omewhere along the way, I got the reputation in my family as being somewhat of a bah humbug during the holidays. My wife and children are quick to point out my lack of interest in holiday decorating and gift wrapping. But the reality is that I absolutely love the holidays – especially Thanksgiving and Christmas. And even though I may act like hunting for that perfect tree does not interest me, it’s just an act (but I think my family may be on to me since I really love everything about it). So, I’ll have to continue complaining a little in order to keep up the façade. The fact is that I love the tradition that the holidays bring. I love the buildup, the preparation, and the anticipation of the upcoming holidays. Life can bring a lot of changes, but one thing that has been important to my wife and me is continuing the family tradition. And having everyone together warms our hearts. Whether it is Thanksgiving, Christmas, Easter, or any of the other holidays that we celebrate, everyone in the family knows where we are going to be and who will be there. They look forward to it, and they expect it. As crazy as it sounds, we know what food will be served and who will prepare each dish (for each holiday). It works this Derrick Breaux way. It’s our family tradition. And although Southern Publisher California winter holidays may entail swimsuits and sunscreen instead of bulky coats, I wouldn’t change a thing – nor would they. So, if you hear me whining about decorating the Christmas tree or hanging lights around the house, just know that it’s all part of an act (sort of my own unconventional tradition). But let’s be sure to keep this as our little secret. I don’t want my wife and kids to know that I’m really a softy when it comes to the holidays. If they knew the truth, I’d have to do a lot more decorating and wear one of those silly holiday hats (sorry, that’s not gonna happen!).

my Wigley, a freshman at Rancho Bernardo High School, has only lived in the Poway Royal Estates community for a year, but has already made an impact. She not only runs with her JV cross country team and sings in the Advanced Women’s Ensemble, but is also perfecting her leadership skills. Her eighth grade leadership teacher even nominated her to attend the Junior National Young Leaders Conference, which was held in July in Washington, D.C. and is considered the premier leadership development program for middle school students. Attending the week-long conference was incredibly aweinspiring for Amy. She exclaimed, “I had the most amazing experience, and the Junior National Young Leaders Conference changed me into being a better person. Our small-group time was definitely one of the best parts of the trip, where we were challenged to take on big leadership roles to the best of our ability, and make decisions that were very hard to make.” Putting her civic-minded thoughtfulness to good use, Amy works towards improving her local community. To date, Amy has done beach and park cleanups, volunteered at the Feeding America food banks, filled up care boxes for the homeless, and gift-

Happy with the opportunities, Amy said, “I love helping out and being a leader.” Amy is especially grateful for her high school, admitting, “I love the motivation I receive from my teachers and how they all care.” Her favorite subject is math, and Amy added, “Math is my strength, and it gives me a chance to go on my own and use what I know.” Amy hopes to eventually get her master’s degree in education and become an elementary school teacher. Realizing that it takes a village to create change for the better, Amy wants to give shout-outs to those who have assisted her in her successful path. She commented, “I would like to thank Adrienne Wells Homes Foundation, Jean Loo Russo with Elizabeth Hospice and many family and friends for helping me attend the conference. A special thank you goes to my parents, my leadership teacher, Mr. David Herrick, Jon Shea of Shea Realty, and Marc Nimetz of Farmers Insurance for being my mentors and continuously supporting me with everything I do.” 

School Garden Recognized

ABRAXAS HIGH SCHOOL RECEIVES GARDEN CLUB AWARDS

A

braxas High School’s garden recently won a number of awards recognizing the hard work and outstanding results by students, staff, and community volunteers. Poway Valley Garden Club (PVGC) nominated the garden for recognition by the Palomar District of the California Garden Club, Inc. (CGCI), and the garden won the first place CGCI Community Impact Award. At the national level, the Abraxas School Garden then won first place awards for Community Beautification and the Kellogg Civic Achievement Award. The Abraxas School Garden was born in 2015, when Abraxas teachers Bob Lutticken and Robert Saxton decided to find a better purpose for the underused tennis courts on campus. The years following have seen a remarkable transformation at the Pomerado Rd. site, with students playing an active role. “The Construction and Agriculture staff and students designed and built the garden, structures, irrigation, aquaponics and raised beds, filtering systems, and a 15-square-foot

Tilapia in-ground pond,” explained Marcia Clingman, PVGC Publicity Chair. “Economics and English students work on grants, business models, and managing the website for the gardens.” The students are part of the PVGC Youth Garden Club, and several PVGC members regularly volunteer at the garden. They’re all dedicated to making a difference at Abraxas and beyond. “In 2017, Abraxas donated over 2,700 pounds of fresh produce to a local food bank,” Marcia said. “They are creating new garden innovations, expanding the garden to include a small grove of fruit trees, test marketing their produce, and landscaping areas on the school grounds.” Abraxas High School is a continuation high school providing a personal, supportive environment for students at risk of not receiving a high school diploma. HIP REPLACEMENT GIVES PAMPLEMOUSSE CHEF MORE TIME IN THE KITCHEN

B

uilding one of San Diego’s most successful restaurants took a lot of hard work and skill but also took its toll on Pamplemousse Grille owner and executive chef Jeffrey Strauss. “Being on my feet 12 to 15 hours a day… it finally caught up with me,” Strauss said as he walked the same kitchen floor he’s walked the past 21 years. Last June, Strauss finally relented to the bone-on-bone pain in his leg and had hip replacement surgery at Palomar Medical Center Poway, the second busiest joint replacement hospital in California. As a celebrity chef, Strauss had his pick of hospitals and physicians but he chose the nationally recognized Orthopedic and Spine Center at Palomar Medical Center Poway and Dr. Brad Cohen. The hip replacement surgery lasted one hour and consisted of placing a metal rod inside the femur and connecting it to a ceramic ball and cup placed inside the hip capsule. Within two hours after surgery, the medical team at Palomar Medical Center Poway had Strauss up and walking. “After surgery, you are kind of loopy so I was shocked when they came into my room and said, ‘let’s go for a walk.’” Strauss said. Getting patients up and walking is part of Palomar Health’s pain management program that aims to reduce medications (especially opiates), speed recovery,

and reduce pain. In fact, the Orthopedic and Spine Center has one of the highest patient satisfaction scores in the nation for pain management. Strauss was out of the hospital the following day and back to work in less than three weeks. Within five months of surgery Strauss was catering one of the largest horse races in the world, the Breeder’s Cup, at the Del Mar Fairgrounds, across the street from Pamplemousse, and walking 25 flights of stairs. He’s already preparing to have his other hip replaced sometime soon. 

ancho Peñasquitos resident Jocelyn Soriano Lomahan was recently crowned Mrs. California International 2019. As a platformfocused competition, the Mrs. California International Pageant’s overall scoring is based upon contestants’ knowledge and involvement of a chosen charitable cause. At this year’s pageant in Bakersfield, contestants showed their skills in three categories: interview, fitness-wear, and evening gown. Jocelyn was awarded the 2019 crown with her platform Character Counts. Throughout her reign as Mrs. California International, Jocelyn will concentrate on volunteerism and bringing awareness to this platform, which focuses its efforts on encouraging our youth to live with ethics and morality through the six pillars of character: trustworthiness, respect, responsibility, fairness, caring, and good citizenship.

“I am honored to be chosen as Mrs. California International 2019,” Jocelyn shared. “My focus will continue to be my platform, Character Counts. My family and I live by the six pillars of character in our daily lives. In my profession as a realtor, as a faith-based woman, as a devoted wife and mother of two teenage girls who play sports, I live and breathe these characteristics.” She’s extremely involved in her community, in the Silayan Filipina National Organization, the Asian Real Estate Association of America, and the American Heart Association, among others. Theatre of Peace Combats Bullying Theatre of Peace (TOP), a division of the local nonprofit Act Like You Matter, Inc., is working to combat bullying by empowering young people to find their voice and change the way their generation treats each other. TOP is a troupe of 35 actors ages 11 to 19 who travel to schools in Southern California to run anti-bullying assemblies and workshops that help students build resilience and stand up for themselves and others. Interactive Stage Play for K-3rd – based on the book Baffle That Bully!, written by Amy and her daughter Chase – at the 15th Annual International Bullying Prevention Conference in San Diego. After a relatively short period of time at TLC, students transition back to their traditional schools as successful and independent learners,” said school principal Maria Bagby. Individual services are designed to FIX their learning problems, so that students can independently move forward on an even playing field without the need for accommodations and extra support. “These kids are smart, but struggling. They don’t need us to ‘teach to their strengths’ as we’ve all been told. They need us to strengthen their weaknesses so that learning comes easily in any environment,” Maria explained. Maria herself is a reading specialist and works closely with a network of professionals including educational psychologists, audiologists, MFTs,

Alpha Force Krav Maga Teaches Self Defense Using Natural Instincts

A

mix of boxing, wrestling, realistic street fighting, and martial arts, the self-defense system of Krav Maga developed by Imi Lichtenfeld and the Israeli Defense Forces. Today, the practice is growing in popularity across the U.S. Accessible to children and adults, Alpha Force Krav Maga in Poway opened its doors in July 2018 to train and empower all students in a self-defense system that blends realistic training based on instincts. The depth of instructor experience sets Alpha Force Krav Maga apart from other self-defense and martial arts training programs. Nancy Stroud is the head instructor and has trained with experts across the world for the last 16 years. “Enjoying the beauty and traditions of martial arts and the instincts and more explosive fighting techniques from Krav Maga, I cross-trained in both systems until 2007 when I earned my civilian instructor certification,” Nancy explained. Since then, Nancy has continued to train and study, and she passed her Expert 2 exam in Israel, May 2017, a ranking that requires significant time and training, and takes years to achieve. The Alpha Force instructors continue to train and work with KRAVolution, a global Krav Maga organization and team of self-defense specialists. Today, Nancy and her fellow instructors are inspired to teach because they have found Krav Maga to be the best system of self-defense. The classes are small, personalized, and accessible for all abilities and ages. Nancy explained, “Students can expect to be welcomed, to be asked about specific expectations and needs, to be challenged, sometimes to sweat, and always to leave with a definite feeling of ‘I’ve got this.’” The small classes ensure that the students’ training is tailored for their strength and size with more training time on the mat and individualized instruction. Krav Maga focuses on awareness, prevention, preemptive striking, and technique to protect oneself from bullying or assaults. Reevaluating the VA Loan

I

recently had a seller ask me why we were listing his home as eligible for a Veterans Affairs (VA) Loan. “Isn’t it more expensive for the seller?” he asked. This is a common myth about this type of loan, even among Realtors. The reality is that it works like any other type of loan, if the home being sold is in good condition. The VA Loan is not meant to be used for major fixers with multiple defects; however, a home that is in good condition, but merely outdated cosmetically, will do just fine. The factors a VA appraiser will consider when evaluating the home are: plumbing and electrical systems must be safe and in good condition; heating and roofing must be adequate; loose paint must be scraped and repainted; no leaks, excessive dampness, defective construction, or decay; and no termites, destructive insects, fungus growth, or dry rot. These are all items

that a home inspector will look for, and most buyers – no matter what kind of loan they are getting – will probably want repaired. Just as with any buyer, the seller has the right to say “no,” cancel the contract, and move on to the next buyer. More often, however, sellers will usually agree that it is reasonable to request these repairs and will go ahead and fix them. The other factor that sellers often misunderstand is the 100% financing option. Sellers often assume that just because a buyer is using 100% financing, they “have no money” and can’t afford the house. In reality, VA buyers frequently take advantage of this option to keep their cash in their pocket, to use for updating after sale, or just because it makes better financial sense to do so. buyer would not be approved for the loan if they could not afford to make the payments, so if the lender says the buyer can afford the home, he probably can. The VA Loan is a great benefit for our veterans, and we should not discount it and eliminate this group of potential buyers based on misconceptions and myths.
