Bedroom demand THE REIV does more than just compare suburbs with suburbs. The institute also looks at what type of home is in the highest demand, as it helps buyers and sellers see the full picture of the market. For instance, in the south east, two-bedroom homes were in much higher demand than three- and four-bedroom homes, whereas in the outer east, three-bedroom homes were in highest demand. In the December quarter of 2009, affordably priced two- and three-bedroom homes in the eastern suburbs were in the highest demand of all houses in the city. In the space of a year the median price for a three-bedroom house in the outer east has jumped from just under $400,000 to over half a million dollars. This confirmed that the needs of our growing population and those of first home buyers were the significant factors driving demand last year. It’s an interesting shift in the market to see the strongest demand in the unit and apartment market for larger, three-bedroom, units and apartments in the inner city and western suburbs. This also explains some of the wider changes in the residential market; where there is growing demand for larger apartments.

FIGURES released show Victoria’s first home buyers were last year happy to take advantage of government grants and ignore the threat of the global financial crisis. In 2009, Victorians purchased more homes than any previous year, with 53,730 houses sold, demolishing the previous records of 43,688 first home buyers in 2001 and 41,615 in 2007. Melbournians planning to build their first home this year can still take advantage of up to $18,000 from the Victorian government, while those in regional Victorians can access up to $22,500 to build a new home outside Melbourne. Housing Industry Association chief economist, Harley Dale, said the proportion of grants given to Victorians planning on building their own homes had jumped from 22 per cent in the first half of 2009 to a peak of 46 per cent in December, following the introduction of Victoria’s extra home construction bonus, giving the housing industry a timely jobs boost. “The extra home construction bonus has generated new residential building activity that would not otherwise have occurred and has created around 19,000 additional construction and related jobs in Victoria,” Dale said. “This additional economic activity has created an extra $463million in employee earnings and has boosted business revenue by well over half a million dollars.” Treasurer John Lenders said Victoria had led the nation’s dwelling approvals for the past 19 months in a row until the end of 2009, showing the strength of the Victorian economy despite the impact of the Global Financial Crisis. “These dwelling approvals are a pipeline of jobs for Victoria’s home builders and tradespeople with Victoria now one of only two states to have positive growth in dwelling commencements over the year,” Lenders said. “We are providing strong leadership to help young Victorians families into their first home, create thousands of jobs and take pressure off the rental market.”
