Sienna Plantation has much to offer growing families

W

hat are you looking for in a home? If you’re like most people, the location is probably just as important as the number of bedrooms and bathrooms and the various amenities that make a house a home. Is your cell phone hurting you? Get it tested By Joe Southern The Fort Bend Business Journal Is your cell phone physically harming you each time it rings? Is your microwave cooking more than your leftovers? These and other electronic devices of modern convenience may be bathing your body in dangerous levels of electromagnetic frequency (EMF) waves. EMF occurs naturally in the environment and is at such low levels it is harmless to humans. According to Dr. Ferryl McClain, a bioenergetic pharmacist at Haeckerville Pharmacy near Sienna Parkway and Highway 6, EMF is amplified to potentially dangerous levels in many of the modern electronic gadgets used by people every day. “Anything over four milligauss affects human cells negatively,” she said. Some cell phones can push into the teens or even near 100. Not all phones emit high EMF levels, so McClain encourages testing. “First time patients now get their cell phones tested to verify they are within safe EMF guidelines,” she said. EMF affects people differently. Some have a high sensitivity to it and it causes health problems and others suffer little to no affect at all. EMF testing, however, is just one part of the service McClain provides. As a practitioner of bioenergetics, McClain is able to test patients and many of the health care products they use to determine their effectiveness. “The patient is asked to bring all vitamins and supplements taken in last

With the use of her BioScan machine, McClain can detect ailments and proper function of organs in the body. The same machine scans medications, vitamins, and such to make sure they are helping and not causing more harm. “I’m finding that 80 to 90 percent of the vitamins patients are taking are actually hurting them versus healing them,” she said. Bioenergetics is a holistic system that combines Eastern and Western medicine to help heal the entire body and prevent disease. “Bioenergetics is more than just

matching the correct medication to the patient, it’s making sure the things you come into daily contact with are safe and helpful to the patient as well,” McClain said. She can also test drinking water to make sure it is safe. “Water is tested with both a water purity meter and a visual water electrolysis demonstration that actually separates the solids from the liquid,” she said. “It’s no secret we are drinking recycled sewer water mixed in with fresh water sources.” When a patient undergoes a bioenergetic test, they are given a score of their health. “The goal is for 70 to 75 percent of the organs to be in green (healthy levels). Bioenergetics is a process we work through together and the patient can choose how aggressively they want to work for that goal and have a scientific tool to measure that improvement,” McClain said.

Walmart celebrates fundraising effort for MD Anderson’s Boot Walk In April, May, June and July, 114 Walmart stores in the region raised more than $1 million for MD Anderson Cancer Center’s third annual Boot Walk to End Cancer, scheduled for Saturday, Nov. 10. The Sugar Land store raised $36,000, the most of all of the stores. Associates collected money at the check-out registers, as well as created several fundraising activities, such as bake sales. Dozens of Walmart associates were recognized and thanked for their efforts, and were given the opportunity to dunk several leaders from Walmart and MD Anderson. Those who were dunked included Nick Berkeley, vice president and regional general manager, Walmart; Ana Paula Correa Refinetti, M.D., assistant professor, Breast Surgical Oncology, MD Anderson Sugar Land; Caitlyn Byler, administrative director, MD Anderson Sugar Land; Chris Nelson, market manager, Walmart; and Adelina Espat, director, Philanthropic Resources, MD Anderson. Also in attendance were Karen Boral Ball, a cancer survivor, and her husband Greg

BUSINESS BRIEF County breaks ground on transit center Fort Bend County recently celebrated the groundbreaking of its new transit center in Rosenberg near the Fort Bend County Fairgrounds. The facility is designed to accommodate the county’s existing fleet of buses as well as future additions. It includes 18,600 square feet of office space, 28,400 square feet of maintenance

bays, covered bus parking, and a 7,100-square-foot fuel and washing station. The facility also contains a break area, relaxation lounge and kitchen spaces. Construction of the $21 million project is scheduled for completion in October 2019. The engineering firm Lockwood, The Fort Bend Business Journal H October 2018

Doctors Kent, Rivers join Houston Methodist Orthopedics & Sports Medicine at Sugar Land Houston Methodist Orthopedics & Sports Medicine at Sugar Land, announced that doctors Michael Kent and Thomas Rivers joined the practice on Sept. 4. Both Rivers and Kent are highly regarded orthopedic surgeons and sports medicine specialists who have served Fort Bend County and surrounding areas for over 13 years. Their addition to the staff of skilled, experienced physicians at Houston Methodist Orthopedics & Sports Medicine further solidifies the facility’s leadership position as a center of excellence. Kent received his doctor of medicine degree and completed his residency at The University of Texas Health Science Center at Houston. Kent is board certified and treats both children and adults, including athletes and active older individuals. NatureBest Coming to Missouri City The food service industry continues to grow in Missouri City following the recent lease agreement with NatureBest, a produce preparation and distribution company which is anticipated to move into the Park 8Ninety business park in first quarter 2019. NatureBest has leased 62,000 square feet of the complex, located at the intersection of Beltway 8 and U.S. 90A. The $10 million capital investment also will create approximately 115 jobs in Fort Bend County. “We are really excited about the number of jobs being created and the synergy that is evolving with a number of food-oriented companies moving into the region,” said Jack Belt, Executive Vice President of the Fort Bend Economic Development Council. “These companies will be able to expand their business and increase and upgrade their work force without having to relocate from Fort Bend County.” Joe Esch, Missouri City Economic Director, said location, existing infrastructure, quality private developers and responsive governmental entities focused on supporting business have been some of the major elements to the attraction of new business like NatureBest. Texas Comptroller Glenn Hegar Announces Revenue for Fiscal 2018, Record August State Sales Tax Collection Texas Comptroller Glenn Hegar released totals for fiscal 2018 state revenues, in addition to announcing monthly state revenues for August. In July, due to better than expected economic and revenue growth and an improved outlook for fiscal 2019, Hegar updated the Comptroller’s Certification Revenue Estimate (CRE) forecast from last October. This was the first time the agency has updated a CRE for a reason other than a legislative session in 30 years. Final fiscal 2018 revenues were in line with July’s revised CRE forecast: • sales tax revenue for fiscal 2018 was $31.94 billion, up 10.5 percent over fiscal 2017. • oil and natural gas production tax revenue was $4.82 billion, up 56.1 percent over fiscal 2017. • general revenue-related revenue was $57.2 billion, up 9.3 percent over fiscal 2017. • all funds tax collections were $55.6 billion, up 12 percent over fiscal 2017. • all funds revenue was $120.2 billion, up 8.1

percent over fiscal 2017. “As we said when we revised the CRE in July, economic growth in Texas in fiscal 2018 was strong with rising oil prices and production providing our state with a big boost,” Hegar said. “Robust severance tax revenues will result in the biggest deposits to the Economic Stabilization Fund (ESF) and State Highway Fund (SHF) since fiscal 2015.” The ESF and SHF both receive funding from oil and natural gas severance taxes. In November, the Comptroller’s office will deposit $1.38 billion in each of those funds, up from the $734 million deposited in each fund in November 2017. Barring any legislative appropriations, the ESF will have a balance of $11.9 billion at the end of fiscal 2019, the largest ending balance in the fund’s history. Hegar also said today that state sales tax revenue totaled a record $2.87 billion in August, 15.8 percent more than in August 2017. The previous record for state sales tax revenue was $2.78 billion in November 2017.

“The strong growth in August state sales tax collections compared to a year ago is principally due to the strength of the current economic expansion, but is also due to unusually high audit refund payments in August of last year,” Hegar said. “Led by receipts from the oiland gas-related sectors, all major economic sectors including manufacturing, wholesale and retail trade, construction and services contributed significant gains.” Total sales tax revenue for the three months ending in August 2018 is up 12.1 percent compared to the same period a year ago. Sales tax revenue is the largest source of state funding for the state budget, accounting for 57 percent of all tax collections. Motor vehicle sales and rental taxes, motor fuel taxes and oil and natural gas production taxes also are large revenue sources for the state. Revenue from other major taxes on motor vehicle sales and rentals, motor fuel and oil and natural gas production also rose in August 2018: • motor vehicle sales and rental taxes — $486.9 million, up 16.3 percent from August 2017; • motor fuel taxes — $309.5 million, up 1.3 percent from August 2017; and • oil and natural gas production taxes — $505.8 million, up 86.2 percent from August 2017.

HUNAN GARDEN a hidden gem in Rosenberg By Theresa D. McClellan Fort Bend Business Journal Zipping down Avenue H, it’s easy to miss the 34-year-old Hunan Garden Restaurant tucked away in a Rosenberg mall. Owner Elaine Yang, however, has a recipe for longevity that keeps people coming back for generations to seek the comfort of her flavorful food. “I have a passion for food and wanted to create something light, healthy and authentic Chinese food,” she said during a break from visiting with a return customer. “I don’t have customers, I have guests and I feel like this is their home so I care that they have the best, that they are happy and they come back. I am so blessed because I have long-term relationships,” said Yang. The former nurse opened the business

an architect and electrical engineer, at a time when there were few restaurants in Rosenberg. The family from Taiwan loved the country and wanted to be close to the city and thrive. When the economy fell and Highway 59 veered customers away from their front door, Yang remembered the words of her father who said if you make it good, people will come. So even though, as she says, they are not in a great location, customers drive from two hours away to get their hands on Yang’s Chinese favorites of shrimp egg rolls and her personal creations of lettuce wrapped shrimp, sautéed organic spinach topped with spicy and succulent reddish gold shrimp, ginger-laced homemade dumplings, orange roughy with sugar peas and a light white sauce, tropical golden shrimp over a bed of diced pineapples, and lightly sauced fried chicken wings which were voted the best wings in Fort Bend County. loyalty. Cindy Valchar of Needville has been coming for more than 30 years for lunch and family dinner meals. When her 21-yearold granddaughter Peyton Foster came home from college recently for a visit, she told her grandmother they had to eat at the Hunan Garden. “I’ve been coming here since I was 5 years old. I have so many memories here, I’m reminded so much of my childhood with her mom, my great-grandmom, it looks exactly the same there except there used to be a fish pond. I just love this place and I was craving the shrimp egg rolls,” gushed Foster. With soft light jazz playing in the background and pleasing decor, it’s easy to have a conversation in the restaurant. “Some places you go now you see the television on the wall. No, we want you to relax, take your time, enjoy your family and your dinner party,” said Yang, who remembers her customers and their families, their favorite dishes and even where they like to sit. “They say, how could you have remembered me? I say God give me a good brain. And remembering shows you care,” Yang said. She also encourages her customers to try something new. “Everyone wants to order sweet and sour pork. That’s boring. I make recommendations and they are happy,” she said. Too often, said Yang, there is a misconception that Chinese food is greasy or it will be a buffet. As a nurse, Yang said she likes to serve healthy food that cuts the grease, has no MSG and tantalizes the tongue. “I try to do as much as I can for them,” she said. Former Houston Oilers coach Bum Phillips famously told a local newspaper that the Hunan Garden was his favorite place to eat in all of Houston. A picture of his smiling face is hanging on the wall in her restaurant when you enter. Longtime customer and friend Cindy Newlin and her husband, former Houston Rocket Mike Newlin, found the restaurant the first week it opened. “It was love at first bite and we have been regulars ever since,” said Newlin. She recalled one life-changing night. “One night when Mike and I went to Hunan Garden, we could tell that Elaine was not quite herself. Beautiful Elaine always welcomes everyone with her smile and warmth – but, she couldn’t completely hide the turmoil in her life from us, her longtime customers and friends,” said Newlin.

After hearing what she was going through in her life – with the deaths of her mom and her brother, becoming a single mom and trying to weather the downturn in the economy,” Newlin said, “I wanted to do something to help. If Elaine closed Hunan Garden, it would be such a major loss to the community – especially to her loyal customers.” So Newlin revamped the interior with warm colors creating an inviting environment. “I told Elaine that she had two of the three things needed for a successful restaurant: She had the very best food and she was beloved by her customers. I told her that her restaurant just needed a little face-lift. She couldn’t change the location of her restaurant – but, it didn’t matter. It’s a destination place. Opened in 1997, Sienna Plantation quickly became one of Fort Bend’s most sought-after communities. And it still is. Today, approximately 24,000 people call Sienna Plantation “home,” and many more are snapping at the chance to do the same — so many that Sienna is the top-selling masterplanned community in Houston, according to Robert Charles Lesser & Co., in its 2018 mid-year report. Sienna Plantation has managed to stay pertinent with home buyers, says Sienna General Manager Alvin San Miguel. “The community has evolved with the changing priorities of buyers,” he said. “Early on, golf courses were important. Solar company to establish 1,800-acre farm in Fort Bend County The newest company moving into Fort Bend County will not only electrify the economy, but also homes — the equivalent of 40,000. Fort Bend Solar LLC, a subsidiary of Lendlease, based out of Sydney, Australia, is leasing approximately 1,800 acres near Orchard in the county’s western portion for a 200-megawatt solar facility. The solar panel array will tie into the main

transmission lines of CenterPoint Energy, adding enough energy to power 40,000 homes on average or 140,000 people living and working in a small city. The facility will add approximately $170 million to the county’s tax rolls. Local support and location are key, said Ross Metersky, project development director for the company’s energy development business.

Fort Bend Solar LLC, a subsidiary of Lendlease, based out of Sydney, Australia, is leasing approximately 1,800 acres near Orchard for a 200-megawatt solar facility.

“Fort Bend County offered a nice opportunity,” he said. “Electrically, it is in the Electric Reliability Council of Texas (ERCOT) Houston Zone with access to CenterPoint Energy’s robust transmission system. The county also has appropriate land for this use that is environmentally sound rather than the wetlands south of the county.” Fort Bend Solar will have approximately 700,000 roughly 3-foot-by-6-foot panels mounted on a single-axis tracker system, allowing the panels to slowly rotate from east to west throughout the day for maximum absorption. As the panels are meant to absorb the sun, reflection will be minimal, Metersky said. “Many solar facilities are actually located near airports with the approval of the FAA,” Metersky said. The energy absorbed is sent to an onsite substation where it converts it from low- to high-voltage and then delivered to CenterPoint, which is building a SOLAR COMPANY CONTINUES pg 21

Construction is expected to begin in 2019, with the facility operational in 2020. “There is a hefty load in Fort Bend County and south to Freeport,� Metersky said. “This solar project will be a tremendous advantage to end-use customers in this area.� Precinct 1 County Commissioner Vincent Morales, Jr., said having the additional energy will be attractive to commercial, industrial and residential developers moving into the area. “While economic development has always relied on good roads and good bridges, it also relies significantly on power — which is largely invisible to the masses,�

Morales said. “We need power now more than ever, especially when considering population projections for the county, and the state of Texas. I am so pleased and delighted that Fort Bend Solar will be here, contributing to the economy and also putting more power into the grid.� Jack Belt, Executive Vice President of the Fort Bend Economic Development Council, agrees and says Fort Bend Solar coming to Fort Bend County also is important because it puts approximately $170 million into the county tax rolls. “This is taking 1,800 acres off of ag exemption, which is significant,� he said. “And the initial investment is $170 million, which even with tax abatements greatly benefits the county and Brazos ISD.� The school district — through a Chapter 313 appraised value limitation abatement — Fort Bend County and the Fort Bend The Fort Bend Business Journal H October 2018
