I

n 2008, my wife and I finally jumped onto the social media bandwagon and opened Facebook accounts. To be honest, we were obsessed at first. We spent weeks connecting with long-lost friends and setting up our own online lives. It was fun and strange at the same time. We had walked through the doors of the digital social world. But fast-forward nearly a decade, and I’m getting concerned about how some people are treating other people on social media platforms. I am often astounded at the level of rudeness, bullying, racism, and other ill-mannered behavior I regularly witness. It’s becoming more and more difficult to find public postings without a string of comments from people bashing each other. We’ve all heard stories of children being bullied online, and I’m sure we all disavow that type of behavior. So why stop there? I have watched friends, family, and strangers post the craziest comments on social media – things most people would never say in person. This is appalling to me. What are we teaching our kids? Where did it go so wrong? How could a video posting of a high school kid’s amazing touchdown turn into hundreds of racially charged, insulting comments? Have people forgotten basic human decency? Do we no longer care about how people treat each other? How can someone understand the appropriate way to act face-to-face, but then get behind a keyboard and descend into hateful bullying? Don’t get me wrong. I’m an avid supporter of the freedom of speech, but freedom of speech is not freedom from social consequences. When I see people saying some of the hateful and slanderous things that they are saying, it makes me think. Sure, it’s easier to look the other way, but let me ask you a simple question. Would you continue to be friends and Derrick Breaux regularly hang out with someone that has no problem making Publisher racially charged or rude comments to people out in public? If your answer is no, then why are you still friends with them on Facebook? Perhaps it’s time for us all to do some housekeeping on our social media accounts. It’s painless and easy. And there’s a good chance those obnoxious friends won’t even realize you unfriended them. Gotta go! I see a great selfie opportunity about to happen. Thanks for being a part of 92064 Magazine! LOCAL CHURCH TRANSFORMS YOUNG LIVES IN HAITI

S

t. Bartholomew’s Episcopal Church (St. Bart’s) of Poway began supporting a school in Haiti this year. The Epiphanie School in the remote area of Loranette, Haiti is a makeshift canopy tent, where about 200 children sit on the ground or benches and struggle to read the writings on wooden boards. Many of those students walk up to 90 minutes each way to school. Last year St. Bart’s received an invitation for outreach partnership from Fr. Noe Bernier, who operates several schools in the region around Hinche, Haiti.

St. Bart’s accepted the invitation as part of its international outreach goals to serve people both near and far. For many years the church has supported a partnership with Dorcas House Orphanage in Tijuana, MX, and will now build a similar partnership with the Episcopal Diocese in Haiti. Such a partnership is not simply giving money, however; it includes building relationships with the local community through onsite visits and ongoing communication. St. Bart’s presented the Haitian school with $7,500 earlier this year, which provided

teacher salaries, school supplies, and food for the children for six months. The church is now continuing its fundraising efforts to build the first permanent building in Loranette, which will serve as a school, church, and hurricane shelter for the community. The cost to build such a structure is roughly $65,000, with additional long-term operational costs. The new school facility will be able to serve up to 400 students in kindergarten through sixth grade. N

ikita Krishnan, a 16-year-old Poway resident, founded Creature Comfort and Care, a nonprofit organization that provides prosthetics and assistive devices to animals, free of charge, via 3D printer technology. The seeds were sown seven years ago when Nikita took a trip to India. She recalled, “I often saw stray three-legged dogs. Living in America, I was not accustomed to seeing dogs in need being unattended to so carelessly. It broke my heart as an animal lover.”

That trip prompted Nikita to volunteer at the Lions, Tigers and Bears organization in Alpine, but Nikita admitted, “I felt I was capable of doing even more for animals.” The lightbulb moment hit when Nikita came across an article on 3D printers. She exclaimed, “I learned that the possibilities were endless because things could easily be designed and modified on the CAD software used to devise the prints, and the filament was bio-safe, so it was perfect for animals.” When she took her 3D printer suggestions to the Greyhound Adoption Center, the staff encouraged her. Nikita said, “Greyhounds are the fastest dogs on earth, and are often exploited for their talents and unfortunately suffer injuries to their hind legs.” After dabbling, Nikita came up with a more lightweight splint that worked better than the usual heavy, cumbersome splints, and she is developing a “splint series” for all greyhounds. She is also creating solutions for three-legged dogs and dogs with leg/hip injuries. As a junior at the Bishop’s School in La Jolla, Nikita especially enjoys science, English, and Spanish. She also plays tennis and has taken piano lessons for 10 years. A volunteer at heart, Nikita assists at Villa Rancho Bernardo, a nursing facility for the elderly, and organizes its annual Christmas piano recitals. Nikita also tutors students with special needs in music theory, as well as plays hymns at the local Seventh Day Adventist Church. When asked about role models, Nikita mentioned Nobel Peace Prize winner Dr. Borlaug. She attended a conference where he discussed using innovative technology to detect and combat wheat-related diseases while boosting wheat production in various countries. Nikita professed, “He showed me that no idea is too ludicrous and that technology can help change lives.” She added, “My success began when I stepped out of my comfort zone, and I encourage everyone to try new and challenging things.” 

ulabelle is a designer swim line especially created for women who have undergone surgery for breast cancer. Founded by Poway resident and breast cancer survivor Dana Dinerman, Hulabelle’s mission is to help women find an excellent quality swimsuit that is comfortable and a bit trendy. “The line was inspired by my personal battle with breast cancer. I found that after having a single mastectomy and no immediate reconstruction, swimwear options were very limited. I discovered this while shopping for a swimsuit for a tropical vacation. I wished that I had more options than the poorly made suits offered in medical shops. I decided to research and invest time and hard-earned money into a swim line,” explained Dana. Initially, Dana used herself as the fit

Dana is a San Diego native who now lives in Poway with her husband and six-year-old son. She earned an undergraduate degree and teaching credential from San Diego State. Prior to the birth of her son, she taught high school level government and history. “I decided to stay home with my son until he turned five. When he was one year old, I was diagnosed with

I do not pay attention to the statistics because I feel that cancer does not decide when my time is up, only God can do that,” said Dana. She encourages those who are facing a breast cancer diagnosis to be advocates for their health, always get a second opinion, and when ready, join a support organization such as Living Beyond Breast Cancer and the Young Survivor Coalition. A firm believer in giving back, Dana supports several charitable organizations such as the American Cancer Society, City of Hope, and Jill’s Wish. She enjoys spending time with her family, traveling, horseback riding, and cooking. “I really love watching the golden sunsets each evening at home with my family,” said Dana. 

Heat a non-stick skillet on medium. Place tortilla in warmed skillet and cook for approximately 15-20 seconds on each side or until the tortilla puffs slightly and turns a golden brown. Set aside in a tortilla warmer or a clean dish cloth and cover. Repeat for second tortilla. In second tortilla, just after flipping, spread 3/4 of the cheese evenly. Add chicken strips, tomato, and cilantro. Sprinkle with the remaining cheese and place the second tortilla on top. Cook for an additional 15 seconds on both sides. When the cheese is melted place on a cutting board, cut into quarters and enjoy with salsa, sour cream, and guacamole.

ourteen-year-old Poway native Sophia Lucia has joined the cast of the Hallmark Channel’s A Nutcracker Christmas. “The most exciting and rewarding part about filming is that I get to do what I love, ballet, and act at the same time,” Sophia shared. “I have discovered that I truly enjoy becoming my character Sadie. I have a new passion for acting.” Sophia started dancing at the age of two and is now an internationally recognized dancer, actress, model, social media

sensation, and entrepreneur. She has appeared on numerous television shows, including Dancing with the Stars, So You Think You Can Dance, Dance Moms, The X Factor, America’s Got Talent, Disney’s Shake It Up, and Nickelodeon’s Nicky, Ricky, Dicky & Dawn as well as The Ellen Show and The Ricki Lake Show. Sophia currently trains 35 to 40 hours per week in jazz, contemporary, tap, and ballet, and recently traveled to Bulgaria to compete in the Varna International Ballet Competition, where she and her partner won the gold medal. She also designs and models her own dance clothing line and holds the Guinness World Record for most consecutive pirouettes. Directed by Michael Lembeck, A Nutcracker Christmas tells the story of a rising ballet star, Lilly, who lands the lead role in the New York City Ballet’s production of The Nutcracker. When tragedy strikes her family, Lilly is removed from the show by her own boyfriend and dance partner Mark, and she vows to never dance again. Years later, Lilly’s niece Sadie lands the same lead role in the Philadelphia Nutcracker Ballet, only to find that the director is Mark. Lilly struggles with confronting her past in order to allow herself to dance and love once again. Sophia will play the role of Sadie, along with Amy Acker as Lilly and Sascha Radetsky as Mark. “Sascha Radetsky has been such a huge inspiration to work with,” Sophia said. “Amy Acker has been so helpful as well. im and Cheryl Hernandez met years ago at a college service organization convention. The event took place in Victoria, British Columbia (Jim’s hometown), and was sponsored by Kiwanis, an international organization focused on serving the community. Fast-forward to the present day, and Jim and Cheryl – who have remained involved with the Kiwanis organization for 20 years – are happily married and settled in Poway. “We like living here because of its central location to all of San Diego,” stated the pair. The couple has two teenage children, Miranda (17), a senior at the Academy of Our Lady of Peace High School, and Jimmy (14), a freshman at Rancho Bernardo High School. “Miranda is working on her Gold Award project of concussion awareness in kids’ sports,” explained Cheryl. “She has witnessed many first-hand and feels it is important to have coaches be

She is also looking forward to playing college level basketball.” Jimmy – who is legally blind – is equally ambitious. “Jimmy has adapted remarkably to his diagnosis,” stated Cheryl. “He is a Life Scout in Boy Scouts, and he is an amazing skier with no fear on the slopes. He is on the roller hockey team, does altar service at St. Michael's Church, and is an up-and-coming movie producer!” Jim works as president for SBC Inc., a company that provides training and consulting for sales and management, corporate meeting, event planning, and consumer and employee research services. Cheryl works in the events and facilities department at the Academy of Our Lady of Peace. Apart from staying involved with the Kiwanis organization, Cheryl volunteers as chair of the finance committee for St. Michael’s Church, is involved in the One Small Voice Foundation, Parents in Prayer, Altus Charter School, and Girls Scouts of San Diego. Despite their busy schedules, the Hernandez family makes spending time with one another a priority. “We put a lot of importance on family,” shared Cheryl. “We have dinner almost every night together. We have incredible family conversations that result in many laughing fits, and as the kids have gotten older they have gotten more fun, involved, and noteworthy.” She added, “We just love hanging out and being at home!" 

Wise Words About Wisdom Teeth Wisdom teeth are the last to erupt within the mouth. When they align properly and gum tissue is healthy, wisdom teeth do not have to be removed. Unfortunately, that doesn’t usually happen. They may grow sideways, partially emerge from the gum, and even remain trapped beneath the gum and bone. Impacted teeth can take many positions in the bone as they attempt to find a pathway that will allow them to erupt. An oral and maxillofacial surgeon can evaluate the position of the wisdom teeth and predict if there may be present or future problems. Patients are generally first evaluated in the mid-teenage years by their dentist, orthodontist, or an oral and maxillofacial surgeon.

Once it is decided that wisdom teeth need to be removed, the patient can elect to have them removed all at once or one or two at a time. While you do not need to remove all wisdom teeth at the same time, doing so can reduce the overall recuperation time since the patient will only have to recover once versus multiple times. Depending on the complexity of the extractions, surgery can be performed under local anesthesia, where the patient is fully awake; under general anesthesia, fully asleep; or with light sedation combined with local anesthesia.

After surgery, it is important to remember the DOs and DON’Ts of recovery: DO: • Rest the day of and day after surgery; plan on half-speed the third day. • Place ice on jaws for 72 hours as directed. • Have plenty of soft foods in the fridge. DON’T: • Smoke, dip, or chew tobacco. • Use drinking straws. • Use alcohol or mouthwash. • Lift, bend, strain, or play sports. All DON’Ts apply for seven days post-surgery.

Dave has owned North County Soccer Park (NCSP) for over 16 years, and Rod used to work there. After 16 years, I have literally watched some grow from being infants to eventually becoming invaluable members of our staff.” That includes their own families. high school,” Dave said. He first learned about NCSP in 1993, and his family played there for seven years before he took a leap of faith and purchased the business in 2000. Rod also has family ties to the business and the community. He was raised in Rancho Peñasquitos, and his three children and two grandchildren all live in Southern California. Plus, he added, “All three played and worked at NCSP.” Free time for both of them means an opportunity to explore, whether here at home or abroad. “I like to watch my kids play soccer, do weekend walking tours of San Diego, and travel,” Dave said. “I just got back from Germany and France.” Rod, meanwhile, enjoys golfing, surfing, and spending time with friends and family. He’s also excited to reconnect with the Poway community, adding, “We are members of the Poway Chamber of Commerce, and I look forward to getting more involved with various volunteer organizations.” By working together, Dave and Rod are committed to building their business – and the community that works and plays at NCSP. 

Local Trains to Become Navy Pilot

Veteran of the Year

Poway native and 2011 Poway High School graduate Daniel Gorin is participating in the rigorous training process that transforms new U.S. Navy Officers into Naval Aviators. Daniel is a student pilot with the “Rangers” Training Squadron based in Corpus Christi, TX. The squadron’s objective is not only to train future naval aviators to fly, but to instill strong leadership and officer values as well. Students must complete four phases of flight training in order to graduate, including aviation pre-flight indoctrination, primary flight training, and advanced flight training. Following graduation, pilots continue their training to learn how to fly a specific aircraft and are later assigned to a ship or land-based squadron. Considering more than 70 percent of the earth’s surface is covered by water, the Navy is positioned in such a way that allows them to defend America from the world’s oceans at all times. “Serving in the Navy has given me a sense of pride knowing that I am a part of something bigger than myself,” said Daniel. “It’s an honor to serve this country and even more of a privilege doing something that I love to do.”

Assemblymember Brian Maienschein recently named Commander Alissa G. Speziale, M.D. as the 77th Assembly District’s 2016 Veteran of the Year. Dr. Speziale joined the United States Navy in 2003 as a staff internist. In 2004, she was deployed to Iraq, where she treated over 100 wounded Marines, oversaw the medical care of detainees, and managed the battalion aid station before returning to the U.S. After her deployment, Dr. Speziale completed her gastroenterology fellowship and served as assistant program director for the Internal Medicine and Gastroenterology departments at the Naval Medical Center San Diego. She transitioned to the Navy Reserve in 2012, and is now a doctor at Sharp Rees-Stealy Medical Center in San Diego, continuing to support her detachment as officer of medical readiness, awards, and health promotions. “By continuing to serve our community after leaving the military, Dr. Speziale has contributed even more to making our region a better place for everyone,” said Assemblymember Maienschein.

Understanding Dyslexia Seminar PUSD Parents Group (PPG) hosted a free seminar on early identification and intervention of dyslexia among children and teens in late September. The International Dyslexia Association and Champions for Health partnered with PPG to provide parents with a dyslexia simulation, where they had the opportunity to participate in hands-on activities and experience some of the challenges and frustrations faced by people with the language-based learning disability. PPG is a nonprofit organization that consists of PUSD parents, educators, and community members who work to provide all PUSD students with the highest possible quality of education by advocating specific initiatives at the district level. “PUSD Parents Group believes that all students have a fundamental right to obtain the literacy skills necessary to lead a productive life, and promotes literacy for all students,” PPG Board Member Michelle Perry said. Adopt-A-Family Program The Palomar Council PTA and the Poway Unified School District (PUSD) are collaborating sponsors of the Adopt-A-Family program. The program was started over a decade ago to bring a bit of holiday cheer to struggling families in the school district. The program supports over 500 families, who are identified by Student Services at each PUSD school with a focus on those who live in or near poverty as well as those who are in crisis. Adopt-A-Family gives the community the opportunity to help families in need this holiday season by purchasing items from a family’s wish list, or donating a gift card or money. PVGC Continues Community Outreach The Poway Valley Garden Club (PVGC) works to bring smiles to the community. In 2005, Trader Joe’s employee Cindy Henry noticed that flowers and plants that were deemed unsellable were being thrown away. Cindy valued saving and recycling, so she spoke to her manager and was given permission to ask a local garden club if they could repurpose the discards. “Her mother, Lillian Chapman, gardener/docent at the Huntington Library, had taught her that to save and recycle was a virtue,” explained Community Outreach Chair Lu-Ann Coe. PVGC now picks up the unwanted flowers and plants from Trader Joe’s, makes them pretty again, and donates them to local places, including Pomerado Hospital, retirement homes, fire stations, schools, and libraries. “We are smile makers,” Lu-Ann said. As the project’s current chairwoman, Lu-Ann is responsible for keeping all the positions filled, communicating with the supplier, and keeping the club updated on the committee’s activities. PVGC aims to promote interest in gardening and related activities, improve and beautify the Poway community, and provide garden education and information to the public. PowPAC Presents Christmas Belles

Community Legacy

PowPAC, Poway’s community theater, will present Christmas Belles this holiday season. The comedic play follows the lives of three feuding sisters in the South as they attempt to produce a successful church Christmas program despite uncooperative cast members and leaked family secrets. Christmas Belles was written by Jessie Jones, Nicholas Hope, and Jamie Wooten, collectively known as Jones Hope Wooten. The trio is among the most popular and widely-produced playwrights in the country. They specialize in creating vivid, strong roles for women and writing laugh-out-loud comedies. The production opens on Friday, Nov. 11 and runs for five weekends, closing on Sunday, Dec. 18. Performances are Fridays and Saturdays at 8 p.m. and Sundays at 2 p.m. There will be no performances on Thanksgiving weekend. Tickets are $22 for general admission and $20 for students, seniors, and active duty military. There is a $2 surcharge for opening night, which includes a post-performance reception with the cast. The 7th Annual Home Run for Chelsea saw another successful turnout, with 70 teams and over 200 volunteers coming together for the charity baseball tournament. The tournament is held every year in memory of Poway teenager Chelsea King. The goal is a demonstration of solidarity, support, compassion, and collaboration; moms take the field as coaches, volunteers serve as umpires, and no one keeps score through the two-game, no-advancement format. “The emphasis is on helping create a tournamentwide environment that allows participants to enjoy a day of playing baseball for a cause greater than themselves,” shared Geri Suster, Communications Director. The tournament took place at San Marcos Sportsplex for the second year in a row, with field space underwritten by San Marcos Youth Baseball. Poway OnStage Upcoming Events Poway OnStage will present two events this fall. CMS Annual Meeting and Ice Cream Social About 150 family members attended the annual meeting and ice cream social at Country Montessori School (CMS) in late September. Parents socialized while children played and ate ice cream before the meeting started; kids were entertained by the Lizard Wizard while the adults were in the meeting. New Board President David Rice welcomed everyone and thanked outgoing President Brandon Black for his incredible contribution to the school over the last six years. Head of School Adela Corrales introduced the faculty and staff and welcomed 34 new families to the school. Adela also announced that the American Montessori Society will be hosting their annual conference in San Diego in 2017 and that CMS was picked as the tour school. Director of Admissions Sheila Walker covered the changes in the school’s branding with an updated logo and other new marketing materials. PTC President Nadia Salas spoke about fundraising activities and the additional playground equipment that was recently installed. For the last three years, the Poway Branch Library has offered Club en Español (Spanish Club) during the summer. The club offers an opportunity for students in the Poway Unified School District (PUSD) to use their language skills acquired in the Dual Language Program at Valley Elementary School. Older PUSD students volunteer their time for the club, working with children from kindergarten to fifth grade in science, technology, engineering, art, and math (STEAM) subjects – all in Spanish. This year’s teen volunteers included Meadowbrook Middle School students Hailey Jose and Easha Ashraf and Poway High School students Katie Jose, Cody Jose, Daniela Garcia, and Myra Ashraf. The Valley Dual Language Program aims to create academically competent, bilingual, and biliterate students through research-based practice and differentiated instruction in a cross-cultural environment. athedral Catholic High School’s (CCHS) core values of faith, knowledge, character, and responsibility have guided the development of high-achieving, well-rounded leaders for over 50 years. The CCHS legacy has deep

roots, though the name is only 10 years old. Cathedral Girls High School merged with University of San Diego High School (UNI) in 1970 on UNI’s Linda Vista Campus. UNI transitioned to the current CCHS Campus in Carmel Valley in 2005 and took on the new

Offering such services as dental implants, wisdom tooth extraction, corrective jaw surgery, Botox and filler, rhinoplasty, and dental aveolar surgery, Dr. Albert Lin and Dr. Robert T. Gramins have a high standard of care and a track record of exceptional patient results. “Our motivation is to be the most trusted and respected oral and maxillofacial surgery practice in San Diego,” stated Kelly Zielinski, Marketing and Public Relations Director for Boulder OMS. In 1998, he completed his oral and maxillofacial surgery residency at Northwestern University Medical Center. “Dr. Lin is extensively trained in orthognathic reconstructive jaw surgery, facial trauma surgery, cosmetic facial surgery, and advanced dental implant surgery,” stated Zielinski. “He practices the full and expanded scope of oral and maxillofacial surgery.” Dr. Lin

is board certified as a diplomate by the American Board of Oral and Maxillofacial Surgery and has also served as a board director, vice president, and president for the California Association of Oral and Maxillofacial Surgeons. “On the national level, Dr. Lin served as a state delegate for the American Association of Oral and Maxillofacial Surgeons and is actively involved to ensure that the specialty itself stays current and relevant to healthcare,” added Zielinski. Dr. Gramins graduated in 1998 from Northwestern University with his Doctor of Dental Surgery degree. “While in dental school, Dr. Gramins was awarded a United States Navy academic scholarship and was commissioned as an officer in the Dental Corps,” noted Zielinski. Following dental school, Dr. Gramins completed a general practice residency at Great Lakes Naval Hospital and fulfilled his military service in Southern California at Twentynine Palms Marine Corps Base. Later, he completed his oral and maxillofacial surgery residency at Loyola University Medical Center in Chicago. He is a fellow of the American Association of Oral and Maxillofacial Surgeons, is Board Certified as a Diplomate by the American Board of Oral and Maxillofacial Surgeons, and was selected to sit on the Cosmetic Surgery Credentialing board for the State of California, for which he has also served as president. Both doctors are highly involved with local charities including The Oral Cancer Foundation, Las Patronas, The Ronald McDonald House, and The March of Dimes. Additionally, Boulder OMS has been selected as the Official Oral and Facial Surgery practice

N

o matter what role you may play on Fridays, the overall mood and spirit of the school is dependent on the performance of our football players. A key part of any high school’s student spirit results from football games. Every student has an important role: ASB plans the pep rallies, the band and dance team perform at halftime, cheerleaders and the student section cheer on the team, and the athletes play hard under the lights. Everyone is included. “The football team's play can have such a large impact on the students' spirit. A good night can have a student section on their

feet yelling and always engaged the whole game. Meanwhile, a bad night can have poor attendance and leave students in the student section simply socializing, paying no attention to the score,” junior Craig Martins said. In years past, Poway High School’s varsity football team has had less than par seasons, including a 6-6 season last year and a 1-9 season two years ago. Fortunately, with a decisive action to drop into Division 2, our Poway Titans have started off this year 6-0 with signature wins over Mt. Carmel and La Costa Canyon. Other wins include Bonita Vista, Mt. Miguel, Olympian, and a blowout

win over Del Norte with a score of 56-6 in the homecoming game. “Coach always says, ‘Play as a team because you’re proud to be a Titan and make all the students proud to be Titans too,’” varsity wide receiver and safety Matt Blackburn said. With each win, the Friday night lights seem to be getting brighter and brighter at Poway High. ¢

The Market Is Heating Up! T

he housing market in Poway is still hot, but even hotter right now is the rental market! Rents are incredibly high right now, with a one-bedroom apartment renting on Zillow for around $1,500, and single family residences being well into the $2,500+ range. Throughout the county, rents are expected to increase faster than the rest of Southern California, according to a recent study from the University of Southern California’s real estate school. Specifically, the study predicts rents will rise by $155 per month by 2018. So what does this mean? For investors, it means opportunity. It means that if you have been considering purchasing investment property, now is the time. Higher rents mean higher profits. And the beauty of investing in real estate

compared to stocks is that you can borrow a large portion of the cost of the purchase price. With stocks, you generally have to pay cash up front for everything you buy. But with real estate, there are loans available that take a portion of the proposed rents to qualify for the loan. If that is not enough incentive, consider the tax incentives. When you borrow money to spend on real estate, you can frequently deduct the interest payments when filing your tax return, increasing your profits even more. Another study, reported by Zillow in April of this year, shows

that the average San Diegan is spending close to 40% of their income on rent, compared with 31% on mortgage. This means that for first-time homebuyers who are currently renting a home, it makes sense to look into the options for purchasing. Interest rates are at historic lows, but every indicator shows that they will be going up with the new year. Further, there are special loan programs still available for firsttime homebuyers with as much as 100% financing. A common phrase among homeowners is “I only wish I had purchased sooner!” Don’t let this
