It was in June of 2020 that real estate activity started to pick back up after a couple months of virtually no activity. This helps explain why June 2020’s sales numbers are so low: since real estate sales typically reflect transactions that were agreed on two months prior, there were relatively few closings in June (and July) of 2020. As a result, the huge year-over-year percentage change comparisons that we are seeing will very likely be moving in the other direction in upcoming monthly reports. We saw more new listings hit the market in June than any month since August of 2020. The 172 new listings are an encouraging sign that the demand buyers continue to show will be somewhat satisfied. Hailey and Bellevue continue to the be most active markets; 59 of the 121 (just under half) of the total sales for the market took place in the South Valley. Valley-wide, there are roughly 110 Residential properties available (not under contract) as of July 1, 2021. Of these, about half are under $1M list price.
