Minor Maintenance Program The minor maintenance program is designed to cover routine minor maintenance calls to your home 365 days a year. The monthly fee will cover the labor and parts associated with these repairs so that you will not be charged individually for any minor maintenance related calls to your home. Our residential engineers will respond to general maintenance requests reported by our staff, guest assistance with operating fixtures and appliances, provide pre-arrival inspections for guests and owners, walk-through the home on a monthly basis and respond to emergencies in the home. GENERAL CALLS, INSPECTIONS, AND DIAGNOSTICS  Replace batteries for remote controls and clocks when needed  Replace light bulbs for lights when needed  Instruct guests on use of homes equipment including locks, television, DVD player, HVAC and VCR’s  Unstop toilets, sinks, and tubs by use of plunger  Basic troubleshooting for heat and air problems  Respond to and evaluate appliances service calls  Respond to and evaluate television and cable calls  Key assist for guests and owners 24/7  Bi-annual smoke detector battery change

ANNUAL INSPECTIONS  Check all major systems and appliances including A/C, heat, hot water heater, washer and dryer, dish washer, garbage disposal, refrigerator, freezer, trash compactors, stove tops, and ovens  Check condition or surfaces including walls, flooring, and ceilings  Check doors and windows for proper operation and condition  Check all lights  Check plumbing for proper operation and loose fixtures  Drip faucets in extremely low temperatures

NON-ROUTINE AND MAJOR MAINTENANCE Owner shall be directly responsible for all non-routine or major maintenance and repairs as determined be Manager in Manager’s sole discretion. Any service/ repairs that do not fall within the minor maintenance program will be considered Non-routine and Major Maintenance. All nonroutine maintenance will be billed at $50 per hour unless a bid is presented and awarded. Some examples of Non-routine and Major Maintenance include the following:  Wall repair  Door repair  Repair of all appliance malfunctions  Plumbing repairs  HVAC repairs  Perform a structural repair  Painting of a Unit *Engineers are on duty 24 hours a day to respond to guest calls
