Area homebuilders’ sites now open in Richmond’s Aliana subdivision By Landan Kuhlmann LKuhlmann@fortbendstar.com The Aliana subdivision in Richmond has opened its final sections for new homes, offering buyers their last chance to purchase a new home in the development. New home buyers will enjoy the benefits of an existing community complete with ample retail, restaurants, amenities, on-site schools and more. The new sections are composed of approximately 327 homesites for builders Ashton Woods Homes, Coventry Homes, Highland Homes, J. Patrick Homes, Lennar, Perry Homes and Plantation Homes. Homes are priced from the $270,000s to the millions. Residents will have access to the Market Center at Aliana, which features the H-E-B Aliana Market, the nation’s first Next

Generation Target store, Hobby Lobby, PetSmart, Chili’s, Starbucks and more. The Grand at Aliana, which is now under development, will bring additional retail and services to the area, including medical offices. “As a developed master-planned community, our residents find an array of

Amazon begins

Amazon announced June 18 that construction began on the company’s e-commerce fulfillment center that will be located in Richmond. From a young age, Tim Garcia got a crash course in keeping his word. “I got it from my oldest brother. He would always kid me whenever we made a deal – while playing golf or going hunting – that we’d shake on it,” he said. “I’ve always felt like (a handshake) was my word.” Garcia has taken that mantra personally and applied it to everything in his life, including his team’s work at Federal Maintenance Services, Inc. Established in 1986 as a parking lot sweeping company, and currently locally-owned and independently operated at 10000 Mula Rd. in Stafford, Federal Maintenance Services has been

providing property maintenance services for more than 30 years to the commercial real estate industry. “We’ve got a great team,” Garcia said, noting most upper management has been in place for at least 15 years. He literally handpicked every employee that currently works with Federal Maintenance with the underlying attribute being that they care about the performance of their work. His current team has been in place for a number of years and the low turnover within the company is reflective of their dedication to the company’s clientele. “We love being located in Stafford, because we’ve found it to be a very business-oriented and friendly location where everyone has treated us really well.” Garcia said Federal Maintenance’s roots in the property management industry began with a primary focus on sweeping commercial

parking lots. It was first established in 1986 as Federal Iron Works working within the apartment industry. As the company expanded, however, so did their services. The company currently provides a number of services including parking lot sweeping, daily porter service, pressure washing, striping, concrete and asphalt repair, construction and general contracting services. Federal Maintenance Services was officially established as an independent business in 2000, and moved to their current location in October 2006. Today, the company provides extensive exterior and interior maintenance services for commercial, retail and industrial properties and businesses in the Greater Houston area, as well as many metro areas throughout the state of Texas. They have more than 1,800 properties under contract locally and maintain offices in Dallas-Fort Worth, Austin and San Antonio. CONTINUES...

“From the beginning, my philosophy in business has been based upon three simple principles,” Garcia says. “Honesty, communication and accountability.” It’s that dedication to their clientele, he said, that has kept them in business for more than three decades. “People can count on us – we care about their business. I find it difficult nowadays to find people that actually care about what they do and how they do it,” he said. “That’s something very important to us. I feel our customer’s assets need to be maintained as they see fit, and we bring that dedication to our clients.” Garcia and his team know appearance of a facility can create a lasting impression on potential customers. FOCUS The recent market volatility has affected just about everybody’s financial and investment situations. So, if you were planning to retire soon, will it still be possible? But assuming your employment is still stable, what adjustments in your financial and investment strategies might you need to make for your retirement? Here are a few areas to consider, and some questions to ask yourself: Retirement Goals Now is a good time to review your retirement goals and assess your progress toward achieving them. You may want to work with a financial professional to determine if the current environment has materially affected your goals or if you need to make modest adjustments to stay on track. Retirement Lifestyle You probably created your investment strategy with a particular type of retirement lifestyle in mind. Perhaps you had planned to become a world traveler when your working days were over. Of course, in the near term, extensive travel may not be possible, anyway, but once we move past the pandemic, your freedom to roam will likely return. But if your investment portfolio is not where you thought it might be, can you (or do you want to) adapt your lifestyle plans? Social Security You can file for Social Security benefits as early as 62, but you can get 25% to 30% more if you wait until your full retirement age, which is likely between 66 and 67. As you created your retirement plans, you likely also calculated when you would take Social Security, but you may need to review that choice. If you postpone

Area YMCA locations beginning Phase 2 reopening From Staff Reports On June 15, the YMCA announced that menities at several YMCA locations throughout the Greater Houston area, including two in Fort Bend County, will reopen during Phase 2 of the organization’s phased opening approach. Wellness centers, child watch programming (ages 3 and up), select indoor group exercise classes and water walking will be available at either the Fort Bend Family YMCA, located at 4433 Cartwright Rd. in Missouri City, or the T.W. Davis YMCA at 911 Thompson Rd. in Richmond. Indoor tracks usage, family swim, outdoor youth and family programming and use of family/private change rooms may also be available. A news release from the YMCA said offerings will vary by location and members are encouraged to check their center for availability and to make reservations.

During this phase, measures include, but are not limited to: • A single-member building entry and exit point at all locations. • Those participating in indoor programming and staff/vendors will receive temperature checks before being allowed into the facility. Due to high outside temperatures, there will be a 5-minute cooling off period and rechecks. • Staff is required to wear face masks while serving members or interacting with others unless teaching a group exercise class or lifeguarding. • Participants will maintain 6 feet of distance between each other and all (non-equipment intensive) indoor group exercise classes will have reduced capacity. • Restrooms and commonly touched surfaces will be cleaned and disinfected at least every two hours; pool decks will be cleaned daily; and the Y will close from 1–2 p.m. daily for deep cleaning.

Toasted Yolk opens new Fort Bend restaurant By Landan Kuhlmann LKuhlmann@fortbendstar.com The Toasted Yolk opened its new Fort Bend County location in Fulshear on June 29. Located at 6727 FM 1463 Suite #150, it is the company’s 14th store in the Greater Houston area, according to a news release from the company. The Toasted Yolk menu features classic American breakfast and lunch items with unique seasonal twists, made from scratch daily. The menu includes the Churro Donuts, the Cowboy Scramble, a double decker Omelett, the Southwestern Arnold, Strawberry Field Salad and cocktails such as The Toasted Mimosa. Amidst the COVID-19 pandemic, the restaurant will adhere to capacity and social distancing guidelines set forth by state officials. It will also offer curbside pickup.
