hard to flip through the pages of your 92011 Magazine and not feel a certain sense of community pride. In fact, dating back to the very first zip-code-based community magazine that we published in 2009, it’s been no secret that community is an important element in all of our lives. We’ve consistently used the pages of the magazines to promote and highlight all of the good things happening in our hometown. But what if there was a way that we all could show our community pride and actually give back to the community at the same time? How can this be done? Thank you for asking! I would like to introduce www.WearYourZip.com. By jumping online and ordering your custom Zip Code shirt today, you will be donating $5 (in your name) to the local school, charity, or nonprofit organization of your choice. And if that’s not good enough, we also offer free shipping! Really cool local shirts. Giving back to the community. Free shipping. What’s not to love about that? So spread the word to all of your friends and local connections, and let’s give some money back to our local communities – together (and get an awesome shirt in the process).

Order your local Zip Code shirt today at www.WearYourZip.com

All the best, Derrick Breaux, Publisher

P.S. Don’t forget to check out our 2016 Real Estate Issue featuring our local REALTORS® and Lenders starting on page 22. There are many elements that go into building a solid community, and our local celebrity real estate professionals and lenders certainly play a huge part. Be sure to say hello to them when you see them around town at Starbucks, on the fields, at the schools, or during their open houses.

he 4th Annual Carlsbad Spirit Benefit Concert was recently held at The Stag and Lion Pub & Grille in an effort to raise funds to provide scholarships for CHS seniors. Hosted by the Aron Gunner Memorial Scholarship Foundation, the event included a silent auction with over 90 items donated from local businesses, raffles every 15 minutes, and live entertainment from local bands such as Taken By Canadians, The Paragraphs, and The Art Dealers. Nearly 300 attendees helped to raise $22,000 by the end of the night. The Aron Gunner Memorial Scholarship Foundation is a 501(c)3 nonprofit established to honor the memory of Carlsbad native Aron Gunner, who passed away at the age of 23 in 2012. Carole Gunner commented, “Aron found his greatest joy in friendships and family. His infectious smile, beautiful eyes, warm hugs, and eternal optimism endeared him to many. It is with Aron’s spirit of compassion for others that the foundation moves forward.” For more information on the foundation visit www.arongunner.org. ¢

alia Wexler began performing with J*Company Youth Theatre Group at the beginning of 2015 and has never looked back. “I have been involved in theater throughout my life, but I’ve recently taken a more serious interest in performing. I feel that I have found where I belong with J*Company,” explained Talia. She has performed with J*Company in shows including Annie, Mary Poppins, Seussical and, most recently, Once On This Island. “I enjoy theater because I love being able to step into another place and time and be another person in that moment. I learn so much about each character that I play, and I make them my own. I also love bringing happiness and joy into the lives of people sitting in the audience,” revealed Talia.

Her favorite subjects are music and English, two classes that allow her to express her creativity. “I love music because I sing and play the piano, guitar, and ukulele. I also enjoy writing stories, poetry, and songs,” said Talia. Through The Grauer School, Talia does a great deal of volunteer work, such as helping out at homeless shelters, singing at senior centers, and collecting and sorting canned goods for those in need. In addition, she is a part of a club called Girl Rising. According to Talia, this club focuses on the pursuit of gender equality and equality in education. Gold Ribbon Schools

CUSD SCHOOLS RECEIVE HONORS FOR ACADEMIC STANDARDS

P

acific Rim, Hope, and Aviara Oaks Elementary Schools are among three Carlsbad Unified School District (CUSD) elementary schools selected to receive honors under the California Department of Education’s Gold Ribbon Schools Awards Program. The Gold Ribbon Awards recognize schools that have made gains in implementing California’s new academic and performance standards. These include the California Standards for English Language Arts and Mathematics, California English Language Development Standards, and Next Generation Science Standards. State Superintendent of Public Instruction Tom Torlakson said, “These schools shine as bright beacons for others, putting forth an exemplary effort to ensure that every student is ready for 21st century college and careers. California teachers are developing an education model for the nation, training the students of today to be the problem-solvers, inventors, and pioneers of tomorrow.” Only 772 elementary schools throughout the state were selected out of the nearly 6,000 that were eligible to apply. The CUSD schools are three of only 29 schools in San Diego County to be honored this year. CUSD’s Gold Ribbon Schools were honored at a special ceremony in Anaheim in mid-May. “We are thrilled that these outstanding schools are being recognized,” said CUSD Superintendent Suzette Lovely. “Every day, in every classroom, our teachers strive to provide every student an extraordinary education in an inspiring environment. The instructional team – teachers, parents, administrators, and classified staff – are focused on fostering the skills our students need for success.” To learn more about CUSD schools visit www.carlsbadusd.k12.ca.us. ¢

im and Skye O’Grady met through mutual friends just after graduating from UCSD. Both originally from Northern California – Jim from San Mateo and Skye from Sacramento – the pair have lived in Carlsbad with their two daughters, Grace and Lily, for 16 years. “We really love Carlsbad and think there’s no better place,” said Skye. Jim, who has been working in software development for about 25 years and is currently the director of development at Pirch, is an avid golfer. “Jim recently joined Aviara Golf Club,” noted Skye. “He enjoys

playing in member tournaments and social events at the club.” The O’Grady daughters both attend local 92011 schools. Grace will be a freshman at Sage Creek High School and Lily will be a seventh grader at Aviara Middle School. “I spent a lot of time volunteering on the Aviara Oaks PTA board when Grace and Lily attended the school,” said Skye. Instead, Skye volunteers for LA Galaxy San Diego, formerly Carlsbad United Football Club, where both Grace and Lily began playing at just three years of age. “The organization was in need of a VP of finance for their board in the fall of 2011, so I jumped in to help,” explained Skye, who has 20 years’ experience working as a financial analyst and is currently the corporate controller at Creative Mines, LLC. “One of my favorite pastimes is watching my kids play sports, so it seemed to fit that I volunteer at their soccer club!” Today, Skye is president of the board. “I truly enjoy being a part of this club as I have made some really great friendships,” shared Skye. “I really adore watching the younger players in the recreation league – the smiles and celebrations you see are heartwarming, and the parent support and bonding on the sideline is amazing.” In their downtime, the O’Grady family loves to travel and frequent their local eateries. “We enjoy meeting friends at Notorious Burger, Señor Grubby’s, and Pizza Port,” shared Skye. “Last summer we were able to take a two-week road trip up the coast to Vancouver to attend the Women’s World Cup and met up with some of our local Carlsbad peeps at the game.” However, most of the O’Grady’s time seems to be spent with the soccer club. “It’s been a great experience to see my kids grow up in this club,” recalled Skye. “I can see several of the benefits that a team has provided to both my daughters – it goes so much further than just soccer!” 

Trainer of the Year Laura Christiansen Wins National Award for Her Dog Training by LINDA FRABL | photo by Samantha Gleaton Photography

L

aura Christiansen, who hails from Detroit, MI, moved to Carlsbad in 1992 after completing a five-year dog training apprenticeship program. Prior to that, Laura had been a humane educator, visiting schools and libraries to teach children about being kind to animals. She proclaimed, “I’ve always loved all animals, but I love dogs the most! Ever since I was a little girl, my favorite pastime was playing school with all my stuffed animals as students.” That childhood pastime became a reality when Laura opened her own dog training school in Carlsbad, Canine Learning Centers. Just this last February Laura received the 2015 National Trainer of the Year Award by the Dogs in

16 • 92011Magazine.com • June | July 2016

Review magazine. She was presented with her trophy at the 61st Annual Show Dogs of the Year Awards black-tie event at Gotham Hall in New York City. Laura exclaimed, “To have my dog training acknowledged on a national level was surreal and amazing! It is a dream come true, and I feel so blessed and happy.” Eager to give back to her beloved Carlsbad community, Laura started up Caring Paws, a pet therapy program in which volunteers bring dogs to interact with the residents of Brookdale Assisted Living at the Carlsbad and the Carmel Valley locations. Laura explained, “For some of the residents, it may be the only intimate contact they have

the entire week. They love when we come, and we all love it too!” Happily ensconced in Carlsbad, Laura at first had a difficult time getting used to the year-round warm weather, but she laughed, “Once I adjusted there was no turning back, and now I can’t imagine living anywhere else!” Activities that Laura enjoys include hiking along the beautiful nature trails, going to the beach, trying out new restaurants, and attending her church. But Laura is most passionate about all things dog-related, and she insisted, “My main hobbies involve dogs: training them, continuing to learn about them, and spending fun time with them!” 

Creek to Bay Cleanup

LOCAL VOLUNTEERS CONNECT WITH NATURE THROUGHOUT SAN DIEGO photos by Mayela Padilla

I

Love a Clean San Diego’s (ILACSD) 14th Annual Creek to Bay Cleanup drew a wide array of environmentally minded volunteers to 110 sites around the county. Over 6,000 volunteers removed 150,000 pounds of litter from the San Diego landscape during the three-hour event. Over three quarters of the sites were focused on inland areas, including canyons, waterways, and street sweeps. Local cleanup sites included Frazee Beach, South Ponto Beach, and Carlsbad Tower 30. The event also marked the end of ILACSD’s Matching Funds Campaign, which started with a $25,000 donation from North

County residents Chuck and Gail Kendall. According to ILACSD, the aim was to match each additional donation in an effort to raise an additional $25,000 to connect 30,000 of San Diego’s youth to nature in a way that inspires them to help protect it for life. ILACSD was founded in 1954 as the San Diego War Against Litter Committee. Ever since then, the organization has grown

in scope and impact to become an influential advocate for local sustainability. ILACSD offers a number of educational and volunteer programs, including Keep America Beautiful, Clean Beach Coalition, Stormwater Outreach and Education Program, and Adopt-A-Beach Program. They offer regular beach and inland cleanup events. Learn more at www.cleansd.org. ¢

:::: COMMUNITY STUFF Building Community Roots

The Carlsbad Community Gardens Collaborative (CCGC), a 501(c)3 nonprofit which works to create a network of community gardens and garden-sharing resources, recently broke ground on the new Centella Street Community Garden with help from the Carlsbad Hi-Noon Rotary Club. Approximately 50 volunteers helped build 28 10’x4’ boxes that will be used by the CCGC to transform the plot of land into a thriving garden. The Centella Street location will be the first community garden in the South Carlsbad area and has been in the works for nearly two and a half years. With a long waiting list for current public gardens located in Carlsbad, the new site has been a much-anticipated addition to the CCGC and is expected to be open by mid-to-late summer. For an annual fee, community members can select either a 10’x4’ or 10’x10’ in-ground plot to grow their own fruits, vegetables, herbs, and flowers. The CCGC provides the initial box, soil, and access to water in addition to offering workshops from master gardeners. For more information on the CCGC or to get involved with future volunteer events for the garden visit www.carlsbadcommunitygardens.org or email centellastreetgarden@gmail.com.

The Carlsbad Chamber of Commerce held their 2nd Annual Glamour, Glitz, Hats, & Heels event at Sheraton Carlsbad Resort & Spa in late May. An afternoon tea and business social, the event brought together like-minded businesswomen for a day of networking and professional development. Scripps Health Executive Director of External Affairs Susan Taylor, a former award-winning news anchor at NBC, spoke about her experiences in the professional world and her transition from the broadcasting industry. Other highlights included a fashion show curated by Lisa O’Hearn, clothing by cabi clothing, and makeup by Carol Fehr with Mary Kay cosmetics. Event sponsors included The Loftin Firm, P.C., Savvy Women Wealth Management, and WWM Financial. “Glamour, Glitz, Hats, & Heels provided a forum to encourage women to celebrate being women in business. We felt privileged to be a part of this forum,” said Sue Loftin, Businessperson of the Year Award recipient from the Carlsbad Chamber, and president of The Loftin Firm, P.C. “For the younger women on our staff who attended the event last year, the event provided inspiration for their options in the future.” For more information visit www.carlsbad.org.

Local Artist Donates Work to Benefit BGCC

North County artist Roger Chandler created the signature art for Vigilucci’s Beach Bocce World Championship XXXVI. The annual event will be held on July 9 at Dog Beach in Del Mar, and helps raise funds for the Boys & Girls Clubs of Carlsbad (BGCC). Players and spectators will be able to bid on Roger’s painting. “Each year we select a different local artist to come up with a unique piece for the championship,” said co-founder John Manson. “We were thrilled that Roger volunteered to donate his time and talent.” Roger Chandler began his career as a technical illustrator at NASA, and has since become an award-winning artist and illustrator with artwork featured on magazine covers, national advertisements, editorial art, brochures, and billboards. “I like to think my paintings reflect the amazing adventures I’ve had, and convey that indescribable feeling of a beautiful sunset reflecting on a perfect wave on a perfect beach,” states Roger. “It was fun having a new project with a narrow focus to work on, and I am pleased to be a part of the elite group of artists who have created for this tournament.” For more information about the championship visit www.beachbocce.com or email events@bgccarlsbad.org.

Once On This Island

Young 92011 performers Julia Krinsky Schultz, Jason Wexler, and Talia Wexler recently performed in Once On This Island. The musical – a Broadway hit – is an original interpretation of The Little Mermaid. Ti Moune, a peasant girl, rescues and falls in love with Daniel, a wealthy boy from the other side of the island. Their love has to overcome the prejudices of their society – and the obstacles set by the ominous, interfering gods of water, death, love, and the earth. The Caribbean-infused music and dance convey a powerful message of equality and overcoming adversity. Once On This Island was presented by J*Company Youth Theatre, with a talented cast of kids under the leadership of Artistic Director Joey Landwehr. Learn more at www.sdcjc.org/jc.

Artwork Approved for Aviara Community Park

The Carlsbad City Council recently approved final design concepts for public artwork to be installed as part of the Aviara Park Improvement Project. Following a national call for artists, bronze sculptor Michael McLaughlin was selected to develop designs for park enhancements as part of the amphitheater addition to the park. A public art advisory panel made up of community members, arts professionals, design team representatives, Parks & Recreation Department and Cultural Arts Office staff, and Carlsbad Arts Commissioners selected McLaughlin and provided input on development of the final designs for this project. The artwork includes two five-foot tall bronze sculptures called “Myriad and Manzanita” and “California Quail and Cone,” and is estimated to be completed and installed in six to nine months. Art Fundraiser Benefits Fresh Start Surgical Gifts photo by Abby Enriquez

World-renowned music photographer Henry Diltz and Carlsbad nonprofit Fresh Start Surgical Gifts hosted the Strike a Pose Art Fundraiser in mid-May. There were about 50 people in attendance, who were able to walk through a curated photographic history collection spanning several generations featuring contemporary music artists and iconic sports photographs at the Morrison Hotel Gallery. Guests also enjoyed fare from Crabcakes 911, a San Diego-based food truck. The event raised approximately $1,500 for Fresh Start, which offers free reconstructive surgeries for children with physical deformities. Asher, Fresh Start patient and guest speaker at the event, shared how his life would have been very different without Fresh Start’s medical team. “I owe my life to Fresh Start,” he said. A community-driven event, Red Shoe Day is an annual tradition that brings neighborhoods – and even local elected officials like Chris Cate – together to raise money for this local charity. The Big Short S

ince the release of the movie The Big Short, I’ve had more than my fair share of questions from interested home owners, wondering if we run the risk of another housing bubble as home prices continue to climb. If you recall, the movie is based on a few “savvy” investors who placed large sums of money into options against mortgagebacked securities, basically betting against the U.S. housing market. As history reminds us, the bubble did burst, causing home prices to plummet – and these investors made billions. “Are we poised for another bubble?” This is a legitimate question, since our current market is once again nearing the peak home values of 2006. However, this recent four-year rise in home values is very different from the euphoric rise of the early 2000s. Housing Market in the Early 2000s The meteoric rise in home values during this period was based on several concurrent factors, mostly driven by unregulated and risky lenders. • Interest rates continued to drop, allowing

As Home Values Continue to Climb, Is There Another “Bubble” on the Horizon? by AL REX, Realtor | Al@AlRexRealty.com

home buyers to pay more for a home without higher monthly loan payments. • Lending guidelines were very loose during those years. If you had a pulse, you got a loan. • A good portion of these loans were five and seven year interest-only adjustable rate mortgages (ARMs), which had low introduction rates that accompanied interest-only payments. • Some homeowners did several cash-out refinances during this period of growth, pulling out the excess cash as values continued to climb. • Home builders could not keep up with the demand for new homes, making the existing resale home market extremely hot. • As a result, home prices rose in Carlsbad by 149% between 1998 and the peak of 2006. In fact, the insane first quarter of 2004 actually saw average single-family home prices rise in Carlsbad by $107,000 in just three months! From $760,000 in April to $867,000 in July. • The result – four million foreclosures occurred in the U.S. since 2007, and home values dropped significantly between 2008 and 2012. Housing Market Since 2012 Fast forward several years, and you find a very different market today, with a steady rise

in home values. • Carlsbad growth in home values has been steady but not unrealistic, with values up 38% over the last four years (in comparison to the euphoric 149% from 1998 to 2006). • The majority of the purchases are with at least 20% down, and if less than 20% down are accompanied by mortgage insurance. The majority of these loans are 15- and 30year fixed rate loans. • Home buyers applying for loans must show full documentation of income and proof of assets in order to qualify. • Interest rates have remained at or near historic lows, and although an eventual increase is expected, all indicators point to a slow/deliberate increase. So Where Do We Stand Today? No one has a crystal ball, but the experts I’ve consulted with on this subject believe that if we do see a downturn in the housing market, it will be more of a mild correction and not a bubble. They believe the market should remain strong through the summer months and into the fall before we see an eventual flattening out. Barring a total economic melt-down, your home values should be solid for the next several years. ¢
