Hidden Hearts
I
t will come as no surprise – for people that know me and people that regularly read my letters – that I love our team here at ZCode Magazines. Find the hearts, I am lucky enough to work with a fantastic group WIN COOL STUFF! of driven and talented professionals that put See page 18 their hearts and souls into creating our local community magazines. Whether it’s editorial, graphics, production, or sales, every member of the ZCode Team has a direct influence on the pages of each and every magazine. For several years, I’ve had an idea swirling around in my head. It’s now time to put that idea into play. Starting with this issue, we have created a fun way to share that love and spirit put into each and every issue. We call it the Hidden Heart Campaign. Simply put, we want to give stuff away! But there’s a catch. We’ve hidden hearts in several advertisements throughout this issue. Your job is to flip through the pages and locate the specific advertisements that contain a ZCode Hidden Heart (see example on the right). Once you’ve found all of the hearts, simply email us your list specifying which advertisements contain the ZCode Hidden Hearts and you’ll Derrick Breaux instantly qualify for a chance to win some very cool Publisher stuff – from gift cards to t-shirts and more. We will announce winners regularly via email and social media. Thank you for reading 92127 Magazine. Be sure to tell all of our advertising partners that you saw them in the magazine. All the best, Derrick Breaux, Publisher

MEET TEJ GULATI THIS WELL-ROUNDED YOUNG MAN IS MAKING A DIFFERENCE AT THE DESIGN39CAMPUS AND BEYOND
by JENNIFER FRAKES | photo by Spark Photography
T
ej Gulati will soon enter fourth grade at Design39Campus and has already made a profound difference at the school and the community. He is an active volunteer and is involved in many extracurricular activities. Tej is extremely passionate about helping others and spearheaded a campaign to lend a hand to both animals and people. “I put together a pet food drive at my school and within the community to collect food for cats and dogs for Helen Woodward’s AniMeals program.
Tej Gulati (9) 4th in Fall 2016
20 • 92127MAGAZINE.COM • August | September 2016
This program delivers pet food to companion animals that live with senior citizens,” explained Tej. He made posters and hung them up at Design39Campus, distributed fliers in all classes at the school, wrote a blog post on the Design39 blog site, and did presentations for many classrooms to promote the food drive. According to Erin Odermatt, Supervisor of the AniMeals program, donations are vital to the program. “AniMeals runs entirely on donations, and we feed just over 700 pets every month. Donations like Tej’s make this possible,” stated Odermatt. In addition to helping Helen Woodward’s AniMeals program, Tej sells lemonade to raise money for the Burn Institute to help children who are injured in fires. This kind-hearted young man also enjoys his classes at Design39Campus. He has learned how to code and cites STEM Rotations, Deep Dives, and Minds in Motion as his favorite subjects (aside from recess, of course). “I like these subjects because they keep my brain thinking and my body moving,” revealed Tej. Off campus, Tej has many hobbies, activities, and sports that keep him busy. He plays basketball, soccer, tennis, and archery. “I also like playing drums, working on my computer, biking to the park to meet friends, and playing on my iPad and Xbox,” said Tej. He is always willing to try new things, and is currently experimenting with cooking. Tej is also a DJ who enjoys spinning at parties. Whatever endeavor Tej decides to try next, it is sure to be a success for this bright and caring 4S Ranch native.

Rancho Coastal Receives Grant 92127-BASED PETCO FOUNDATION SUPPORTS RCHS MISSION
E
ncinitas’ Rancho Coastal Humane Society (RCHS) has received a $100,000 grant from the Petco Foundation, whose headquarters are located in 92127, to help them continue their life-saving work. The check was presented to RCHS President Jim Silveira by CBS News 8 television anchor and member of the Petco Foundation board of directors Dan Cohen. “This will contribute to the mission of your Rancho Coastal Humane Society,” said Jim. “Our Friends of County Animal Shelters program helps to save the lives of animals that would not survive in other parts of the country. We partner with shelters, sanctuaries, and rescues from Mississippi to Hawaii and beyond. This grant from the Petco Foundation will expand our reach and enable RCHS to help even more animals.” The spay and neuter program is another area at
RCHS that will benefit from the grant. “Here in San Diego County, a pet must be spayed or neutered before it can leave a shelter.
RCHS is developing a program that will provide affordable spay/neuter services for rescues throughout the county. Thanks to the Petco Foundation, this program could become a reality sooner than we anticipated.” The Petco Foundation awards grant investments to organizations that work to make the most significant impact possible with the support provided to them, encouraging organizations and communities to work together in an effort to create a nation where no animal is needlessly euthanized, where domestic animals can be trained to provide service to people and organizations in need, and where all domestic animals can be healthy and find loving homes. To learn more about RCHS visit www.sdpets.org. For more information about the Petco Foundation visit www.petcofoundation.org.

As California schools struggle with budget cut backs, Dr. Lindsay Pfeffer is offering schools a way to raise money and at the same time save the students from excess sugar by giving them CASH for CANDY- in a time when fundraising is not just important, but for many schools imperative. Dr. Pfeffer will give CASH for your CANDY paying a dollar for each pound of candy surrendered and donate the proceeds to your child’s school! The surrendered candy will be donated to the military troops, Casa del Los Pobres, The San Diego Rescue Mission and other local organizations. Last year Moser Orthodontics collected over 3000 pounds of candy and over the seven years of our program, we donated over $19,000 to local schools with this fundraiser.

oms aking Six Figures Change. It’s hard, but w it.
S
ometimes it’s hard to admit we need to make a change. My story is probably one many moms can relate to. My husband and I struggled to conceive for years, so to fill the void, I decided I would put all of my time and energy into climbing the corporate ladder. Along the way, we finally welcomed our first child. By that point, I had put so much into my career that I was convinced I could do both – be a super mom and a powerhouse businesswoman. At age 30, I was running an international supply chain organization and gave birth to our second daughter. This time it was a little different: not just caring for two children, but our second daughter was born with significant health issues. I was torn between a career I loved and a child who needed me more. Naturally, my priority was tending to my daughter’s medical needs, so I stepped out of the corporate world for nine months. During those nine months, she made great strides, and just as I was starting to contemplate what was next for me, a job offer fell in my lap. I leaped at the opportunity, but within seven short months, I found myself traveling domestically and internationally far more than I had anticipated and was missing my kids like crazy. It was then that I realized just how precious those nine months at home with my girls were, and I knew I needed to somehow find a balance between my work and home lives. My husband and I thought that maybe owning our own business would give us the time and freedom I was desperate to have. A new shopping center was opening in a promising area near our

home with multiple franchise opportunities available, so we thought we had found our answer. My husband and I were going to spend our life savings and take out a second mortgage to get it started. A month before I was to fly to the franchise’s headquarters to sign the paperwork and be trained to run the business, I met Heidi Bartolotta, founder of Moms Making Six Figures. My husband and I refer to Heidi as the woman who changed everything for our family. Heidi founded a local marketing and advertising company for women with one common goal: coming home to their families while still being able to earn a significant income. I was skeptical (to say the least) but after weighing my options – continuing to work for a company I wasn’t happy at or sinking over $100,000 into a franchise – I didn’t have a lot to lose by simply giving the Moms team a chance. I worked with Moms for a year part-time while still grinding it out at work. After that year though, I was able to quit my full-time job and within two years replace my corporate salary. Looking back, it was the change I desperately needed, as I now have the time I need to be a more patient mom and wife. Don’t get me wrong, realizing that a change was necessary and then actually making it was very scary, but I would do it all over again to “own my schedule” the way I do now. I have never missed a class party or field trip, and I know those are the things my children will remember. What I’ve realized is that with the right tools and people to support and guide you, anyone can successfully make the same change I did. Visit us at www.momsmakingsixfigures.com.

t’s peaceful in their Tahoe cabin on a river. “There is little to no cell signal, no TV, no distractions,” shared Trevor Outman. “The noise of the busy world seems to fade off into the distance when we’re there.” Back at home, life accelerates with two children in school, sports, and work. Trevor received his M.B.A. from Oral Roberts University. He is the co-founder and principal partner of Shipware, a parcel consulting and audit firm. Cristal has a B.S. in biology from UC Davis and is now a full-time mom. They met as Pfizer pharmaceutical sales reps. Trevor elaborated, “We shared many conversations over dinners and found a deep friendship behind our love for each other.” They moved here as newlyweds, seeking high-quality schools and neighborhoods for children in their future: Melia, now age six, and Josiah, age four, will both attend Maranatha Elementary next year. Cristal volunteers in the classrooms and schedules the kids’ T-ball, soccer, gymnastics, tennis, track, swimming, and Girl Scouts (insert: breathe) all in a week’s work. Yet it’s important to stay healthy, and Cristal hosts wellness workouts for moms at Patriot Park on Wednesdays. They find fulfillment at The City Church. The beach is also an oasis. “It’s fun to watch the kids’ confidence increase every year as they get more comfortable with the ocean,” mentioned Trevor. “We are also a big Chargers

He has learned to run the T-Ball bases in the right direction! Melia is in cross country and qualified to run at regionals. One morning stands out – a test of humility. Josiah decorated the carpet with mom’s red lipstick. A few minutes later, he poured orange juice on the floor because, Trevor surmised, “The sound of the splashing juice

Cristal and Trevor engage in triathlons and marathons. “There is nothing like crossing the finish line to get the reward of hugs and highfives from our kids,” added Trevor. Being a close family is everything they thought it would be, and more – lipstick on carpet included.

SECOND CHANCE FIELDS MAKES A DIFFERENCE IN HIGH SCHOOL SPORTS
S
econd Chance Fields has recently reached the final phase of a large project at Del Norte High School (DNHS). With the help of Hawthorne Cat and Eagle Paving, Second Chance Fields and U.S. Marine volunteers removed over 1,000 tons of contaminated soil and grass from the DNHS lower sports fields in preparation for the installation of a brand new turf field. Hawthorne Cat and Eagle Paving provided equipment to help move the soil from the field free of charge. Second Chance Fields has also secured a donation pledge from former San Diego Padres first baseman Adrian Gonzalez, who will match up to $10,000 for the rest of the project. Second Chance Fields is a nonprofit organization operated solely by its founder Josh Pratchard. While serving as a high school pitching coach within the San Diego Unified School District, Josh noticed how old,
30 • 92127MAGAZINE.COM • August | September 2016
run-down, and dangerous the fields were. Student athletes were getting injured on the outdated fields, resulting in the loss of promising college scholarships and careers in sports. The district could not afford to make repairs to the fields, so Josh realized it was up to the coaches and their teams to raise the money. “I started this nonprofit by myself with no financial backing to start this great cause I was passionate about and determined to see succeed,” he said. In addition to providing new, modern, and safe sports facilities, Second Chance Fields also provides tutoring programs designed to eliminate academic suspension in sports. Safe, high-quality fields at campuses across the county benefit all teams, as they often travel to other schools for away games. If you would like to get involved with the DNHS project or other high school projects, please visit www.secondchancefields.org to donate money or volunteer your time.

MATT HUNT HELPS THE COMMUNITY PLAN FOR SECURE FUTURES by LIZ ONUFER | photos provided by Ameriprise Financial
T
he length of retirement in the 21st century is growing. “These days, it’s not unusual for retirement to last 20 to 30 years – or even longer,” stated Matt Hunt, financial advisor for Ameriprise Financial. For some, this may seem like a daunting planning task, but by breaking the process into doable steps, “We can help take the uncertainty out of planning for your financial future,” Matt assured. With 22 years of experience, Matt knows the financial planning industry. “I think the most important thing, aside from saving a sufficient amount, is to partner with someone to track progress towards the goal on a semi-annual basis,” he said. Supplementing a retirement plan with after-tax savings, like a Roth IRA or municipal bonds, is a key piece to the savings plan. “It’s all about tax-efficiency when it comes down to re-creating a paycheck when you stop working,” Matt acknowledged. Ameriprise Financial was founded in 1894 by John Tappan in Minneapolis, MN. His goal was to help average Americans
achieve financial success and create a secure foundation for their future. Today, Matt Hunt stays committed to the vision of Ameriprise’s founder, always putting the customer’s needs first. “We stand out in the industry because of our commitment to the financial planning process and world-class service to our clients,” he said. Matt emphasized, “Financial planning is an ongoing, comprehensive process that takes into account all six areas of an individual client’s situation.” Those areas are: financial position, protection planning, accumulation planning, tax planning, retirement planning, and estate planning. This extensive planning begins with Ameriprise’s Confident Retirement® approach. “It starts with a personalized conversation about covering essentials, ensuring lifestyle, preparing for the unexpected, and leaving a legacy,” Matt said. Matt not only helps the community plan for secure financial futures, he also serves several nonprofit and youth sports organizations. A 4S Ranch resident since 2002, Matt coaches for the local Little League,

Making an Impact
STUDENT PROJECT AIMS TO HELP ENDANGERED ANIMALS
A
s fifth graders at 92127’s Design39Campus, local students Rubina Sheeraj and Riva Rainier organized a talent show and book sale entirely on their own as part of their school impact project to help save endangered species. The girls both wanted to raise money for animals, so they decided to partner together to bring their idea to fruition with the Read Rubina Sheeraj and Shine talent show and book sale. “My heart bleeds every time I hear and read about endangered animals. We share our world with many fascinating creatures and it is our moral duty to help them live and survive,” said Riva. Over 130 people came to watch 65 student participants in the 30-act talent show. Riva and Rubina also wrote two books, of which they sold 30 copies. Not only did Read and Shine raise over $300 for the Lions, Tigers, and Bears Sanctuary, but
the girls learned some valuable lessons as well. “Read and Shine taught me perseverance,” said Rubina. Riva added, “Planning this event was very challenging, yet it taught me how important it is to organize things properly and in advance. I also learned to be patient and hold my ground when things became difficult. I gained confidence during this project.” Design39Campus Riva Rainier Principal Joe Erpelding said he was awestruck by the level of sophistication and maturity shown by Riva and Rubina. “They took the idea of making an impact and ran full speed. I kept trying to poke holes in their plan, and each time they showed thoughtful and creative evidence in bringing their dream to a reality. This is not something you would expect from two fifth grade girls. Rubina and Riva are not your average students. They are on a mission to change the world.”

Trail for All People
LATE NORTH COUNTY RESIDENT’S DREAM BECOMES A REALITY
T
he “Trail for All People,” which overlooks 4S Ranch and Rancho Peñasquitos, opened on Black Mountain in June. The 1,100-foot flat path trail is designed for people in wheelchairs, young children, the elderly, and anyone else whose hiking may be hindered by more irregular terrain to have access to nature and be up on a mountain, where, until now, only able-bodied hikers could go. The trail also has four covered shade structures on the north side of the mountain. The project was the dream and accomplishment of late Rancho Peñasquitos resident James “Jas” Arnold. Jas was an environmental enthusiast and avid outdoorsman who enjoyed skiing, biking, hiking, and backpacking until a Multiple Sclerosis (MS) diagnosis left him wheelchair-bound. Jas got the idea for the trail about 10 years ago, wanting to create a place in nature that
38 • 92127MAGAZINE.COM • August | September 2016
people in wheelchairs could enjoy. A surveyor by trade, Jas had the vision and knowledge that it could actually be accomplished, if the city would approve it and work with him. The project took eight years to complete, due to numerous obstacles: city permits, regulations, and challenges with construction. But now, by sheer will and determination, a trail for everyone is etched into Black Mountain. Sadly, Jas passed away at age 59 from complications from MS just weeks before the official opening of the trail. His wife Lisa said that this was their biggest regret: not being able to be together for the trail opening. Jas has left a lasting legacy, however, through his perseverance in creating a place in the community for everyone to enjoy. For more information visit www.sandiego.gov/park-and-recreation.

The event was the largest to date, raising over $12,000 with 350 participants. The SDSC You’ll Never Walk Alone 5K was founded in 2013 by Coach Mark Connelly to raise money for families in need within the soccer club. Soroptimist High Tea & Fashion Show ANNUAL FUNDRAISER SUPPORTS SURVIVORS OF DOMESTIC ABUSE
N
early 400 people attended the recent 6th Annual High Tea & Fashion Show to support Soroptimist International of Rancho Bernardo and Soroptimist International of Poway’s Transitional Housing Program, which provides housing for survivors of domestic violence and their children as well as other programs supporting women and girls. The event was cochaired by SIRB club members Pam Warnock and Ginny Brown. The main purpose of the annual event is to raise funds to provide a safe and supportive living environment for battered women and their children. Since 1996, the Poway and Rancho Bernardo clubs have helped over 51 mothers and 115 children reclaim their lives. After the success of last year’s event, the clubs were able to add another apartment to the Transitional Housing Program for women moving away from dependency and abuse. This year’s fashion show featured students from Palomar College’s Fashion Design & Merchandising Department, providing a

learning opportunity for them as they prepare to launch their careers. The Alice in Wonderland characters in costumes, sewn by former Palomar student Cindee Ferris, were a great surprise to all in attendance. The gala, auction, and fashion show grossed over $93,100 this year, with which the clubs hope to be able to add yet another apartment to the program. The clubs were pleased with the overwhelming response received from both sponsors and attendees alike. Without the combined effort of both the Rancho Bernardo and Poway clubs, this event would not have been possible. Girl Scout Gold Award Winner
4S Ranch resident Abhi Nathan has earned her Girl Scout Gold Award for her outstanding leadership and commitment to taking action in her community. The Gold Award is the highest achievement in Girl Scouting; just five percent of Girl Scouts nationwide achieve this distinction. Abhi is one of only 32 Girl Scouts in San Diego who earned the award this year. The goal of the award is to identify and help find a long-term solution to a community problem. For her project, Abhi wrote a children’s book called Speak Up! about public speaking. She presented the book, along with skill-building games and activities, to elementary school classes to help students tackle the intimidating topic in a friendly setting. Abhi was president of both the speech and debate team and Model UN at Del Norte High School, where she graduated with the class of 2016. She has also earned her Silver Award, the highest honor available to Girl Scout Cadettes. Learn more at www.sdgirlscouts.org.
Robotics World Champions
A team of local students, including Alex and Anna Azeka from Maranatha Christian Schools, won third place in the World Championship Robotics Competition through FIRST Tech Challenge. Alex and Anna joined students from several other San Diego schools to form the cleverly named RoBowties team. The team worked together throughout the school year on all aspects of the competition, including robot design and fabrication, works outreach, public education, field coaching, programming, and CAD design for 3D printing. After advancing through local and regional competitions in San Diego and Oakland, the RoBowties secured a multitude of awards, including an “Inspire” award – considered to be the most prestigious award given – along with a booth design award and a finalist award for securing third place overall among 128 teams. FIRST is a global nonprofit charity with a mission to inspire young people to be science and technology leaders through the model of sports competitions. To find out more go to www.firstinspires.org.
Odyssey of the Mind
High Country West Bus Route to BHMS
After more than 10 years without bus service, the Bernardo Heights Middle School (BHMS) bus is returning to High Country West and surrounding areas. Luanne Lohr, parent to a seventh grader, and Teresa Backer, parent to a Turtleback Elementary fifth grader, were among those spearheading the effort to get the bus back. After 15 years of bus service to BHMS and Rancho Bernardo High School, the service was stopped as a result of PUSD budget cuts following the 2005 opening of Oak Valley Middle School in 4S Ranch. The reinstatement of the bus route is a victory for parents of BHMS students, who say the campus is too far for their middle school children to walk or ride bikes to, especially considering the I-15 freeway separates their homes from the campus. For more information about how to sign up for the bus or other details visit www.powayusd.com. 44 • 92127MAGAZINE.COM • August | September 2016
Stone Ranch Elementary School recently sent two teams to the Odyssey of the Mind California Regional Tournament. Odyssey of the Mind is an international program that provides creative problem solving opportunities and fosters original thinking. By working in teams, students learn teamwork, problem solving, and that a group can be a powerful thinking force. Among the Poway Unified School District (PUSD) teams that made it to regionals, Stone Ranch Elementary sent two, Shoal Creek Elementary sent one, Adobe Bluffs Elementary sent five, Deer Canyon Elementary sent one, Black Mountain Middle School sent three, and Westview High School sent a team that ranked fourth overall at the state tournament. “Four years ago, there was just one team of seven kids at Adobe Bluffs. This year, we had 13 teams from six different PUSD schools,” shared coach Ami Lau. “This creative problem solving program is a great fit for PUSD students looking for a challenging, educational, and fun activity.” Learn more at www.calomer.org.

The other two new principals are Gail West at Garden Elementary School and Laura Crow at Pomerado Elementary School. Mel Robertson, Associate Superintendent of Learning Support Services, stated, “We had outstanding candidates interview for our principal positions. DNHS Student Receives Scholarship
The RB Chorale recently presented its 43rd Anniversary Show Showstoppers from Stage & Screen, where the six finalists competed for the Chorale’s annual scholarships. Besides being musicians of great promise, all six have achieved many significant honors and awards during the school years and are active volunteers in their local community. Among the finalists was Del Norte High School student and pianist Rachel Hsieh. The audience was riveted with her interpretation of the music during her performance, earning her $1,000 towards her fall tuition at UCLA. Rachel plans to pursue her musical education in college, possibly doublemajoring in piano performance and international relations. As a member of the San Diego Youth Symphony, she played the violin and her goal is to perform with a renowned orchestra. She would ultimately like to teach music and inspire young students. Future Problem Solvers
Nine local students recently attended the Future Problem Solving (FPS) State Meet under the guidance of their coach, Nancy Myles. The individual participants were Del Norte High School sophomore Andrew Varvara, Oak Valley Middle School eighth grader Victor Varvara, and Bernardo Heights Middle School student Anish Rajendran. A junior team of sixth graders also qualified: Maddie Engblom and Kylie Norvell Cruz from BHMS, Lauren Crane from St. Michael’s School, and Jenna Cardno from OVMS. Two alternates – Shreya Singh from Turtleback Elementary School and Sofia Benito from BHMS – also attended to compete in the MAGIC Division. The junior team placed sixth out of 26 teams in the written competition, and third for their skit. Sofia’s alternate team was second in the state. Victor’s skit won first. Nancy concluded, “The children went home with a lot of medals, plaques, trophies, and smiles.” FPS is an international competition involving students from 40 states and 15 countries from around the world. The contest is designed to foster creative critical thinking skills by applying techniques to real-world concerns.
Small Business of the Year
Assemblymember Brian Maienschein recently recognized Bernardo Winery and its owners, Ross Rizzo, Jr. and Veronica HallRizzo, as the 2016 Small Business of the Year for the 77th Assembly District for their support of the local community and commitment to customer service. “Small businesses like Bernardo Winery are the backbone of California’s economy,” said Maienschein. “Bernardo Winery has created employment opportunities for local residents and has a longstanding tradition of great service to our community.” Established in 1889, Bernardo Winery is one of the oldest continuously operating wineries in California. Nestled in the inland valleys of San Diego County and family-owned and operated since 1927, the winery’s ownership and staff are passionate about maintaining the beautifully nostalgic winery, sharing family traditions, and serving delicious wine. “We are honored to receive the Small Business of the Year award,” said Rizzo, Jr. “Bernardo Winery is committed to our local community, and we strive to give customers the best service possible while creating memorable experiences every day.” August | September 2016 • 92127MAGAZINE.COM • 45

Drs. Mauseth, Pham, Grant, and Lugtu are also dedicated to educating their patients and their parents in preventative oral health care. “We consider all appropriate treatment options and try to present the most conservative plans when possible,” related Dr. Pham. All four doctors are excited to offer the same comprehensive approach to children’s dental care in the community of 4S Ranch. “We have always appreciated the time our families have taken to travel to Carmel Valley. Q&A with
Executive Vice President
KRISTINE HUNT
At-A-Glance KRISTINE HUNT Name: Kristine Hunt Position within DNYFC: Executive Vice President Community: 4S Ranch for five years Education: Currently finishing college degree Family: Married with two girls and two boys, ages 21, 17, 16, and 13 Hobbies & Interests: Reading, traveling, and watching football. My favorite teams are the Del Norte Nighthawks and the New Orleans Saints!
WHAT IS THE HISTORY BEHIND DEL NORTE NIGHTHAWKS YOUTH FOOTBALL AND CHEER (DNYFC)? DNYFC was established in 2009. We were the 4S Falcons for a couple years before that, becoming Del Norte Nighthawks when the high school opened. Our motivation behind starting our league, which is part of American Youth Football (AYF), is to provide a safe, fun learning environment for boys and girls in our community to be a part of a team, to learn life skills, and grow as an individual, as well as a teammate. HOW HAS DNYFC EVOLVED OVER THE YEARS? We have evolved from a start-up youth program in the beginning, offering AYF football and cheer in a land of mostly Pop Warner, to an ever-growing youth football and cheer organization, with both flag and tackle football as well as cheerleading. As we go into our current fall season, we are bringing in kids from Escondido and surrounding areas in an effort to expand in North County. Stay tuned for more information on our growth! WHEN DOES THE SEASON BEGIN, AND WHAT PROGRAMS ARE OFFERED? Our fall season of flag football, 11-man tackle, and cheer began with conditioning in late July. 52 • 92127MAGAZINE.COM • August | September 2016
Our first season game is mid to late-August. Our seasons consist of eight regular season games, usually one preseason game or scrimmage, and playoffs, depending on how well each team does during the regular season. If a team wins all playoff games, they compete in the Q-Bowl, which is our local final competition. The winner at each level goes on to play at Nationals. Nationals can be in various locations, usually in Orlando, FL. We also offer a spring eight-man tackle football and cheer program, which is geared more toward developing the skills of our players and teaching the fundamentals of the game. WHAT AGES AND ABILITIES CAN PARTICIPATE IN THE LEAGUE? We are a recreational youth league, offering football and cheer to kids ages 5 to 14 years old. We are part of San Diego American Youth Football and Cheer. There are 20 leagues within SDYFC, with two divisions, the American league and the National league. Del Norte Nighthawks are part of the American League. The only requirements for playing with us are that you have a valid physical, contract, and other paperwork on file and the willingness to learn and have fun. CAN YOU PROVIDE A BREAKDOWN OF THE DIVISIONS OFFERED? We offer flag football for boys and girls, ages five to seven years old. We offer tackle football to boys and girls, ages 8 to 14, and cheer is open to boys and girls as well, ages 5 to 14. Our tackle divisions are Tiny Mite-8U, Mitey Mite-9U, Junior Pee Wee-10U, Pee Wee-11U, Junior Midget-12U, and Midget-14U.

“My favorite memories with DNYFC are going to competitions! I have learned a lot of cheer skills, like being a base in a stunt, but my biggest lessons have been learning to work as a team to accomplish a goal.” – Ceri Majalca, Cheer 10U, Fall 2016
WHAT IS YOUR ROLE WITH DNYFC? HOW DID YOU FIRST GET INVOLVED? I am currently the vice president, and I joined the board of directors in January 2012. I served a two-year term as VP, then stepped in to fill the secretary position for a year, and came back to the VP position in 2015. My term will be up in December of this year. I first got involved in the league when my daughter, Elise, came over from Poway Pop Warner with her cheer coach in 2009. My son began playing with DNYFC in 2010 as a Mitey Mite. He is the longest-playing kid in our league. When several board members quit the board for various reasons in 2011, I was nominated to join the board. I was voted in as vice president in October 2011.

WHAT IS DNYFC’S OVERALL MISSION?
Our mission statement: It is the mission of the Del Norte Nighthawks to provide a safe and positive environment to teach the fundamentals of the sports of football and cheer. In doing so, the association and its members will instill in each participant the principles of dedication, hard work, community, honesty, scholastic achievement, teamwork, and sportsmanship.
TELL US ABOUT YOUR COACHING STAFF AND THEIR PROFESSIONAL BACKGROUND. WHAT DOES THE HIRING PROCESS ENTAIL? Our coaching staff is made up of men and women who care deeply about the players, as well as the families, of those they coach. Our coaches have various professional backgrounds such as former and active military, CEOs, NFL players, directors in Fortune 500 companies, lawyers, business owners, pastors, etc. They are committed to growing each player on and off the field. Our coaches go through comprehensive training courses and extensive background checks in order to be part of the coaching staff at any level. All coaches and board members must apply to our current board and be approved before being allowed in contact with the boys and girls of our league. Also worth noting, many of our coaches do not even have kids in our league. They help because they love it and want to help make a difference in these kids’ lives.
WHAT CAN PARTICIPANTS EXPECT? If you play with Del Norte Nighthawks, you can expect to have fun, learn to play the game, and become a better person, both on and off the field. We strive to make respectful young men and women of integrity who will better the lives of those they encounter, whether at home, in school, or in the community. WHAT DO PARTICIPANTS ENJOY ABOUT DNYFC? A few reasons kids enjoy being part of Del Norte Nighthawks Youth Football and Cheer are the competition, the camaraderie, the encouragement to be the best student and person they can be, and self-confidence. I have seen so many boys and girls come so far because of their experience with DNYFC. CAN YOU TELL US ABOUT ANY STANDOUT MOMENTS FROM LAST SEASON? Our number of Little Scholars! Little Scholars are players within our league who maintain a GPA of 95 percent and higher during the entire school year. We had the most Little Scholars of any league within our conference last year. Three of our Little Scholars won prizes during the award ceremony in March this year. That is a proud accomplishment! We also had a team of players, many of whom have never played football before and several who played up from the eight-year-olds to our Mitey Mite team, lead by Coach Terrell Anders. They won several games last season, but the growth the kids made as a team was incredible to see. They really learned to come together as a team, to
support each other and work together to win. They will be something to watch when they get to high school! Another standout is our spring senior team. They were made up of eighth graders who played their last youth football game in April. While we are sad to see them go, we look forward to watching them as they move on to the high school teams in our community. They made it to playoffs for the last four consecutive years. CAN YOU HIGHLIGHT UPCOMING SIGNIFICANT DATES? Upcoming this season are our golf tournament, which is scheduled for Sept. 16 at Carmel Mountain Country Club and is open to anyone over 18 years old. Information for that is on our website. We also participate in the Kiwanis Pancake Breakfast on Saturday, Sept. 3, in RB. We have tickets available for $6. If you are interested, please email us. And, of course, our local cheer competition in October. Most information for that is also available on our website. DOES DNYFC HOLD ANY FUNDRAISERS THROUGHOUT THE SEASON? We have various fundraisers throughout our seasons, none of which are mandatory. They include a golf tournament, pancake breakfast, walk-a-thon, carnival-type fair, discount cards, and dine-outs at local restaurants. Our cheerleaders go above and beyond to help raise funds to go to regional and national competitions, which are not funded by our registration fees.

FROM THE DENTIST
ATHLETIC MOUTHGUARDS Dental injuries are a common consequence of collision or contact sports and recreational activities. Participants of all ages, genders, and skill levels are at risk of sustaining dental injuries at organized and unorganized, recreational, and competitive levels. Obvious sports requiring mouthguards would include football, boxing, and wrestling. Dental injuries are prevalent, however, in many other sports including basketball, soccer, baseball, softball, and gymnastics to name a few. The habit of wearing a mouthguard can be established at an early age. The mouthguard should be worn during practices as well as during the game or competition. Since the size and shape of the mouth and dentition is constantly changing in the growing child, the mouthguard should be refitted at least yearly. A stable, nonchanging permanent dentition is obtained usually around 12 through 14 years of age. At this time, the mouthguard can be changed less frequently,
maybe every two years. Special modifications can be made to the mouthguard to allow children undergoing orthodontic care to continue mouthguard use. The medical and dental community supports the use of a well-fitted mouthguard as the best available device for reducing the incidence and severity of sports-related dental injuries. Mouthguards provide a resilient, protective surface to distribute and dissipate the force of impact, thereby minimizing the severity of traumatic injury to the teeth and surrounding tissue. The mouthguard must be adapted well to the individual so that it can be worn comfortably allowing for adequate retention of the appliance, as well as satisfactory oral function such as swallowing and breathing. The best mouthguard is the one worn during sport activities. Custom mouthguards are considered by many to be the most protective option due to individualized fit,
DR. CHRIS PHAM
however, other mouthguards can be effective if they fit adequately, are worn properly, and can be retained in place. Ask your dentist about mouthguards and their importance for anyone in your family involved in sports activities.

SCHOOL PROFILE
A LOVE 0F LEARNING GROWS HERE Peaceful, Spacious Environment at Country Montessori School
Y
our lifelong love of learning begins at Country Montessori School (CMS) – where children experience an authentic Montessori education in a peaceful, spacious environment. Here, children successfully transition from concrete activities to advanced abstract thinking. Highly respected in North San Diego for over 25 years and accredited by the Western Association of Schools and Colleges, CMS is a full member of the American Montessori Society. Country Montessori educates children ages 2.5 to 11 with an individualized, comprehensive curriculum that allows them to thrive. “CMS develops intellectual, responsible, caring members of the community and world,” said Adela Corrales, Head of School. She oversees daily operations at the school, a nonprofit organization governed by a parent/ teacher board of directors.
“Students are a part of a community, not just a school.” The school provides additional instruction in music, Spanish, art, physical education, and technology. “The key Montessori philosophy is fostering the children’s enthusiasm for learning,” said Adela. Montessori learning materials are designed to invite discovery and grow with the child, containing multiple levels of challenge. “We are a collaborative community where older students serve as role models for our younger students,” said Adela. “Students are a part of a community, not just a school. believe in educating the whole child: intellectual, physical, emotional, and social.” Small class sizes and a team teaching approach help students feel comfortable and engaged. Elementary classes have just 10 students per teacher and early childhood classes have 12 students per teacher. Each classroom is led by two to four AMScredentialed teachers, so students can draw from the strengths of multiple teachers. The school raised funds at its recent auction and dinner at the Maderas Golf Club. The funds raised from this event will be used over the summer to install new shade structures in the playground areas. There will also be new wooden playground equipment such as a boat, and other play structures. “It is very important to continue to upgrade our playground materials, as outside activity is a very important part of the development of the whole child,” said Adela. Every year the music instructor produces a Spring Fling, which was this year titled “School of Rock” at the Poway Center for the Performing Arts. All students performed together in the opening and closing numbers, including the school song “I Belong.” The remainder of the program was individual classes performing in both song and dance routines. “This was one of the best days of the year,” said a parent new to the school. “We have also been delighted to hear of recent awards given to alumni at local private and public schools such as Frances Parker and Meadowbrook Academy,” added Adela. “We celebrate their ongoing successes.” For parents who are looking for the best learning environment for their child, a personal

tour of the school is highly recommended. “We encourage families to see first-hand what the CMS experience is all about,” said Adela. “Call us for a tour and we will personally show you around the campus, introduce you to staff, and answer any question you might have about the Montessori program, our curriculum, and our students’ success.”

Embracing Local
Second Chance Beer Co. Adds Unique Flair to the Community
At just under a year old, Second Chance Beer Co. is already making a splash in the renowned San Diego craft brewery scene. The up-and-coming establishment has already received several notable recognitions for its work. Second Chance was voted best new beer spot of 2015 by readers of the craft beer magazine West Coaster, and was also featured in San Diego Magazine as best new brewery of 2016. The brewery embraces the idea of opportunity in all areas of life. “We love the idea of second chances!” said Co-founder and Brewmaster Marty Mendiola. “We all need a second chance at some point in our lives. We feel it is such a fortunate moment when we get one that we are obliged to seize it and do something good with it.” The brewery also works to uphold its core principles by incorporating many recycled and repurposed materials throughout the brewery and taproom for a “second life.” Second Chance has earned staying power among locals not only for its unique, flavorful brews, but thanks in large part to its community involvement. They host community night on Mondays, where all Carmel Mountain Ranch residents and employees of businesses located on Avenue of Science get discounts and growler refill specials. They also team up with local charities, hold meetings and social events for important local organizations, and encourage guests to support other local businesses. “We wanted a location with a strong sense of community,” said Marty. “Our surrounding neighborhoods of Rancho Bernardo, Poway, 4S Ranch, Peñasquitos, and Scripps Ranch all have long histories and we are fortunate to be close to them all.” For its one-year anniversary on Labor Day, Second Chance plans to release several new beers and will host a beer and food pairing dinner, a cornhole tournament, and other fun events for the whole community to enjoy all weekend long. ¢

estled in North County’s burgeoning 4S Ranch community, SKY Facial Plastic Surgery is busy delighting locals with innovative ways to enhance their natural beauty. Focusing only on the face and neck, the SKY Team – led by Sirius K. Yoo, M.D. – works closely with each patient to develop a customized treatment plan, often combining facial surgery with laser treatments, chemical peels, Botox, fillers, or skin care to maximize results. “I love seeing my patients feel more confident in their everyday lives,” said Dr. Yoo. Dr. Yoo’s unique credential combination and a reputation for results that look natural set him apart. Double board certified in both facial plastic surgery and head and neck surgery, Dr. Yoo is one of a select number of surgeons in the nation to complete a prestigious fellowship in facial plastic surgery at Stanford University. “When having plastic surgery done, it is incredibly important to trust the doctor who will be operating on you, and Dr. Yoo and his staff earned my trust,” shared a patient. “The results are fantastic; I couldn’t be happier! The work that was done looks incredibly natural and I am so grateful that I had Dr. Yoo do my surgery.” SKY has its own private surgery center, enabling Dr. Yoo to operate five days a week, including Fridays and Saturdays, the two most popular days with patients. The surgery center is fully accredited, ensuring patient safety is at the highest. With only one surgery going on at a time, surgery patients enjoy being the sole focus of the entire facility. About 90 percent of the surgeries Dr. Yoo performs focus on either the neck, eyes, or nose. He also performs all injections himself, including Botox and volume-adding fillers. “I am blown away by how awesome Dr. Yoo did – he is the best. I am so excited and happy with the results,”

COMMUNITY VOLUNTEER
Debra Cooper Is Committed to Supporting Local Schools by LIZ ONUFER | photo by Spark Photography
F
or Debra Cooper, it began when she simply raised her hand to offer help. One of the newest schools in 92127, Design39Campus, was preparing to open its doors, and the community and parents had gathered to determine the best way to offer support. “We knew that we wanted to honor our parent community’s wishes by breaking down the competition that can materialize among support groups on campus, but that meant having to start our organization from scratch,” Debra explained . The D39C Collaborative was born from that meeting, and Debra served as the founding president. Design39Campus (D39C) opened in August 2014 as a campus of optional enrollment for students in specific areas of the Poway Unified School District. In conjunction, the D39C Collaborative was forming “to harness the energy of Design39Campus parents, students, staff, and the broader community to facilitate meaningful relationships and enrich the education of every D39C student,” Debra said. Debra’s experience on the foundation boards at Sunset Hills Elementary School and Black Mountain Middle School were a great asset to the new organization, as well as her experience as a research analyst. “My background put me in an excellent position to help identify good questions, collect useful data, and build consensus around what has effectively been an organizational start-up plan,” Debra acknowledged. “I love the creativity of conceptualizing and planning when an organization is new or evolving; making sense of an idea and putting structure to it fuels me.” Outside of serving as a “professional volunteer,” Debra is also fueled by her family and hobbies. Debra and her husband, Craig, have two sons, Chase, an eighth grader at Design39Campus, and Bennett, a junior at Del Norte High School. Her interests include water and snow skiing, fitness, reading, and politics. The family lives in the Verrazzano community and appreciates that “people are out and about, neighbors wave to one another, and you have to slow down for kids and dogs in this charming neighborhood,” Debra said. The sense of community in the neighborhood and at Design39Campus begins with the people. Starting an organization from scratch was the result of a great team effort, Debra acknowledged. “We started with a blank page, an idea, and an empty bank account and built a robust and relevant organization that continues to adapt and make incremental improvements.”

Keming J. Chen Retired 4S Ranch since 2010 Watercolor painting Linear Park and Patriot Park in 4S Ranch, Rancho Bernardo Library
eming Chen was born in Nanking, China, but when he was an infant, his family fled to Taiwan. These days, he’s been enjoying life in 92127 since 1989 and has settled in 4S Ranch. He’s noticed the smartly planned community. “No matter which part you live in,” Keming said, “you always find a couple of parks nearby.” Utilizing those parks for his daily exercise, Keming also uses the surrounding beauty and peace as inspiration for art. Formerly a product and design engineer for color TV sets and an analog engineer in color image processing for companies like RCA and Motorola, he came to understand and become sensitive to color, value, and composition. Earning nine different patents during his career, this experience and education greatly helped Keming with his current endeavor:
watercolor paintings. “I had been dreaming of drawing and painting for months before I retired,” he affirmed. The first class he took was a colored pencil drawing session. “A few weeks later, I took a watercolor class and found out it is more fun!” As a child, Keming got excellent grades in art during his formative years, and he read art books in his free time. Now that he’s painting with watercolors, which he enjoys because of its transparency and flexibility, he has taken thousands of photographs – from his own travels and from others provided by friends and family (he is married and has three grown children) – and uses them to inspire his paintings. Keming was surprised that one of his watercolors received first place in the 2014 City of San Diego Senior Art Contest, just one year after he began using the medium. He received

the same ribbon in 2015, receiving Best in Show honors and having three of his paintings displayed in the fine art exhibition. “One of these three paintings, Boats at Harbor Island, received an award from the San Deguito Art Guild,” Keming smiled. “At that point, I had been practicing watercolor for one and a half years.” These have inspired Keming to continue his work in watercolor painting, and the accolades keep coming. His Great Wall, China received a Juror Commendation award at the San Diego Watercolor Society in December of last year. Party Time received the Best Miniature Award at the San Diego Watercolor Society in March, and was sold. Keming Chen’s experiences as a local artist have allowed him to continue to paint his world, and ours, in many beautiful colors.

We have been working with Kevin and Kelly for the last 5 years and have bought & sold several homes with them. They know what customer service is and exceed your expectations at every turn so I will continue to refer them without hesitation. They handle each transaction as if it was their only one and give you all the attention and time you need. Their reputation proceeds them in the RE community and we secured a home with a lower offer than others, because the selling agent knew that Kevin wouldn't bring a client that wouldn't complete. If you want peace of mind, integrity and someone who looks out for you then look no further."

A CENTENNIAL
CELEBRATION Be Part of the Pride by Celebrating the San Diego Zoo's 100th Year by SAMANTHA EDWARDS

aterfalls cascading over rocks into pools below, the sun peeking through thick foliage, faint sounds of birds chirping and monkeys laughing in the distance... It's easy to forget for a moment that you're not actually strolling through the jungle! And that is the beauty of the worldfamous San Diego Zoo: it connects people closely with animals in the most natural way possible. The San Diego Zoo, operated by San Diego Zoo Global, has been a pioneer in the zoological sphere since its inception in 1916, from being among the first in the world to build innovative open-air grotto exhibits to making key contributions to medical research, natural science, and wildlife conservation. This year the zoo celebrates its centennial anniversary – 100 years of trials and triumphs, fun memories, and, of course, lots of fascinating animals! With over 3,500 rare and endangered animals, more than 650 species and subspecies, and over 700,000 exotic plants living on the 100-acre property, the zoo is dedicated to preserving wildlife as one of the world's leading global conservation organizations. Some have even referred to the zoo as a living outdoor classroom, educating children and adults alike about the natural world. So for the remainder of the year, join us in celebrating the extraordinary people and animals who have made this beloved San Diego icon what it is today.

When It’s Time to Drop Your Price, How Much Should You Drop? by SCOTT VOAK
W
e in North County are lucky. Most homes sell pretty quickly (okay, those of you sitting on $3M homes for sale, you are the exception right now). However, there often comes a time as a seller when it is necessary to reduce your asking price. Before doing so, you should of course look at your marketing. Do your photos make your house look as good as they should? Is it staged well? Do you have a 3D tour and a live video, and are they being seen by buyers? How many people have seen your home on the MLS, Zilllow, Realtor.com, Facebook? Your agent should have a good case for lowering your price. The tired solution of “it hasn’t sold, so let’s drop the price” should not be blindly accepted. I tell my new sellers that I am going to invest a lot of money selling their home between photos, 3D tours, live video, social media marketing campaigns, and Market Premier Launch Parties. My goal is that every potential buyer for your home is aware that is it on the market within five days of it hitting the MLS. If I do that, one of three things will happen: 1) It will sell. 2) We will get a lot of traffic, but no (or low) offers – that means buyers liked the online presentation and marketing and saw the value, but didn’t like something when they got to the house. My job then is to find out what went wrong. 3) Nobody comes to see the house – this means they saw all the advertising and house specs, looked at the price, and decided we are priced too high. My job when I list your home is to be your home’s advertising agency. If I do that well, and we agree that the home is correctly marketed and still

no buyers show up, then and only then do we need to look at price. But if price is the problem, how far should you reduce the price? In San Diego, homes typically sell within 3% of their asking price. So, if your asking price is within 3% of the perceived market value, then you should be seeing offers. If you aren’t, you need to drop at least 3% to have a realistic chance of attracting offers (a $5,000 reduction on an $800,000 price isn’t a reduction, it’s wishful thinking). That’s not to say a 1% reduction won’t work, but if you’re not getting offers, you are probably priced at least 3% over market. If you nibble 1% at a time, your home will be on the market longer, causing buyers to wonder what is wrong with it. The 3% reduction might be painful when you were expecting to take more money out of the sale, but history has shown it is the minimum reduction that works.

Helping Design39 Spread Their Wings
T
his school year of 2016 through 2017 marks the eighth year that Del Norte High School has opened its doors for new and returning Nighthawks. Over the years, Del Norte has developed to provide students with over 100 clubs. Most of these clubs promote the value of community service that many Nighthawks prioritize. Among these is a club started by Daniel Zin called Mentors 2 Motivate, in which Nighthawks flock across the street to Design39Campus to work with the Extended Student Services, or Bridge students.
In its first year, Mentors 2 Motivate has grown not only in size but in popularity. After just one trimester, numerous Design39Bridge students signed up, amounting to a vast waiting list. During the one-hour sessions, mentors push their respective mentees to excel in their personal interests. For many, this means helping with homework, creating artwork, or playing a sport. President Daniel Zin created an application in which Nighthawks indicate their own interests. Zin utilizes this information to match mentor and mentees like two puzzle pieces so that they can do activities they both enjoy.
Looking forward, Zin hopes the club will continue to thrive after he graduates. As he enters his senior year and Mentors 2 Motivate its second year, Zin says, “I hope to build a strong foundation that keeps Design39 connected to Del Norte. I would love to see Design39 students excited to enter Del Norte with feelings of confidence and a sense of familiarity.” SABRINA PASCUA is a senior at Del Norte High School. She is participating in an internship program with 92127 Magazine.

A few years later he knew he wanted to start his own business that would provide better service than the industry standard, and BPS was born. Eric wanted to know why so many plumbing fixtures kept breaking, so he got to the root of the problem. “I realized that the quality of the water had a major effect on the plumbing systems and the appliances,” Eric said. “So I started learning about water...and BPS came up with solutions.” BPS is unique from other plumbing companies in that it directly addresses this issue by offering water quality solutions. “We have access to the best equipment in the industry that will provide you with many years of great tasting and high quality water that keeps your plumbing working great and you feeling healthy.” In addition to water treatment, BPS provides other comprehensive plumbing services, including drain clearing, water heater repair and replacement, leak detection and locating, and sewer inspection and
repair, just to name a few. Above all else, BPS is a leader in the industry because they focus on business integrity and bringing only the highest levels of knowledge and experience to their customers. They also genuinely care about finding solutions and providing options that fit within the customer’s budget. “We are an honest company,” said Eric. “Let us prove how professional we are and how much we really do care.”
