ust southeast of the Tijeras Arroyo lies the last major masterplanned community on the east side of Albuquerque, Juan Tabo Hills Estates at Volterra. The highly amenitized community is conveniently located to major thoroughfares like I-40, health care options and the popular Albuquerque Uptown area, with upscale shopping, dining and entertainment. It is also ripe with opportunities to take in the natural areas all around. From Cibola National Forest and open space that’s closed to vehicular traffic, the community is a great place to live and to stay active, no matter the age or fitness level. “The southern boundary abuts Kirtland Air Force Base, so you get views of the Sandia and Manzano mountains,” says Rex Wilson, developer of Juan Tabo Hills Estates, along with codeveloper Scott Grady. “But it’s not a gated community, so you have trails, and three acres of parks along those trails. The main walking trail has some very nice amenities.” Wilson says there will be approximately three acres of parks throughout the community that will be built along the main walking trail. Four builders offer homes in the new community: Paul Allen Green Homes, D.R. Horton, Pulte Homes and RayLee Homes: A New Generation. Each offers single-family homes ranging from 1,400 square feet to approximately 3,500 square feet. Homes include custom rock walls, as well as tile roofs. Many of the homes have two- to three-car garages, as well as single- and two-story floor plans. Some builders in the community offer green homes; Paul Allen Green Homes, for example, builds homes that include low-water use appliances and fixtures and sustainable building materials. Homes in the community range from $270,000 to $490,000. At completion, this final phase of the Volterra community will have 330 homes, and will include a mix of housing for active adults, as well as families and singles. Wilson says the community is popular with buyers; homes started selling in September 2019, and already one-third of the homes have sold. That’s ideal if buyers plan to sell later, he says. “The demand for the east side is high. The community is a very stable community and has great resale value,” Wilson says. The community has a homeowners association (HOA) that offers security that actively patrols the community. Proximity to Sandia Labs and other major employers mean an easy commute for homeowners. Living in Juan Tabo Hills Estates means you don’t have to sacrifice a natural environment for one that’s close to the best of what Albuquerque has to offer.

This $292,990 home in Rio Rancho’s Mountain Hawk community features Twilight Homes’ Questa II floor plan.

Building community—this is what Vinny Pizzonia and Tim McNaney specialize in. After decades of building homes, in 2000 the pair founded and are the owners of Twilight Homes in New Mexico. As one of the largest local builders, the company has closed more than 100 homes in the past year, according to Joe LaMendola, vice president of Sales and Marketing for Twilight Homes. “Vinny has been building homes for 42 years,” LaMendola says. “Vinny and Tim are local, and they understand what it means to create a community.” Twilight Homes has communities in Albuquerque, Rio Rancho and Santa Fe, and all are diverse in range and scope. Joya Escondida, an infill project, is the sole Albuquerque community for Twilight Homes. LaMendola says the gated community feels quiet 54

Close-by attractions include Old Town, Nob Hill and the ABQ BioPark Zoo and Botanic Garden. “You drive through this older community,” he says. “Then you get to the gates and enter, and it’s what you would think of Old Albuquerque. It’s really beautiful because the design is taking into account the historical legacy of the area.” The community has 11 floor plans that range from $227,900 to $299,990. LaMendola says building in Joya Escondida, Twilight Homes wanted to make a different imprint with the community and use it as an infill project. “Everything is being sold on the Southwest Mesa,” he explains. “We wanted to get something closer to Old Town and Downtown. That’s why we searched out this specific area. It’s close to everything and becomes a part of the surrounding community.” Rio Rancho is where Twilight Homes is making its biggest imprint in New Mexico. With four communities — Mountain Hawk, Lomas Encantadas, Tierra del Oro and Mariposa — LaMendola says there’s a model that will suit every need. SUCASAMAGAZINE.COM

Mountain Hawk is located near Unser and U.S. 550 and has access to the outdoors. There are views of the Sandia Mountains and easy access to getting outdoors. “We’re minutes from grocery stores and all of the restaurants, as well as the many brew pubs,” he says. “It’s a great community because it’s accessible from Interstate 25.” With 10 floor plans to choose from, homes range from $225,900 to $292,990. “This community really offers tons of affordability,” LaMendola explains. “It’s a rare combination because of the location.” Lomas Encantadas has six floor plans available that range from $252,990 to $349,990. Tierra del Oro is one of the newer Rio Rancho communities and is located near Northern Boulevard and NM 528. The community has 16 floor plans that range from $235,990 up to $355,990. Mariposa is one of the biggest communities, and has 13 floor plans that range from $237,990 to $469,990. “The goal for each community is to give a sense of home,” LaMendola says. “It’s where you want families to interact and grow together. These locations in Rio Rancho are important, because this is also where development is strong.” In Santa Fe, the communities are Cielo Azul and La Potencia. Cielo Azul is in Santa Fe’s growing south side. It’s close to NM 599 and Interstate 25. The community features the EOS Series of new homes and are green built. There are eight floor plans that range from $285,990 to $378,990. Meanwhile, La Potencia is also located in Santa Fe’s south side and features 22 lots with 14 floor plans for buyers to choose from. These homes range from $399,990 to $532,990.
