Regarding the high year-over-year % change numbers across the board, it is important to keep in mind that in April and May of 2020, business virtually came to a standstill. So these numbers will start to normalize in June and July. The overall Sales and Sold Dollar Volume in April of 2021 represent all-time highs for closed activity in the Sun Valley Market for the month of April. Typically, there are about 60-70 Sales, and $40-$50M in Sold Dollar Volume. In April of ‘21, there were 129 Sales for $101M. There were 57 Vacant Land Sales in April, as several new developments were finally platted by Bellevue and Hailey, allowing contracted lots to officially close. The two ends of the Wood River Valley couldn’t be more opposite; there was no activity in the North of Ketchum micro-market in April, while Bellevue recorded 39 Sales and had 17 new listings. Valley-wide, there are roughly 75 Residential properties available (not under contract) as of May 1, 2021. 35 of these listings are under $1M list price.
