EDITOR’S PREVIEW Volume 41• Number 7 JULY 2022 Landan Kuhlmann Lead Reporter

Fort Bend businesses old and new make region great This month, I would like to take a few minutes to just acknowledge all the companies in Fort Bend County. New and old alike, they have plowed through a trying two-plus years to provide countless amenities for the residents in the region. Fort Bend’s business community is still going strong, and it’s showing no signs of slowing down according to recent development trends. So I thought I’d take a few minutes to dote on all of them – because I just think it’s so cool, and speaks to the perseverance of this county, that thousands of prospective business owners continue to seek out this slice of southwest Houston. According to the U.S. Census Bureau, there were 20,290 business applications in Fort Bend County in 2021 – nearly 23 percent more than in 2020 and up from just over 10,000 in 2019. And you’ll see a few of those businesses within these pages that are set to open within the next year. They’re a huge part of what has driven the county’s prosperity. But it’s not just new businesses that make this

county and region what it is – there is always old reliable, those residents know has always been there. Take this month’s cover story, Southern Ice Cream, for example. They have been around in Stafford since the late 1970s, providing frozen treats to all comers – but they wanted to create an even better customer experience, which why the company rebranded in recent years. And their customers have continued to come back. Each one of these, old and new, are the ones who make our county go round and round. And I think additional prospective businesses take notice of that when looking to move into our county, and that is what has kept them coming in. Not only do they see the continued population growth of Fort Bend, they also see the loyalty that our residents show to those companies who provide a service and do in a manner that benefits the community and economy. Read all about those businesses and more in this month’s issue of the Fort Bend Business Journal.

Burlington Coat Factory signs at Brazos Town Center By Landan Kuhlmann LKuhlmann@fortbendstar.com One national retailer has signed on to replace another at a major Fort Bend County retail and shopping center, according to NewQuest Properties. The development firm announced June 27 that Burlington Coat Factory has signed a long-term lease at the Brazos Town Center at the corner of Highway 59 and FM 762 in Rosenberg. Burlington replaces Best Buy in a 30,039-sf anchor spot, according to a news release from NewQuest, which Best Buy had just closed days prior. “Burlington Coat Factory has wanted to be in this project for many years, but we’ve not had a space that would work until now,” said Bob Conwell, senior vice president of NewQuest Properties. “Burlington was the first call we made

The Brazos Town Center, pictured, is gaining Burlington as a new tenant. (Photo from Facebook) when we learned Best Buy was going to close.” According to the news release, negotiations lasted around three months

and buildout will begin next month. Burlington’s grand opening is slated for this fall, according to NewQuest. NewQuest said the 550-acre, 2 million-square-foot retail center is about 98 percent leased, primarily to national retailers. “Tenants like Burlington are doing extremely well in today’s economy,” Conwell said. “Its corporate leaders know who their customer is and RichmondRosenberg is definitely home to that customer base.” For more information and up-to-date information on the Brazos Town Center, visit newquest.com/property/brazos-towncenter.

FOCUS If you know how important it is to invest for your future, but you’re unsure of the road to follow, you may want to get some guidance and direction from a financial professional. But if you’ve never worked with one before, what can you expect? Here are some things to look for: • Assessment – A financial advisor will assess your current financial situation – assets, income, debts and so on – but that’s just the start. These days, advisors recognize the need to view their clients’ lives holistically. Consequently, you will see questions like this: What are your feelings about investing? How would you judge your risk tolerance? What are your individual financial goals? What hopes and dreams do you have for your family? • Recommendations – Only after fully understanding your needs, goals and preferences will a financial advisor recommend any investment moves. There are no “one-size-fits-all” solutions. You may want to steer clear of individuals claiming to be financial advisors who “guarantee” big returns with no risk. In the investment world, there are few guarantees, and every investment carries some type of risk. • Communications – Financial professionals communicate with their clients in different ways, but you should always feel free to reach out to an advisor with any questions or concerns. Most financial advisors will want to meet with clients at least once a year, either in person or through an online platform, to review their

4

What to expect from a financial advisor investment portfolios. During the review, the financial advisor will help you determine if any changes are needed. But financial advisors won’t wait a full year to contact clients to discuss a particular investment move that might need to be made. Also, depending on the firm you choose, you should be able to go online to review your portfolio at your convenience. • Technology – A financial advisor can employ a variety of software programs to help clients. For example, a financial advisor can determine the rate of return you might need to attain specific goals, helping shape your investment strategy. But there are also a lot of “what ifs” in anyone’s life, so an advisor can use hypothetical illustrations to show you where you might end up if you take different paths, such as retiring earlier (or later) than you had planned or putting in more (or less) money toward a specific goal, such as education for your children. Anyone’s plans can change, so the ability to view different potential scenarios can

prove valuable. Above all, a financial advisor can help you feel more confident as you pursue your goals. Among investors who work with a financial advisor, 84% said that doing so gave them a greater sense of comfort about their finances during the COVID-19 pandemic, according to a survey conducted in 2020 by Age Wave and Edward Jones. And during times of market turbulence, such as we’ve experienced this year, a financial advisor can help you avoid overreacting to downturns. When unexpected events crop up, such as a lapse in employment, a financial advisor can suggest moves that may enable you to avoid major disruptions to your financial strategy. Conversely, when a new opportunity emerges, perhaps from an inheritance or some other windfall, your financial advisor can help you take advantage of it. Navigating the investment landscape can be challenging – but the journey can be a lot smoother if you’ve got the right guide.

Q: A:

ASK THE EXPERT Is there anything I can do for dizziness or balance problems?

According to the latest research most dizziness and balance problems can be accurately diagnosed and successfully treated with a thorough evaluation. Advanced Hearing Center provides this specialized testing and Terry Snook works closely with physicians in the area to provide a AuD, FAAA diagnosis and treatment of balance disorders. Testing includes hearing evaluations because the hearing and balance functions of the inner ear are closely related. Another important test is the VNG or video nystagmography, which records eye movements and looks for signs of vestibular dysfunction or neurological problems by measuring nystagmus (a type of involuntary side-to-side eye movement). Many patients with balance problems or dizziness have vestibular (inner ear) disorders. The vestibular organs of the inner ear provide the brain with information about changes in head movement. If the vestibular system is not functioning properly, dizziness, vertigo, imbalance, spatial disorientation, and other symptoms can result. Other cases of dizziness are due to problems unrelated to the inner ear, such as cardiovascular, neurological, or psychological disorders. A comprehensive evaluation is the first step in finding a resolution to balance problems. Call us today to schedule an evaluation or inquire about the testing and treatments that we offer!

Q: A:

ASK THE EXPERT What do I need to know about having my vehicle towed after an accident?

Know which tow company you would use in case of an accident before you have an accident! You may contact the collision repair facility you would use in Chuck Charlton advance to obtain name and phone number of a reputable towing company. Keep this information in your glove box with your proof of insurance. If you are involved in an accident during business hours, it is wise to go ahead and have the tow company take your vehicle to the shop of your choice. If your accident is after business hours, make sure you ask the wrecker driver where your vehicle will be towed. You may be in the situation where you will not have the opportunity to choose your tow company. In this case, ALWAYS ask what the charges will be an NEVER sign a tow bill that does not list the total charge. Be Informed?

South African eatery coming to Fort Bend By Landan Kuhlmann LKuhlmann@fortbendstar.com A South African restaurant with locations all around the country is making its first foray into Texas next year, and one of the new locations will be in the northernmost part of the county. Nando’s PERi-PERi on Thursday announced its first new major market expansion in more than seven years, and one of its new locations will be in La Centerra in the Fort Bend County portion of Katy. The restaurant has plans to open the Katy location by the spring of 2023, according to the release, along with another one in Montrose shortly beforehand. The release said Nando’s marinates

flame-grilled chicken in PERi-PERi – or African Bird’s Eye Chilli – sauce for at least 24 hours before grilling it over an open flame and basting it with PERi-PERi sauce to the customer’s preferred spice level. Nando’s has more than 50 locations nationwide as well as its flagship restaurant in Johannesburg, South Africa. The two Houston-area locations will be the restaurant’s first Texas spots. “Our authentic flavors were born in South Africa, but are built for Houston,” Nando’s CEO John Fisher said. “We can’t wait to welcome Nando’s newcomers and loyalists who have long lobbied for us to come to Texas and to this fast-growing city known for its incredible diversity and culinary scene.” For more information on Nando’s, visit its website at nandosperiperi.com.

KEEPS HAPPINESS GOING WITH REBRAND COVER STORY

BY LANDAN KUHLMANN Ice cream has an emotional draw to it that gets people excited! A remembrance of nostalgia, and that feeling of excitement upon that first bite of frozen goodness. That’s something that will never change according to Southern Ice Cream owner Michelle Barton, and she said the company is committed to that vision amidst a rebrand. Founded in 1978 by a family friend, Southern Ice Cream at 13755 Greenland Dr. in Stafford is a regional ice cream distributor that covers Southeast Texas – primarily Houston Metro for special events, and will go as far as Victoria, College Station, Nacogdoches, Beaumont, and parts of Louisiana with its food service and mobile vending. The company provides ice cream umbrella pushcart rentals, ice cream truck rentals, and ice cream sundae parties. Southern Ice Cream provides catering for corporate events, private parties, birthdays, anniversaries, weddings, customer appreciation, employee rewards, and marketing events. They also provide wholesale ice cream novelties and bulk to K-12 schools, universities, healthcare facilities, restaurants, independent ice cream parlors, and independent vendors. Barton said Southern Ice Cream rebranded in 2019 and pushed it out in 2020 but did not really gain the traction it was looking for due to the COVID-19 pandemic. In essence, she said the company was seeking to make its own identity with the rebrand. “We changed the colors up and went with something that attracts fun but still reflects a professional look and feel for our business-tobusiness sector. That’s really the balance that we were looking for in our new look,” Barton said.

8

Barton said, “Southern Ice Cream has built a loyal customer base and one of the biggest reasons for that, she said, is the dedication of her staff that continues to create a fun-filled experience no matter the occasion. Whether it’s a birthday party, graduation, awards ceremony, or anything in between, she said Southern Ice Cream will always bring cool treats to the party! “We’re customer-centric, and we really do try to fit the needs and requests of our customers and give them a great experience. We dedicate ourselves to finding out what the customer’s needs are and how we can best accommodate them, and our customer reviews validate that.” A significant part of being able to fill that need, she said, is due to the longevity and consistency of her employees and those in customer service. At least half of the company’s 20 current employees, she said, have been with Southern Ice Cream for at least 10 years or more. In fact, Southern Ice Cream was named one of Houston’s “Best and Brightest” companies to work for in 2021 and 2022. “I think that there’s a lot of pride within our company culture that makes everyone want to deliver the fun experience that I’m passionate about, Barton said. “ Much of Southern Ice Cream’s business,

she said, is of the repeat variety, making the cultivating of relationships incredibly vital. “There’s so much employee turnover in our world, that the longevity of our key team members really bonds customers to us in a way that is comforting. They feel connected, they feel part of our community – especially with our long-term customers,” Barton said. “(The employees) are the face of the company; they’re the ones who are doing the work, day in and day out. They’re the ones who are creating that bond with the customer.” Beyond business, Southern Ice Cream is recognized for their commitment to their community. The company has long dedicated resources and financial contributions to Child Advocates of Fort Bend in support of helping end the cycle of child abuse. Each time an ice cream pushcart party is booked, a portion of their proceeds go toward CAFB and their mission. People’s emotional range around ice cream is vast, often people eat ice cream to comfort their feelings. “It can take you out of a bad spot – it helps you cope with certain things.” Said Barton. We bring ice cream to CAFB to provide something that can help make things

better despite the experience that they’re going through, which is a small way in which we can contribute.” Southern Ice Cream is a local woman owned business that runs a fleet more than a dozen trucks and prides itself on distributing quality frozen products with a smile. Barton’s vision for the future is making ice cream ordering easy and expanding distribution reach to better the customer experience. There is a rich history within this 43-year-old company, “I have a sense of pride being able to carry on the tradition of this business. It’s also empowering to have the freedom to create a vision for the business that will drive it into the future. It’s just about the process of going through and learning,” she said. “I’m always faced with new challenges daily – every time you turn around there’s something I have never dealt with before. But as president, I’m becoming a lot more comfortable in my role each day.”
