W
e created San Diego’s first “zip code-based” magazine six years ago. We now have 14 magazines spanning across most of North San Diego County. The combined direct-mailed circulation between all magazines is approximately 220,000 homes. It all started with a mission to create a hyper-local community magazine that people actually wanted to read. I like to say that whether you are four years old or 104 years old, there’s a little something inside the pages for everyone. While ZCode has some of the most passionate employees working hard to keep delivering interesting local content to your homes, the talented ZCode team is just one part of the equation that makes it all work. Although each and every magazine is mailed directly to your home for free, make no mistake, there is a significant cost to do so. I have the privilege to attend many local events. When I am out and about, people often come up to me to compliment the magazines and thank me for publishing them. While I certainly appreciate the positive feedback, I too am just one tiny part of the equation. The recognition and thanks should definitely be directed elsewhere. The people that are truly responsible (and should be thanked personally) are the advertising partners. The businesses that you see and read about throughout the pages of ZCode Magazines are the ones that make it all possible. It’s very simple. Without their participation, ZCode Magazines would not exist. They are the ones that bear the financial commitment of allowing ZCode to produce this special treat about the communities that we all live in that is delivered to your mailbox issue after issue, year after year. Last month, we held an advertiser appreciation event at our office in Rancho Bernardo. We hope that this was the first of an ongoing Derrick Breaux annual event – let’s be honest and call it a PARTY – where ZCode is able Publisher to publicly recognize some of the advertising partners that have gone the extra mile, whether they realize it or not, to assist in getting these magazines into your homes. While I personally wanted to recognize each and every business that participates in ZCode Magazines, since they all play an important role, we focused primarily on businesses that have been supporters for five or more continuous years, as well as a few category-specific businesses that we felt deserved special recognition. Be sure to check out page 41 of this issue for photos and a list of the recipients. I hope you enjoy this issue of 92064 Magazine. As you flip through the pages, pay close attention to the local businesses that have committed to being a part of your community and playing a role in helping to create and deliver this publication. I encourage you to take a moment to give them a nod or thumbs up the next time you see them, visit their place of business, or use their services. Acknowledgement goes a long way. I promise that they will appreciate the feedback and recognition. I want to personally thank the ZCode advertising partners, and dedicate this issue specifically to the businesses that make this all possible. Each and every one of them plays a part!

ixteen-year-old Calvin Raab is dedicated, passionate, and ambitious – adjectives uncommonly used to describe your average teenager. But Calvin, currently a junior at Cathedral Catholic High School, is anything but average. Inspired by the likes of Elon Musk (founder of PayPal, Hyper Loop, and Tesla Motors), Calvin dreams big and is not afraid to try for the impossible. “Musk serves as an inspiration to me because he follows his big dreams and trusts himself despite what others say,” shared Calvin. Calvin seems to be already following Musk’s lead by creating several successful small business websites – one in particular called Raab Journal. “Through the years I’ve learned a lot about business,

and I’ve applied what I’ve learned into a website called Raab Journal,” stated Calvin. “The vision is to help other young people learn about business and entrepreneurship.” Part of Calvin’s success is undoubtedly due to his knack for leadership and passion for public speaking. “I have been involved in leadership positions most of my life,” explained Calvin. “I was vice president of student council in elementary school and in ASB in middle school.” He added, “Public speaking is something that I have always enjoyed. As far back as elementary school, I broadcasted all the morning announcements while in student council and spoke at school gatherings.” Most recently Calvin put his public speaking skills to good use in a Speech and Debate tournament involving schools from all over Southern California. He ended up placing first in the competition – a big feat, as the win made him the first Catholic Cathedral student to win at a debate. At school Calvin plays on the tennis team and enjoys studying Psychology, Pre-Calculus, and Computer Science. “At Cathedral there is a sense of family amongst everyone, freshman through senior and the staff members,” described Calvin. “I feel that Cathedral offers me the education and the environment to succeed.” As for his future plans, Calvin hopes to study business at a university. “In the not-too-distant future I plan to find an internship where I can learn more about business and entrepreneurship,” noted Calvin. “I plan to continue creating websites and growing them into businesses. I also hope to travel the world, meeting new people and learning about their ideas, methods, and cultures.”

esidents since 2006, Brent and Veronika Doud chose Poway for one of its many strengths – the school system. Veronika is a long-time teacher at Poway Unified School District (PUSD), and their three children attend PUSD schools. Brent, a self-taught web developer turned

much any sport that allows him to spend time with his dad!” Veronika explained. Addison, 7 and the only girl, spends her time singing, dancing, creating art, and participating in gymnastics. “We are blessed to parent each one of them even though they are each completely different,”

Veronika said. Brent and Veronika share in their kids’ love of sports, active themselves in biking and swimming. Recently the Doud family returned from a year living abroad in Spain. Their children’s enrollment in PUSD’s Dual Language Program made the transition to a Spanish school easy, and Brent’s work allowed him to work abroad. “We enjoyed a year of learning, travel discovery, and culture,” Veronika said. The experience of moving abroad and then returning home has had a great influence on the family. They sold almost everything in their house before the trip, including their car, and today are making their active Poway lifestyle work as a one-car family. As for the house, they are slowly putting it back together with great intention, selecting the pieces they love. “The opportunity of living abroad changed our perspective on many things, but most importantly brought us closer together as a family,” Veronika reflected. Of those things that the Doud family finds important is giving back to the community – in small ways and large. Brent’s company donates a portion of its October sales to Breast Cancer Angels, providing financial and emotional support to families in San Diego. The family also supports the Challenged Athletes Foundation, as well as hyper-local causes supporting children in the community battling cancer. The sports, the travel, and the community support are embodied in the Doud family’s mantras: be better than yesterday and when you can, do! “It really does take a village, and we are proud to live in Poway where most everyone shares these goals as well,” Veronika confirmed.

:::: COMMUNITY STUFF The Veterans History Project
Established in 2000 by the U.S. Congress, the Veterans History Project is a nationwide movement to record and preserve the lives and stories of U.S. veterans as a legacy for their families and future generations. North County resident Stan Smith, a World War II veteran, was one of the first to be interviewed for the project out of Congressman Scott Peters’ office, and thought so highly of his experience that he volunteered to recruit and interview other local veterans to tell their stories. “I have personally heard many exciting and emotional stories from several notable veterans, including men who were bombed on ships at Pearl Harbor in 1941. I believe the entire country could benefit by these stories before they are lost forever,” shared Stan. All local veterans are eligible to participate in this project. For those interested in participating, contact Stan directly at 858-485-5398. To learn more visit www.loc.gov/vets.
BHCC Turf Reduction Program
Local Bernardo Heights Country Club has been making an effort to save water and make a difference during the ongoing drought. A $3.97 million turf reduction and course beautification program was designed to remove over 60 acres of turf and replace it with drought-tolerant plants. Spearheaded by Superintendent Jim Alwine, the plan removed one third of the golf course’s turf with the goal of saving water without negatively impacting the play experience on the course. The course aesthetic is different but thoughtfully designed, with dark mulch, decomposed granite, and a variety of desert plants. The new plants are irrigated with the more efficient drip irrigation thanks to an $800,000 irrigation upgrade. The former ryegrass turf was completely replaced with Bermuda grass. The project is anticipated to reduce BHCC’s water consumption by at least 25 percent, meeting the water use reduction requirements recently mandated by Governor Jerry Brown.
PowPAC Artistic Director
This season at PowPAC, Poway’s Community Theatre has seen a number of fresh starts. Patrons have enjoyed the revamped seating in the auditorium, and the organization also said goodbye to Artistic Director Sherrie Colbourn, who retired from her position. Brent A. Stringfield returned with the start of the season to take on the position of artistic director. A San Diego native, Brent had previously served in a variety of PowPAC board positions, including as the organization’s second artistic director. He spent the past decade living in the Midwest, but is honored to resume his role with PowPac now that he’s returned to San Diego. “The 2015-2016 performance season is Sherrie Colbourn’s vision, and I am honored to see it through for all to enjoy,” said Brent. “I believe in PowPAC’s mission and I think it is our responsibility to present theater that is entertaining, thought-provoking, and, in some cases, educational.” Learn more about PowPAC and upcoming performances at www.powpac.org.

Holiday with the Heroes
Every year in December, Kiwanis Club of Poway works to further its mission of helping local children through the annual Holiday with the Heroes event. Organized by Fundraising and Community Service Chair Cody Trotter, this year’s event will be held Dec. 10 from 5 to 8 p.m. and the Poway Walmart. Holiday with the Heroes pairs underserved children with Marines, Navy personnel, firefighters, sheriff’s deputies, and Senior Volunteer Patrol members. The local heroes guide their partners around the store to help pick out $100 worth of gifts and items for their families. Last year’s event welcomed around 100 local children; this year the club will be able to help twice that number. The event is funded in part by proceeds from the club’s Keg & Cork event earlier this year, which raised over $17,000. “We are blessed that residents continue to show their outpouring of love and support by donating to benefit children during the winter holiday season,” said Poway Kiwanis President Joyce Handa. Titan Wrestler Signs with Stanford
Poway High School senior Brandon Kier recently signed a National Letter of Intent to attend and wrestle at Stanford University in the fall of 2016. Brandon has proven his abilities during his time wrestling for Poway High School, maintaining a 4.0 GPA throughout his high school career. “Three years ago, I decided to fully dedicate myself to wrestling and to my academics,” said Brandon, who plans to pursue a business degree. “I never agreed that you had to start wrestling at five or six years old to make it to the college level, so I’ve tried to work every single day to improve as much as possible.” He recently won the 2015 Freakshow tournament in Las Vegas, and the California World Challenge in Clovis. He placed eighth at last year’s California State Tournament. “Brandon is a great leader for our team and a great example of the student-athlete we strive to develop at Poway High,” shared Wayne Branstetter, Poway High School Wrestling Coach. “I am very proud of him and expect big things from him this season.”
The stretch of Interstate 15 between Scripps Poway Parkway and Camino Del Norte was recently dedicated as the Tony Gwynn Memorial Freeway. Dr. Alicia Gwynn, Tony Gwynn, Jr., and Anisha Gwynn Jones joined Assemblymember Brian Maienschein, San Diego County Supervisor Ron Roberts, and Caltrans District Director Lori Berman for the dedication ceremony, unveiling the memorial signs. The freeway was named thanks to Assembly Concurrent Resolution 63, authored by Maienschein. “Tony Gwynn and his family left a lasting impact on San Diego through his impressive feats on the baseball field, dedication to San Diego State University, and the Gwynn family’s commitment to bettering the lives of children in the region,” said Maienschein. “The Tony Gwynn Memorial Freeway is traveled by thousands of vehicles each day, and the new signs will serve as a visual reminder of the lasting impact Gwynn made on our community.” Find out more about Tony Gwynn’s legacy and the Tony and Alicia Gwynn Foundation at www.gwynndustries.com.

he Poway Chamber of Commerce was founded in 1951. Since then the organization has been dedicated to expanding opportunities for learning and growth in Poway’s business community and beyond. In addition to regular networking mixers, marketing opportunities, and education workshops, the Chamber hosts popular local events like the Mickey Cafagna Memorial Golf
Classic and the Spring Family Festival. We spoke with President and CEO Dolores Canizales about the Chamber’s history, upcoming events, and her goals for the future of Powegian prosperity.
Q&A WITH POWAY CHAMBER OF COMMERCE PRESIDENT AND CEO
DOLORES CANIZALES What is the history behind the Poway Chamber of Commerce? The idea of forming a business group to accomplish set goals for the community was verbalized on April 7, 1950. The Chamber was established in 1951. John Kent served as first Poway Chamber chairman of the board, and in 1954 he appointed the first water
committee which successfully brought water from Colorado to Poway. Is the chamber affiliated with a larger umbrella organization? No. What is the chamber’s mission, and how do you and the chamber go about fulfilling that mission? To strengthen prosperity for members and the business community by providing leadership, education, and advocacy. What communities does the Poway Chamber serve? The Poway Chamber is a membership organization, and while the majority – approximately 65 percent – of our members are from Poway, the remainder are from Rancho Bernardo, Rancho Peñasquitos, Sabre Springs, Carmel Mountain, Scripps Ranch, Mira Mesa, Escondido, and San Diego.

The chamber serves as a referral service by providing business, tourism, and general community information to residents and visitors. The Chamber sponsors the annual Spring Family Festival and other events throughout the year for both the business and residential communities. Chamber Report is the Chamber’s weekly e-newsletter distributed to 1,500 residents and businesses in the region, and it provides information about Chamber and community events. How did you personally become involved with the Poway Chamber of Commerce? I moved to San Diego from Los Angeles due to my husband being promoted within his agency. When I began to look for work, I was immediately hired by the Poway Chamber. What is your current role within the organization, and what duties does it entail? I am the president and CEO, and as the chamber’s leader I am responsible for operations, marketing, leadership development, fundraising, advocacy, membership development, and all special events. What is the most rewarding thing about your role? The most challenging? I decided to take on the role as president and CEO of the Chamber because I knew I could bring years of chamber of commerce experience

to the organization, and this position would also allow me to give back to my new community. Due to the recession, the chamber was in need of rebranding and restructuring. I am proud of the work I have accomplished over the last three years in the areas of marketing and leadership development. During my first year I implemented the redesign of the chamber logo, website, and materials while reducing operating expenses significantly. I’ve recently established a new communications team composed of board members working to develop an overall communications strategy. However, my greatest accomplishment has been in the area of leadership development by bringing together a high-quality, forward-thinking board of directors. This new team brings energy, commitment, years of experience, and a diverse background that will lead the chamber into the future. My challenges continue to be increasing membership and getting more businesses involved on committees that focus on business advocacy, such as government relations, economic development, and education. What are the primary goals of the Poway Chamber of Commerce? Besides our events, mixers, and educational programs, the Poway Chamber will take a much more active role in advocating for business through the government affairs committee. In addition to the ex-officio seat for a representative from the City of Poway,
the chamber recently added two ex-officio seats to the board to include a representative from Poway Unified School District and a representative from a local civic organization. This new holistic approach and chamber leadership philosophy concludes that if the community is healthy, the business community will prosper, and if the business community is prosperous, the community will benefit.
“THIS NEW TEAM BRINGS ENERGY, COMMITMENT, YEARS OF EXPERIENCE, AND A DIVERSE BACKGROUND THAT WILL LEAD THE CHAMBER INTO THE FUTURE.” Can you tell us about the Chamber’s Spring Family Festival? The Spring Family Festival is a wonderful event that bring together residents, families, music, food, and business vendors. After months of planning, volunteers gather at 5 a.m. on a cold and dark morning in April on an empty Midland Rd. Five hours later, at 10 a.m. the entire street comes alive with food, vendors, a community stage, a main stage, a car show, and a kids’

How would somebody go about joining the Poway Chamber of Commerce?
The Chamber partnered with the City of Poway and held a Business Roundtable discussion in September. About 50 participants discussed issues impacting business. Primary issues discussed were signage, zoning, marketing, parking, and beautification of Poway Rd. Chamber leadership will work to address these issues. In November the Chamber had a followup meeting to discuss changes to the current signage municipal code on Poway Rd. and in the business park.
Membership information is available on the Chamber website at www.poway.com. I encourage all prospective members to visit the website and attend any Chamber event.
Can you tell us about any philanthropic or volunteer work the Chamber is involved with? The Chamber supports local civic volunteer groups by promoting community events through our weekly newsletter distributed to over 1,500 subscribers. Is there anything else you’d like to share that most people don’t know about the Chamber? The Chamber recently moved to Midland Rd. and we offer a variety of tourism, visitor, and general information. I encourage the community to shop www.poway.com, and when you are looking for a particular business please go the Chamber directory and support our local Chamber members. If you could grant the Chamber one wish, what would it be? My wish would be for every business in Poway to join the Chamber. If you had to describe the Chamber using only five words, what would they be? Networking, leadership, advocacy, community, referrals.
“...IF THE COMMUNITY IS HEALTHY, THE BUSINESS COMMUNITY WILL PROSPER, AND IF THE BUSINESS COMMUNITY IS PROSPEROUS, THE COMMUNITY WILL BENEFIT.” Is there anything else you would like to add for our 92064 Magazine readers? Studies indicate that Chamber membership signifies that a company is trustworthy, involved in the community, and a leader in local business. The Chamber offers a wide variety of opportunities for you and your business to be involved in the community and to help you grow your business. ¢

She is also an adjunct faculty member at Palomar College, not only developing its violin and viola programs but also acting as the concertmaster for the Palomar Symphony Orchestra. In addition, Ulli is the conductor for the Symphonic Strings Orchestra at the San Diego Youth Symphony & Conservatory in Balboa Park. Ulli is also the founder of many of San Diego’s popular musical establishments. She has founded: the Poway School Orchestra, the Poway Symphony/Symphonette orchestras at the Poway Unified Adult School, and the Suzuki School of Music at Ozzie’s Music in Poway. Plus, she co-founded the Civic Youth Orchestra Program of North County, and consulted with the San Marcos School District for their strings program. Recently Ulli was rewarded for her musical contributions by becoming one of the 25 finalists for the 2016 Grammy Education Award out of a total of 4,500 nominations. Discussing her many musical accomplishments, Ulli simply stated, “Music is a passion that I cannot live without. It has

become my mission to bring joy to others through music, and I do so with pride. I plan to continue to serve the community by bringing quality programs, music education, and performances for all to enjoy.â€? Her family upbringing in St. Louis, Missouri definitely fueled Ulli’s love of music. Her father, who studied violin at the Bruckner Conservatory of Music in Austria, taught Ulli the coronet when she was three, the accordion when she was five, and the violin when she was 11. Ulli remembered, “We all grew up not only studying musical instruments but also performing as a family at many social events.â€? Eventually Ulli became the youngest member of the violin section in the St. Louis Philharmonic, and she received a full scholarship at the Conservatory of Music in Missouri. She continued her studies at USC, and ended up in the violin section for the San Diego Symphony, the San Diego Opera Orchestra, and the Starlight Opera Orchestra. To unwind, Ulli flies planes, and currently holds a student pilot’s license. She is also a volunteer for Project Wildlife, assisting several avian rescue organizations. It seems soaring is a theme for Ulli: she flies, she helps birds, and, of course, she is forever reaching new heights through music. 

oway resident Louise Loria Ziminsky recently achieved her lifelong desire to become a published author. Her first book, a children’s story titled Maggie Gets Her Wish, came out earlier this year, and Louise’s second book of the Maggie series will be released in early 2016. Louise commented, “I’ve always wanted to write a book. Even at a very young age I would enter writing contests and dream of becoming an author.” It wasn’t until she was a grandmother that Louise finally wrote her first book, about a little girl who wishes for an addition to her family on her fifth birthday. Louise can’t take full credit for the narrative though, as the book’s plotline was borne out of stories brainstormed with her grandchildren. Louise explained, “My grandchildren always loved for me to read books to them, and soon we started making up our own stories to make the books more exciting. The character of Maggie developed from one of these creative sessions. My book is also a memorial to a black labradoodle whom I had loved and lost to cancer.”

In addition to the second Maggie book, Louise is also planning to write a chapter book for teenagers. Though she adores the whole creative writing process, Louise admitted, “The most challenging part is the marketing and selling of the books, and trying to get exposure as an author.” For now, though, Louise is tickled to see other children’s happy reactions to Maggie Gets Her Wish at book readings, and she added, “I love watching the character of Maggie come alive to the children.” When she isn’t penning stories, Louise works as a realtor for Windmere Real Estate, which she thoroughly enjoys. She also volunteers at St. Gabriel’s Church teaching faith lessons for fourth and fifth graders, performing clerical duties, and manning the church’s gift shop. Louise also delights in taking her grandchildren to the bookstore and the library in order to instill in them a love of reading. Offering advice to others who would like to write their own book one day, Louise shared, “I would recommend that you first find a story that you know will be inspiring.” We certainly can’t wait to read more of Louise’s upcoming inspirational stories. Don’t Let a Sore Throat Ruin Your Holidays by Haleh Mahdavieh, M.D.; Scripps Clinic, Rancho Bernardo
Your throat is scratchy and raw, and you feel miserable. Most sore throats are caused by viral infections, so put your comfortable sweats on, curl up on the couch, and try these simple home remedies to feel better so you can enjoy the holidays. Anti-inflammatories are one of the most effective remedies for sore throats. Nonprescription medicines that may already be in your medicine cabinet such as acetaminophen or ibuprofen can ease the swelling associated with a sore throat and make you feel better. If you have asthma, stomach, or kidney issues, avoid aspirin or ibuprofen. Gargle with warm salt water at least once an hour. Try combining one teaspoon of table salt with eight ounces of
warm water. Stir until the salt dissolves, gargle for several seconds and spit out. The salt pulls the mucus out of your swollen, inflamed tissue and helps relieve sore throat discomfort. Over-the-counter throat lozenges and sprays can also help by stimulating saliva production, which can help keep your throat moist. Many lozenges also contain menthol, which numbs the tissue in your throat. Steroid sprays can make breathing easier by shrinking swollen mucous membranes in the nose so that air can get through. They may also relieve a runny nose and postnasal drip that can cause a sore throat. Avoid giving lozenges to young children as they are a choking hazard. Drink fluids such as water, warm teas, or soups to stay hydrated and soothe an irritated throat. Adding some honey to your tea or warm water will double the healing properties, as honey helps reduce swelling and discomfort, and if you choose chicken soup you will be getting some of the
nutrients you need. Avoid drinks that are too hot as this could irritate your throat. Over-the-counter cough syrups can also help a sore throat, even if you don’t have a cough. Syrups coat the throat, providing temporary pain relief. Use a cool-mist vaporizer or humidifier to add moisture and eliminate dry air. Breathing in moist air can help soothe swollen tissue in your nose and throat. Rest is important to give your body time to heal. Make sure you get enough sleep at night, and if possible stay home for a couple of days and take it easy. If you have a severe sore throat accompanied by a high fever or swollen tonsils, or your sore throat persists for more than a few days, call your doctor. If your sore throat is caused by a bacterial infection, you will need antibiotics. If a sore throat is a symptom of a condition other than a viral or bacterial infection, other treatments will be considered depending on the diagnosis. ¢

Real Estate With Intention For David Rudd and Kindred Real Estate, It’s Not Business As Usual by LIZ ONUFER | photos provided by Kindred Real Estate
Y
ou will know David Rudd is not your typical real estate agent when he tells you it isn’t time to buy or sell. David can afford to be honest; he’s one of the best in the country, ranking in the top 1% nationally and completing 10 times the number of transactions of most average agents. It’s with this knowledge and commitment to clients that David Rudd opened the doors of Kindred Real Estate in 2012. While Kindred may be in its early years, David is certainly not new to the business. A licensed real estate agent since 2003, he also brings the experience of his work as a real estate appraiser, general contractor, and banker with mortgage knowledge. When David decided to open his own office – now a part of Keller Williams – he set about the work with great intention. “The name Kindred wasn’t chosen by accident,” he explained. The mission: to create a team that felt like a family and for clients to become a part of that family. David insists every transaction is treated with the same importance as if it were his own home purchase or sale, which is why he will be the first to tell clients not to settle. “You will know the right house when you walk into it,” he advised.
David knows that his depth of experience in many aspects of real estate is a great advantage for his clients, typically saving them thousands of dollars. And although California allows a real estate agent to also provide lending services, he recognizes the importance of having a second company involved for the mortgage and lending process. He warned, “One person having such a huge financial benefit from a closing could lead to poor judgment.” Kindred Real Estate even offers different websites customized for the needs of buyers and sellers – www.kindredrealestate.com for buyers and www.kindredre.com for sellers. For those looking to sell, Kindred has a full-time MBA director of marketing on staff. And for those looking to buy, David offered this advice: “Sit down with an agent that does at least 50 transactions a year. The agent should walk buyers through the process, get them pre-approved with a lender, and ask a lot of questions as to the type of home and community they see themselves living in.” All in all David and his team’s enthusiasm, dedication, and can-do attitude lead to high standards and impressive service for every client at Kindred Real Estate. ¢

Diversity at Poway High
H
igh schools in San Diego are known to have a diverse group of ethnicities and cultures from all over the world, and Poway High School is no exception. The diversity of Titan experiences can be seen not just among students but on the teaching staff as well. Marion von Ehrenstein-Smith is the German teacher at Poway High. She was born in Stockholm, Sweden, moved to the states when she was a year and a half old, and then moved Germany at 10 and a half. “Growing up like this has definitely expanded my view, my tolerance of other cultures, and my knowledge of what is
going on in the world. But my tolerance has helped the most; I don’t just say this is how it should be. I know that there are other things out there that other people do differently, and I can tolerate them for sure,” Frau von Ehrenstein-Smith said. Michael Wagenveld, the Spanish teacher at Poway High, was born in San Jose, Costa Rica. He later moved to the Patagonia in Argentina at six months old and then to the states at 14 years old. “Having lived in Latin America has shaped my worldview and how I see everything. I think I have some more empathy for the situations that happen in
different countries because I lived it firsthand. Living under a dictatorship was rather oppressive, so I don’t take my freedoms for granted,” Sr. Wagenveld said. By learning from teachers like Frau von Ehrenstein-Smith and Sr. Wagenveld, and from sharing our own individual backgrounds with our fellow students, we can continue celebrating diversity at Poway High School. ¢

Now called Balboa Park December Nights, the 38th annual event is expected to draw a joyous crowd of over 350,000. Museums will be open free in the evenings, the Botanical Building will be filled with poinsettias, and the United Nations Building will offer decorations and cards from all over the world. :::: REAL ESTATE WATCH
Truth in Lending?
A New Federal Mandate Designed to Protect Consumers
I
f you’re buying or selling a home soon you should know about TRID. TRID is an acronym of mortgage acronyms and is the new closing disclosures mandate by the DOD-Frank Wall Street Reform ACT, which was enacted to help prevent financial and real estate tsunamis like the recent one in 2007-2008. TRID stands for: TILA (Truth in Lending ACT), RESPA (Real Estate Settlement Procedures Act), Integrated, Disclosure. It was implemented as of Oct. 1. Homebuyers will be affected by the change with different forms, timelines, and processes. Lenders must now provide a new disclosure form explaining the loan estimate to the home buyer within three business days of applying for a loan. This new disclosure form
combines the Good Faith Estimate (GFE) and the Truth-In-Lending disclosure in a shorter form to make it easier for the consumer to understand the mortgage loan’s key features, costs, and risks from the beginning. Also, the lender must now provide a new loan closing disclosure within three business days of the closing date. This new disclosure combines the final Truth-In-Lending disclosure and the HUD-1, which again is shorter and easier for the consumer to understand the details of the entire real estate transaction, including terms of the loan, fees and closing costs. Both of the new disclosures are mandatory. So what does this mean for buyers and sellers? For buyers, it gives the right to review their closing disclosure statement at least three days prior to the actual closing date. For sellers this means possible last-minute delays in the closing date if the closing statement is not delivered on time. Due to the new timelines
and processes with TRID, most lenders are now cautioning that loans, which had previously closed in 30 days, may now take 45 to 60 days. Regardless of which side of the transaction you’re on, it’s never been more important to have an open line of communication throughout the escrow process. Star in the Saddle NINI HODGE AND HENRY WIN SECOND PLACE AT NATIONAL AND WORLD CHAMPIONSHIP photos by Howard Schatzberg Photography
92064
resident and Garden Road Elementary School student Natalia Hodge and her horse, Arboria Invictus – better known by friends and family as NiNi and Henry – were recently crowned Reserve World Champions at the Morgan Grand National and World Championship in Oklahoma City, OK. NiNi is nine years old and works hard to prove herself in competition. This was only NiNi’s second year showing. Last year, her first year of competition, she placed within the top five. “This competition was so much more than just a show,” said Pam, NiNi’s mother. “Our whole family went. Her dad, who works seven days a week to support her riding, had two weeks to spend alone with us. It was time well spent
on a memory that will last a lifetime.” NiNi shared that her favorite part of riding is spending time with her best friend Lindsay, her trainer Ann Miller, and Mr. Freddy, who helps at the barn. She rides at Miller Equestrian Services at Valle Vista Farm in Escondido. In order to get in the saddle time she needs to excel, she wakes up early every morning to get in an hour-long lesson before school. Her dedication has paid off at
multiple competitions; earlier this year she took home a championship at the Del Mar Charity Fair. When not in the arena, she loves to skateboard with her brother and sister – her sister also rides competitively. She works to maintain her high academic standings and is in the GATE program at Garden Road Elementary. “They are very supportive of her riding,” shared Pam. ¢
