There’s a reason Cross Creek Ranch is growing fast
t’s no secret that Cross Creek Ranch in Fulshear is the fastest-growing community in the Greater Houston area in the last 10 years. The Greater Houston Partnership reported that Fulshear’s population grew 759 percent between July 1, 2010, and July 1, 2017. Most of that is attributed to the city’s annexation of Cross Creek Ranch and the phenomenal growth of the community developed by Johnson Development. In the first six months of 2018, Cross Creek Ranch experienced a 16 percent increase in sales over the previous year, placing it among the top 50 best-selling communities in the nation. The Real estate consulting company Robert Charles Lesser & Co. recently ranked Cross Creek Ranch at No. 25 in the nation, No. 4 in Texas and No. 2 in the Houston area with 246 home starts. Between its amazing amenities and its great location, Cross Creek Ranch has much to offer everyone from young families starting out to happy couples heading to retirement. Considering its diverse housing options, quality builders, great schools, and carefully planned development, it’s no wonder people are flocking to this Fulshear community. “Homes in our community are priced from the $200,000s to more than $1 million,” General Manager Rob Bamford said. “That’s due to the range of home choices offered by our large family of builders. Fulshear is flourishing with more home buyers than ever flocking to its winning combination of affordable housing, smalltown atmosphere and top-ranked schools. At the epicenter of this phenomenal growth is Cross Creek Ranch, one of the most sought-after master-planned communities in the nation. Home to more than 3,100 families with room for thousands more, the Johnson Development community boasts an enviable lifestyle with homes and amenities catering to every age and stage of life, as well as onsite schools, convenient retail options and lush natural surroundings. There is an option for everyone.” Avanti Homes, Chesmar Homes, Darling Homes, Highland Homes, Lennar, Newmark Homes, Partners in Building, Perry Homes, Sitterle Homes, Trendmaker Homes and Village Builders build in the community. Darling Homes joins Taylor Morrison in Bonterra at Cross Creek Ranch, an active adult community for people ages 55 and older. Bamford estimates that the community still has five or more years of active development. “We are still growing, still adding neighborhoods and homes,” he said. “Which means buyers will always find homes boasting the latest energy-efficient construction methods, the latest technology and the latest floor plans and elevations.”
New schools a priority The exponential growth of Fulshear has meant the need for new schools. Highlyregarded Katy ISD is adding an average of 2,800 students every school year. Lamar CISD enrolls an average of 1,000 new students per year. Cross Creek Ranch is zoned to both districts, and the community is committed to ensuring every child receives an excellent education as close to home as possible. “If you are a parent, good schools are your highest priority,” Bamford said. “Fortunately, both districts passed bond elections last year allowing them to build new schools and make improvements to current facilities.” Katy ISD recently broke ground on new junior high and high schools located within Cross Creek Ranch. The junior high will open next year, with the high school opening in 2020. The schools join Randolph Elementary and the newly opened Campbell Elementary schools allowing children to walk or bike to school everyday. Lamar CISD has begun construction on Roberts Middle School, a sixth-grade-only campus located next to the recently opened Leaman Junior High School and Fulshear High School. Young students zoned to the district currently attend Huggins Elementary. All of the schools are less than two miles away from Cross Creek Ranch. Higher education also will be easy to access with construction of the University of Houston’s new Katy campus located at Interstate 10 and the Grand Parkway. It will house programs from the colleges of engineering and nursing and open next year. New roads, convenient shopping In addition to new schools, the popularity of Cross Creek Ranch has resulted in the expansion of roads that make it even easier to travel to Houston, as well as on-site and nearby commercial development. The Texas Heritage Parkway is under design. When it is complete, it will connect the Westpark Tollway (FM 1093) to Interstate 10 and relieve traffic along FM 1463 and FM 359. The Market at Cross Creek Ranch, developed by Reid King and located at the corner of FM 1463 and Fulshear Bend Drive, is continuing to see new businesses every day. Anchored by a new H-E-B, the 140,000-square-foot retail center is being built in two phases. Phase 1 is nearly complete. Phase 2 of the development involves 11 acres of property north of the H-E-B and will offer a mix of general retail and restaurant tenants.

STATE HAS EXPERIENCED 28 CONSECUTIVE MONTHS OF EMPLOYMENT GROWTH Unemployment at record low From Staff Reports Texas’ seasonally adjusted unemployment rate fell to 3.7 percent in October, down from 3.8 percent in September 2018, reaching its lowest level since the state unemployment data series began in January 1976. The Texas economy added 32,300 seasonally adjusted nonfarm jobs in October. Annual employment growth for Texas was 3.1 percent in October, marking 102 consecutive months of annual growth. “The Texas economy continues to remain strong by adding 32,300 jobs in the month of October. These numbers highlight the strategic job creation efforts of our Texas employers, and provides our world-class workforce with career options in a variety of growing industries,” said
Texas Worforce Commision Chair Ruth R. Hughs. “Texas is a state that always welcomes new employers and also supports our homegrown businesses, offering them the tools they need to succeed and build on our continued success as a global economic leader.” October’s annual growth in the state’s Goods Producing industries was strong at 6.6 percent. Over the month, mining and logging added 4,300 jobs, followed by the construction industry with 1,500 positions. In Texas’ service providing sector, trade, transportation, and utilities added 8,900 positions over the month, and led all industries in job growth for October. Also within this sector, leisure and hospitality added 8,700 jobs, followed by education and health services which added 5,100. “Texas’ labor force is made up of hardworking individuals who are eager to
obtain the skills that our employers need,” said TWC Commissioner Representing Labor Julian Alvarez. “The jobs are out there, and I encourage all job seekers to contact their local Workforce Solutions office for assistance with job training and placement.” The Midland Metropolitan Statistical Area (MSA) recorded the month’s lowest unemployment rate among Texas MSAs with a non-seasonally adjusted rate of 2.1 percent, followed by the Amarillo MSA and the Odessa MSA which had the second lowest with a rate of 2.5 percent. The Austin-Round Rock, College Station- Bryan and Lubbock MSAs recorded the third lowest rate of 2.7 percent for October. “Texas’ dynamic marketplace has set the standard as the Best State for Business over 14 consecutive years according to CEOs,” said TWC Commissioner

Houston Methodist Sugar Land Hospital physician treats AFib with unique implantable device From Staff Reports Houston Methodist Sugar Land Hospital is the first in Fort Bend County to treat atrial fibrillation (AFib) not caused by a heart valve problem with a tiny, permanent implant called the Watchman. The procedure was successfully implanted in a patient on Nov. 2 by electrophysiologist and cardiologist, Jie Cheng, M.D. The Watchman is an FDA-approved alternative to blood thinning drugs such as warfarin, which are typically prescribed to people who suffer from aFib to prevent strokes. “Because of their irregular heartbeat pattern, patients with aFib often experience blood pooling in a pocket of the heart called the left atrial appendage,” said Cheng. “Over time, that pooled blood can coagulate and cause clots to form. If a blood clot escapes the appendage and moves into an artery, it can eventually block the flow of blood to the brain and cause an ischemic stroke.” Research shows that 90 percent of the strokecausing blood clots that come from the heart
Jie Cheng, MD formed in the left atrial appendage. The Watchman works by plugging off the appendage and preventing blood from pooling and clotting. Cheng said the Watchman is designed for patients who can no longer take blood thinners due to complications, such as people with a history of major bleeding due to the drug’s side effects, or those who are at higher risk of bleeding from an injury due to active lifestyles or hazardous work. “The long-term use of a blood thinner creates a higher risk of major bleeding in patients, so the Watchman is a welcome alternative,” said Cheng.
In fact, clinical studies show that 99 out of 100 people fitted with a Watchman can stop taking a blood thinner one year after the procedure. The Watchman is implanted through a narrow tube that is inserted through a small incision in the patient’s leg and guided to the left atrial appendage. It takes Cheng about an hour to implant the device, and most patients will go home the next day. “Eventually, heart tissue grows over the Watchman to form a natural barrier against blood clots,” said Cheng. Cheng plans to continue implanting the Watchman in aFib patients who need an alternative to blood thinners to reduce their risk of stroke. “The Watchman has been studied for more than 10 years, and more than 50,000 people have received the implant,” Cheng said. “It’s a safe alternative that can provide a very significant benefit for patients.” To schedule an appointment with Jie Cheng, M.D., call 281-205-4514. Fulshear Marketplace to break ground in 2019 From Staff Reports Houston-based Capital Retail Properties, a full-service commercial brokerage and development firm, has purchased a prime, five-acre site on the northeast quadrant of FM 1093 and 359 in Fulshear for a 17,200-squarefoot retail center and pad offerings. Dubbed Fulshear Marketplace, the project is anticipated to break ground in fall 2019, and pre-leasing is now underway. At the crossroads of the community, immediately across FM 1093 from a proposed H-E-B and the Fullbrook on Fulshear Creek residential community, Fulshear Marketplace will also be in close proximity to Fulshear High School and Cross Creek Ranch, encompassing nearly 6,000 home sites. The Houston office of Gensler was selected to design the center, which takes full advantage of elevated placement on the hilly property, framed by mature trees. Biotech businesses highlighted at chamber luncheon By Theresa D. McClellan For the Fort Bend Business Journal In a county known for its diversity, there are biotech businesses that stand out for their global reach, located right here in Fort Bend County. A trio of corporate organizations was highlighted recently by the Fort Bend Chamber of Commerce’s Healthcare Division at a special luncheon. They are growing and thriving here because they each share similar traits in their core of valuing curiosity, creativity, and challenges. Indeed, meeting challenges is the cornerstone of a biotech industry, which crosses a broad domain of sectors including medical, pharmaceutical and industrial. Cynthia Barratt is CEO and president of OCuSOFT Inc, a 32-year-old company that provides innovative ophthalmic and dermatologic products to both doctors and patient. She said they just started a 60,000-square-foot expansion, nearly
doubling their current 72,000-square-foot state-of-the-art facility on their 20-acre campus in Rosenberg. Governed by the FDA, Barratt said she has seen vast changes from a time when an audit was only two hours more than 30 years ago, to now when they become five-day marathons. The increased scrutiny within the industry means increased safety for consumers and to ensure that safety, OCuSOFT leads the way in the newest venture of serialization, which affords businesses the ability to track and trace the location of each item. This process is a big help in blocking counterfeits in the industry. Fabricio Bragg, CEO of Boccard Life Sciences in Sugar Land, heads the operations of the Boccard Process Solutions Business Area in Canada and the United States. His organization has hands in and leaves an imprint on the food and beverage, pharma and biotech, cosmetics, personal care, and brewery industries. He has worked in Brazil, Denmark, France, and Canada. Dan Purvis is founder and CEO of

Velentium in Katy, which designs and develops medical devices. The firm’s focus is on cybersecurity, firmware and applications software, and electronic design. His company’s projects are for firms pursuing FDA approval for class three medical devices that sustain or support life. He regaled the business lunch crowd with life-changing stories of innovations in brain mapping and physicians in Switzerland creating opportunities for patients with paralysis and Alzheimer’s. “The goal of our firm is to grow to make a difference. The money is secondary to changing lives,” said Purvis. “What I love about this industry is that the clients we have are serving patients with names.” Barratt noted that she has “a pool of doctors” saying they have the next best idea. “There is no shortage of ideas to develop,” she said, noting it takes a minimum of three years and millions of dollars to get a drug approved. Business Expo connects entrepreneurs and volunteers By Theresa D. McClellan For the Fort Bend Business Journal On a rainy Wednesday afternoon, several eager business owners and volunteer organizations found their way to the Fort Bend County Fairgrounds to show off their wares. In one corner was the Episcopal priest and owner of a family-owned coffee shop business called the Holy Roast, so named by his witty millennial-aged daughter. On another side of the room, entrepreneur Josh Merritt hawked his storytelling abilities with a video camera. Across the way, Sandi Lucas, the newest member of the Central Fort Bend Chamber of Commerce, displayed her exclusive journals, the Blaze Planner, catering to the busy and organized Christian woman who wants to make sure she keeps Christ at her center. More than 60 entities were invited to the annual business expo, which attracted networkers and potential customers. Business mentor Bill Klingberg with SCORE came through to bond with new entrepreneurs. “We’re here to help them get into business with business plans, get financing, and answer questions. We have lawyers, accountants, sales and marketing,” said Klingberg who was representing the Houston chapter of SCORE, which is the largest in the nation. “Texas is very business friendly and it’s pretty simple to get into business but it’s simple to make mistakes so we try to stop that.”

Her practice focuses on information technology and healthcare regulatory compliance. “There are so many more aspects to healthcare, said Suchyta. “But everyone just thinks about hospitals and doctors.” The presentation intrigued Anthony Ambler, Dean of the College of Technology with the University of Houston. “I will be connecting with them,” he said.

We know how to get them in business quickly. Our smallest loan was $500 and our biggest cash injection was $2 million.” The expo was also a chance for the
volunteer-minded to snag potential clients and donors for such organizations as the Rosenberg-Richmond Boys and Girls Club, Rainbow of Love, an adoption agency that also provides parenting help including anger management and messages like 101 ways to encourage a child, and the Fort Bend Senior Meals on Wheels. “We are always looking for volunteers, said Kelly Pepping of the program which is committed to helping seniors maintain independence.
