A FEW THOUGHTS ABOUT 2022 AND THIS MARKET REPORT

Table of Contents

• The previous two years of activity in the Sun Valley market were the busiest 24 months in history. The activity level was unsustainable, and 2022 shows an expected market drop, and therefore most of the figures in the report are going to compare negatively to 2021.

• The overall Sales figure (726) is comparatively strong, and the Sold Dollar Volume ($895M) is the market’s 4th highest total ever.

• Since inventory is at a historical low, sales slowed. We had 600 fewer new listings in 2022 than in 2019, for instance.

• The report includes data for the three previous years, offering a better perspective for each property type.

• Idaho is a non-disclosure state, and perhaps up to 10% of deals were transacted outside of the MLS in 2022, and are not accounted for in the report. This trend seems to be growing, making it more important than ever to work with a trusted and informed real estate advisor.

• It is tempting to look at the previous year’s report to make predictions for the upcoming year. However, there are so many variables affecting the real estate market that trying to forecast what 2023 will bring is folly. The best thing a buyer or seller can do is stay abreast of the current trends, and continue having discussions with me.

• All the figures in this report have been generated from the Sun Valley Board of Realtors site on January 3, 2023. The figures do not take into account off-market sales, commercial leases, mobile homes, mines, undisclosed sales, garages. FSBOs and other market anomalies.

• Several market areas (North of Ketchum, South of Ketchum, Bellevue & Beyond, Custer County) do not have Condo/Townhome figures, as there are no such units in these areas.

• The numbers in each table don’t always add up due to reporting idiosyncrasies, such as Fractional Sales, Garages, Co-listings, Leases and other ways to report a transaction.

• I nformation is deemed to be reliable, but is not guaranteed. Readers should confirm the accuracy of the reported numbers with me to ensure that nothing has changed since this report’s publication.
