Sept of 2020 was the two BIGGEST month of closed activity in the history of the market, so it comes as no surprise that most of the month’s numbers are much lower than last year’s. It will be interesting to see whether the market overall can stay ahead of 2020’s levels through the final quarter of the year. It’s not likely, as the Oct-Dec of 2020 was off-the-charts busy. 2021 will still likely be the secondbusiest year ever (after 2020), in both unit sales and sold dollar volume. The South of Ketchum numbers required a second look—40 properties closed in Sept of 2020, and only 3 this last month. Sure enough, 25 homes and 15 vacant lots sold South of Ketchum in Sept 2020, while just 3 homes sold in Sept 2021. Similarly, there were 84 sales in the Resort Core in Sept 2020, and only 36 in Sept 2021. These numbers seem to tell the story of September of 2020! Valley-wide, there are roughly 140 Residential properties available (not under contract) as of Oct 1, 2021.
