92064’s 1st Annual REALTOR® Guide
I
like things that you can touch. If I can’t touch it, I at least like to be able to see it. It should come as no surprise to the people that know me that my world revolves around building things. Whether it is creating magazines, overseeing the launch of a website, starting and growing companies, remodeling a home or office space, or building a house from the ground up – I’m all in! Seeing the final product that wouldn’t exist otherwise is very rewarding. Even as a child, I would find simple pleasure in drawing floor plans of homes. In my mind, I was actually building those houses – or I was going to build them when I grew up. Although more than a few of my house designs didn’t contain some of the bare essentials that adults are accustomed to – like closets and storage areas – they certainly had amazing game rooms, huge garages, and bathtubs the size of small swimming pools. As it turns out, perhaps my 10-year-old imagination was onto something. Note to self: Revisit original concept of amazing game room (aka man cave) and huge garage (aka my favorite part of a house). We’ll table the bathtub discussion for a later time. You can definitely touch real estate. For nearly a decade in the early 2000s, I owned a real estate and mortgage company that had 97 licensed agents at its peak. Building a company from scratch to a team of 113 (counting the support personnel) was an incredible experience to say the least. I developed a profound respect for the real estate industry along the journey while overseeing thousands Derrick Breaux of transactions. I am still very close to many of the incredible professionals Publisher that made up our team. Simply put, I respect what REALTORS® do and how hard they work for their clients and the community. I value the many steps that take place during a real estate transaction. This issue of 92064 Magazine contains a very special 1st Annual ® REALTOR Guide (see page 45). To be honest, I can’t believe we didn’t do this special issue sooner. There are many elements that go into building a community, and active local real estate professionals are definitely one of the key components. They are often a part of the community themselves, walking their kids to school or sitting next to us at soccer games. Many of them sponsor school programs and donate time and money to local charities and organizations. But perhaps the most important thing is that they are working with us on what is considered to be the single largest investment of our life – buying or selling our homes. While we often see the faces of our local REALTOR® celebrities in the pages of this magazine, on the real estate signs around town, on the ballpark fences, or even on the shopping carts watching us as we make the dreadful decision to go with paper or plastic, I wanted to take it one step further. Real estate is definitely hyper-local, and this REALTOR® Guide gives you a glimpse into the individual movers and shakers of our local real estate industry. The intention of the REALTOR® Guide is to create a personal introduction to the actual person – not just the REALTOR® – that dedicates their career to overseeing our local real estate market. I hope that you enjoy getting to know your REALTORS®. Be sure to say hello to them when you see them around town at Starbucks, on the fields, at the schools, or during their open houses. They are constantly working in front of and behind the scenes to keep their fingers on the real estate market pulse and see that our communities continue to move forward.

A Writer’s Life
Maggie Ethridge Balances Family Life with a Writing Career That’s Making an Impact by LYDIA COBB | photo by Zeena Gregg Photography

ovelist, freelance writer, and social media expert Maggie Ethridge chronicles life – as is. Her honest blog about her marriage (with her husband’s support) captured the attention of an eBooks publisher. Maggie blogged about what it was like when her husband was diagnosed with Bipolar II a year into their marriage. Her first book, a memoir, is titled Atmospheric Disturbances: Scenes from a Marriage (Kindle). “It’s very gratifying to challenge the silence that still surrounds these issues in our communities, and to know that in doing so, other people who cannot speak up feel less alone,” shared Maggie Ethridge. Yet she finds having a published memoir is a delicate balance between their private lives and dialogue about

her contributions toward understanding mental issues. “What makes my husband and me both tremendously proud regarding this memoir are the people who have reached out to say it has helped them or moved them,” she added. Original short stories, plays, and poetry filled her childhood notebooks. Maggie was born in Mississippi and moved to San Diego with her family at age three, settling in Rancho Peñasquitos by sixth grade. Maggie reflected, “We never had much money, but we were always exposed to intellectual and natural riches.” She taught preschool to be closer to their four small children as they were growing up. She and her family love to swim, hike, “get ridiculous,” hit the bookstores, and visit family. The oldest son is in the band Law based in Long Beach. Their younger son graduated as an EMT and plans to join the Air Force. Both younger daughters are still at home. Maggie also mentored a girl in foster care for seven years and included her like family. She’s now a young mother and Maggie is proud of what she has overcome. Maggie currently writes for online sites The Mid and Purple Clover. A second book is a chapter away from completion and she also plans to publish a completed book of poetry. She suggests to young writers, “Read and write every day and pay close attention to the world.” She advises adult writers to “find your tribe” using social media and to submit works regardless of mood or frequency of rejection. With her first book a success, new chapters are coming from Maggie Ethridge.

By doing such activities as Red Shoe Day, Holidays with Heroes, and Rose Float decorating, Michele elaborated, “The Key Club provides students with leadership opportunities and avenues to give back to the community. I love that the Key Club is a
service-oriented club based in foundational personal values, because I try to live my life based on my values.” Recently Michele was recognized as the most dedicated member of the Poway Key Club. Michele is now the Secretary for the Poway Key Club’s council meetings, and she’s also in the Kiwanis’ Student Leadership Program. As an avid recruiter for the organization, Michele exclaimed, “I’m “I LOVE THAT THE constantly encouraging many of my peers to join with the goal of serving KEY CLUB IS A others! Michele’s parents, who she calls her role models, have had a huge influence on Michele’s noble pursuits. In fact Michele’s mom is one of the co-founders of the Builders Club at Twin Peaks Middle School. Michele graciously admitted, “I respect the dedication that my parents have put into giving their children a good education and start on life!”

s transplants from the Midwest, the Klepsch family didn’t think they’d find a home in San Diego that had everything on their wish list. But lo and behold, Poway’s Rancho Arbolitos West neighborhood met all of their requirements! Patriarch Paul admitted, “Having grown up in the Midwest, we wanted a home with a sizeable backyard

for our kids to play, a friendly neighborhood, and close proximity to good schools. Poway had exactly what we were looking for!” His wife Courtney added, “We love that our home is situated at the end of a cul-de-sac, because our two very active boys (Addison, 10, and Dominic, 5) can play basketball, ride bikes, or just hang out without the worry of cars driving by.”
Even though they’re happily entrenched in their Southern California lifestyle, the Klepsch parents still try to incorporate elements of their beloved Midwest upbringing – especially their fondness for the city of Chicago – into their family. Courtney revealed, “Our son Addison is named after one of the cross streets of Wrigley Field, and our

Courtney is a foundation board member at Painted Rock Elementary, handling the marketing and communications. She also does marketing/sponsorship initiatives while on the Poway American Little League (PALL) board. Paul is the Vice President of the PALL, as well as a Minor A coach. He also helps run the nonprofit SoCal SKLZ Baseball Club and coaches for the Future Titan’s Basketball Club and recreational basketball. With both sons involved in baseball and basketball, it’s no wonder sports are a huge part of the Klepschs’ existence. Paul proclaimed, “When we’re not watching our kids’ games, you’ll find us taking in a Padres’ game, tailgating at SDSU football games, or heading to an SDSU basketball game.” Courtney joyfully interjected, “We also try to support the local Poway sports teams from youth through high school as much as possible!”

LOCAL RESIDENT AND RESEARCHER JOINS PEOPLE WITH PARKINSON’S ADVISORY COUNCIL
T
he Parkinson’s Disease Foundation (PDF), a national organization dedicated to research, education, and advocacy, recently selected Poway resident Girija Muralidhar, Ph.D. to join the foundation’s People with Parkinson’s Advisory Council. The council is composed both of people living with the disease and care partners, and they provide unique insights and input on PDF’s priorities and programs. They identify unmet needs and serve as liaisons to the community. Dr. Muralidhar is a retired research scientist who spent 30 years working in immunology to develop vaccines and treatments. She received her doctorate from Ohio State University and her postdoctoral training at Stanford University and University of California, San Diego. Dr. Muralidhar specialized in infectious diseases but later turned her
attention to Parkinson’s disease research. “Parkinson’s disease forced me to give up my first career in science,” said Dr. Muralidhar. “But I found a second one – working with PDF to ensure that people with Parkinson’s disease are informed about scientific research and involved in clinical studies.”
Her role on the advisory council is not her first contribution to PDF. Her diagnosis inspired her to join the Parkinson’s Advocates in Research program, where she works with UCSD researchers to develop better treatments. On a national level, she’s worked with the Parkinson’s Action Network and the Patient Centered Outcomes Research Institute. She helped found the Parkinson’s Creative Collective and coauthored an anthology of personal stories titled The Peripatetic Pursuit of Parkinson Disease. Dr. Muralidhar also leads a local support group. Learn more about PDF and its local and national programs at www.pdf.org. ¢

Steve Jewett Suggests, "What if Everyone Picked up Just One Piece of Litter?" by LYDIA COBB | photo by Zeena Gregg Photography
teve Jewett hikes Iron Mountain at least every other week. Mt. Woodson with its overhanging Potato Chip Rock is also a go-to. Steve began to see trash in the way and wondered, “What if everyone picked up just one piece of litter?” He went about debris removal casually at first with his hiking partner Bill Willoughby. “After seeing too much litter on Iron Mountain over a period of months, we decided to start picking up the litter,” shared Steve. Hikers noticed. They thanked them or joined in the effort, inspiring Steve and Bill to create a community-based venture. They worked with Bob Hahn at Poway Parks & Recreation to test trail boxes that dispensed dog and people litter bags, complete with litter getters. Steve is an entrepreneur who launched four successful companies in business supplies. Clean Trails is his fifth venture.

Clean Trails is a national nonprofit born on Poway’s trails and headquartered in Evergreen, Colorado, with 400 volunteers and 12,000 members. “Our goal is simple – a clean outdoors,” explained Steve. “Motivating every hiker and outdoor enthusiast to pick up at least one piece of litter every time they are outdoors is the bigger challenge.” Clean Trails works with corporate and community groups to organize trail cleanups. Recently, Seacorp cleaned up litter at San Elijo Lagoon with 15 participants. Twentyfive volunteers with Lionsgate Entertainment beautified Solstice Canyon in Santa Monica. Anyone can help by adopting a trail, sharing trail cleanups on social media, or partnering in teambuilding corporate events. The group’s Climb of Life fundraiser will be held in Colorado this year, in partnership with City of Hope, combining cancer research with the healing elements of the outdoors. Steve is joined by his wife of 27 years, Marcia, and their two cats, Cocoa and Sierra. He grew up in Kansas City and moved to Colorado to ski and climb. He has climbed all the fourteeners (peaks at least 14,000 feet above sea level) in Colorado and some in far-reaching locations. They currently live in Tierrasanta. Steve mentioned, “My dad started me in scouting and I fell in love with the outdoors.” As a trained mountain team rescuer, Steve recently came to the aid of a hiker who had sprained her ankle. He enjoys helping people as much as he loves working for cleaner trails.
Small Business of the Year 92131 BUSINESS FITNESS QUEST 10 RECOGNIZED FOR 77TH ASSEMBLY DISTRICT
A
ssemblymember Brian Maienschein recently recognized local Fitness Quest 10 as the 2015 Small Business of the Year for the 77th Assembly District. The Scripps Ranch business is owned by Todd Durkin, who spent his career training professional NFL, MLB, and WNBA athletes before opening his gym in 2000. The business has grown from small beginnings into a full-service gym with a staff of 38, and has been named one of the top 10 gyms in the country by Men’s Health for the past four years. “For 15 years, Todd has used his expertise working with some of the country’s top professional athletes to inspire people of all ages to take control of their lives by making healthier diet and exercise choices,” said Maienschein. “Fitness Quest 10 was founded on my belief that every single person can lead a healthy, fulfilling life if they have the discipline, have a positive attitude, and surround
themselves with the right people,” said Durkin. “It is an incredible honor to be recognized by Assemblymember Maienschein as the 2015 Small Business of the year, and I am proud to share the recognition with the hardworking Fitness Quest 10 team and all of our clients.” The Small Business of the Year for each district is nominated by that district’s legislator every year and recognized by the California Small Business Association. Legislators select businesses based on their business ethics and community services, and winning business owners travel to Sacramento to receive their award. Last year’s Small Business of the Year Award went to ZCode Magazines. Publisher and Co-Owner Derrick Breaux, Creative Director and Co-Owner Tyler McElhaney, Editor Sarabeth McElhaney, and Director of Business Development Jessica Breaux were proud to accept the award on behalf of the rest of the team. ¢

Southern California Ballet Shares the Traditional Art of Dance with Students and Community by LIZ ONUFER | photos by Vladimir Zabezhinsky
T
he Southern California Ballet (SCB) celebrates 30 years of training local dancers and providing community outreach. SCB’s primary mission is to offer training in the dance arts and provide ballet performances for the general public. “SCB is a testament to the quality of instruction, performances, and dedication of many individuals who believe the art of ballet is a tradition worthy of sharing with their community,” said Kate Hirsh, Marketing and Development Director. Founded in 1985, the nonprofit ballet company is the only dance organization in the San Diego area to be affiliated with the Cecchetti method, an internationally recognized ballet curriculum for beginners to professionals. The Academy’s accomplished instructors reflect the quality of the Cecchetti curriculum. All of the faculty are internationally accredited dance instructors and many have danced professionally. In addition to the ballet curriculum, the Academy also offers all levels of creative dance, tap, character, modern, jazz, pointe, pas de deux, and conditioning classes. “The atmosphere is very friendly and
“
professional. The students concentrate and work hard to improve their skills and absorb corrections,” said Artistic Director Sylvia Palmer. The growth of the school’s programs will now be aided by its recent merger with Black Mountain Dance Centre, a school established in 1983 by two of the original founders of Southern California Ballet, Sylvia Palmer and Mark Zetler. “This natural transition will allow the school, now named the Academy, and company more opportunities to expand dance programs, extend foundation support, and continue community outreach programs,” said Hirsh. Upcoming performances include Alice in Wonderland in early September and the holiday tradition, The Nutcracker, which will be performed in December. “It is not a studio that produces dance for competition. The company focuses on the art form by producing traditional and contemporary ballets, all of which take place at the Poway Center for the Performing Arts,” Hirsh added. To recognize 30 years of instruction and performance, Southern California Ballet looks forward to a few special events. A gala will be hosted at the end of January and the annual Spring Program will be performed in April, featuring internationally acclaimed alumni of the Southern California Ballet. In addition, a

Today, the studio that at one time needed to hire guest artists to create high-level productions now looks to its own alumni who have pursued dance professionally to return and support the program that built their foundation. ¢

THE GREAT OUTDOORS
Get Away to the Great Outdoors at San Diego's Beautiful Campgrounds by LAINEY KRAL
W
hether you’re complete camping novices or grizzled outdoor experts, San Diego campgrounds can be the perfect weekend destination. Pack up your car, trailer, or motor home and head out for a taste of the great outdoors. An hour east of San Diego, Lake Morena County Park is a blend of coastal, desert, and mountain terrain. Ten cabins and 86 hook-up, partial hook-up, and tent sites mean there’s a perfect campsite for any family. The Morena Reservoir is open to personal canoes and kayaks, and motorized boats are available to rent for fishing and cruising. The famous Pacific Crest Trail passes near a select number of campsites. Bonita’s Sweetwater Summit Regional Park welcomes motor homes, trailers, and tent campers alike to 112 campsites in the 500-acre park. The 15 miles of trails are open to bikers, hikers, and horseback riders – some of the campsites include corrals so equine visitors can stay the night as well. Kick back and spend the afternoon fishing at Sweetwater Reservoir, then get dinner ready at one of the picnic pavilions.
William Heise County Park offers 103 campsites, almost 11 miles of multi-use trails, and 14 cabins with internet access for those who want to stay connected in comfort. Look out for mule deer and wild turkeys among the pines and oaks. The park is 4,200 feet above sea level near the historic gold rush town of Julian – head into the city during the day to visit the Pioneer Museum or pick up one of the famous local pies. Be sure to make reservations early and stay updated on current campfire and water use regulations. Remember to check the projected weather at your destination before you finalize your packing list. Learn more or check out other campgrounds at www.sandiegocounty.gov/parks/camping.
The S'More the Merrier Standard s’mores are delicious, but sometimes it’s fun to go beyond the traditional marshmallow, chocolate bar, and graham cracker sandwich. TECTING Y RO
M SUM ER FI S I
TIPS FOR P E V
R SKIN TH OU
Know Your Sunscreen Apply sunscreen to your face, ears, neck, arms, and any other areas not covered by clothing, and don’t forget to reapply throughout the day – a good rule of use is one ounce every two hours. Be sure to read the label before you pick one out. Broad spectrum sunscreens – those that protect against both UVA and UVB rays – with a SPF of at least 30 are a good place to start, though higher SPFs provide more protection for longer. Always follow directions on the label and check for expiration dates. Most
1
sunscreens are good for up to two to three years.
2
Wear Proper Clothing Clothing can provide different levels of sun protection, depending on the fabric, color, and of course, how much skin is being covered. Dark colored, long-sleeved shirts and pants are the most protective, and tightly-woven fabrics are best. If you hold the clothing up and can see light through the fabric, you’re still getting some UV exposure.

ith the arrival of the official season of beach days and backyard barbeques, it’s likely that you’ll be spending a lot more time outside for the next few months. While you’re putting on your swimsuit or bringing out the coolers and lawn chairs, it can be easy to forget to take the necessary steps to avoid the harmful effects of the ultraviolet (UV) rays of the sun, which is why we’ve put together a few simple tips on how to safeguard yourself and your family this summer.
3
Head for the Shade Avoiding too much direct sunlight is simple but important, especially during the hours of 10 a.m. to 4 p.m. when UV light is strongest. UV rays can reach below the water’s surface, so you can still get a burn while relaxing in the pool – and don’t forget that sun protection is necessary even on cloudy days. Protect Your Eyes, Too! Wearing a hat and sunglasses can help protect your vision, as well as cover up sensitive areas
4
that are difficult to protect with sunscreen, such as the scalp, ears, or delicate skin around the eyes. Choose a widebrimmed hat with at least two to three inches of tightly-woven fabric all the way around and a dark, non-reflective underside. Large-framed or wraparound style sunglasses are best for covering your eyes from light coming in from different angles. Before you buy check for labels that say “UV 400 protection” or “Meets ANSI UV Requirements” as these indicate that the sunglasses will block 99-percent of UV rays.
5
Use the UV Index Before you head out for a day in the sun, check the Environmental Protection Agency’s (EPA) website for the UV Index. The index represents the intensity of the UV rays of the sun on a scale of one to 11 to help you decide how much UV protection you’ll need for your outdoor adventure. The National Weather Service calculates the UV Index forecast daily and the EPA publishes the information, along with other recommendations for sun protection and planning sun-safe outdoor activities at www2.epa.gov/sunwise.
Survival and Success Stories
MEMOIRS RECOUNT CHALLENGES FACED BY TWO POWAY HIGH SCHOOL GRADUATES
T
wo Poway High School graduates are working on a unique project. Andrew Bundy explained, “We are currently both working on separate memoirs about our lives, mine about my experiences with cancer and his about his ultramarathon running.” He and Nick Hollon have been friends since high school, and their lives changed when Andrew was diagnosed with Acute Myelogenous Leukemia two weeks before his graduation. Nick, a grade below him, was inspired to embark on a senior project of running 3,000 miles to raise money for the Leukemia and Lymphoma Society in his friend’s honor. One of Andrew’s treatments resulted in the even more deadly Graph vs. Host Disease (GVHD); then, his treatment for GVHD resulted in a degenerative bone disease that led to several surgeries. “I want my book to really highlight the struggles of surviving cancer and raise awareness for the survivors who seem to lose a lot of their support after they go into remission,” said Andrew. “Cancer is only the first part of surviving.” Meanwhile, Nick took his running to the next level with
ultramarathons. At age 19 he was the youngest ever finisher of the Badwater Ultramarathon, and he’s only the 13th person to ever finish the Barkley Marathons. “Nick’s book focuses on his coming of age during high school and especially his interest in running that came into its own after I was diagnosed with AML,” said Andrew. He continued, “The books tie together in several places, weaving our stories together as we draw inspiration from each other and struggle through separate but similar challenges in our lives.” Learn more at www.survivingthecure.blogspot.com and www.ultrademus.blogspot.com ¢

Debunking First-Aid Myths FOOD IS BEST EATEN, NOT USED FOR INJURIES Back to school can be a whirlwind of sports and new activities that result in minor injuries. Here are a few first-aid myths that may do more harm than good. Put butter on a burn. First-degree burns – the skin is red, but still feeling normal – can be treated at home, but don’t pull out the butter dish. Butter may do wonders for your mashed potatoes, but it does nothing for burns except add foreign particles and increase the risk of infection. Reach for a cool cloth and a frozen bag of vegetables instead. Minor burns need to be cooled, so run cool water over the burned area for at least 10 minutes and then apply an over-the-counter antibiotic. Throw back your head if you have a nose bleed. Never tilt your head back to stop a nose bleed as it will only make the blood flow down the throat into the lungs or into the stomach, which may cause vomiting. To stop a bloody nose, lean slightly forward and pinch your nose just below the bony part where glasses sit using your thumb and index finger. Press firmly for no less than five to 10 minutes. If a bloody nose follows an accident or injury to the head, seek medical attention immediately. Also contact your primary care doctor if you have frequent nosebleeds or if they are difficult to control.

Apply cold only to a twisted knee or ankle. How you treat a twisted ankle or knee depends on the stage of the injury. If you can immediately treat the area, use RICE: rest, ice for the first 24 hours, compress gently with a bandage, and elevate the twisted area over the level of your heart. Applying ice reduces swelling and pain and limits any internal bleeding at the injury site. To use ice effectively, place it on the affected area in a thin towel for 20 minutes at a time. Apply heat to an injury after the first few days, when the inflammation has decreased and increasing blood flow to the area can provide healing nutrients. Your primary care doctor can help evaluate the injury. Apply a cold steak to a black eye. Keep the steak for dinner and bring out that bag of frozen vegetables instead. Your frozen steak may have bacteria on it, so covering your eye with it is not recommended. Instead of steak apply a crushed ice pack or the frozen vegetable package to the affected area for 10 minutes at a time. If the eyeball itself is damaged or if the vision is affected, see your doctor. Clean a cut or scrape with hydrogen peroxide. Using hydrogen peroxide to clean an injury can actually harm the tissue and delay healing. The best way to treat a minor cut or scrape is to cool and clean it with cool water, rinsing thoroughly to remove dirt, debris, and bacteria. Protect the injury with a bandage and see your doctor for a wound that is large, deep, or bleeding nonstop. ¢

Fairy Tale and Fantasy Tea
Poway resident Deborah Boyd worked with the nonprofit Words Alive and the San Diego Costume Guild to create a unique literacy event. The Fairy Tale and Fantasy Tea at the Escondido Public Library welcomed children to check out books, enjoy tea and treats, and listen to costumed storytellers. Between 80 and 100 children, parents, and Costume Guild members attended, and organizers gave out 150 free books. “Costume Guild members generously gave up their Saturday, prepared some delicious food, read children’s stories, and served tea to guests,” said Deborah. A retired San Diego Sheriff’s Department Detective, Deborah is a regular volunteer at Felicita Elementary School. She has also volunteered with Words Alive and the Rolling Reader Program for the past two years. Rolling Reader Program Manager Carter Anderson said, “We are happy to support community outreach events like the Fairy Tale and Fantasy Tea. We truly appreciate the dedication of volunteers like Deborah.” Learn more about Words Alive at www.wordsalive.org.
Rotarians at Work
The Rotary Club of PowayScripps recently celebrated a belated Rotarians at Work Day, an annual event for clubs around the world to get their hands dirty volunteering for community projects. “This year the folks at the Kumeyaay-Ipai Interpretive Center asked for us specifically to come and clean and trim trails and pull weeds at the center in Poway,” said Bill Stoudenmire, the club’s immediate past president. The club meant to clean up on the fourth Saturday in April, but rain forced a reschedule to June. Ten club members spent the morning cleaning trails, trimming overhang, and pulling weeds. For Rotarians at Work projects, the Poway-Scripps Rotary has painted the Poway Senior Center, painted benches at Old Poway Park, cleaned up at Lake Poway, and done special projects for local seniors. Twin Peaks Olympics
Twin Peaks Middle School’s 41st Annual Sixth Grade Olympics event was an opportunity for students to enjoy two days of outdoor activity, build friendships with students from other classes, and learn about the cultures and customs of other countries. The competition was founded in 1974 when the school was only three years old. Each sixth grade class chose a country to represent in the Olympics, then spent time learning about the country, designing banners, and choosing their theme song for the opening ceremonies. One creative class introduced the country of Iceland with Vanilla Ice’s “Ice Ice Baby.” The event was run by the physical education staff, around 40 parent volunteers, and 30 seventh and eighth graders chosen by their teachers to assist. Sixth graders each chose three athletic events to compete in, ranging from races and hurdles to discus and pentathlon. Winners from the first day moved onto the finals on the second day. Gold, silver, and bronze medals were awarded at the closing ceremony.

Q&A with
President Joyce Handa
For those who might not know, what is a Kiwanis Club? What does the name mean? Kiwanis Club is a global volunteer organization that is home to the largest youth service program in the world with approximately 680,000 members worldwide. The Kiwanis raise more than $100 million and report over 18 million volunteer hours to strengthen communities and serve children. Our local clubs support programs that empower youth with leadership skills and serve those from underprivileged backgrounds. The word Kiwanis originated from a Ojibwe phrase – “Nunkee-wan-is” – which was originally translated as, “We trade.” A more thorough check by early Kiwanis members later revealed that a truer meaning is, “We have a good time – we make noise.”
Can you tell us about the history behind Kiwanis Club of Poway? Who were the founders of the local chapter, and what was their inspiration? Our Poway Club was chartered in 1973 and was sponsored by the Kiwanis Club of Los Rancheros, also known as the Kiwanis Club of Rancho Bernardo. The inspiration for the formation of our club was the desire to expand service within our community.
At-a-Glance Club President Name: Joyce Handa Community: Poway Education: B.A. Foster School of Business, University of Washington; Certified Public Accountant Family: Husband – Douglas; Daughters – Ellen and Sara Interests: Spending time with my family, hiking along local trails in Poway, meeting new people, and helping those who are underprivileged Memorable Kiwanis Moment: In 2010, before I became an official member, my daughter Ellen was newly elected as Key Club President and her twin sister Sara was elected as Key Club Treasurer at Poway High. I recall their tenacity, commitment, and passion to help organize meaningful events for Key Club members that would touch the lives of others and make a difference in our community.
How has the club changed over the years? Our club has gone through several changes since its inception. In 1987 Kiwanis International officially allowed women to join the organization. Our Poway club continues to transition to meet the needs of attracting a younger membership base. Recently we designated one evening meeting a month to encourage prospective members who work full-time to join our service organization. What is the club’s mission? Additionally our club goes above and beyond Kiwanis is a global organization of volunteers from just providing pancake breakfasts, as dedicated to improving the world, one child and we recently made a commitment to sponsor one community at a time. an Aktion Club for developmentally disabled young adults residing in the communities of Poway and Rancho Bernardo. We are the Kiwanis Club of Poway second club in the Southern California President: Joyce Handa region to do this. Our Website: www.powaykiwanis.org members have great Facebook: www.facebook.com/powaykiwanis Can you tell us a bit about the origin of Kiwanis? When was it founded, who were the founders, and what was their inspiration? Two natives of Detroit, MI, Allen S. Browne and Joseph C. Prance, founded Kiwanis as a fraternal organization that focused on business networking and fellowship solely for young professional businessmen (the corporate charter was returned by the State of Michigan, dated Jan. 21, 1915). However in 1919 the organization changed its focus to service; in 1987, women were officially allowed into the membership.

Our club’s primary focus is to work with underprivileged children; however we also help the local senior centers in Poway and Rancho Bernardo upon request. established a partnership with UNICEF (the prior project involved the campaign against Iodine Deficiency Disorder) to help eradicate maternal and neonatal tetanus in developing countries, since it strikes babies and mothers who have little or no access to healthcare. How did you first become involved with Kiwanis? What appealed to you about the organization? I became involved with Kiwanis as a result of my twin daughters having been elected as President (Ellen) and Treasurer (Sara) of the Poway High School Key Club in 2010. The most appealing aspect of the Kiwanis Club is that we are a service organization rather than a philanthropic organization, which means that everyone in our community has the ability to set aside time to roll up their sleeves and volunteer by making a difference within our communities. What is your current role within the club? What are your duties in that role? As president of the Kiwanis Club of Poway, my duties include managing and leading our 75-plus member club and establishing service-related goals that are aligned with Kiwanis International’s overall objectives. Additionally I am humbled to have the opportunity to work with a phenomenal team of dedicated volunteers, especially with members who have stepped up to become officers and board members, who share a sincere passion to help youth, since they are our future generation.
Can you tell us a bit about the other current officers and any other key players in the club? This year I’ve implemented a program to recognize outstanding members who have gone above and beyond the call of duty as a Kiwanian. These members include the following individuals: Andy Bleakley, Barb Van Heyningen, Bob Krans, Cal Pancheri, Dave Grosch, Dave Mckenzie, Frank Kenny, Fred Sampson, Gina Sheehan, Jeff Wilson, Jim Crute, Jim Cunningham, John Riley, Liz Carlson, Marjorie Howard, Marty Harris, Neil Tarzy, Patti Ryder, Sandy Paesel, Steve Behringer, Steve Dreyer, and Thelma Fisher.
Do you have any upcoming projects or fundraisers that the community should be aware of? Service Events: Our City of Poway was selected as one of 80 cities nationwide to host athletes and their coaches participating in the Special Olympics in Los Angeles. Our Kiwanis Club and Kiwanis family of clubs volunteered to serve the needs of our guests from the countries of Togo and Ecuador in July. Fundraisers: Keg & Cork (beer and wine tasting) on Saturday, Aug. 22. Tickets can be purchased for $50, and funds will be raised to support the Holidays with the Heroes program where 150 low-income elementary age children will holiday shop for their families. Our Kiwanis Club donates a $100 gift card and the child is paired with a local hero (i.e., law enforcement, military personnel, or local community leaders). Our volunteers help wrap gifts while children are served a hot meal, assist with cookie decorating and other craft activities, and distribute reading books to take home. Children also get their photo taken with Santa before selecting a special handmade fleece blanket made by our Twin Peaks Middle School Builder’s Club and Painted Rock Elementary K-Kids members. To do this our Poway Club sponsors several Kiwanis family clubs – we are the only club in San Diego County that sponsors a Service Leadership Program at every level as a means to reach more people and have a greater service impact on our communities. Our
Does Kiwanis Club of Poway have any big plans for the 100th Anniversary of Kiwanis? In commemoration of the Kiwanis organization’s 100th year of service, our Poway Club has donated materials to build a kiosk which will be designed and built by Jens Hartvig, a Poway High student who is earning his Eagle Scout Merit Badge. When this project is completed in September, the kiosk will be located within Old Poway Park to be used as a service announcement board for City of Poway civic events. What are your short-term and long term-goals for the club? My long-term goals are to increase our membership base by continuing to reach out to the Gen X population, since they are our future generation of volunteers, and to recruit dedicated new volunteers of all ages. We have been successful in achieving both objectives since many of our members from the younger generation are parents of our SLP members. Our most recently recruited members have been absolutely outstanding in their volunteer efforts; hence the phrase: “Proud to be a Poway Kiwanian.” We have a membership base that consists of totally amazing volunteers!
major fundraiser, the Padres Spring Training Kickoff Luncheon, occurs annually in February. Funds generated at this event are used to support our SLP, which allow student members to attend leadership conferences such as the Kiwanis Key Leader Conference and District Conventions where members share concepts and ideas to better their service projects at their home club. Additionally we sponsor scholarships for high school graduates that will continue their education beyond high school. We currently sponsor recipients from Poway High School, Abraxas High School, and San Pasqual Academy.
My short-term goals are to encourage members to think outside the box and to take a little risk to explore beyond their comfort zone. Upon becoming president I distributed an organizational flowchart listing the name, position, email address, and phone number of volunteers responsible for a specific service project, fundraiser, and social event. Members were at first shocked but then realized the flowchart helped direct questions to the appropriate member heading that committee. Secondly this year’s board has stepped it up a notch since we ventured beyond our traditional Kiwanis programs and took on several new projects. Lastly, I would like to have a better presence among our SLP members. While we work hard in our volunteer efforts, we dedicate time for fellowship. I welcome you to join us for a breakfast or dinner meeting at the Hamburger Factory!

How many members does your club currently have? As of the publication of this August/September issue we will have 75 members! When and where does the club meet? Can you describe a typical meeting? The Poway Kiwanis Club meets weekly for breakfast on Thursdays from 7 to 8 a.m., and the first Thursday of the month in the evening for dinner (in lieu of the morning meeting) from 6:30 to 8 p.m. Both meetings are held at the Hamburger Factory, 14122 Midland Rd., Poway. We welcome all individuals who are committed to helping those less fortunate in our communities. Does Kiwanis host any social activities for members? What have been some of your favorite social events? This year our club organized a minimum of one social event a quarter, which included Progressive Dinner, Super Bowl Party, Beer Tasting Social at Lightning Brewery in the South Poway Business Park, and a Road Rally; the latter event is a traditional activity for our club. How would someone join the Kiwanis Club? Membership in the Poway Kiwanis Club is open to any person 18 years of age or older who enjoys community service and the fellowship of other service-minded individuals. Prospective members are invited to attend three club meetings as our guest. Contact Past President Steve Dreyer at steved37@cox.net or 760-805-9100 for more information. What’s the most exciting aspect of being a Kiwanian? Volunteering at a service event and watching a child’s eyes light up, coupled with an unexpected smile or laughter because they are so excited and happy to receive individual attention from one of our valued volunteers. Whether it is listening to a child read aloud, helping a student solve a math equation, or seeing them learn to be creative, it is all a part of what we do to make the world a better place for children. The ultimate reward for a job well done is when our club receives a handwritten thank you note from past high school scholarship recipients to acknowledge how the Kiwanis scholarship has helped them transition from high school to college as they begin a new chapter in their lives. ¢
Kiwanis Club of Poway Programs LITERACY PROGRAM: We sponsor the collection of children’s books which are delivered in a handcrafted treasure chest to designated low-income elementary schools in Poway. RED SHOE DAY: Collecting funds at designated intersections on behalf of the Ronald McDonald House; our club collected the most funds in San Diego County during the June 2014 campaign! CELL PHONES FOR SOLDIERS: Collection of gently used cell phones that are recycled for the purpose of issuing prepaid international calling cards to our servicemen and women stationed overseas. Our club has collected over 3,400 phones. MIRACLE MILES OF QUARTERS: Funds raised through our annual Padres Spring Training Luncheon are used to support a donation of $1,000 in quarters to the Rady Children’s Hospital, which encourages a friendly competition of the ‘best service design’ using the quarters donated by each Kiwanis Club. CAMP BEYOND THE SCARS: Sponsored by the Burn Institute in Ramona, where children ages five to 17 with severe burn injuries have a chance to make friends with other burn survivors. Our members cook breakfast or grill burgers for the children. CAMP REACH FOR THE SKY: Balboa Park day camp attended by children ages four to eight who have or had cancer. At camp they meet other kids who are also dealing with cancer in a supportive environment. Kiwanis grill burgers and hot dogs for the camp attendees. KIWANIS ONE DAY: Volunteers cleared away brush and debris at a vacant lot, the future site of Neighborhood Healthcare. HIGH SCHOOL SCHOLARSHIPS: For Poway High School, Abraxas High School, and San Pasqual Academy. NEW – VALLEY ELEMENTARY AFTER SCHOOL HOMEWORK CLUB: Members tutor disadvantaged students in reading, math, or art. NEW – POMERADO ELEMENTARY AFTER SCHOOL ENRICHMENT: We donated $3,000 for ukulele music and chess lessons. NEW – SPECIAL OLYMPICS WORLD GAMES: Our club hosted a send-off breakfast before the athletes and coaches departed for the Los Angeles games. NEW – MISS POWAY PAGEANT: Kiwanis sponsors the pageant for young women interested in gaining poise, confidence, knowledge of formal etiquette, and the potential to earn scholarships. NEW – PREVENTION OF PEDIATRIC TRAUMA SAFE KIDS EVENT: Co-partnered with the Kiwanis Cal-Nev-Ha District, community service informational booths were set up to teach kids and parents about pediatric safety. Programs were distributed in English and translated to Spanish and included raffling 12 new bikes during a four-hour period. Free bike helmets and shirts were also given to children, while parents and older siblings enjoyed a grilled hot dog lunch prepared by Kiwanis members, with chips to boot!

Home Run for Chelsea
TWO-DAY YOUTH TOURNAMENT BENEFITS CHELSEA’S LIGHT FOUNDATION
T
he 2015 Home Run for Chelsea tournament is scheduled for Sept. 26 through 27 at Mission Sports Park in San Marcos. Baseball and softball teams from 8U to 14U are welcome. The tournament has a one-day, two-game guarantee, with each game having six innings or no new innings after two hours. Teams will be divided into elite, competitive, and recreational divisions. This year’s motto is “Go Big or Go Home,” and the tournament represents the passion and teamwork of community organizers, hundreds of volunteers, and baseball and softball teams from all around the region. A Team Spirit Award will honor the team exhibiting the most team spirit and sportsmanship. Home Run for Chelsea benefits Chelsea’s Light Foundation, a nonprofit organization working to protect children and inspire positive community change. The foundation is led by the King family, Poway locals whose daughter Chelsea was killed in 2010 while on a training run in Rancho Bernardo. Since her death, the Poway High School student’s love of life has inspired others to join together and make a difference, including the passage of Chelsea’s Law in California. Thanks to generous community support, 100 percent of the proceeds from Home Run for Chelsea will go towards the foundation, including entry fees, snackbar sales, merchandise sales, and admission fees. Registration is currently open and closes on Sept. 14; register online at www.chelseaslightfoundation.sportssignup.com. Sponsorship and vendor opportunities are available, and those interested can contact kristie@chelseaslight.org for more information. K Sorenson & Jamie Melim Windermere Homes & Estates K Sorenson and Jamie Melim have achieved a combined 39 years of real estate success through expertise, ambition, and always putting their clients first. “We are honest, ethical, and driven,” said Jamie. “We do our homework, we stay on top of real estate laws and market trends, and we both have an insatiable desire to outperform others in our industry.” They began working together 14 years ago, and their unique strengths combine to their clients’ benefit. K has earned both the CRS and GRI real estate designations, showing her in-depth knowledge of technical subjects and her mastery of real estate fundamentals. Jamie holds an SRES designation in real estate. The SRES designation demonstrates her expertise in counseling clients over 50 through major financial and lifestyle transitions. In today’s market, K and Jamie believe it’s critical for a REALTOR® to be an expert contract negotiator with a proven track record in both sales and marketing. “In real estate the entire escrow period can bring about nuances and additional negotiations beyond the sales price,” explained Jamie. “There
are many phases and hurdles to maneuver before your escrow closes and your home is officially sold. We are right there for our clients every step of the way.” Holding true to the adage that you never get a second chance to make a first impression, they provide professional photography to every property they list. They then advertise and promote their listings on over 150 websites. K and Jamie represent clients all over the county but specialize in the I-15 corridor and the acclaimed Poway Unified School District. “We love matching people with the right properties and creating unique marketing plans for every seller in order to promote the best features of our clients’ properties,” shared Jamie. She continued, “We are the clients’ points of contact and we would never pass our clients off to office staff once we get a listing or begin house hunting with a seller.” The personal connection is an important part of the process, and while they’re annually recognized as Platinum Award winners for their outstanding sales volume, K and Jamie are most grateful

for their clients’ positive reviews. “We don’t work as hard as we do for a trophy or plaque,” said Jamie. “We work because we love this business and we genuinely care about our clients and their families.”

CLIENT TESTIMONIAL Kay and Jamie were fantastic. Why? Simple - they actually listened to us. May sound obvious but a lot of realtors spend more time trying to lower your expectations rather than selling the positive attributes of your property. K and Jamie listened to us and discerned what was most important to us. They relieved us of all the stress of the selling process because they were very professional, knowledgeable, and very responsive. This wasn’t my first home sale; it was my fifth and my best experience so far. If I ever need a realtor in the Poway area again, I’ll only need to make one call: to K and Jamie.” ~ Verne & Kim Whidden, Poway

David Rudd Kindred Real Estate
Integrity and expertise have been the pillars of David Rudd’s almost 20-year career in real estate. “When I chose the name Kindred, it was not just a name I picked out of a hat,” explained David. “I wanted a name that reflected my work philosophy.” David has a passion for fulfilling clients’ goals and believes that trust and honesty are crucial components. His goal is to treat every transaction as if it was his family’s. “The average agent spends less than $500 a month in marketing. David budgets more than $150,000 a year on marketing homes,” said Director of Marketing Anthony Montroy. His all five-star ratings on both Trulia and Zillow are a testament to his clients’ satisfaction. David shared, “Every close of escrow is a celebration – it’s a new beginning for our client, and that is so exciting for our team.” He backs up his philosophy of trust with his experience and education. He was named the youngest assistant vice president at Bank of America, then owned and operated one of the largest privately owned real estate appraisal corporations. He holds both a real estate broker’s license and a real estate appraiser’s license, and also has experience as a general contractor. He’s successfully completed thousands of appraisals all over San Diego. “You could say David is a neighborhood specialist to all of San Diego,” said Anthony. “His knowledge base is really that huge.” His favorite areas to sell in are throughout the Poway Unified School District, due to the tremendous energy and dedication to education. David’s commitment to education is apparent by looking at his office. “Every person on our team holds a college degree from a fouryear university,” said David. “We live and breathe continued education. There are a lot of good agents in the area – that is why our team has to work that much harder to be truly great.”

“Thank you! David, you and your Kindred team were exceptional. Everything you said you would do, you did… and more. I am still amazed with all of the marketing you did – my home’s brochure, being everywhere online, and your phone technology is what sold our home so quickly and above asking price. Your expertise as a former appraiser and contractor, not to mention the number of transactions you do per year, saved us both time and money. Your ability to quickly negotiate and explain (even to the buyer’s agent) inspection items got everyone on the same page quickly and without a hassle.

We did not think it was possible to find, purchase, and close on a home in 40 days, but you did it for us. You were so helpful during the escrow process. We were so happy you were there for us every step of the way. Your knowledge as a military spouse was invaluable when we were scheduling our military move and closing dates. We will contact you for all of our real estate needs in the future.” – Duane and Leah

Windermere Homes & Estates A house becomes a home when it accurately reflects the needs and wants of my clients. My job as a REALTOR® is first and foremost protecting and promoting my client’s interests. I wish things were as glamorous and easy as Bravo’s Million Dollar Listing but negotiating on a price is just the beginning. I assist the home buyer in forming and writing the offer, and if the offer is accepted I help with the final agreement to ensure it’s legally binding and correct. I find it is imperative to stay on top of the entire process to make sure any issues that surface during the home inspection or other processes are quickly remedied. Frequently we need to renegotiate the contract. For example, any repairs that the house inspection determines are needed may be factored into a new contract or agreement. Marketing is a key
service that is provided to my listings. The real estate market is increasingly driven by technology. I make it my job to keep up with the most current tools to enhance the visibility of my listing. I also assess the client’s home and come up with a list of possible cosmetic work or curb appeal to enhance property appeal to potential buyers. Personally, I have raised four wonderful kids living in The Trails neighborhood of Rancho Bernardo for the last 12 years. My husband and I enjoy hiking, biking, and attending our children’s sporting activities in our free time.

The Rancho Bernardo Inn was filled to the brim with happy guests and fabulous hats. The day began with a lively social hour and silent auction, then continued with lunch, guest speakers, a live auction, and an energetic, empowering fashion show. Funds raised go towards the clubs’ Transitional Housing program, which provides a fresh, safe start to women and children survivors of domestic violence. Teens Make a Difference
“C
an you say ‘I love you’ to your parents?” asks Poway High School’s Counselor Tracy Barker-Ball. Seventy-nine of the students walk forward to the other side of the room, responding to the question with a yes. But one student is left behind, tears streaming down his face. Seconds later all the students walk back to the one student who couldn’t walk forward and give him a group hug to comfort him. This is only one of the many activities that the students in Poway High’s Peer Counseling practice at their retreat. The main focus of this club is to train students, ranging from 14 to 18 years of age, to be a helping hand in the school. So many teens of this present generation are suffering through difficult life situations, and Mrs. Barker-Ball’s program was made to aid the students of Poway High. The program has made an impact

in not only the members’ lives but also those of other students who struggle with stress, addictions, bad habits, or bullying, particularly students who are part of the LGBT group. Every summer and winter new students get chosen to be representatives of Peer Counseling and participate in a retreat that prepares them for the upcoming semester. The students have to fill out an application, get letters of recommendation, and attend an interview to be able to make it into the program, so all these kids are more than worthy to take on a responsibility such as this one. They’re preparing to do much more in the future. ¢

:::: REAL ESTATE WATCH
How Does Your Larger, Older Property Compete with New Construction in an Era of Energy and Water Conservation?
A
s we look around North County San Diego, we see new construction is everywhere. New homes on small lots are sprouting up on what seems like a daily basis. In a new era of water and energy conservation, how do estate homes on large lots stack up? The truth of the matter is that there will always be a category of buyers that seek out land, space, privacy and the unique characteristics of living on a larger lot. However, affordability of sustaining the home plays a factor in the buyer’s decision-making process. A little planning can help homeowners help the planet as well as their pocketbooks and improve the value of their homes if and when they decide to sell. The landscape for prepping your home for sale has changed; I mean that in the literal
sense. Gone are the days of new sod or rose bushes in preparation of listing your home. These days I recommend my clients invest in xeriscaping (a term loosely used for droughtresistant landscapes). This can cost thousands of dollars but adds value to buyers weary of high water bills. If that is too much of an investment, I also recommend installing drip systems instead of sprinklers, which can cost several hundred dollars, save water, and are a welcome feature to buyers as well. Solar is also a selling point these days. Although this can be expensive to finance, it is common practice to extend the contract to the new owner. People are most commonly happy to take over the contract with the knowledge that their energy bill will be contained when they move in. Energy efficiency is often achieved with updated doors and windows. Studies show that energy costs can be cut by as much as 25% with decreased use of heat and air conditioning. Lastly, you want to make sure whomever
you list your property with has a thorough understanding of all the preparation, customizations and updating you have done and excels at giving your home the proper visibility – not just putting it up on the MLS. New home developers spend lots of time and money promoting their homes. Agents with online resources and updated tools give you maximized exposure and are likely to get you a better return on investment. ¢
