The purpose of this newsletter is simple: to provide you with better communication. We realize that has not been a strong point in the past and we want to do something about it. Our goal is to give you the inside scoop on all things Suncadia. What’s new? What’s coming? What challenges do we face? What are our

priorities? What needs to be addressed? And so forth. If I convey nothing else, I hope to make you understand that it is a new day at Suncadia— with new ownership, new leadership, and new priorities. Over the past several months, we have assembled a competent and dedicated team to begin elevating and enhancing the lifestyle and living experience at Suncadia. We have also engaged and formed an Ownership Engagement Committee to keep us apprised of key issues and concerns. Lastly, of course, we have a new investor that is deeply committed to

not only maintaining the facilities and attractions at Suncadia, but also to creating new amenities and making this the premier resort community in the Pacific Northwest. We have set our course on ambitious but achievable goals, which require resolve and time to fully realize. However, I am highly confident that all the pieces are in place to achieve them, thereby greatly enhancing the Suncadia living experience, as well as its long-term value. With a new investor fully committed to maximizing and enhancing the value and one-of-a-kind lifestyle at Suncadia, change is afoot. Good change, mind you! The biggest example of which is the renovation and overhaul of The Suncadia Lodge.
This ambitious project, which will begin January 2024, will update many of the primary public spaces in The Lodge. This not only addresses deferred maintenance but brings the space up to current standards and enhances the overall grandeur of The Lodge.

CONSTRUCTION PROGRESS AT NELSON LAKES IN SUNCADIA
OTHER NOTABLE CHANGES & UPGRADES New Neighborhoods Construction progress continued through 2023 at Nelson Lakes at Suncadia and Domerie Park at Tumble Creek. At Nelson Lakes, the new lake system is progressing rapidly: water is now being added to the extensive 7-acres of lakes and construction is nearly complete for the “Block 1” homesites. Domerie Park construction is finished and the park is open for play. This beautiful new park includes a large grass play field, climbing boulders, a basketball court, pickle ball courts, iconic play equipment, plus a trail connector that is fully integrated with Paintbrush Lakes, the Great House, Sports Courts, and the overarching amenity core at Tumble Creek. Also, to give you a heads up, we are now in the construction phase of a new gated community for individuals and families over 55 in Suncadia: The Uplands. It’s located on a forested ridge above the Cle Elum River, offering a Clubhouse, private pool, pickle ball courts, and
access to a network of trails and paved paths.

Nelson Farm Park As one of the more popular destinations within Suncadia, Nelson Farm is a focal point for future amenities and recreational activities.
Nelson Farm Pool A collection of new, private cabanas was added to the pool area for summer 2023 and they are available for rental by members and guests. In addition to ample shade, each cabana provides double chaise loungers, two single loungers, a 43” flat screen TV, a minifridge stocked with water, credit toward Nellie’s Poolside Café, and a COOLA sunscreen kit.
A dynamic new park and playground is currently being built at Nelson Farm. It will feature a dynamic new bicycle pump track by American Ramp Company/Velsolutions, large, embedded slides on a constructed hill, various play structures, digging/excavation areas, mound tunnels, rope swings, a spinning disc, a play hammock, a jungle dome and cliff rider, and connecting paths and trails. Much of this project was funded by the Suncadia Fund for Community Enhancement. Real Estate Office Renovation Completed in 2022, the fully renovated Real Estate office now includes a free-flowing lobby and outdoor area that can be rented by members and used for cocktail parties,
Owner Requests and Concerns Beginning in 2023, we have placed an emphasis on communication with homeowners to address any concerns and needs that are brought to our attention. In 2023, there were several small projects completed to address community concerns including screening fences in both Tumble Creek and Suncadia as well as light shading. Additionally, we are working with the Owner Engagement Committee to implement anti-speeding solutions and better contractor access security.

GOLF AT SUNCADIA IS ALWAYS ON THE UPSWING Interview with Bill Shea, Suncadia Golf Director
It doesn’t get much better than golf at Suncadia. The courses here are every bit as impressive as the mountain setting: it’s as if each one has been sculpted by Mother Nature, following the natural rhythms and undulations of the landscape. With Rope Rider and Prospector at Suncadia, and the Tom Doak course at Tumble Creek, we offer the finest golf experience in the Pacific Northwest—and it keeps getting better.
SUNCADIA GOLF UPDATE Much has happened to elevate the golf experience at Suncadia in the last year. In August 2022, Prospector got a full golf cart replacement; and in June 2023, Rope Rider did, as well. In total, 160 golf courts were replaced with new, stateof-the-art carts to both courses. A new Range Machine was also added this year. It makes it easier and more convenient for Members to get buckets of balls and hit the range. Each Member will be given a card to scan in the machine, which will then provide up to two buckets of balls. “This is great
for our Members,” says Bill Shea, Suncadia Golf Director. “In the past, if the pro shop was closed, people couldn’t get golf balls. The new scanner enables them to get them whenever they like, even after the shop is closed.” Another area that has grown tremendously at Suncadia is the Junior Golf Program. The PGA Junior Golf League is now three years old and has added 140 kids as of this writing. “The increasing popularity of the Junior Golf Program has been great,” says Shea. “It is nice to reach these kids at such a young age and turn them into lifelong golfers.”
As for golf programming, Suncadia added a 1-Day Member Guest Tournament this year, along with Mariners Getaway (a bus takes a group of golfers to a Seattle Mariners game to watch a different kind of ball striking.) Last but not least, a new Pro Shop Buyer was added to the staff: Karen Johnson. Karen has come in and done a great job redesigning, re-ordering, and expanding our pro shop offering at Prospector. TUMBLE CREEK GOLF UPDATE In addition to having one of the finest golf courses in the region—the Tom Doak course has won numerous awards— Tumble Creek offers golf year-round…even in the winter. Tumble Creek golf instructors are able to give lessons yearround thanks to a stateof-the-art Trackman Studio. Adults and junior golfers sign up regularly for lessons, and the list grows every year. Tumble Creek also has Member Tournaments during the winter months on the Trackman Simulator. It has become extremely
popular, drawing a good turnout for each event. Best of all, perhaps, with all the latest technology and teaching available, Members can work on their swing or their putting or overall game whenever they like. “Members at Tumble Creek can enjoy golf year-round. During the winter we give lessons on the simulator and players can work on their swing. The offseason tournaments on the simulator have become very popular with members.” Adam Alldredge, Tumble Creek Golf Director
Like Suncadia, Tumble Creek has a dynamic Junior Golf Program that gets stronger every year. One of the main goals at Tumble Creek is to instill and nurture a love of golf for everyone, regardless of age or skill level—and the Tom Doak course lends itself to that perfectly. “The Tom Doak course,” says Adam, “is a true players course, meaning it appeals to all ages and levels of golfers—and it’s meant to be played over and over. It always reveals something new and special each time you tee it up.”

Q&A WITH MICHAEL BELL The Owner Engagement Committee As part of a larger initiative to establish a new era at Suncadia, an Owner Engagement Committee was established to give voice to owner concerns, needs, and desires. Comprised of Suncadia property owners, the committee serves as a direct conduit to the Suncadia Management Team, offering perspective, suggestions, and voicing grievances. The goal is to enable better communication amongst all parties and to achieve actionable results for the greater good of the Suncadia community. We recently had a chance to sit down with Owner Engagement Committee Chairman, Michael Bell.
What is the purpose of the Owner Engagement Committee (OEC)? The Board resolution that created the OEC described our purpose as threefold: (1) To address issues referred by the Board for advice and/or action, (2) To raise issues on our own initiative to bring to the attention of the Board, and (3) To promote social or “community-building” events and activities. To put it more simply, we see ourselves as “a strong and independent voice of the owners”. Suncadia is a large organization operating under three broad categories: Real Estate & Land Development, Hospitality Services (e.g., golf, biking, swim/fitness, dining, resort services, etc.) and Residential Services (construction design and review, security, infrastructure management, roads, communications, financial management, etc.). All of these elements must mesh together harmoniously for an optimum owner experience. For at least the next several years
owners will continue to be in a minority position with regard to Board representation (majority representation comes when 90% of properties are sold). During this period of transitional ownership, it is imperative that owners have a strong voice in shaping Suncadia’s future, and that we work in a collaborative and positive manner with the majority ownership. What will be the priorities of OEC moving forward? We’re looking to maintain our momentum and collaboration on our core pillars: addressing safety & security concerns, preserving Suncadia standards, bringing owner’s interests early and often into substantive decision-making, and ensuring voter representation.
As the Chairman of the OEC, are you optimistic about the new Suncadia team and their commitment to enhance and upgrade the community? The new management team led by Mark Thorne has demonstrated a willingness and openness to discuss owner concerns and has welcomed OEC participation in a variety of areas (see response to Question #2 above) that would have previously been “off limits” to substantive owner engagement. In addition, there is a measurable increase in skill levels and experience at the executive level of Suncadia management, and this is translating into greater transparency and ability to work collaboratively. To be sure, the proof of a new climate toward owner issues will be in seeing substantive changes in the quality and quantity of owner experiences. But we believe we are off to a good start.
What have they done to demonstrate their focus and commitment to a “new Suncadia” so far? The most important demonstration of their focus and commitment has been their candor in acknowledging the things that are broken. High on the list is broken trust with regard to amenities (e.g., pools, village), followed by broken expectations with regard to service levels. The new management has stopped treating Suncadia like a cash cow and is now working to catch up on deferred maintenance and is investing new funds toward longdelayed amenities. We all need to understand that problems long in the making will not be quickly resolved, and the new current leadership team did not create the problems but inherited them. To put it bluntly, we need to hold the new management accountable, but we also need to cut them a bit of slack. Cultural shifts of this magnitude take time.
What are you most excited about for Suncadia in 2024? Our efforts this year have been all about pivoting in a new direction, building a collaborative relationship between owners and management, and establishing our core pillars and underlying initiatives. We’re encouraged by the progress we’ve made thus far and are looking forward to more owner feedback and OEC participation this coming year. Suncadia has always benefited from the time and talents of its members. Many of our initiatives are taking hold and gaining momentum, but more resources will be needed to continue moving forward. I’m excited by the real opportunity to improve the owner experience and I believe Mark and his leadership team are committed to embarking on this journey together.

We also expanded our Peloton studio offering, weekly fitness classes, and refenced our tennis courts, including adding a flex
court for pickleball play. Our Ridgeline Putting Course opened in April, as well, providing another multi-generational activity adjacent to the Great House, with breathtaking views.” As a true four-season community, social and recreational programming in Suncadia is a full, year-round, calendar offering: “with a little something for everyone and all ages,” Anderson says. Additionally, as a member of the Tumble Creek Club, owners will receive private event coordination, catering, and event support as an exclusive benefit.
ELEVATING THE SUNCADIA DINING EXPERIENCE Q&A with Andrew Wilson, Director of Restaurants, Bars and Operations As a Destination by Hyatt, Suncadia combines the magnificence of an awe-inspiring natural setting with a dynamic resort experience that is rare. And now, with new ownership and a committed new leadership team, Suncadia is striving to make the entire living experience more gratifying and rewarding. That certainly is being reflected in the Food &
Beverage program, which is undergoing major changes and upgrades over the coming months.

We recently sat down with Andrew Wilson— Director of Restaurants, Bars and Operations and Manager at the Inn—to learn more about Suncadia’s vision for dining and hospitality. Q: Andrew you were at Suncadia years ago, left to pursue other opportunities, and just recently came back to Suncadia. What made you come back? A: Yes. I was here a decade or so ago and left to broaden my experience within the F&B and hospitality segments. I worked with some great companies, like Amazon, for instance, and got a bigger perspective on catering and dining. The reason I came back to Suncadia was, first of all, that I was excited about the new leadership team and the energy and dedication they were bringing to make things better. Secondly, I just missed Suncadia and wanted to be a part of this community and hopefully help elevate the food and beverage offerings for owners, guests, and visitors.
Q: What are you most excited about coming back to Suncadia? A: I am most excited about the team I have and the things we can accomplish together. They are passionate culinarians: Chef Taylor Widrig… Chef Maria Stiles at Stovehouse…River Widrig,
the banquet chef…and all the others. We have a chance to really take the Suncadia dining and catering business to the next level and we are all super excited about it. Q: What are some of the changes or goals entering into 2024?
A: Well, as many know, we are doing a complete renovation at The Lodge that will greatly enhance the customer dining experience, which is the always goal: the overall customer experience. We are repositioning and re-concepting Fifty-6 Degrees Lounge and Portals Restaurant.
It will be a much more integrated dining concept, more communal and sharable, more inviting. We will also be reorienting the views at Fifty-6 so customers are looking out, toward the mountains, not facing inside like they are now. We’re very excited about it, everyone at Suncadia
is. You know, so many guests’ first impression of Suncadia is at The Lodge. It’s the first thing they see as a visitor. In fact, many of our homeowners were guests here first, staying at The Lodge.
A: Absolutely. And we will offer craft cocktails, artisanal and seasonal, as well as premier wines with select food pairings and mocktails too. As
Q: That sounds great. What else besides The Lodge renovation are you excited about? A: Overall, our goal is to make dining a destination in and of itself. Our culinary options will be a destination within the larger destination of the resort and community itself, places that guests and owners will seek out and look forward to, season after season. Stovehouse too is being re-imagined, not so much from a renovation standpoint, but from its overall approach and offering. It has a great location overlooking the golf course and lends itself to a more convivial atmosphere, a place for people to gather. Q: Would you say it’s a great place to gather for drinks as well as dinner?
for cuisine, Stovehouse will be a chef-inspired steakhouse offering local prime-aged steaks, as well as fresh seafood, prepared in our onsite hardwood smoker. Customized seasoning blends will be created by the chef to showcase the flavors. This will not just be a place to dine, but a place to savor. Whether in-house aged steaks or seasonal seafood, Stovehouse will be a carefully curated dining experience that centers around taste and good times.

NATURE IS OUR GREATEST AMENITY Interview with Tony Craven, Director of Land & Natural Resources There are so many reasons families and individuals are drawn to Suncadia, but central to all of them is the setting. Nature truly takes center stage, enveloping and accenting the one-of-akind lifestyle here. The cool, fresh mountain air…the clear, blue skies on the “sunny side of the mountain”…the towering Ponderosa Pines…the ancient and iconic Cle Elum River… it all makes Suncadia the scenic natural paradise that it is known for. As homeowners and members here, our task is to preserve and nurture this pristine landscape to ensure it is protected for generations to come. That, of course, requires dedication and expertise. Conservation Vs. Preservation “One of the main things people here notice first is the trees,” says Tony Craven, Director of Land & Natural Resources. “And our duty, our task, is to safeguard the natural balance of trees and vegetation…emphasis on balance. People don’t realize it, but we have taken away nature’s method of managing the forest and keeping the balance—and that is fire.”
It is critical to distinguish between conservation and preservation. The former seeks the proper balance and usage of nature, the latter seeks to preserve nature from any use. Good conservation ensures proper habitat management, which is absolutely essential to the well-being of Suncadia’s natural resources.

Wash your spirit clean.” - John Muir Preventing OverDensity According to Tony, our forests are too dense, over 3 to 5 times the historic stocking rate in some places. “Pre-European arrival, a typical acre held 20-80 trees,” Tony says. “Now, we’re at 120 to 1,000 trees or more.” Because of that, much of Tony’s time is spent managing crews to thin Suncadia’s woods, mostly Ponderosa pine, Douglas fir and a smattering of lodgepole, larch, and white pine. With hotter, drier, longer summers of a warming climate, less water is available in the soil, another consideration
trees remaining capture more resources and stay healthier. It’s been an interesting year in the hospitality market. The industry began to normalize in 2023, with leisure travel softening from the large upswing Suncadia experienced during the pandemic. That said, leisure business is still stronger than more normalized years (2018 & 2019), driven by stronger brand recognition, community growth, and a shift in social values that now prioritizes family time more than it has in the past. Group business is returning industry-wide, with more companies shifting back to office work. Significantly, however, Seattle has lagged behind most major cities and is among the bottom four within the hospitality industry. It should be noted that the Greater Seattle area drives 90+% of Suncadia’s group business. Seattle
group bookings are still trending down 29% over normalized years, driven by declines in corporate business, such as Technology, Retail and Pharma. Suncadia, as a result, is projected to actualize 4000+ fewer room nights than we realized last year, and yet our guests are still willing to spend money in our many outlets at greaterspend-per-guest than we have seen historically. Which is a good thing. According to Noni Hughes, Suncadia General Manager, the picture is hopeful. “As we look to close out the year, we are anticipating Leisure travel to hold at its current demand levels, group business to continue to gain momentum (but not fully return to normal until 2024), and our ancillary departments to be able to drive price point and demand if supported by expected service levels, new and exciting offerings, and creative marketing.”
