles, lines and sags. And it’s not just for the face - it can also help with stretch marks by lightening the colour of the skin in affected areas to make them less obvious. Results can be felt immediately after the first session and you won’t have to wait for your skin to heal after each session. Call to book a consultation or an appointment. The New Age title doesn’t begin to encompass such poised and beautiful music, but it is true to the flow and grace. Algerian bassist/composer Michel Benita’s international ensemble, drawn from Switzerland, Norway, France and Japan, creates music to envelop. Two players are especially fluid: guitarist Eivind Aarset uses electronics for shimmering halos, and Mieko Miyazaki plays the traditional Japanese koto, but under her hands the instrument is as much harp, guitar or mandolin; her lovely composition, “Hachi Gatsu,” is her only bow to folk music. Benita and trenchant drummer Philippe Garcia are endlessly inventive in the background, while Matthieu Michel’s flugelhorn is a warm light musing and Miles-ish through the mystery. This is liquid music, almost as much about feel as shape, but well-crafted writing keeps indulgence at bay..

BRIAN ENO The Ship (Warp)

because winter is never f r away Crisp autumn air; crunching leaves beneath your feet; the winning touchdown; Halloween apples; the first snowfall. The comfort of shearling, from head to toes. Four seasons – one store. The WonderfulWorld of Sheepskin.

Brian Eno creates worlds in the studio, with care, patience and attention to sonic detail – qualities that might well be overlooked by more formally accomplished musicians. He can write songs to mood, too. An early one, “Julie with,” set a mystery upon an ocean for pulsing, erotic tension within oceanic vastness. The Ship extends the mood, referring obliquely to the First World War and the Titanic disaster within a massive, slowly shifting score that includes deftly textured keyboards, bells, sonar signals, ghostly choral voices and brief recitation before leading beautifully into Lou Reed’s “I’m Set Free.” A sinister undertow prevents this from becoming the musical balm once expected from Eno’s ambient music; better, really, to float along.

PET SHOP BOYS Super (X2) They see themselves as “the loyal opposition,” Pet Shop Boys singer Neil Tennant told Mojo magazine, and it’s easy to intuit that as a corrective to modern pop songs slung so carelessly on hooks. Tennant and keyboardist Chris Lowe are sophisticated, but they remain pop fans, even as middleaged wistfulness counters their sardonic streak. “The Pop Kids” is an artful blend of musical tribute and love story. Over a skittish rhythm, “Twenty-something” parodies gently the new generation – “You’re Twentysomething/Join the queue.” Above all, this is pop music, with hooks that are anything but dumb, and such uncommon subject matter as a failing oligarch (“The Dictator Decides”) and work’s numbing repetition (“Sad Robot World”). As ever, the digital music is smooth, shiny and rich.

and use it to create something we knew would excite our target demographic,” says leasing manager Rya Janzen. She mentions attributes such as large suites, convenient location, community and modern design as key elements that went into the planning. Suites at Prairie Landing range in size from 786 square feet for a one bedroom to 1119 square feet for a two bedroom, with rents in the $1400 to $1800 a month range. “Everything except TV and phone is included,” she says, adding that nearby attractions will include the “Shops of Kildonan Mile” on Reenders Drive, which will bring over 340,000 square feet of new retail to East Winnipeg. Kitchens feature luxury finishes as well as the latest in household appliances. Windows are oversized to let in lots of light, but they are also environmentally sensitive to keep apartments warm in the winter and cool in the summer. All suites are fully visitable for those with mobility challenges, offering wide doors for wheelchair access. And the building is concrete construction, another plus that keeps suites quiet from any outside noise. A home environment dedicated to easy living is behind the attraction to Prairie Landing. For example, Janzen points out that the building features not just common areas where residents can gather, but also has a fully equipped exercise facility, multi-purpose rooms and two hospitality suites for visiting guests. “The main floor offers plenty of square feet of dedicated community space where tenants and their guests can find a full kitchen as well as comfortable furniture and areas to gather. This

a great spot for family get-togethers such as Christmas or other special occasions where a bit more space is required.” Each floor also features a bright and open seating area near elevators. Each of these points is graced with large northeast facing windows to flood the area with natural light, creating a welcoming and attractive option for social interaction. “The idea has been to create a space for people age 55 plus that offers a sense of community in a comfortable well appointed setting,” she says. Interested in making a positive change to the easy living options at Prairie Landing? innipeg’s Crystal Developers is making it easier for people to live and work downtown. The company is behind 300 Assiniboine, a new apartment tower and townhouse project at the southern edge of the city’s urban heart. According to Crystal Developers President Rubin Spletzer, the concept is one that is in response to the demand for class ‘A’ residential properties in the area. “When we were in the midst of planning, we saw that there had been no residential structures built for the rental market in the downtown area over the past 30 years. There was simply nothing for people who worked downtown, have a good income and have high lifestyle expectations. 300 Assiniboine meets these needs,” he says. 300 Assiniboine stands 25 storeys above the tree-lined streetscape with a total of 400,000 square feet of amenity-filled residential living space. Set alongside the banks of the Assiniboine River above the River Walk and next to Bonnycastle Park, the $80 million facility sports a number of floor plans, including the impressive selection on the 25th floor where suites range from spacious 1467 square foot footprints to over 2000 square feet of luxurious living options. According to Winnipeg-based ft3, the architects behind the interior design team, the building features include a fitness facility, security system and fully equipped multi-purpose area for entertaining. Suites also feature large balconies with the design calling for 234 suites in 1 bed-

possible. “We have sought to keep colours as contemporary as the building itself.”

“Adjacent to Bonnycastle Park with a two storey east facing glazed lobby, and the grand covered entry to the street, the design is intended to remind the residents of their unique setting – an urban park – close to work and play,” notes the architect’s description of the project. “Along Assiniboine Avenue, townhome style units have front porch access to the pedestrian sidewalk, further strengthening the connection to the urban fabric. The podium design decreases the scale of the complex on the street façade, transforming to a pedestrian friendly design of a downtown neighbourhood with sidewalk shops and walk-ups supporting the elegant entry of the upscale high-rise,” they say, adding that the appealing material and colour selections integrate the entrance, lobby and building columns into the urban forest and the sunbathed warmth of the river’s edge.

Suites include a full set of stainless steel appliances, such as fridge/stove and washer/ dryer. The huge curtain wall windows come with standard roller blinds and each suite has its own HVAC and water heater. In fact, an innovative heat recovery system permits the redirection of rejected heat from residential suites into common areas such as the spectacular main level facility, where massive windows extend two floors up to bring the gorgeous exterior view inside. The washrooms feature low flush toilets, full shower enclosures and ample vanities. And each unit has a 24-inch wide custom millwork vanity tower to make storage of towels and linens easy.

Designer and project manager Heidi Spletzer reports they have looked to high quality finishes to provide the details in each suite. “ We used luxury vinyl plank flooring to create a contemporary look that meets with the current demands among those seeking upscale rental accommodation,” she says. “The lighting also uses fresh approaches to design with the latest in fixtures that are designed to both illuminate and save energy. Wall treatment colours come in two palettes that offer a tailored look to interiors,” she adds, noting that neutral grey and blonde colours were chosen in an effort to be as appealing to as wide a range of people as

Rubin Spletzer comments that they have been working with tenants for decades. In fact, Mr. Spletzer and his team are widely known as a well-respected rental property development company with nearly 50 years of history in Winnipeg. Their projects comprise a list of some of the city’s leading rental addresses. “We know the market and we understand what renters are looking for. With 300 Assiniboine we have been able to address these needs in a contemporary format that has been missing from the downtown area until now.” Visit www.300assiniboine.com for more information on this exciting new rental opportunity in downtown Winnipeg.

Something for everyone By Leigh Patterson / Photography: Michael Roberts

T

he new owners of this former Sage Creek showhome knew what they wanted for their yard. A place for their kids to play. Spaces to entertain their guests. Low maintenance plants. A spot to relax and enjoy family time. So they turned to Kyle Thibeault of Silver Stone Landscaping to make their vision a reality. “This is a unique property,” says Thibeault. “In addition to the main residence, there’s a large garage and shop that needed to be factored into the landscape plan. We also had a steep elevation to contend with.” After grading the property, Thibeault used extensive hardscaping to establish the foundation for the yard’s many components. The family had worn a path in the grass from the garage to the house, so Thibeault and his Silver Stone team installed a stone walkway to mimic this natural traffic pattern. For the retaining wall around the raised patio in front of the garage/ shop, Thibeault used Barkman Rosetta Outcropping stone. “These are huge blocks of structural stone that are great for big elevation changes,” says Thibeault. The patio consists of flagstone and roman pavers, anchoring an outdoor kitchen. It’s a perfect outdoor entertainment hub. On the home’s walkout patio, Thibeault built a custom-made pizza oven with Rosetta Dimensional retaining wall blocks. Undulating beds of crushed river rock lend a pleasing flow around the yard. Into these, Thibeault incorporated a mix of trees like Amur cherry, spruce, and spring snow flowering crabapple, along with shrubs and grasses to yield year-round interest and colour. He used large natural granite boulders strategically to add visual interest. A bridge connects a putting green/sand trap to a circular flagstone patio and fire pit area, which features the same Rosetta Outcropping stone used in the raised patio by the garage/shop. A dry creek bed under the bridge allows for drainage.

40 | STYLE MANITOBA | AUTUMN 2016

In the evenings, the family can unwind by the fire pit, which overlooks a scenic wetland. The clients, and their kids, are thrilled with the results. Thibeault credits teamwork for this successful project. “The homeowners were involved every step of the way.” Whether you have purchased a home in a newer development or want to liven up an established yard with the help of a professional landscaper, Kyle Thibeault of Silver Stone Landscaping offers these tips:

1

Plan ahead – Planning is key to any successful landscaping project. “This project took about a year to complete,” says Thibeault. “I met with the homeowners in spring 2015, we spent the winter finalizing the plans. We completed the project this summer.”

2

Know your surroundings – Understanding your property’s characteristics: where the sun and shade appear during the day, where you like to spend most of your time, how you use your yard (for entertaining, gardening, aesthetics), what privacy concerns you might have, etc. Knowing as much as possible about your yard will make it easier to address your wants and needs in your landscape plan.

3

Show and tell – Before you hire a professional landscaper, ask them to show you examples of their work on similar projects, to make sure you are confident in their ability for your own yard. “I took this client to view a bunch of properties I had worked on,” says Thibeault. “It helped them get some visuals and ideas, and it’s a lot easier to explain a particular landscaping element if you can point it out.”

4

Get comfortable – When working with a landscaper, evaluate your comfort level with them. “It’s a two-way street, so don’t be scared to ask questions,” says Thibeault. “And encourage the landscaper to ask you questions, too. You want to make sure you’re both on the same page. After all, this is your outdoor living space.”

FALL PROPERTY CARE & CLEAN-UP THE LAWN: Fertilize early with a high nitrogen product in the 25-5-5 (nitrogen, phosphorus, potassium) range. This will allow you to enjoy your lawn right up to snowfall and give the grass a good start in the spring. Cut before clean-up. Your fall cut should be your lowest. Never cut more than one third of the blade to keep grass healthy so you might have to do this over two sessions. Just before the season turns nasty lower the wheels on the mower and give the grass a close pass. This will allow spring sunlight to penetrate right to the soil and give grass growth an early leg up. Rake the leaves. When leaves sit on lawns over the winter the bottom level turns wet and mushy. This causes lawn fungus and contributes to rot. Healthy lawns want sunshine. Repair spots before the snow flies. Spot repair in the fall means less work in the spring and early moisture will get seeds moving. Lawn care companies provide all the above noted services. A good team on an average sized property can usually accomplish these tasks within a few hours.

TREE AND SHRUBS: Water needle-leaved conifers (like pines, firs, spruces and cedars) well into the fall. This ensures that they will be well hydrated before the ground freezes. Wrap young small trees and tall shrubs. The cold weather and inability of snow to provide insulation means these trees and shrubs will need some extra protection. Burlap or felt-like materials that are enclosed using twine are the standard choices.

silverstonelandscaping.ca

Guard young fruit trees. Rodents and other critters will strip the bark off fruit trees. Use a plastic sheath to keep pests at bay and then remove in the spring so sunlight can warm the bark.

BEDS: Plant new bulbs in the fall. This is an ideal time for tulips, crocus and hyacinth. Remember to plant a little extra because squirrels and other rodents will dig them out and keep them for winter-feed. Place mulch of compost or manure on top of the beds to protect as well as offer nutrition in the spring.

THE EAVES: Climb up and remove leaves and branches that are impeding water flow to the eaves. Runoff that is too close to foundations can cause structural problems and can leave pools of standing water. A proper eaves trough system moves water away from the house. Safety is key here. Consider hiring someone for this task - professionals are insured and average jobs take less than an hour.

Low Maintenance Front Yards Low maintenance options for front yards are a great way to free up more of those summer hours. Following are a few ideas for developing your space:

Bark is your buddy – It’s amazing what bark and landscape fabric can accomplish. It is available in a variety of sizes as well as colours, and cedar’s natural weather resistance means it lasts. Use decorative bark overtop of fabric to create a palette for plant materials. Stone delivers – Using paving stone to create area separation in front yards is a good way to limit or eliminate grass maintenance. Manufacturers have expanded on style and colour, and local companies have greatly enhanced their skill level in design and layout. Using stone edging, creating conversation pads, or expanding the size of drives and walkways with decorative treatments goes a long way toward getting you more relaxation time.

Rocks & Boulders – Natural stones and boulders are among the most long lasting and beautiful additions to a landscape. In fact, they are among the most versatile elements available for a landscape feature. Rocks add texture and contrast and serve as a durable groundcover, while boulders create a visually appealing focal point. Both require little or no maintenance. Boulders must be integrated properly to work with both the details of your house and your landscape, so it’s important to choose a look with lasting appeal. Check out photos of rockscapes online for inspiration.

Popular Plant Materials

– Turn to perennials for no-hassle, year-in, year-out plant performance. Base your selections on climate, soil and light conditions. A few considerations:

Bergenia – a hardy all-season ground cover that’s tolerant of most soil types and likes a bit of sun. Hydrangea – a great shrub with a nice shape and good foliage that produces large white flowers that bloom all summer into the fall.

Daylily – Good for sunny areas, daylilies form tall grass-like plants that can really cover. Coneflower

– Drought tolerant, these offer good cover and attract butterflies and bees.

Ornamental grasses – these come in a variety of sizes, colours and textures, some with plumes. Taller Karl Foerster varieties have become increasingly popular as a feature plant, short hedge and background, while shorter grasses complement and contrast with other plants in a bed, and are excellent for defining edges. In addition to being neat and fuss-free, shorter grasses have clean lines that spill onto a walkway without taking over. Ornamental grasses don’t require pruning and are generally hardy; if one dies, it’s relatively easy and cost efficient to replace. AUTUMN 2016 | STYLE MANITOBA | 43

Building or renovating? Save over $12,000 with natural gas. Heating your home and water account for 75 per cent of your energy bill, so you’ll want a heating system that gives you the best value over its lifespan. Some types of heating systems cost less up front, but will actually cost more to run each year. It’s important to consider both the purchase price and the operating cost when choosing a heating system for your home.

Know before you buy. Discuss your options with your home builder or contractor. Here are some important questions to ask: • What type of heating systems are available now? • How much will each cost to operate? • What are the annual maintenance requirements and cost to maintain the system? • How energy efficient is it? • Will an electrical upgrade be required?

Replacing an existing heating system? Manitoba Hydro can help. We offer a variety of financing options that can help spread the cost of buying a new furnace or water heater over time. Power Smart* Pay As You Save (PAYS) financing uses the money you save on energy to pay for your new heating system. The Power Smart Residential Loan offers convenient financing with various loan terms. The Power Smart Affordable Energy Program helps qualifying homeowners make their home more energy efficient with free insulation and a new high efficiency natural gas furnace for only $9.50 per month for five years.* *This offer is subject to change at anytime. 44 | STYLE MANITOBA | AUTUMN 2016

ndependent real estate broker Connie Levesque is working hard to make a difference in Manitoba’s vibrant property market. Levesque is President of The Property Exchange Group, a boutique brokerage that is all about taking the rough edges off real estate transactions.

Manitoba-based firm has a group of 10 sales pros with property specialties to match all clients. At the office, staff members deliver a range of support functions and the Group has signed with Leading Real Estate Companies of the World, a top tier global network that is giving Levesque’s company a truly worldwide reach.

She reports that with a group of 10 professional REALTORS® in the company and an array of support services, The Property Exchange Group has earned both the trust of the buying public as well as the respect of the sales community.

“With Leading Real Estate Companies of the World, we have the ability to market your home to over 55 countries and some of the top agents in the world. When we sell your home in Manitoba, we can advise on the right person to assist in your new home purchase, whether it’s within Canada, Italy or Costa Rica.”

“We don’t specialize in any one area. Our group of REALTORS® has the breadth of experience to handle multi-million dollar listings, as well as less expensive homes in urban areas, and also country settings. Looking for a property that can accommodate horses? Our team is knowledgeable and can advise on challenges and solutions. Relocating the family from Vancouver to Winnipeg? We have the experience to deliver the right property in the best neighbourhoods. Our team takes out the guesswork.” The Property Exchange Group opened in 2013. The idea was to network with the best and bring in a slate of the province’s most professional REALTORS®. Today, the Springfield,

Connie reports that to make her company a success she realized that she had to arm the sales team with the best information and business services, such as advertising and marketing packages. “We regularly bring in speakers to educate our team on a variety of aspects of real estate. This might include new home engineering, changes to building codes, taxes and financing, or customer service techniques to make the sales experience more enjoyable for customers,” she says, adding that they offer all the in-house business tools from secretarial services such as conveyance, to web services to creative marketing and advice. They even kick in dollars for ad campaigns, something REALTORS® often find lacking with other brokers. “When our REALTORS® succeed, we succeed.”

The Property Exchange Group works with some of Manitoba’s leading homebuilders such as Schulz Construction and Dowalt Custom Homes, as well as suppliers of state of the art education materials and services. In fact, more recently Levesque had an App developed to make networking with the best as simple as pushing a touch icon on your smart phone. “We vet suppliers and if they meet our standards for excellence we include them in the App,” she says. According to Levesque, Independent Real Estate Brokers typically do more transactions per agent than chain brokerages. “With us, just having a real estate license is not good enough. We expect our agents to grow as professionals. This is why we place such an effort on in-house education. We also look for agents that want to push the sales envelope rather than be content with 10 or 12 transactions a year. Our people are always asking themselves how they can take their business to the next level. So far, our customers are telling us that we are on the right track,” she says, inviting people interested in discovering a fresh approach to real estate to visit www.thepropertyexchangegroup.com

Design DISCOVERY Expect to find the largest selection of new home designs at The Parade of Homes this fall. Held twice each year (spring and fall), this season’s event runs from September 10 – October 2, and is the place where Manitoba’s top builders get to show off in the Winnipeg market. As always, the Parade is big. And it’s the best way to find everything from substantial dream homes to first time residences. The Fall 2016 Parade of Homes will feature 135 new properties. The scope covers the entire city of Winnipeg and goes beyond to several suburban communities, with some 39 neighbourhoods under the event umbrella. Look for 38 builders to compete for a variety of awards, not to mention the attention of thousands of prospective homebuyers. This season’s Parade brings a number of new participants. According to organizers at the Manitoba Home Builders’ Association, companies such as ADR Homes, Porchlight Development, Manak Homes, and Daytona Homes will join ACP Homes and Kothari Group to undertake their first showings at the fall Parade. The Parade of Homes is a must-attend event for prospective homebuyers, whether Winnipeggers looking for an address change, or people moving here from out of town, province or country.

LED

“We looked to The Parade of Homes to give us the information we needed to make an informed new home buy,” says Julie Cortolla, a woman who moved to Winnipeg with her family in 2014 from Montreal. Cortolla recounts how she, her husband and children were able to take their time doing walkthroughs of 26 addresses during the Parade that year.

brilliant

“We saw what was available and things that were new, and we could do it without any sales pressure. On-site sales staff were there to answer questions in a relaxed way,” she adds, commenting that her husband was interested in home automation and home theatre options, while she was looking to see what local companies were doing with storage and utility room designs. “We were able to take away ideas that we were able to bring to our builder for the home we are working on right now.” Certainly, the Parade of Homes is the place for ideas, plans, and concepts that help take a lot of guesswork out of new home acquisition. Manitoba builders and developers our rolling out their finest this season - there’s something there for everyone.

Southlands Village Captures the Essence of Easy Living B Y K I K I N N O VAT I O N

For those who are looking to downsize or are just seeking a more relaxed way of life, they’ll find it in Southlands Village Pritchard Farm, located just outside Winnipeg’s North perimeter. Here, you’ll find yards are landscaped to perfection, exterior upkeep is built-in, and homes are uniquely designed with the surrounding environment and residents in mind. “People moving to this area often want to downsize, but they also want that luxury of continuing to own a detached home with a yard,” says Dan Rolfe, Vice President of Maric Homes. “Because of the maintenance that’s provided in Southlands Village, people have cleared their sheds in exchange for spending time with family and friends, travelling, golfing, or going out to the cabin.” The maintenance that Rolfe refers to is covered by the community’s modest ‘Common Element Fee,’ which includes everything from grass cutting, weeding and lawn treatments throughout the summer, leaf removal in the fall and snow clearing right up to each home’s front door in the winter. This means Southlands Village residents will never have to worry about rushing home to

deal with a snowfall, or pushing back their personal plans in order to clean up their yard. Andrew Koop, President of Irwin Homes, feels the architectural guidelines, development plan, incredible landscaping and consistent care really contributes to the cohesiveness of Southlands Village. “In the external design, they enhance one another and stand out in their own unique way,” says Koop. “Yet, the flavour and feel of the green space provide that consistent flow because every lawn is beautifully landscaped and that carries your eye to the next lot over.” Not only do the external surroundings reflect the relaxed lifestyles of Southlands Village residents, but the same concept transitions into the interior design of each home, courtesy of the area’s top custom builders Arlt, Irwin and Maric Homes. Koop describes gracious entryways, an open airy feeling and expansive interior views as design hallmarks of the homes in the community. “We really took that idea of condo living and design and created a lifestyle that I think reflects in our homes,” he says. “People just need the necessities on the main floor, which is their main living space.” Because they are all bungalows, what Southlands Village homes also share is that each is custombuilt to maximize the features of the lot they stand on, while bringing in the beauty of the natural setting – whether it’s dappled light from stands of mature trees, glimpses of the dry creek beds that meander throughout the neighbourhood, or seamless views out over the stunning wetlands. In most Southlands Village homes, a single master bedroom is located on the main floor, while

secondary bedrooms, a bathroom and other entertainment and recreational space are located on the lower level, some of which feature a walkout basement. Koop explains that walkout basements give residents here additional, flexible living spaces. “The walkout basement in our Irwin showhome provides a large entertainment space for those who have large families, grandkids, or even guests visiting. So the basement allows people to feel like they’re in a large, beautiful spacious room, rather than feeling confined.” Jason Arlt of Arlt Homes says another trend among custom homebuyers here is incorporating new technology. “From automatic lighting, exterior insulation and zoned heating systems, these are all energy efficient options that help in lowering operating costs – making life easier and more comfortable.” In Southlands Village, Arlt says that design-wise, “Open floor plans, well thought-out flow, high ceilings, neutral colours and simplicity really capture the essence of a modern custom-built home.”

Gaining Room to Grow in Oak Bluff West

B Y K I K I N N O VAT I O N

The new community of Oak Bluff West seems to have struck the perfect balance between city and country living. Located just outside the Winnipeg city limits, the new community is proving to be popular with homeowners who want a new home, yet still want the room to stretch, grow and play that a rural setting can provide. According to Eric Vogan of Qualico Communities, Oak Bluff West’s wider lots, which average 75’ wide by 140’ deep, have encouraged builders to get creative with the extra space. “The impression you’ll have is of wide open streetscapes, prairie views, and lots of room to roam and play,” says Vogan. Artista Homes began building in Oak Bluff West right from the start. And while co-owner Frank Cotroneo believes that the community itself has much to offer, the greatest draw

for his customers has been the amount of space homeowners gain in building here. “The lots here are much wider, so clients – along with their builder’s help – have the ability and freedom to really develop their home designs,” Cotroneo explains. “The lot pricing is also very affordable, which has been very attractive.” Cotroneo says it’s because of these factors that homeowners in Oak Bluff West have gravitated towards bungalow style homes. “When building bungalows, you always get a larger basement,” Cotroneo says. “You’re able to have more open floor plans and bigger kitchens, which is what we focus on achieving for homebuyers.” For those who choose to go beyond city limits when building a home, it doesn’t have to mean losing the convenience and amenities the city has to offer. Oak Bluff West is only a short 10-minute drive to Kenaston Common and Seasons of Tuxedo, 15 minutes from the nearby MTS IcePlex and only 25 minutes from downtown Winnipeg.

As part of the town of Oak Bluff, the new community also benefits from a K-8 school and daycare, and a community recreation facility – all within walking distance of residents. The opportunities to live an active, outdoor lifestyle are also enhanced by the community’s design, with diverse native grasses and limestone paths winding through the naturalized wetlands and multiple parks. “What people also like about this area are the large driveways and the spacious garages that can store boats, quads, and riding lawn mowers,” says Martin Mushinski of Sterling Homes. “You have the option of building a three car garage for extra storage, such as a tandem style garage.” “What looks like a double garage is actually 36 feet deep and is shaped like an ‘L’ and this allows residents to put two cars side by side and another in front,” Mushinski explains.

“We’ve noticed people love the concept of having the master on one side and two bedrooms on the other side,” says Mushinski. “So as kids get older they can have their own area on the other side of the house, or when guests come to visit they have their own retreat.” According to Cotroneo the extra space gained by building in Oak Bluff West also transfers inside with open concepts, higher ceilings, attractive sight-lines and increased functionality. Homes set further apart means an abundance of natural light spills in through the large windows, giving homeowners spectacular views of the naturalized wetlands, pretty streetscapes and lush prairie landscape. “Our clients are definitely taking advantage of the views here when they are building their homes,” says Cotroneo.

Another design trend that Mushinski attributes to Oak Bluff West’s unique development approach is that distinct living spaces can be created within a home, and this allows peoples’ lifestyles to continue to evolve over time.

Lifestyle Location Deer Pointe Estates in Headingley launched several years ago amid a lot of excitement from new homebuyers. The location is one that offers much to those seeking the expanse and quiet of country living alongside the amenities of a major urban centre. Deer Point Estates offers all this and more, just four minutes from Winnipeg’s Perimeter. No surprise then that premier homebuilder Parkhill Homes has used the exquisite location to push the envelope with a new design that really takes residential living to higher heights. Sited at 224 Deer Pointe Drive, the new home is a 5,035 sq. ft. walkout bungalow that backs onto a creek and Breezy Bend Golf & Country Club. According to Lori Thorsteinson, Broker/Owner, Loren Realty and Sales Manager with Parkhill Homes, the property was built with an unyielding eye to workmanship using upscale materials to create a home attractive to the most discriminating buyers. “The design blends the outside environment with the inside space by using natural materials such as wood, metal and stone in a very purposeful manner to create an inviting, relaxed, peaceful and enjoyable environment for the owners. This executive home is built

for those seeking an inspired active lifestyle. Not only is the property close to nature and recreation sites, but the lower level features a gym and sauna,” she says. The design is at once welcoming. For example, the entry itself features a large foyer with a built-in bench and double closets to keep the area uncluttered. The foyer opens out to wide stairs and the lower level, where stone tiling was used to create a stunning feature wall. Included in the home is a linear fireplace that can be viewed from the foyer, dining room and great room. This aspect delivers both a unified view as well as contributing further to the openness of the plan. More, the dining room is open concept leading to the great room and kitchen, where large windows offer breathtaking views; the space provides for easy entertaining and family living.

a wealth of maple cabinetry, unique raised island, walk-in pantry and wet bar, as well as distinctive granite counters. The master suite is luxurious as well as spacious with a floor plan that offers an ample 13 ft. by almost 18 ft. in room size. The master also features a doublesided fireplace, free-standing soaker tub highlighted with a bulkhead, pot light and shelf, oversized tiled shower, separate water closet, walkin closet with built-ins, and garden door to the deck and surrounding view. Even the laundry room offers an inspired design with entry from the garage and lots of space for not just additional storage but for organizing washed clothes and unloading groceries as well.

“A glass and stainless steel staircase invites you to a fully-finished lower level intended for healthy living and further entertaining,” says Thorsteinson, adding the lower area is perfect for a family / games room complemented with a bar and wine room plan for larger gatherings. She suggests that this level is perfect for active families, thanks to two additional bedrooms with separate vanities and a shared bathroom. “A gym, sauna room, tiled shower, storage and lockers encourage physical activity and wellbeing for all,” she says. Check out 224 Deer Point Drive during the 2016 Parade of Homes. Visit www.parkhillhomes.com for more information.

“The view is more like what you would expect to find at a resort property,” says Thorsteinson. “Here, the proximity to nature as well as the well manicured fairways of Breezy Bend Golf & Country Club contributes to an uncommon beauty that is the perfect setting for this residential gem.” Built with Parkhill’s characteristic attention to detail, the home features a well-appointed kitchen with

Natural Winner Bonavista, Genstar’s new 243-acre masterplanned community in southeast Winnipeg, is exceeding expectations on almost every level. Located just west of Lagimodiere along Warde Avenue, the new community is into its second phase after selling out its first phase to new home builders last year. Phase two (1B) will offer 98 lots that comprise a full slate of options from walkout park and lake lots to more conventional settings. “People are excited by the opportunity to find a fresh take on a new suburban neighbourhood that is modern, contemporary and fully featured,” says Marc Brown, Development Manager, Genstar. Brown reports that with the first of eight phases behind them, they have been busy completing the little touches that create a dynamic neighbourhood feel and sense of place in community. For example, the elaborate entry monuments are being constructed now, and the contemporary horizontal cedar fencing is on the rise. Once complete, the community will sport a 14-acre recreational hub complete with active transportation, path connectivity, as well as play spaces and sports fields for both passive and active recreation. “Our idea from the onset has been to create a community to meet the demands for healthy and active lifestyles.”

Coming soon, this recreational hub will be the feature neighbourhood amenity, an elegant lookout structure and boardwalk that celebrate community and provide connection to local natural amenities. “This will certainly contribute to a strong sense of place in Bonavista, where people will be impressed by the feature amenity alongside the beauty of passive wetlands,” he says. Brown adds that Bonavista offers opportunities for the full range of new home experience from dream homes to starter properties.

Bonavista is designed as an inclusive, full life cycle neighbourhood that offers housing choices for everyone, from those seeking affordable housing like townhomes and starter homes, to established families seeking all the bells and whistles, to 55+ individuals looking to downscale. “Bonavista will offer it all and it will do it with a unique modern style amid a splendid natural setting that will make it one of Winnipeg’s character communities,” says Brown, inviting people to visit www.livebonavista.com to discover how Bonavista is celebrating the art of suburban living.

Own Little Island There’s no other street like it in Winnipeg. Rose Lake Court in Bridgwater Trails is an island unto itself - with only one access road in and out, the 24 lots are surrounded by water. One of Gino’s Homes latest showhomes, 129 Rose Lake Court, showcases the perks of being part of this exclusive location. At just under 4,000 square feet of total living space, this sprawling walkout bungalow offers views of the lake and visuals of the Court’s centre fountain, which doubles as a spray pad for kids and a meeting place for neighbours. The lower level covered porch wraps around the home, as does the upper covered porch, which can be accessed from multiple points in the house. The kitchen is placed in the front of the house, with the large window over the sink giving front street and fountain views. The 10-foot island makes a perfect gathering space for families to have snacks or do homework while dinner is being prepared. The main level features two bedrooms with a shared bath, a guest bathroom, and master

bedroom with deluxe ensuite. Here you’ll find an oversized shower with multi-spray heads, dual vanity, and granite counters. The lower level boasts a massive games room measuring 16 feet wide by 29 feet long. The family room and large bar area are in another

wing of this level, as is an additional bedroom featuring another ensuite and walk-in closet. With over eight showhomes situated across Winnipeg - from north to central to southeast to east - Gino’s Homes has the city covered at the Fall 2016 Parade of Homes. AUTUMN 2016 | STYLE MANITOBA | 61

Country Lifestyle – City Close

Neighbourhoods

BY DONNA MINKUS Homebuyers who want space but close proximity to city life will want to look at Countryside Crossing – the newest development in East St. Paul. Aptly named, Countryside Crossing is just inside the North Perimeter – minutes from transit services and city malls. Consisting of 154 country-sized fully serviced lots in a setting that features lush park ground, pedestrian walkway and natural creeks, this new luxury subdivision is poised to become one of Winnipeg most sought after communities, according to Mark Penner, a Royal LePage realtor. “The most unique characteristic of this development is any builder or purchaser can choose a lot, and the purchaser can choose a builder,” Penner says. “We have four customer builders in the development but purchasers can choose any builder they want. Or they can be their own contractor. They can buy a lot and build their own house, and save some money.” “This is the only subdivision that allows buyers to choose the lot and decide on the home design and the builder,” he points out. As long

Countryside Crossing offers buyers lots of choice

And since this development is just outside the city, the lots are relatively inexpensive,” Penner says.

as the design meets guidelines, buyers are free to develop the property as they want.

While lots are 80 percent sold, there is still a good selection with many properties featuring water access. “Phase Two lots are right on the creek,” he says.

The average lot in Countryside Crossing is 10,000 square feet, which means lots of privacy and space for a family home to grow.

“Many purchasers are looking for large lots because they want to create a country lifestyle.

Creating Dreams If you can’t find it, make it yourself. With a large family, as well as a burgeoning business, Rodolfo and Miriam were looking for more space. They soon found the housing market didn’t have what they needed, or wanted and decided it was better to build. Warkentin Homes worked with the couple on their 5,600-square-foot dream home in Countryside Crossing, creating elements specific to the family’s desires. “We really enjoyed working with Rodolfo and Miriam,” says Melanie Snow of Warkentin Homes. “We like to work one-on-one with our customers and be very hands-on with our services.” The kitchen was a focal point for the couple. Miriam wanted clean lines with appliances hidden away behind modern-fronted cabinetry, reaching all the way from the floor to the top of the 12-foot ceiling. Rodolfo’s kitchen musthave was an indoor barbecue. Having grown up in Brazil, barbecuing was an integral part of cooking, so he wanted to recreate tradition in his own home. Being a plumber by trade, Rodolfo also knew he wanted an untraditional shower in the ensuite. Along with Warkentin Homes, he

designed a shower centered in the middle of the 12-by-15-foot bathroom, which also includes a tub and dual sinks. Linking the main floor to the lower level is a custom designed, curved staircase with glass railings, another piece Rodolfo knew he wanted in his new home.

The final piece the couple insisted upon was a large covered deck in the backyard. The expansive 1,200-square-foot space allows the family to enjoy the south exposure. “We were very happy with [Warkentin Homes]. We wanted a high-end home, so we went with a high-end builder. You get what you pay for; the services that come with that means you’ll be well taken care of,” concludes Rodolfo. AUTUMN 2016 | STYLE MANITOBA | 65

Modern Living Meets Nature BY

DONNA

MINKUS

South Pointe meets high expectations From the moment you enter South Pointe, one of the city’s most popular new home developments, you get that this community has been designed to fit into nature. Featuring parks, walking paths, trails and lakes, this unique community captures the beauty of nature. The 480-acre community incorporates just over 1,400 single-family homes and 30 acres of multi-family development, for a total of over 2,000 homes. “With 14 builders involved in this mixed-use development, South Pointe offers a wide range of housing - from townhome condominiums to executive custom homes,” says Michael Carruthers, Ladco’s Manager of Land Development. “It’s 90 percent complete,” Carruthers states. “The multi-family sites are well underway, two rental properties are under construction, as well as two condo developments. There are less than 100 single-family lots remaining. We are now in the preliminary stages of planning the commercial sites.”

In addition to a nature-inspired landscape, residents will soon take advantage of the stateof-the- art educational facility, Ecole South Pointe School, which is expected to open in the 2016-17 school year. The facility will accommodate kindergarten to Grade 8, and include a resource centre, library, health facility and arts classrooms. The complex will also include a daycare centre.

Rob Swan from Huntington Homes says South Pointe homeowners are looking for something special from a liveability point of view, as well a community that will protect their investment value. “South Pointe appeals to the discerning buyer,” he says. “People build in this neighbourhood so their families can enjoy the surroundings. It’s an extremely successful development and as it matures, will become more so.”

Prairie Pointe development underway West across Kenaston, Prairie Pointe is the new development where modern living meets nature. With a scenic landscape that will include lakes, creeks, parks and numerous walking and bicycle paths, this development is destined to become one of the city’s most desirable neighbourhoods. The 640-acre master planned community will offer about 2,200 single-family lots, and includes 75 acres of space for multi-family properties, such as condos and townhomes, according to Michael Carruthers, Ladco’s Manager of Land Development. “The first stage of Prairie Pointe will feature single-family homes as well as duplexes,” Carruthers says. “Stage 1 is underway with 200 lots completed and serviced. These homes are for sale, and plans are in the works for the next stage, which will involve another 200 lots.”

Timeless Functional Design BY TODD LEWYS A new home design that seamlessly combines style and function is no accident. For nearly 30 years, Huntington Homes’ attention to detail, uncompromising commitment to quality – and exceptional execution – has made them Winnipeg’s premiere custom homebuilder. “Our clients have high expectations as do we,” says Rob Swan, who cofounded Huntington Homes with his brother Sheldon in 1988. “They want only the best. With that in mind, our specifications, attention to detail, and building process are second to none.” Their attention to detail ensures that every Huntington-built home is a supremely functional work of art. “With every home we build, our goal is to achieve a perfect balance between allocation of space, style and function,” he explained. “Each home is designed to not only be beautiful and functional, it’s built to last.” No stone is left unturned in the pursuit of building a rock-solid home that features a timeless, functional design. Starting with a custom-piled foundation to the peak of the roof, nothing is left to chance. Each

home will be as solid decades from now as it was the year it was built. Every detail has been engineered, tried and tested to ensure each home is of the highest quality. Steel beams, engineered floors and wood structural basement floors are just the tip of the iceberg in Huntington’s stringent specification list, notes Swan. “In our first few years in business, we analyzed the then-typical custom specifications. That resulted in us making 156 improvements from the typical specifications of other custom builders. As time’s gone on, we’ve continued to improve our specifications. When we say our specifications are second-to-none, we mean it. Every home is built to be as bullet-proof as possible so it can stand the test of time” With every build, Huntington’s design team endeavours to discover all the needs and desires of each client. “We meet several times with a client to determine exactly which features in a home are important to them,” he said. “That allows us to conceive a truly custom-designed home.” The end result, said Swan, is an intuitively designed home that

meshes perfectly with a client’s lifestyle. “We go to great lengths to contemplate every space in every room within their home. That enables us to design a tailor-made home for each client – a home that not only flows and functions well, but one in which each and every detail in every room is focused on,” explains Swan. “It’s then just a matter of finishing the home exactly to their decorating tastes.” Why does Huntington Homes have such a strong commitment to function, style and quality?

homes for a long time, so it’s essential that it’s beautiful, functional, and built to last.” The second reason? “Building a home to the highest standards possible in every area protects our client’s investment,” adds Swan. “Attention to detail, uncompromising quality and peerless execution ensure that our clients’ homes are sound long-term investments that are beautiful, functional – and built like no other.” Huntington Homes. Inspired by Nature Maric Homes’ brilliant design at 100 Lake Bend Road in Bridgwater Lakes was inspired by its beautiful location. The visitable walkout lot gently slopes toward the lake in the backyard, offering a sun-touched view in every one of the home’s unique spaces, looking at both man-made and natural beauty. The setting, coupled with Maric’s characteristic flair for inspired architectural design, creates a truly unique living space. From the first steps through at the foyer all the way through to the ensuite, the home’s aesthetic is anchored by Maric’s trademark exquisite build quality and craftsmanship. The best of both worlds are available – entertaining in a spectacular arrangement of rooms and amenities, or retreating to equally spectacular private spaces. The public space for guests range from a cozy lounge at the front of the home to an exquisite dining area surrounded by Maric’s unequalled custom millwork and attention to

detail, to a fully-functioning, professional grade golf simulator in the basement. The private space is equally impressive. In particular, the master spa/change area has a changing couch, built-in, custom milled cabinets, forming part of the entire bathing space with a giant freestanding tub and shower. The fulcrum of the home’s design is the kitchen and the stunning adjacent staircase. A truly jaw-dropping galley kitchen, complete with a 16’ long island and eating area, is filled with walnut, quartz, high-gloss cabinets and porcelain tile, all arranged in an exquisite and subtle design. The staircase is parallel with the kitchen, and is completely custom designed for the space – stainless steel stringers, offset glass railings, open-riser maple treads, and maple posts and railings create a permanent art installation right in the very heart of the home. With details like a built-in wine display and storage cabinet, floor to ceiling tiles and walnut floors, endless custom-milled storage, two laundry areas, and multiple entertaining areas, this home’s intelligently-planned layout radiates elegance. A two-sided ribbon fireplace, surrounded by millwork and tiles, separates the dining room from the living room. The surrounding neighbourhoods of Bridgwater offer a unique living experience for families: water parks, endless walking trails, beautiful ponds, forests, and playgrounds are everywhere, keeping nature close; while the Bridgwater Centre development will bring all the amenities a modern family needs – shopping, relaxation and recreation, and all of life’s necessities are right at your doorstep. Maric’s flagship showhome at 100 Lake Bend Road in Bridgwater Trails perfectly combines the same attributes – the beauty of nature combined with the most modern amenities. Over 43 years, Maric Homes has proven itself to be the standard for custom-built homes in Winnipeg. Becoming the first Manitoba homebuilder to win a National Building Award from the CHBA, winning countless provincial building awards, incorporating green building practices in both LEED-Gold certified homes and LEEP everyday building practices, all of these are part of the unmatched resume of experience and dedication each house is infused with when built by Maric Homes. The showhome at 100 Lake Bend Road is a perfect example of these principles and approach to quality. Please join them for a viewing of this spectacular home today.

HOMES &

Neighbourhoods Diversity & Vibrancy Set Sage Creek Apart B Y K I K I N N O VAT I O N

Sage Creek embodies all the activity, energy and appeal a community could strive for. That’s why almost a decade after its inception, 1,600 families now call it home. The diversity of homes being built here, the natural setting, and the vibrant Village Centre with its range of shops and services are all proving to be very attractive to residents and new homebuyers alike. “One of the features of this development is that your home isn’t going to look the same as the one beside you,” says David Wooden of Kensington Homes. According to Wooden, “No two houses can have the same exterior colours within a certain parameter, and we believe that really contributes to the diversity of Sage Creek.” Prospective homebuyers can select from a wide range of builders, and have numerous options in regards

to lot type, size and style of home. Wooden believes this strength really sets Sage Creek apart from other neighbourhoods. “We know that most people can find what they need and want in Sage Creek.” For Jason Jaquet, Vice President of Randall Homes, this Fall’s Parade of Homes is an exciting one with the opening of their ‘Boulevard Homes’ on Edward Turner Drive, two new showhomes on Snowberry Circle – a two-storey and a bungalow¬ model – plus the launch of their first Avanti Custom Homes showhome in Sage Creek. Jaquet says that Randall Homes strives to offer great value, yet at the same time to create homes that work for families. “Our window sizes are larger, the flow of the house is designed so that they will spend

most of their time in the great room and kitchen area, the bedrooms for kids are always designed with lots of space, and the master bedroom is in its own wing with a deluxe ensuite,” he says. Basements in Randall Homes typically incorporate oversized windows too, which Jaquet feels creates a lighter, more airy space with increased design flexibility. According to Wooden, Kensington Homes also focuses on the needs of growing families in the homes they are building. “There are optional 4-bedroom plans and with us, homebuyers have the ability to create larger spaces such as great rooms and kitchens with a walk-through pantry.” Wooden also confirms that there is a growing demand for larger windows. “What seems to be more popular now is the high great room ceiling with two-storey windows that allow in tons of natural light. It creates this breathtaking entrance into the living area.” “Sage Creek homebuyers are really interested in technological advances for managing the systems in their home,” explains Wooden. The builder works with a number of technology and appliance suppliers to create a new kind of living experience for their clients, which includes the use of friendly applications that control

alarm systems, furnace and A/C, audio and video systems, appliances and special lighting zones. Eric Vogan of Qualico Communities describes Sage Creek as a destination neighbourhood. “For those who may not have been through Sage Creek in the last couple of years, they will be completely shocked by the progress the community has made,” says Vogan, referring to the number and variety of new home builds in the area, ongoing additions to the Village Centre, as well as the maturing wetlands, trails and naturalized plantings throughout the community. “Not only are the residents impressed with how far the community has come in several short years, but potential buyers recognize the growth and evolution that have happened here in a short time and know it’s a community that they want to be a part of.”

119 Coneflower Crescent in Sage Creek

You’re Home H. Albers Builders Ltd. understands what the word “home” means. It means creating something that’s incredibly well constructed, but also a place to enjoy the company of family and friends. The company’s latest showhome, 19 Coneflower Crescent in Sage Creek, reflects that concept through unique details and craftsmanship.

The main floor features two bedrooms, including the master bedroom with ensuite, as well as a large main floor bathroom, and a laundry room complete with heated tile floor and custom cabinets. Working with Super-Lite to create the right atmosphere, the home features both inset lighting and accent pieces that will reflect the home’s modern, yet warm design.

While other showhomes may employ a certain style, application alone is not enough. Knowledge, knowhow, and skilled craftsmanship are also required. H. Albers Builders are able to show that homes with solid design, free of fads and trends, are a smart investment for years to come. The craftsmanship complies with the company’s high standards, which includes a fantastic selection of colours for exterior and interior applications, as well as multiple precious wood options.

Sitting on one of the development’s signature lots, the 6,500-square-foot bungalow features a 24 by 25 foot garage dotted with multiple windows that reflect the home’s modern acrylic stucco and smooth acrylic pillars accented with natural stone. Just inside the open concept home is a unique flex room with a single element that can change the space’s function. Along one wall, a wooden barn-style sliding door will either reveal a built-in bookcase, or if slid to the other side, a built-in bar depending on the user’s mood. Known for their own unparalleled woodwork, the home features an H. Albers custom-designed walnut entertainment centre in the great room. Along with an inset fireplace, the unit encompasses room for a TV and other related electronic equipment, as well as additional cabinets. The walnut in the great room is duplicated in the kitchen, where the rich wood is offset by white high-gloss in the two-tone space. The large island is the perfect gathering space with room for several seats and a built-in bar fridge.

This punch of black is a theme that will continue inside the showhome, mainly the kitchen. The flat white fronted cabinets feature black handles for contrast, while the black lighting fixtures over the eight-foot island draw the eye up. The wood grain cabinets offer added detail to the open area and define the kitchen’s storage space. Just off the kitchen is a mudroom and laundry area, which is accessed also from the garage. This design detail means easy proximity for carting groceries to the kitchen, or dropping dirty sporting equipment off without dragging it through the whole house. All main floor areas are bright, thanks to the great room’s floor-to-ceiling windows, which

offer a great lake view. The room is warmed by a two-storey, natural-coloured, large-format tile fireplace surround. The second level features the master bedroom, set on its own side of the house with a view of the water, and includes an ensuite and walk-in closet. The upstairs also houses two bedrooms and a bath on the other side; perfect for the kid zone.

The finished walkout basement brings the total living space of the home to just over 3,200 square feet with a rec/TV area, games room, additional bedroom and bathroom, as well as a flex room, ideal for crafts, kids’ toys, or additional storage.

HOMES & Neighbourhoods

Great Design takes the Cake What makes a great cake? It’s all about the layers – cake combined with layers of icing, sweet filling, and beautiful ganache. Well-lit spaces use the same principles. Layers of light make for a stunning lighting scheme. This gorgeous Hearth Homes’ showhome at 33 East Plains Drive in Sage Creek, with its warm, soft finishes, and creative architecture, is accented perfectly with a multitude of various kinds and types of lighting throughout the transitional-style bungalow. The home’s angled floor plan and soaring vault lines make for a breathtaking and unique main floor where at its tallest the ceiling reaches heights of 18 feet in the kitchen. In order to anchor the space without feeling too heavy, Heather Reinsch, BID and ALA lighting specialist for Robinson Lighting, selected playful orbs of stainless steel that have an airiness about them while providing visual interest in the space. Supplied by Canadian manufacturer Maxilite Lighting, the island orbs tie the Frenchstyled kitchen to the dining area, which features the larger version of the pendant.

While pendants may be the “icing” of home lighting, Reinsch also specified additional layers of light into this space. Under and upper cabinet light provide task specific lighting on the counter tops and a soft indirect light for the kitchen which also draws your eye up to the unique ceiling vaults. Recessed sloped ceiling pot lights provide the general lighting in the space. Made by Juno Lighting, these pot lights can be adjusted to accommodate various slopes but are designed to keep the bulb perpendicular to the ground. “The layering of light not only provides effective functionality, but also allows flexibility for the homeowners to create various moods within one space by controlling the various types independently,” explains Alison Demare, BID, branch manager for Robinson Lighting Ltd. “Our staff at Robinson Lighting are trained to work with homeowners to create this custom effect with every client. It is not just about selecting one decorative piece, but working together to have an effective layout with the right products to produce the desired effects.”

HOMES &

Nature inside City Limits

Neighbourhoods

Located in one the most desirable areas of Winnipeg, 237 Loganberg Drive in the West St. Paul devel-opment of Whistler Hollow offers an almost rural feel, yet all the perks of city living, including close proximity to neighbourhood amenities and downtown Winnipeg. Pageantry Homes’ bungalow features 1,813 square feet of living space, made to feel vast and open with nine-foot ceilings, ample windows, a natural colour palette and luxury vinyl planks throughout the main floor. The living room features a floor-to-ceiling mocha honed natural stone face wall with inset Marquis gas fireplace, while the dining area in the open concept design offers ample space for a large table. Guests will be further wowed by the bar area included in the contemporary kitchen with its maple cabinets and quartz countertops, seven-foot island, a walk-in pantry, and stainless steel appliances. The homes boasts three bedrooms, including a master bedroom with a walk-in closet and five-piece ensuite that features heated flooring, dual sinks, a soaker tub, and five-foot tiled shower.

Set to open at the fall Parade of Homes is Pageantry’s first showhome, located within Charleswood’s new subdivision Scotswood Meadows. Once complete, the 2,169 square foot two-storey home will feature three bedrooms, and includes details such as a threesided fireplace, a large island in the kitch-en, a four-piece ensuite with heated tile flooring

and tiled walk-in shower, and a second floor laundry.

The cherry wood continues into the kitchen with its expansive counters, extensive storage, large island and Bianco Antico granite counters and striking white backsplash which lightens the atmosphere of the room.

At first the client was skeptical about the basement, but was soon converted to the idea of a lower level featuring large windows, a built-in bar with appliances and “must have” features such as gift-wrap storage, large counters to work on, and stair access from the garage.

For future developments, Pageantry Homes still holds one lot in Whistler Hollow, as well as rural options in Kingswood South.

Details & Design The principals at Pine Creek Homes have always prided themselves on being a true custom homebuilder. Rather than picking from several premade house plans, the company listens to homeowners’ needs and wants, and builds to spec. A perfect example is the bungalow pictured here, a new build set on an infill lot, which features client specific requirements, such as a main floor master bedroom, as well as some other perks that make the home truly theirs. One in particular can be found in the luxurious master bedroom. Along with large windows that provide great views to the treed backyard, the room features a seating area, an ensuite and a walk-in closet with heated floors, and a tall cherry wood “pillar-like” detail, which encloses a built-in ironing board. Another point of interest can be found in the great room. Large sheets of polished porcelain tile grace the full height of the fireplace, eliminating any visible seam and providing the look of a marble slab. The stylized cherry wood mantel adds a finishing touch to the overall look.

DESIGN&DECOR

It’s All Yours BY CARLY PETERS

Your home is a reflection of your style and taste, and sometimes it’s hard to find just the right piece of furniture to match it. In order to address this appetite for customizing homes with furniture, Dufresne has created the My Custom Experience program. From dining sets to couch configurations, you can create a space that reflects your style. If you’re looking for the ultimate dining experience, it can be achieved with Dufresne’s Canadian-made, solid-birch custom program. After determining the size of table based on the amount of space and how much entertaining they do, homeowners can decide what style would suit their surroundings. Something modern? Something vintage? Then the real fun begins. Customers can tailor their tastes down to very detailed choices with the table - from a vast

number of stain colours to multiple leg and apron styles. Clients would then choose from hundreds of chair styles and pick one that marries with their sense of taste as well as comfort level when they sit down. The chair’s fabric can also be customized, by selecting from hundreds of colours and patterns. “Fabric really comes down to matching colours in the home, as well as what feels right to the customer,” states Kelly Krentz, category manager for dining. “It also comes down to how active a home they may have. If they have a young family, they may not want to choose a white fabric that will tend to get dirtier than other darker fabrics.” How their space will be used is one of the first questions customers are asked at the beginning of their furniture My Custom Experience.

and not enough guidance from a visual perspective. To make it easier for customers, Dufresne has created a program that has all of the options shown.

“We always advise customers to think about how the room is going to be used,” says Leilei Li, category manager for the furniture division. “For example, is it a formal living room for entertaining guests or is it a recreational living room suitable for pets and children? By understanding how the room will be utilized we can better help them narrow down their choice and selection.”

“In our stores, we have vertically shelved four sofas in fabric and four sofas in leather, and on the floor a sofa and a sectional of both the fabric and the leather program. This gives the customer an easy visual of each of the elements they may need to select; if they want to have a curved arm or a track arm, leather or fabric, wide feet or a tapered foot,” explains Li, adding they can also choose from three seat cushions - firm, medium, or plush.

Currently in the market, there are many great Canadian manufacturers offering to customize furniture for customers, but often the customer is looking at a frame with multitudes of options

Finally, with more than 350 fabrics and leathers to cover those cushions, My Custom Experience is sure to have something customers will like and that fits with their lifestyle needs. AUTUMN 2016 | STYLE MANITOBA | 87

DESIGN&DECOR Art & History

With modernization of rug making, the traditional art of weaving has been largely lost and forgotten. Luckily, many of these woven treasures have been carefully preserved by families from tribal groups or by collectors of woven art around the world. Rubia Darya is a family-owned business in Winnipeg that aims to enhance the appreciation of these handwoven rugs and textiles with a new gallery in Winnipeg’s Exchange District. For centuries, women in tribal groups from Western and Central Asia have woven rugs, carpets, kilims, storage bags, and other objects to bring beauty into their surroundings. Many were fashioned in the style of the tribe, but each piece usually had a flicker of the weaver’s own personality to make it unique. Only the finest wool was used, and then dyed in vibrant colours by natural sources. Even after hundreds of years, these rugs appear lustrous and warm. Rubia Darya’s James Avenue gallery provides a perfect setting for showcasing the exquisite beauty of their collection of tribal rugs and textiles, ranging in age from 40 to 140+ years. They also feature small pieces that were once the bags tribes used for storing goods, but now make lovely table or wall art. Though dated in years, these pieces put a fresh spin on wall and flooring textiles - bringing together art and history.

Distinctive Italian Style

Straight from Italy, ALF Italia’s newest collection, Monaco, showcases a unique design across a wide range of products. From bedroom to dining room to upholstery, Monaco is warm and sophisticated. Each piece in the collection features a distinct diamond-like pattern set in a high-gloss Velvet Birch inlay, a mixture of smoky greys, as well as mirrored details for a defined style. As part of Monaco’s day collection, the dining table is the focal point of the room. The pedestal base not only features the distinct intricate design and mirrored centrepiece, but also doubles as a storage place for the table’s butterfly leaf. The same fabrics and colours can be found in other Monaco furniture products such as sofas, armchairs, and chaise lounges to complete the look in an open concept setting. itself perfectly for accent walls in bedrooms, fireplace surrounds, and feature walls. And not just for new builds, but for renovations and home upgrades as well. “It’s not a very well known fact that you can use [concrete] after the fact; it doesn’t have to be planned in advance,” he says. “You can transform a plain wall into a large feature of your house.” Besides interior finishes, Klassen Concrete also offers coloured, stamped, textured and stained concrete for exterior areas. “We have a wide range of abilities that are all related to concrete, and would love to have a chance to do as much as we can,” says Chaboyer. “We’re always looking to grow and learn the newest ways of doing concrete work.”

f you’re looking for a material that can give you that urban appeal - try concrete. If you’re looking for a classic and clean exterior hard surface - try concrete. Other materials, such as tile or granite, will only give one look that can’t be altered. Concrete, on the other hand, can be worked with to achieve a desired outcome. Klassen Concrete specializes in all residential and light commercial concrete applications, creating distinctive and decorative hardscapes both outside and inside the home. Artista Homes wanted an ultra-modern look in this showhome, so Klassen worked with the builder to achieve a large panel of concrete on the ceiling and shiplap look on the back splash. “The way we got this look was mixing a special blend of concrete that can be applied vertical

and even upside down, as you can see on the ceiling. We took the product and troweled it very similarly to how we would trowel a slab of concrete,” explains Evan Chaboyer of Klassen Concrete Inc. “Then we sealed the concrete with a penetrating sealer and a topical sealer so it wicks almost all liquids.” Besides the wall finishes seen here, homeowners can use concrete on countertops, and can even get a very modern and clean looking concrete floor look throughout the kitchen and house with a concrete overlay or topping. Along with great looks, concrete interior floors are easy to clean and help with dust and allergens. “Concrete is not just for kitchen applications,” states Chaboyer. With home designs leaning towards a more modern look, concrete lends

KITCHEN&BATH Turn of the Century, Turn of the Tap

Like a vintage treasure rediscovered, the Artifacts faucet collection by Kohler brings turn-of-the-century-style into modern day kitchens. According to Amanda Fedyck, professional consultant for The Ensuite, traditional-style faucets are gaining in popularity, and the options with Artifacts allow customers to really customize their look. Available in four finishes to complete any style, faucets can also be designed with a variety of spouts for kitchen and bar applications - from a single-hole pull down, to a two-hole swing spout, to a gentleman’s bar sink faucet. Functionally, the series also provides a variety of unique sprays exclusive to Kohler, such as the Sweep Spray for a forceful spray or the BerrySoft spray, great for washing produce, in addition to the aerated spray. All faucets feature premium metal construction and ceramic disk cartridges for lasting performance, and the spray head locks in tightly with a magnetic docking system. Fedyck states a great complement to the line of faucets are Kohler’s cast iron sinks. The Whitehaven apron-front sink and the Napa under-mount bar sink are made of cast iron, which is guaranteed for life against chips, cracks, and burns. And with 16 colour options, they fit both modern and traditional kitchens. The Ensuite has many product options on display, and their knowledgeable team can work with customers to find the perfect choice for their home.

Modern Minimalism

We’ve all heard that less is more but this Euro-style kitchen definitely makes minimalism ring true. The impeccable lacquered finish of the Aster Cucine doors creates uninterrupted sightlines to the hammered stainless steel backsplash. Completing the focal point, ulivo, an exotic olive wood veneer, is book matched to carry the grain through the flat panel doors. The wood reappears as an L-shaped accent bordering the island’s tempered glass countertop with built-in sink. Set in the counter against the wall, the cooktop is almost imperceptible. It’s the concealment of functional elements that creates the polished, uncluttered look of the space. “Although it’s a kitchen, it doesn’t read as a kitchen,” says Artur, owner of m-concept. “Everything is hidden away.” Unique hardware technology allows the doors to swing open and slide aside, exposing the refrigerator, wall oven and organizers, all from Aster Cucine’s vast selection. Artur notes that m-concept can completely redesign a space, including wall reemoval. Once finalized, plans are sent to Italy for manufacturing. From design to installation, the process takes about three months. At an accessible price-point, m-concept offers seven different lines of cabinetry in various styles. The company’s showroom features constantly changing full kitchen displays, as well as everything to complement the bathrooms and closets they also design. “We are a one-stop shop for the modern home,” says Artur. KITCHEN&BATH Move on In

The warm woods and muted counter tones in this kitchen created by Kitchen Craft offer an inviting space that blends perfectly into the home design at 149 Willow Creek Road in Bridgwater Trails. “This is a really comfortable home. It has a contemporary design but it’s still welcoming; like you could just move in and live there,” explains Dennis Gerbrandt of Kitchen Craft. Kitchen Craft achieved this warmth by mimicking the woods found in the mantel and cabinets around the fireplace in the great room (also created by the company), ensuring the kitchen integrated seamlessly with the space rather than breaking up the flow with bold elements. “If a kitchen is too modern it can end up feeling very cold. You’re seeing more and more of this look, which showcases warmth and blends with the rest of the home. It’s a design that will appeal to more people,” he explains. The maple cabinets are fronted with a clean contemporary-style door, featuring a Tuscan stain and simple hardware. The seven-and-a-half-foot island, also in the same colour, is topped with a Quartz form countertop in Bora Bora Beige, and offers enough space for a few guests on one side and a dishwasher on the other. Additional cabinets above the fridge flow with the unit, thanks to subtle stainless steel doors and frosted glass, also found on the doors of the walk-in pantry.

Old School, New World

If you were to visit Springfield Hutterite Colony, a rural community of roughly 110 people located east of Winnipeg, you’d find that old world craftsmanship and skill has been transformed into a state-of-the-art woodworking factory. Springfield Woodworking’s 70,000-square-foot shop features modern machinery that helps them produce very precise and high-quality kitchen and bath cabinets. It’s old school craftsmanship done with modern machinery that is part of the company’s success. “When we came to America, we were not farmers. We were craftsmen and tradespeople,” says Pauly Kleinsasser, general manager of Springfield Woodworking. Eighteen years ago, Kleinsasser and his uncle Ruben started making bedroom furniture by hand in the colony’s small workshop. One kitchen cabinet request lead to another, then another. Pretty soon word was spreading about the group’s quality of work and superior customer service. As the business progressed, so did the machinery. Today, Springfield Woodworking utilizes CNC machines, auto sanders, a flat finishing line which lays down a UV finish, making the cabinets durability comparable to the level of high quality flooring, as well as edging machines to produce consistent, quality cabinets in a range of styles and finishes. This quality and care has earned them many word of mouth referrals. Focusing on the mantra “what are people going to say about Springfield Woodworking?” the team focuses on creating an exceptional experience, from showroom to installation and beyond. 96 | STYLE MANITOBA | AUTUMN 2016
