:::: FROM THE PUBLISHER Isn’t this a great place to live and play? Residents in Santaluz, 4S Ranch, Del Sur, Westwood, High Country West, Santa Fe Valley and the surrounding area are blessed with so many recreation opportunities and special amenities -- we, perhaps at times, take things a little for granted. Many nearby communities struggle to raise funding for libraries, new parks, and youth facilities; however, as 92127 Magazine readers discovered in the last issue, our area already has a wonderful library facility, offering a number of services and special classes and seminars. And, in this issue beginning on page 28, readers get a fascinating glimpse of the Boys & Girls Club of Greater San Diego 4S Ranch Branch -- yet another magnificent local facility (multi-million dollar cost handled by Newland Communities). For those readers unfamiliar with the club, it’s large (about 24,000 square feet!) and it offers a wide variety of activities for our local youths (especially in grades K-8). And it has a computer lab, with 20 stations. And a full kitchen, an arts and crafts room, and a two-court gymnasium. And a junior Olympic pool, a slide and plunge pool, and a children’s splash area. Oh, and a gamesroom. The club offers dozens of programs, including an after-school session, volleyball and basketball leagues, swimming lessons and lots more. It’s another special part of a really special place. And I’m really happy to call it home. Enjoy the read.

Great News!

for California Homebuyers

In late March, Governor Arnold Schwarzenegger signed legislation that will provide a state tax credit of up to $10,000 to Californians who are buying their first home or purchasing a brand new home. New Home Tax Credit & First-Time Buyer Tax Credit: A qualified principal residence must: • Be a single family residence, either detached or attached • Be eligible for the California property tax homeowner’s exemption, and • Be occupied by the taxpayer as their principal residence for a minimum of 2 years immediately following the purchase of the home In addition, for buyers to be eligible for the New Home Tax Credit, sellers must certify

that the property has never been occupied. For purposes of the First-Time Buyer Credit, a first-time buyer is any individual who has not owned a home in the three years prior to purchase. Eligibility: Taxpayers will not be eligible for either tax credit if the taxpayer (1) was allowed a 2009 New Home Credit, (2) is under 18 years old, (3) is related to the seller (or if the taxpayer’s spouse is related), or (4) is a dependent. Dates: Close of escrow dates between May 1, 2010, and before January 1, 2011. The credit is available on a first-come, first-serve basis and maybe limited in supply. WATCHING WITH WONDER As Winged Adventurers Soar

I

t’s a rare sight in most areas, but 4S Ranch, Santaluz and other nearby neighborhoods see it often: A hang glider or paraglider riding the wind near Black Mountain. What many local residents may not realize is that the venue from which these airborne enthusiasts launch has a name (Little Black), a “Pilot in Command” (Lori McBride), a “Straight Line” hang gliding record (36 miles, established in 1986 by Glen Volk), and a “Straight Line” paragliding record (28 miles, established in 2000 by Steve Rohrbaugh). And most residents likely don’t realize that Little Black is actually overseen by a significant professional organization, the San Diego Hang Gliding and Paragliding Association – which is dedicated to the promotion and preservation of foot-launched soaring. The Little Black site requires pilots to hike hang gliding or paragliding gear to the various launches. Pilots are 10

92127 Magazine

encouraged to get a site briefing from a local pilot prior to flying, and typically utilize Glider Point Trail starting at the kiosk or other trails established by the Park Service to ascend to the launch sites. Of significant note: The gliding group warns enthusiasts to park only in designated areas, do not utilize off-road vehicles, and to “not land on top of the water reservoir under any circumstances.” While it may appear the gliders are decending effortlessly along the thermals, it is clear much hard work, planning and coordination is necessary to ensure successful flights. In fact, SDHGPA members actually use 2-meter ham radios for communication during flights (which makes for both a successful and safe trip). Still the romance and beauty of silent flight is not lost on residents near Black Mountain on early summer evenings as they watch with wonder as the winged adventurers soar – and then slip back to earth. Wadhwa Family Truly at Home in 4S Ranch

A

shish Wadhwa lived in eight different states before moving to San Diego County from Huntington Beach. His wife, Nehal, resided in seven. “We wanted a community that was kid friendly,” said Nehal, mother of Jayna, age six, and Alisha, age five. “We knew we wanted parks, great schools, amenities and great neighbors. 4S Ranch was one of the only communities in the area at the time that offered that mix.” Ashish is a medical doctor and surgeon – actually a board certified Otolaryngologist (a specialist in the medical and surgical treatment of pediatric and adult head disorders) – and opened Rancho Ear, Nose and Throat in Poway in 2004. After graduating from Penn State University, he graduated Magna Cum Laude from Thomas Jefferson University Medical School. He and Nehal moved the family to the area from Huntington Beach after he completed residency at the University of California in Irvine. Nehal, who has a degree in Accounting and Finance from University of Texas in Austin, began her career at Enron (but as an analyst – and not in the accounting department, she notes) and is a former operations manager for McMaster-Car Supply Co. 14

and a licensed real estate broker. Now she is primarily at home with the children now (though she assists in Ashish’s practice a few days a week). Both Ashish and Nehal had fathers in nuclear engineering. They originally met in high school in Tennessee, though they went separate ways to college. After Nehal graduated, they reunited and married 11 years ago. Living in 4S Ranch, they appear to be flourishing as a family. Jayna and Alisha play piano and soccer; takes swimming and gymnastic lessons; and enjoy arts and crafts, books, cooking and sports. Ashish enjoys music and amateur photography, while Nehal draws, paints, reads and volunteers at her children’s school. Both parents enjoy participating in the San Diego Floor Hockey League. And they certainly love the San Diego and 4S Ranch lifestyle. “This is the longest either of us has lived in one place… ever!” Nehal said. “San Diego is definitely one of the nicest places we have ever lived and we love it. (We have) no plans on leaving San Diego.” ¢

Patients Find New Technology and a Gentle Touch at

uring an era when changes and new techniques are introduced at a tremendous pace, it is both comforting and impressive that our area has a dental professional committed to staying current on new dental procedures and offers the latest technologies. Jeremy Bold, DDS, owner of Bold Smiles Dental, stays up-to-date by attending many continuing education courses on a variety of dental subjects. He provides a wide range of state-of-the-art equipment and procedures at his convenient 4S Ranch Village office. “This approach makes visiting the dentist better, faster and easier for all of my patients,” Dr. Bold remarked, “and that’s important to us. We pride ourselves in offering an entirely different experience than most dental visits people have had in the past.” For example, sophisticated restoration design is possible at Bold Smiles, utilizing patented computer-aided design and manufacturing equipment to provide patients with beautiful, natural-looking porcelain crowns and onlays in a single visit. This eliminates the more typical multiple-visit procedure. This technology uses the natural tooth structure as a basis for creating perfect anatomy for tooth restoration, and limits the amount of healthy tooth to be removed. “Such an approach allows us to be more conservative of precious tooth structure since the restorations are bonded to the remaining healthy tooth structure,” Dr. Bold said. In most cases, this can reduce the need for a temporary crown or filling which may become sensitive or come off at an inopportune time. Additionally, Dr. Bold offers new generation laser technology to painlessly and non-surgically treat gum disease. Used in conjunction with normal “scraping” during regular cleanings, this procedure helps decontaminate the gums 20

and reduce disease-causing bacteria. Not only is this important for the health of your mouth, but it can also help keep bacteria from spreading and causing infections throughout your entire body. Dr. Bold is passionate about providing personalized dental care. Scheduling one patient at a time allows him to interact with patients, have ample time to answer questions, and the ability to provide exceptional quality dentistry with a gentle and caring touch. “We have a helpful, talented and knowledgeable staff that is always willing to answer or solve any dental concerns,” Dr. Bold said. “And,” he points out, “we

are great with ‘dental phobics’ of all ages!” Dr. Bold is a member of the American Dental Association, the California Dental Association and the San Diego County Dental Association. He received his Doctor of Dental Surgery degree from the University of Southern California School of Dentistry. He also secured advanced training by completing a two-year residency in advanced general and cosmetic dentistry at the University of the Pacific School of Dentistry in San Francisco. Raised in Southern California, Dr. Bold is married to his college sweetheart, Jennifer. Together

I

t becomes clear the moment that you step into Fujiyama Sushi that Kevin, the owner, has a passion for great sushi. Kevin has owned and operated Fujiyama Sushi, located in Rancho Bernardo at 15817 Bernardo Center Drive, for over seven years. “I started Fujiyama Sushi because I wanted to be able to personally interact with my customers, meet new people, and serve them great sushi,” explains Kevin. “Compared to other types of restaurants, sushi restaurants are one of the few that people sit at a bar to eat” -- and that is what it is all about for Kevin. Although Kevin’s favorite type of sushi is sashimi (all types of sashimi), he quickly points out that the majority of his customers eat nigiri sushi (with rice) and

sushi rolls. In fact, Fujiyama has many custom rolls that are very popular with his regular guests. A couple of the favorites are the Fujiyama Roll (spciy tuna, cucumber, gobo with lobster tempura on top) and the Kobe Special Roll (Bulgogi beef on a California Roll baked with dynamite sauce). According to Kevin, the secret to great sushi is in the careful preparation of the freshest ingredients (including the rice). Fujiyama Sushi is open Monday through Saturday. They have regular specials such as $1 beer on Mondays, $1 hot sake on Saturdays, and “buy 3 rolls & get 1 free” everyday! All customers need do is mention 92127 Magazine when visiting the popular restaurant. ¢

Local Heroes in an Economic Crisis Help People with Sensitive Housing Issues

veryone reading this article probably knows more than one family that has or is losing their house in the current economic crises. “People need to talk to an experienced attorney to know their options before they make big decisions that can impact their family’s wealth – including the wealth of future generations,” says consumer rights attorney Mark Potter of Potter Handy, LLP. According to Potter, almost everyone who owns a home should explore whether they qualify for a loan modification. And if they cannot afford to pay all their bills on their current monthly

able to get a loan modification that would have made their payments comparable to renting.” Potter Handy, LLP is a boutique law firm in Scripps Ranch; It has an impressive litigation track record, which includes many successful victories. It has an even more impressive appellate practice. Indeed, on March 9, 2010, partner Russell Handy was named California Lawyer Attorney of the Year -- in part for a unanimous ruling obtained from the California Supreme Court in 2009. Potter Handy is now on the forefront of litigation

But they exhaust their savings or cash-in their retirement accounts to pay mortgages that far exceed the value of the property. They also short sale the property without knowing the tax implications. against mortgage lenders to save families’ homes, bankruptcy and abusive creditor lawsuits. Potter Handy has the first case going to the Ninth Circuit Court of Appeals regarding the Foreign Language Contract Act against Wachovia (now owned by Wells Fargo Bank). “There is no way to know what options are best without first evaluating the total circumstances of the individual or family. Be wary of a professional that only does bankruptcy or short sales,” Potter says. “If you are a hammer, everything looks like a nail.” What’s more, “some people

Others can’t afford a modified loan and need to determine the best exit plan. And the best exit plan is the one that is best for their family, not the best for the bank or others. The initial consultation is free and I guarantee you will leave my office empowered,” Potter says. Potter’s passion for his clients is undeniable when he talks about cases he’s working on. “The lenders, left to their own devices, will mindlessly foreclose and evict families that can afford their home at today’s market prices and interest rates. Many of these people will end up renting forever,” Mark Potter says. “What will their rent be 20 years from now? Q& A with the Boys & Girls Club A Special Thanks to: Jack Nguyen

Site Supervisor Boys & Girls Club of Greater San Diego 4S Ranch Branch

Q

How was the decision made to build the Boys & Girls Club facility in 4S Ranch?

A

Nguyen: When the plans for 4S Ranch were being finalized, one question was, “What type of recreation activities will be available for youth in the new community? Newland Communities (developer of 4S Ranch) funded the multi-million dollar facility, which opened in 2004 (the gymnasium and swimming pool opened a year later).

Q

How many youth are involved with the 4S Ranch Branch?

A

Nguyen: Currently, our average daily attendance is about 200 – including the sports leagues. We also have about 120 enrolled in the after-school program. That puts our facility on the higher end of average daily attendance compared to the other San Diego facilities.

Q

What is your background and how did you become involved in Boys & Girls Club?

A

30

Nguyen: I was born in Houston and moved to California when I was in first grade. Growing up in Linda Vista, I attended the Boys & Girls Club there starting at a young age. It was a fun and very positive place to be – and had a lot of sports programs. When I was older and in middle school, I volunteered at the club as a tutor. I attended UCSD and majored in communications and intended to go into broadcast journalism, but I still had positive memories of my previous experience with the Boys & Girls Club. That continued interest led to working at the Carlsbad Village facility, and eventually overseeing the programs there. I moved to site supervisor at the 4S Ranch Branch a little more than two years ago. 92127 Magazine

Q

What is the staffing size at the local club?

A

Nguyen: Currently, we have 10 staff members for our regular programs, the sports leagues and the after-school program.

Q

What are the most popular programs at the club?

A

Nguyen: While we provide a wide range of programs that are popular, our sports and fitness activities – including our basketball and volleyball leagues – are the best attended. Our overall programs usually fall into one of several categories: • Arts • Sports and fitness • Character and leadership • Health and life • Careers • Community volunteerism

Q

What is the club’s philosophy, in terms of meeting the needs of the community and its young people?

A

Nguyen: We try to be creative – and attempt to give the kids a unique experience. We offer structure – and certainly work with those who face obstacles, whether it’s homework issues or self-esteem. We recognize that everyone has potential, and we work to find the right techniques. We’re fortunate to be located in a good community with good kids.

Q

Is there something that will surprise the community about the club?

A

Nguyen: We find a lot of people don’t even know this place exists. And some who do know we’re here, don’t always know the full extent of our resources. For instance, we don’t just babysit – we work closely with the young people. We even have mandatory homework time in our after-school program.

Q

What are the club’s future plans at the 4S Ranch Branch?

A

Nguyen: We hope to involve many more children from the community. We have a large facility and we can handle more members. ¢
