Why are there so many large percentage drops when comparing August 2021 to August 2020? August and September of 2020 were the two BIGGEST months of production in the history of real estate in Sun Valley, and there was no way that the market was going to see these same numbers this year. So the drops are not all that alarming, and certainly not surprising. August 2021 is still the biggest month we’ve had this year, with $130M in Closed Dollar Volume. A typical August (pre-pandemic) averages about $70M in Closed Dollar Volume. With 150 new listings coming onto the market (just about average for August), the inventory has crept back up to a level that allows buyers to be a bit more discriminating about their choices. For the most part, we are seeing a decrease in the frantic level of offers, and offers over list price, than what we were seeing in the spring and summer. The South Valley (Hailey and Bellevue) continues to be the most active market, relatively speaking. While North Valley numbers were down compared to August 2020, many of the numbers in Hailey and Bellevue were actually higher this August than last. Valley-wide, there are roughly 155 Residential properties available (not under contract) as of September 1, 2021.
