• With one month left in 2021, the market is essentially running neckand-neck with 2020’s record numbers. December 2020 was an unusually busy month for closings, and it will be fascinating where we end up this year. Either way, 2021 will be the first or second busiest year in the market’s history!

ONE NUMBER THAT JUMPS OUT • The Median List Price for Residential Homes is up quite a bit over November 2020, as sellers are pushing to see what the top of the market truly is. Have we gotten there? Time will tell.

The drop in the number of sales in each of the four Resort Core markets is attributable to inventory. Overall, there have been 124 fewer New Listings to come to the market in 2021 versus 2020, a 20% drop in inventory.

MARKET OBSERVATIONS • Bellevue continues to be the biggest gainer over 2020 in the entire market, up over 90% in both sales as well as sold dollar volume.

• After a few sizzling months, Hailey cooled considerably in November, with only 10 sales. The Hailey market is still tracking well ahead of 2020’s totals.
