T
he summer before fourth grade, Michael Wang’s dad got a set of golf clubs for him to try. He swung his first club, and ever since then, “I’ve been hitting golf balls every week.” A sophomore at Del Norte High School, Michael now plays golf competitively outside of school and is on the Varsity Nighthawk team. “I won the league tournament last year as a freshman,” he confided, “and many other tournaments outside of school.” Michael has lived in Del Sur for the past seven years. “I like living here because of the multiple community swimming pools and parks I can go to that are walking distance from my house,” he explained. He likes Del Norte because, “I love being able to interact with all sorts of people and make new friends.” His favorite subject at school is calculus. “My teacher is awesome, and it’s my toughest class,” he said. Even though the class is really difficult, Michael still looks forward to going to class every day to learn. Being challenged constantly is Michael’s favorite part of golf. “No matter how good I think

I’m getting, I face new difficulties and have to learn to overcome them.” One of his biggest challenges is overcoming the emotions of the game and focusing on what is upcoming, not on what happened in the past. Johnny Gonzales, Michael’s coach, is his biggest inspiration, who has always been there to help him and has never given up on him. “He pretty much got me to be the golfer I am today.” Also inspired by the feeling of success, he reiterated, “When I feel accomplished, I’m on top of the world. It’s like nothing can hold me back.” Video games have been a part of Michael’s life since he could hold a controller in his hands, whether it be for the Nintendo 64 or Xbox. He’d like to continue playing golf in college and to never stop playing. “It has become a part of who I am now,” he said. He also enjoys the beach and playing the aforementioned video games with his father. He says it surprises some people he can’t speak his native language of Chinese. “Sometimes Chinese kids my age come up to me and I have no idea what they are saying to me.” Michael Wang is swinging for the sky in 92127.

LOCAL GROUPS JOIN ANNUAL CLEANUP EVENT
I
Love a Clean San Diego’s 14th Annual Creek to Bay Cleanup drew a wide array of environmentally minded volunteers to 110 sites around the county. Over 6,000 volunteers removed 150,000 pounds of litter from the San Diego landscape during the three-hour event. Over three quarters of the sites were focused on inland areas, including canyons, waterways, and street sweeps. Eighty-three volunteers joined forces to clean up at 4S Ranch Sports Park, including Assemblymember Brian Maienschein and his daughter, Taylin. He shared, “The Creek to Bay Cleanup is a great opportunity for people to celebrate Earth Month, give back to our local communities, and put their appreciation for the environment into action at more than 100 coastal and inland sites.” Families from Country Montessori School joined another cleanup site at nearby Poway Community Park. A team of 11 elementary school students created the design for CMS cleanup t-shirts. After the cleanup, PTC Chair Nadia Salas remarked on how excited the students were about the opportunity to make a difference in the community. ILACSD was founded in 1954 as the San Diego War Against Litter Committee. Ever since then, the organization has grown in scope and
impact to become an influential advocate for local sustainability. ILACSD offers a number of educational and volunteer programs, including Keep America Beautiful, Clean Beach Coalition, Stormwater Outreach and Education Program, and Adopt-A-Beach Program. he Herrick family moved to California from Michigan nine years ago, after Michael got a job transfer from his employer, HewlettPackard. His wife Lynn, who works in the legal/HR department for a health and safety mobile service company, exclaimed, “We chose 4S Ranch because of the fantastic schools, the charming parks, and the wonderful sense of community.” Michael added, “After living for so many years in the Midwest, we never take for granted the endless sun, the mild weather days, the amazing ocean, and the healthy living available to us here.”
That healthy living has meant ample opportunities for their three children – twins Daniel and Natalie, 14, and Benny, 12 – to engage in fun activities. All three play competitive soccer, swim, and take art classes. In addition, Daniel trains for track every Sunday at the Olympic Training Center in Chula Vista, Natalie dances, and Benny plays baseball and volleyball. Lynn admitted, “We are a very active family, and a lot of our time is spent at soccer and baseball fields, or watching volleyball games.” With all of this activity in their lives, the Herricks are selfadmitted competitors. Michael proclaimed, “You never know when we might break out into a family competition, such as handstands at the beach or planks in the park.” Their latest competitive pursuit is what Lynn calls “speed grocery shopping,” in which the family tries to see just how quickly they can complete a Trader Joe’s shopping excursion. Lynn commented, “Our best record is 15 minutes – including shopping, paying, and loading groceries in the car!” This innate competitive drive may be the reason all of the children have overcome harrowing close-calls. For example, the twins were born three months prematurely, weighing less than two pounds each. With a 50 percent chance of survival, both needed to stay in the hospital for about five months. Also, Benny suffered through a burst appendix while in kindergarten, and endured emergency surgery. Daniel had a bad collision while playing frisbee and crushed his kidney, which required months of recuperation. In spite of all of this, all three children are doing great. But most importantly, the Herricks don’t let temporary setbacks stop them from persevering. Michael revealed, “It may be tempting to keep our children in a bubble, but we still encourage them all to live life to the fullest.”

8-ounce can pineapple chunks, drained (juice reserved) cup cornstarch cups broth for sauce cups of chicken broth for batter cup white sugar cup distilled white vinegar drops orange food coloring skinless, boneless chicken breast halves (cut into 1-inch cubes) cups self-rising flour tablespoons vegetable oil tablespoons cornstarch teaspoon salt teaspoon ground white pepper teaspoon of cayenne pepper egg quart of vegetable oil for frying green bell pepper, cut into 1-inch piece

Directions 1.
In a saucepan, combine 1 ½ cups chicken broth, sugar, vinegar, reserved pineapple juice, and orange food coloring. Heat to boiling. Turn off heat. Combine ¼ cup cornstarch and ¼ cup chicken broth; slowly stir into saucepan. Continue stirring until mixture thickens.

Combine flour, 2 tablespoons oil, 2 tablespoons cornstarch, salt, white pepper, and egg. Add 1 ½ cup chicken broth gradually to make a thick batter. Stir to blend thoroughly. Add chicken pieces and stir until chicken is well coated.

Heat oil in skillet or wok to 360 degrees F (180 degrees C). Fry chicken pieces in hot oil for 10 minutes or until golden. Remove chicken and drain on paper towels.

When ready to serve, layer green peppers, pineapple chunks, and cooked chicken pieces on a platter. Pour hot sweet and sour sauce over top. Then add red-chili flakes for an extra kick! Makes: 8 servings Total Time: 1 hour

DEL NORTE SENIOR RANKS HIGH IN PRESTIGIOUS SPOTLIGHT PROGRAM
D
el Norte High School senior Justin Pham was named as a semifinalist in The Music Center’s 28 th Annual Spotlight program. Over 1,100 participants auditioned for this year’s program, and Justin was one of only 111 to move forward. Justin performed in the non-classical dance category, along with 15 other young dancers, and later was named honorable mention at third place in his category. The six other categories are acting, ballet, classical voice, nonclassical voice, classical instrumental, and jazz instrumental. Spotlight is a nationally acclaimed scholarship and training program for teenaged performing artists. Semifinalists have the opportunity to attend master classes with elite artists who share technique, training, and feedback. After training, semifinalists perform again for a new panel of judges,
who select the top two finalists in each category as well as the honorable mention. Justin received a $1,000 scholarship for his third place finish. Past Spotlight participants include Misty Copeland, Adam Lambert, Josh Groban, Erin Mackey, Yao Guan Zhai, and Gerald Clayton. “With Spotlight, young people have the opportunity to see what it is like to take risks and learn how to prepare for the important transitions in life,” said Spotlight Director Jeri Gaile. “While students compete in this program, they are mostly competing with themselves as they build self-esteem and learn how to persevere to achieve their goals.” Justin looks forward to continuing to pursue his goals in dance – he was recently accepted to the University of Southern California’s dance program, one of only 10 male dancers accepted this year.

he 4S Ranch Little League’s 2016 Opening Day welcomed over 600 young baseball players to the spring season. District Teacher of the Year
DNHS SPECIAL EDUCATION TEACHER ONE OF THREE HONORED BY PUSD
P
oway Unified School District recently announced its three District Teachers of the Year. The teachers were selected by a committee of district and site representatives based on innovations inside the classroom, contributions to their schools and PUSD, and commitment to their students. The three teachers will be submitted for consideration for County Teacher of the Year, which is sponsored by the San Diego County Office of Education and honors six teachers from across the county. Del Norte High School teacher Megan Gross was among the three selected. She’s been teaching for eight years, and has spent the last three as DNHS’s Special Education teacher. She works to give all her students access to general education curriculum, no matter their challenges or communication skills. She and her team have helped students transition from spending the entire day in special education
programs to taking general education courses for credit, and then earning their high school diplomas. Afterwards, Megan’s graduates have gone on to community college and four-year universities. She finds creative solutions to challenges in the classroom, and emphasizes technology as a tool to enhance communication and learning. When she can’t find age or gradeappropriate textbooks, she creates her own. She has developed modified versions of works such as To Kill A Mockingbird and Romeo and Juliet to let her students learn and enjoy. She’s also published a training manual for other special education teachers. In her spare time at DNHS, Megan co-advises the Best Buddies club and its 120+ members. The two other PUSD District Teachers of the Year are Carole DeBruien at Abraxas High School and Joe Gizzo at Meadowbrook Middle School.

Science in Space LOCAL HIGH SCHOOL STUDENTS LAUNCH SCIENCE EXPERIMENT INTO ORBIT photo provided by Maranatha Christian Schools
T
hirteen local high school students – including seven from Maranatha Christian Schools in 92127 – teamed up to participate in the International Space Station Program hosted by Valley Christian High School’s AMSE Institute. After months of work, the San Diego team submitted a science experiment to be tested aboard the International Space Station. The students aim to determine how microgravity impacts the growth of plants in space. MCS Science Instructor Bill Miller and mentors Miles Weida and Rongda Xu led the team’s weekly meetings. The students divided into smaller groups, focusing on engineering, mechanical engineering, software, public relations, and documentation. They built a small box with a microcomputer, lights, and incubator for seeds. The students designed a pressurized water delivery system controlled by the microcomputer. The box plugs directly into a NanoRack Platform which provides data connectivity and power to up to 16 MicroLab modules. Internal cameras will take photos of the seeds as they grow, letting the students observe the effects of microgravity over the course of the 30-day experiment.
This is the AMSE Institute’s fifth year partnering with the ISS to conduct MicroLab experiments. AMSE Institute Advisory Board Chairman Wener Vavken shared, “It’s real science doing real ground-breaking work, and it’s opening doors for students into post-secondary education.” The San Diego team’s experiments launched from Cape Canaveral on April 8, and the students are eagerly awaiting the final results. ssemblymember Brian Maienschein recently honored community leader and advocate Mitz Lee as the 2016 Woman of the Year for the 77th Assembly District. Lee has lived in San Diego for over 30 years, along with her husband and two sons. She is president and CEO of Alliance for Quality Education, president of Pacific Rim Park, and leads the San Diego 6th Council District’s Neighborhoods First Coalition and the D6 Night Market. She served as vice president and trustee for the San Diego Unified School District’s Board of Education, and was the first Asian/Pacific Islander elected to the board. “Mitz Lee has played an important role in making our community a better
place to live,” said Maienschein. “Her work with neighborhood projects and nonprofit organizations exemplifies the ideals of the Woman of the Year award.”

he recent Stone Ranch Spring Fling raised $50,000 to support Stone Ranch Elementary School. Headed by the Stone Ranch Foundation – including planning committee members Tina Campbell, Monica Skopec, Jeff Ciccarella, Chase Peckham, Keri Peckham, Jill Engen, and Darrell Keller – the event welcomed 150 guests to a night at The Farmer & The Seahorse. The foundation sponsored tickets for 28 teachers. Popular auction items ranged from the title of Principal for the Day to local craft beer tastings to outdoor adventure baskets. LOCAL YOUTHS AND PARENTS TEAM UP TO GIVE BACK

oys from grades seven through 12 and their parents have a new opportunity to get involved and give back to the community. Late last year, Del Norte San Diego League President Sandy Lamb learned about an organization called Boys Team Charity, and she realized it would be a great fit for the local community. She quickly gained approval to start a new branch, and the Del Norte chapter was formed. The new chapter already has 60 youth members who have – along with their parents – donated a cumulative 500 hours of community service since the chapter’s founding. Projects have included serving lunch at the Ronald McDonald House, beach cleanups for the Surfrider Foundation, and stenciling storm drains in 4S Ranch. They’ve also cleaned USS Midway tour routes, prepared food boxes for the San Diego Food Bank’s Senior

Program, volunteered at Hearts & Hands Animal Rescue, served as buddies at the SPORTS for Exceptional Athletes track meet, and helped maintain Los Peñasquitos Canyon Preserve. Upcoming projects include work with Feeding America San Diego, St. Vincent de Paul’s Village, Outreach Farm Project, and Gary & Mary West Senior Project. Boys Team Charity was founded in 2002 by two moms in Arizona who wanted an organization similar to National Charity League for their sons. Oak Valley Middle School students proved their anti-hacking skills at a recent competition. OVMS’s Team CyberFalcon Millennium 360 was crowned National Champion of the middle school division at the CyberPatriot VIII National Finals Competition in Baltimore, MD. The winning OVMS students were Andrew Wang, Eric Chen, Lucy Gao, Pranav Patil, and Arushi Dogra. They’ve been working with Coach Paul Johnson at Northrup Grumman for a year, learning how to defend a network from cyber-attack. CyberPatriot was founded by the Air Force Association to inspire students’ interest in cybersecurity, science, technology, engineering, and mathematics. The National Youth Cyber Defense Competition puts high school and middle school teams in the position of IT professionals at a small company. In each round of the competition, they have to identify vulnerabilities in the company’s network and strengthen the system. Every spring, over 1,200 Del Norte High School students begin preparations for the next year of high school athletics. DNHS offers 26 different sports, but the first step for each is the same: completing a Ticket to Play packet, including mandatory forms and a pre-participation physical. To make the Ticket to Play easier to complete, DNHS is offering its annual Physical Night on Thursday, May 26. Doctors donate their time so 100 percent of the $25 fee can be donated to the athletics department. The money pays for training supplies, athletic equipment, scholarships, and other programs that support athletics at DNHS. DNHS has partnered with Kaiser Permanente for the 2016 Physical Night, providing more doctors to meet the high demand. This spring is seeing a number of changes at Del Sur Town Center, with Shea Properties announcing a wave of grand openings. San Diego’s Ronald McDonald House’s annual Red Shoe Day fundraiser will sweep the county on June 23 with more than 1,500 volunteers standing at roadside intersections in red tutus, bright shirts, and other wacky attire to collect donations to help support this local charity during the morning commute time of 6:30 to 9:30 a.m. The Ronald McDonald House relies heavily on the community to operate its 47 bedrooms, kitchen, and other services for families who have a hospitalized child. A community-driven event, Red Shoe Day is an annual tradition that brings neighborhoods – and even local elected officials like Chris Cate – together to raise money for this local charity. Maranatha High School student Jessica Xu recently received a Silver Medal award from the Scholastic Art & Writing Awards competition. Jessica’s artwork, an illustration titled Scoliosis, was among 320,000 pieces of art and writing submitted by students across the nation. Her artwork was first judged locally, then submitted to a national panel of jurors composed of artists, authors, educators, and other professionals. Receiving the Silver Medal puts her in the top one percent of submissions. “We are always astonished by the sheer energy and ingenuity of the creative work that students produce,” said Virginia McEnerney, Executive Director of the Alliance for Young Artists & Writers, which funds the competition. “We hear from alumni of the program every single day that receiving a Scholastic Award is life-changing.” Jessica’s AP Art instructor, Ms. Shanmugam, was proud of her student’s success. She shared, “I am so impressed with the maturity and positive attitude that Jessica has demonstrated throughout this process. Rancho Bernardo resident and artist Keming Chen recently won first place for the miniature category at the San Diego Watercolor Society’s March member’s exhibit. Awardwinning juror Chuck McPherson praised the painting, titled Party Time: “The painting was drafted very well, using a small space in a dynamic way, pushing the unusual subject right out of the frame!” Keming was born in China, and fled with his family to Taiwan when he was young. He’s loved art since childhood. Even after receiving his M.S. in engineering from the State University of New York at Stony Brook, he merged his love of art and science through work in color image processing. He retired in 2013 and turned his attention to watercolor painting – now, he paints for about eight hours a day. The 6th Annual Rancho Bernardo Community Council’s Chalk It Up! sidewalk chalk art event will be bigger and even better than the first five years. The RBCC supplies a bucket of chalk to each participant, and artists can take as long as they want to express their artistic abilities on the concrete. Young 92127 performers Colleen Lyons and Sara Melby are excited for their roles in Once On This Island. The musical – a Broadway hit – is an original interpretation of The Little Mermaid. Their love has to overcome the prejudices of their society – and the obstacles set by the ominous, interfering gods of water, death, love, and the earth. The Caribbeaninfused music and dance convey a powerful message of equality and overcoming adversity. San Diego PBC Club Basketball Program’s recent North County Classic All-Star Tournament gave young local all-stars a chance to hit the court and represent their communities. 4S Ranch resident Elena Crespo was selected as Scout of the Year by the California Veterans of Foreign Wars. The VFW has strong ties to community youth groups, particularly to Boy Scouts and Girl Scouts of America. The Scout of the Year program recognizes standout citizenship, patriotism, and love of the country – with an opportunity to win college scholarships of up to $5,000. Elena will represent California for the selection of National Scout of the Year. The scholarship is open to Boy Scouts and Girl Scouts. Elena completed a lengthy application and interview, and passed through the local, regional, and state levels of the selection process. The selection committees looked at the types of activities she was involved with as a Girl Scout and the impact of her contributions to her communities. Elena has focused on providing activities for younger Girl Scouts, as well as assisting students in Latin American schools.

The Rancho Bernardo community is already gearing up for this year’s Fourth of July celebrations, and the Spirit of the Fourth committee is hard at work preparing for another wonderful event. Festivities will take place on July 4 at a number of venues throughout the community, from 7 a.m. through 10 p.m. The Spirit of the Fourth Community Fair at Webb Park will kick off with a pancake breakfast, followed by exciting family events ranging from children’s games and activities to handicrafts, vendor booths, and an array of food and drinks. In fact, the original Green Dragon Tavern was referred to as the “Headquarters of the Revolution.” “Taverns were the epicenter of 18th century communities. We wanted to open an inviting venue that would provide value to our community and reconnect our guests with the essence of patriotism, freedom, duty, and innovation that led to the birth of our nation’s independence,” explained Lek. Through the nonprofit organization, Green Dragon Tavern Historical Foundation of California, a collection of primary source documents and antiques are displayed free of charge for guests to view. Although there is no obligation to dine at the GDT&M in order to visit the museum, according to Lek, the restaurant and event operation allow for the growth of the collection and programs of the museum. Although the GDT&M celebrates American colonial history, there is no shortage of modern conveniences and perks. Happy hour is offered Monday through Saturday from 3 to 6 p.m., and all day on Sunday. There are 20 craft beers on tap, a new craft cocktail libations menu, brunch is offered every Sunday, and there are large screen LED TVs for sports viewing. “We have NFL Sunday

uests of all ages can celebrate the past while enjoying the present at the historic, familyowned and operated Bernardo Winery. Established in 1889, the winery has been in the Rizzo family for three generations. “It’s a step back in time to a Mediterranean village, where people can relax and take in the old ways,” shared Marketing Director Samantha Nawrocki. “Often, new guests are surprised by the rustic buildings, old world feel, and tranquility, after they drive through suburbia to get here.” The grounds are home to a unique collection of village shops, with something for everyone: home and garden goods, chocolates, handbags and accessories, clothing, art gallery and classroom, clay studio, theater, jewelry, and flowers. “Our latest addition is a craft coffee roaster, Manzanita Roasting Company, that roast fresh coffee beans,” said Samantha. Relax for a sit-down meal at Café Merlot, or enjoy the espresso and sandwiches at V’s Coffee Shop. And of course, there’s the wine itself. “We specialize in wines that really suit the terroir here in San Diego,” Samantha explained. “Syrah, Petite Syrah, Zinfandel, Sangiovese,
Albarino, Chardonnay, Malbec… We have a great assortment of wines that can either pair great with a meal or just be enjoyed on our tasting room patio with a nice cheese board.” There’s always something to look forward to, with new wines released throughout the year. Winemaker dinners, pairing events, and a wine club are currently in the works. Artwalks return from June through September, with live music and food trucks until 9 p.m. on Fridays. Bernardo Winery was also recently recognized by the State Assemblyman’s office as the District 77 Small Business of the Year. That old world-atmosphere is the perfect backdrop for a wide array of community, private, and corporate events. The venue is famous for its weddings, but the possibilities are endless. “We host everything from corporate mixers, wine blendings, birthdays, anniversaries, and family gettogethers to celebrations of life,” said Samantha. “There are so many events to celebrate, and weddings are just one of them.” With a morning cup of coffee or an evening glass of wine, savor the next chapter of history at the Bernardo Winery.

charitable designer Susan Wintersteen Combines Her Loves of Designing and Helping Children by LINDA FRABL
S
usan Wintersteen may be a mother to five daughters, but she is also a savvy business owner – quite literally – as the founder of Savvy Interiors, an interior design firm. As a way to give back to others, Susan has managed to successfully combine her love of interior design with her love of helping children through her nonprofit organization, Savvy Giving by Design (SGBD). “This nonprofit was conceived as a way to make over the rooms of children facing a medical crisis, at no cost to the family,” Susan explained. The idea of SGBD had formed after Susan was introduced to a local resident, then-14-year-old Kasey Harvey, who was diagnosed with Rhabdomyosarcoma. After executing a pro bono makeover of the bedrooms of Kasey and her sibling, Susan was introduced to many more families in similar situations, and her nonprofit was born. Now SGBD gathers together vendors that can donate many of the materials, and the nonprofit’s goal is to build up a coalition of designers dedicated to this cause. “We wanted to contribute our talents in design and marry it with compassionate contractors with the goal of making life a little easier for our youngest fighters, mostly children facing long term treatments,” Susan clarified. If interested in helping out, you may check out the SGBD’s Facebook page, “Savvy Steals,” which offers up local bargains and requires a $50 donation to join the group. Susan also suggests that everyone spread the word about the nonprofit, thus increasing awareness of SGBD’s mission. That can be done by sharing the Facebook group page, and contacting local vendors and businesses who may be interested in sponsoring items or donating their furniture. SGBD will also accept donations of special décor items, and volunteers can assist with various fundraisers (bake sales, etc.). Describing her gratification with SGBD, Susan commented, “Seeing the smiles and the joy in the children’s faces who’ve seen their room reveal for the first time is my biggest accomplishment, and it makes me cry every time. If I were a bajillionaire, I would do this full time! The reactions of these kids seeing their rooms made over, and witnessing the increase in their function for day-to-day recovery, is the best gift ever.”

rowing up in San Diego, I was raised in a family of athletes. My dad had a stint in the NFL, my brothers played in the NFL and MLB, and my mom is an avid golfer. Me, I grew up playing competitive soccer. I love the teamwork, leadership, and competition of sports; it’s in my blood. In college, it was my dream to become a TV anchor but there was something about having to leave San Diego and relocate to a very small town that was not so intriguing. I majored in Communications at USC and was introduced to an opportunity to minor in Sports Journalism. Post-college, I dove into the media industry and ultimately ended up working with the NFL and MLB among other media outlets. Twenty-one years into a successful career, things changed. In what seemed

just a blink of an eye, my sons were six and eight and I realized how much of their lives I had missed. So, seven years ago, I took almost a year to evaluate my life and focus on my “little athletes.” That time confirmed what I had suspected; I needed them just as much as they needed me. Knowing that my family needed my income but also that I couldn’t go back to a corporate job, I strived to find something that would allow me to balance my personal and professional lives. Shortly after beginning my search, I had coffee with a long-time family friend, Heidi Bartolotta, who introduced me to Moms Making Six Figures. That was almost five years ago, and since then I have been able to design my new career around my sons’ very busy school and sports schedules. From
picking them up from school every day and shuttling them off to practices and then back home, I have truly been able to be there for them. This is so important because soon I will blink again – and they will be off to college. “Moms” is a marketing company that represents a U.S.-based manufacturer. Though based in San Diego, many of the 100-plus women who work with Moms live all over the United States. Of these women, about half work 25-plus hours per week. hile the last days of spring linger in the air and the warm breeze of summer approaches, now is the perfect time to enjoy some carefree fun with friends and family in the beautiful outdoors. Whether you enjoy your picnics with a hint of history, want to plan a jam-packed afternoon of activities before taking a break on a blanket in the grass, or simply feel like sitting back with your toes settled in the sand, we've put together a list of a few of the top picnic spots in North County that are sure to help you get into the swing of summer with a unique picnic experience.
LAKE POWAY This spot offers plenty of outdoor recreational activities to make your picnic an all-day event. Rent a row boat, try out your aim on the archery range, or head up the mountain on a hike before enjoying your picnic at Lake Poway. Fishing permits are also available for purchase. Once you're ready for a break, the Lake Poway Concession shop has beverages and snacks available, including duck food to feed the ducks! If you plan to bring your own food and drinks, note that beer and wine are okay, but glass containers are not permitted. MOONLIGHT BEACH STATE PARK Moonlight Beach got its name from the fact that local residents used to come to the area for midnight picnics in the early 1900s. With picnic tables available for use, as well as a snack shack, children's play area, tennis and volleyball courts, and of course swimming, surfing, and fishing, Moonlight Beach pairs the amenities of a park with the fun of the beach for the perfect picnic. Fire rings are also available for bonfires after dark – so make it a beach day, then grab your blankets and stick around for s'mores under the stars before heading home. OLD MISSION SAN LUIS REY If history is your thing, pair your picnic with a visit to Mission San Luis Rey de Francia, also known as Old Mission San Luis Rey. A National Historic Landmark, the church is open daily to visitors via the on-site museum. Don't miss California's oldest documented living pepper tree which was originally planted back in 1830. Should You Stage Your Home? by SCOTT VOAK
I
f you are selling your home, you probably realize that you need to clean up the yard and put away half the kids’ toys, but do you need to take the next step? Should you stage your home? I have seen articles that say a staged home can bring in 6-20% more, and I’ve seen studies using staged computer models that show no difference. I believe the true answer is somewhere in between. According to the SANDICOR MLS, I’ve successfully marketed more homes in 92127 since 2008 than any other agent, so I’ve seen a lot of houses and feel I am qualified to address this issue. First of all, in March the average detached home in 92127 sold for $1.14 million. The average cost of staging that home if it is vacant will range from $3,000 to $5,000. If staging only makes a 1% difference in your sales price, it’s a 100-225% return on your money! So, if there is even a possibility that it might help, you should consider staging. A main reason I believe staging works is that today’s buyers are used to instant gratification. If they don’t like something on the internet, they move to another page. If they don’t like the feeling of your home they move on the next. They don’t have the vision to see how the home “could be,” they are going to make their decision based on your home “as is.” A good professional interior designer can make your home feel a lot better and appeal to a broader range of buyers so you receive more offers. More offers should translate into a higher sales price.
A caveat here is that I am talking about professional staging. Real estate agents are not professional stagers. Two last arguments in favor of staging: • Builders sell more homes than any agent does, and they all stage their homes. • I feel strongly enough that it helps you get a higher price that I include an interior design review and staging in all my listings.
