Don’t Blink

ASSO C IATE E DI TO R S

Lainey Kral Randi Cantrell Shyanne Lopez

I

’ve always had this strange relationship with time – more specifically, time passing. Of course, I realize that I’m aging each year as I roll past the day that my mother brought me into this world, but I’ve never felt like I was getting any older. I realize that my body is starting to feel older, and for some reason I don’t have as much hair as I once did (according to the mean photos that people have taken of me showing the back of my head). On the other hand, it’s definitely easier to grow facial hair these days – even those special blonde ones that my wife insists are actually grey, but that’s an ongoing debate and still inconclusive. Forget the physical aspects of age. I still feel young mentally – most of the time. While enjoying every last day as I approach the threshold of 43 years, I suddenly felt old this morning. It was an unexpected feeling, but I suppose it should have been predictable. Today, my youngest, my little sweet pea, my little Audrey Becca jumped onto a bus and headed out to sixth grade camp with her friends and classmates. This makes me sad. No, not because I have separation anxiety or I’m afraid that she will be homesick (I’m sure she is going to have a blast and everyone will be just fine – parents included). I’m sad because the years have gone by way too fast. My wife and I have a junior in college. She went to sixth grade camp nine years ago. Our seventh grade son went to camp last year. I was fine with both going. Today is different. Today is a humbling reminder that my little girl is charging life at a faster pace than I am prepared for. I remember some advice that my uncle once told me when talking about life and raising kids. He said, “Don’t blink... because you are going to open your eyes one day and your kids are going to be all grown up. It goes by fast. Cherish every minute.” Derrick Breaux I MUST HAVE BLINKED! Make no mistake about it, I’m Publisher trying not to blink again any time soon. I will take that great advice and do my best to cherish every minute moving forward. Thanks for being a reader of 92129 Magazine. Please don’t be a stranger. AVID READER, ACTIVE MOM

From Sports to Shakespeare, Shelley Porter Supports the Community’s Kids by LIZ ONUFER | photo by Zeena Gregg Photography

ports and Shakespeare fill many hours of the week for Shelley Porter. Shelley is the library media technician at Sunset Hills Elementary School and the mother of three very athletic sons. A Rancho Peñasquitos resident for the last decade, Shelley appreciates the sense of community that 92129 provides. “Growing up, I moved often, so I never felt terribly connected to any one place,” she shared. “I love that the same families I see in school are the ones my sons play with in their sports and I run into at the grocery store.” In her role at the Sunset Hills library, Shelley enjoys working with every student and sharing her enthusiasm for reading. “There is nothing more satisfying than finding the perfect book for a reluctant reader,” she said. For the more advanced readers, Shelley works with the Shakespeare Reading Group, a group of fifth graders who are seeking more challenging literature. Shelley loves their excitement. She explained, “They have no idea Shakespeare is supposed to be hard, so they approach the material with enthusiasm and an open mind.” The program culminates with the students’ performance at the San Diego Shakespeare Festival in Balboa Park. In addition to working directly with the kids, Shelley volunteers for many local organizations that serve the community’s children. She has served on multiple PTAs as her three sons have progressed through the district from Sunset Hills to Black Mountain Middle School and now to Mt. Carmel High School. She also represents the Boys’ Water Polo Club for the Mt. Carmel Athletic Foundation and is the president of Sundevil Competitive Basketball. Shelley and her husband, Kris Gent, spend much of their free time watching and supporting their sons’ athletic pursuits. Evan, a junior at Mt. Carmel, plays water polo and swims. Nathaniel, a freshman at Mt. Carmel, wrestles and will try out for baseball this spring. Their youngest son, Cayden, a seventh grader at Black Mountain Middle School, is a three-sport athlete – competing on football, basketball, and lacrosse teams. “I love that I get to work with kids in PQ every day – either at Sunset Hills library, through the PTSA programs at Mt. Carmel, or on the basketball courts throughout PQ – building relationships and making connections not only to help make kids more successful but to feel like PQ is the place where our family belongs.” 

Brandon Saldivar Shines as a Nationally Recognized Actor by JENNIFER FRAKES | photo by Zeena Gregg Photography

W

hen Brandon Saldivar first began acting nearly five years ago, he knew that the stage was where he belonged. “In July 2012, I took a summer camp at San Diego Junior Theatre and instantly knew that acting would become a big part of my life. In addition to getting to play various characters, I love seeing the progression that is made in each production from the very first rehearsal to the final dress rehearsal,” revealed Brandon. Located in Balboa Park at Casa del Prado, San Diego Junior Theatre is an independent, nonprofit organization and is the oldest continuing children’s theater program in the country. Over the years, Brandon has acted in many shows at San Diego Junior Theatre, including The Music Man, in which he played Marcellus Washburn. It was for this role that Brandon was nominated for a National Youth Theatre Award.

Brandon also acted in the 2013 and 2015 Old Globe productions of How the Grinch Stole Christmas. “It was an amazing experience playing Boo Who (2013) and Danny Who (2015). Working with professional actors was very inspirational. It didn’t feel like a job to me at all – I loved it!” exclaimed Brandon, who especially enjoys playing interesting and fun characters. In addition to San Diego Junior Theatre and the Old Globe, Brandon has also taken the stage at Teatro Mascara Magica, an organization dedicated to increasing multicultural theater here in San Diego. A seventh grader at Black Mountain Middle School, Brandon enjoys singing as well, citing chorus as his favorite subject in school. He and his family have lived in Rancho Peñasquitos for four years and Brandon loves spending time out and about in the 92129 community. “I’m also very into video games. My older brother introduced me to playing video games, and I’m hooked,” stated Brandon. Looking to the future, Brandon hopes to attend USC or UCLA and major in theater. “It is my goal to make it on Broadway someday,” said this hardworking student and actor. 

Beyond Books

LOCAL LITTLE FREE LIBRARY FOSTERS COMMUNITY TOGETHERNESS

C

orinne and Fernando Britt have become Little Free Library Stewards by installing and maintaining their own free book exchange box outside of their Rancho Peñasquitos home. The couple was inspired by their love of reading and the desire to share books with their neighbors. “We were nervous at first about maybe being vandalized, but it’s been so great,” said Corinne. “We see all ages stopping and enjoying.” Fernando handcrafted the Little Free Library box from recycled materials. The couple and their kids each painted a different side of the box to make it unique, and then stocked it full of books they had at home. Although the idea is to “take a book, leave a book,” visitors are welcome to take a book and not return it. “Many people leave books too, and that makes us happy to see it getting rotated all the time,” Corrine said.

The family has fun decorating the library box for different holidays and often leaves other free items inside as well, such as bookmarks, pencils, puzzles, journals, and coloring books. During a recent surplus of lemons from the tree in their yard, they left a bucket of free lemons next to the box. And they always welcome visitors with pets by keeping a bowl of fresh water and dog treats nearby. Little Free Library is a nonprofit organization that inspires a love of reading, increases access to books, builds community, and sparks creativity by fostering neighborhood book exchanges around the world. ome of the greatest family stories come from the “how the parents met” file. The Gerlt file ranks as a favorite. Josh and Joanna met at age 21 when Joanna was at the University of Kansas Medical Center. Josh was bartending at the time, and he sent Joanna a beer when she was on a double date with someone else. They later found out they’d gone to rival high schools in St. Louis, graduated the same year, and unknowingly had many mutual friends. Seven years later, they married! The Gerlt’s “how we met” story then went into the books and set a landscape for the years that followed.

Initially moving from Missouri to Vista in 1999, Josh was getting his degree in golf course management and Joanna was working at Scripps Memorial in La Jolla. In 2004, they had reason to look for a new and larger place to live: their new son, Duncan. At only nine months old, Duncan was running – not walking – which made it clear the Gerlts needed more space. They started looking to buy their first home. PQ quickly became their preference for the reputation of the community, the ease of the 56 commute, and the stellar Poway Unified School District. “We knew we should take a closer look at this area when deciding to buy a home,” Josh and Joanna affirmed. “We’ve never looked back.” After a frenzied real estate search and a reiteration that the PQ area was a required element, they found their home in the Sundance area. Joanna feels honored to have worked at Scripps Health for over 18 years, while Josh – although a Golf Pro by trade – spends time as a soccer coach for the San Diego Soccer Club (SDSC). He also works as a craftsman, building all types of indoor and outdoor furniture with reclaimed wood. Duncan, now a seventh grader at Black Mountain Middle School, loves soccer (he plays for the SDSC), Minecraft, and going to any of the local PQ parks with friends. “His bar mitzvah is coming up in April,” his parents shared, “so much of his time is spent studying and preparing for this milestone life event.” The Gerlts enjoy being active and outdoors, so anything fun and sunny qualifies as a Gerlt hobby and interest. This close-knit family has found their groove in PQ, and they are never looking back! 

Delivering Hope by LINDA FRABL | photo by Zeena Gregg Photography

Eric Occhipinti Founded March for Mothers Inc. for Children In Need

E

ric Occhipinti, a lifelong resident of Rancho Peñasquitos, proclaimed, “I enjoy living here because, as they say, ‘Home is where the heart is,’ and my heart beats for PQ.” Describing himself as a “very happy, outgoing, positive, down-to-earth person,” Eric is the owner of an organic cold press juice, snack, and puree company. Hoping to spread the health benefits of his business, Eric founded the nonprofit organization March for Mothers Inc. for those in need of better nutritional health. March for Mothers Inc. works in conjunction with the Rotary Club of Vista and the 1,000 Smiles Clinic, which both provide funding and services to correct cosmetic and dental deformities in children born with cleft palates. Eric revealed, “Unfortunately, some of the children selected for this operation are too malnourished to safely undergo anesthesia, so they are put on a separate waiting list until they are healthy enough for the surgery. March for Mothers Inc. feeds these children fresh, locally-sourced organic baby food, which I make and hand deliver twice a week until they are healthy enough for the lifechanging operation.” Included in Eric's efforts was a series of 365-mile roundtrip deliveries over a period of 90 days so that one baby could become well enough for her cleft palate surgery. ABC 10News discovered Eric's quest and others like it, ultimately leading to a televised segment in which Eric received the 10News LEADership Award. Eric humbly commented, “I am so fortunate to have the ability to create an organization that believes in the importance of investing in women and children. I truly believe that by empowering women and children, you empower a nation.” For those interested in helping out with the cause, Eric recommends you go to the website and sign up to receive the March for Mothers Inc. newsletter. He added, “We’re doing a lot of amazing things, and are always proactive in creating new projects to make a positive impact in various communities.” In his free time, Eric loves outdoor activities. He clarified, “My father has always been an outdoorsman, so the majority of my hobbies, such as rock climbing, camping, and fishing, are because he taught me.” No doubt, Eric will continue to inspire us with his ongoing humanitarian endeavors. 

Selena then competed on Team Ninja Warrior, a spin-off of American Ninja Warrior that aired in January 2016. “I love the Ninja community the most,” she said. “I love going every year and catching up with all these amazing people. And everybody gets along and cheers each other on. It’s an amazing experience.” She is set to appear on season two of Team Ninja Warrior as part of an All Fire team in March. She will also appear on American Ninja Warrior 9 later this year. “The possibility of failure is scary but living a life with regret for not trying is much scarier,” Selena exclaimed. “Go after your dreams! Westview High School’s PTSA is raising funds through an online auction for the Class of 2017’s Grad Nite. Grad Nite is an alcohol-and drug-free event hosted by the PTSA for all 576 graduating seniors on graduation night, June 8. The all-night celebration features unlimited food and non-alcoholic beverages, music, dancing, games, and activities. “Our online auction is important because it is our main fundraiser for Grad Nite. The cost of a Grad Nite ticket does not cover the cost of the event, so we rely on our fundraisers to help keep the ticket price down for students,” said Grad Nite 2017 Chair Kim Latta. “Funds are also used to offer scholarships to those students that might not otherwise be able to attend. Our goal is 100 percent senior attendance at this safe and sober celebration! We are hoping to interest the community at large, as the safety of our students is a community concern.” The online auction runs from April 17 through May 1. For more information visit www.westviewptsa.org/grad-nite.

Former Foster Youth Panel in PQ

Four members of Voices for Children’s (VFC) Real Word speakers panel spoke at the Rancho Peñasquitos Library in late January. The young women – all former foster youth – shared their experiences in the foster care system and how their Court Appointed Special Advocates (CASA) made a difference in their lives. The floor was also opened to questions from the audience, which ranged from existing CASA volunteers to individuals who have just begun to learn about VFC. There are currently 10 individuals serving on the Real Word speakers panel, all of whom are trained and supervised by VFC. They have spoken both locally and nationally about life in the dependency system and the importance of CASAs, who advocate on their behalf in court, school, and the community. Real Word events provide an educational, eye-opening experience that both celebrate CASA volunteers and communicate the critical need for more volunteer advocates in San Diego County. Enjoy breakfast or lunch during the festivities and shop among more than 65 vendors for things like arts and crafts, flowers, clothes, jewelry, and, of course, fresh and organic produce. MVMS Team Shines at Quiz Tournament Mesa Verde Middle School was selected as the National Academic Quiz Tournaments (NAQT) Middle School Team of the Week in late January. The Mesa Verde team, which consists of eighth graders Andrew Jia, James Ni, Daniel Shaw, Michael Wu, Joshua You, and seventh grader Aakarsh Vermani, finished in first place at the recent Triton Middle School Invitational Tournament at UCSD. With a record of nine wins and no losses, Mesa Verde qualified for the 2017 Middle School National Championship Tournament, to be held in Dallas, TX over the weekend of May 13. NAQT organizes the premier middle school, high school, and college quiz bowl championships in North America. Outpost Summer Camps was founded in 2001 and serves over 1,500 children every summer, completely outdoors and screen-free. The Outpost experience has three pillars that parents have loved for over 15 summers: door-to-door transportation, traditional camp activities (think MUD!), and exceptional, well-trained staff that ensure a quality experience for each child. Outpost is open to children ages 3 to 14, and according to Owner/Director Stuart Jones, “Each of our camps has exciting, age-appropriate activities for the different age groups, but all share in the philosophy of creative, spontaneous fun facilitated by the counselors and campers.” Their three-week sessions are what make Outpost so unique. Former player Steve Jones attested to the abilities of Bronco Ball coaches, “Coach Gehler is a player’s coach whose passion for the game brings out the best in his players. He is a great leader and mentor on and off the court.” Camp sessions run from June 12-15, 19-22, and 26-29, and the cost is $255. SUMMER CAMP GUIDE

SAN DIEGO FORCE FC S

an Diego Force Futbol Club (SD Force FC) Camps offer the exciting opportunity to experience specialized, intensive soccer training focusing on the technical, tactical, and physical demands of the game. The camps are geared toward players ages 4 to 16 who have a passion for the game and wish to enhance their technical individual skills and improve their ability to freely express themselves with the ball. Training is led by the SD Force FC technical directors of coaching – Jose Ocampo (Director); Adrian Ocampo (Assistant Director – Girls); and Paul Currie (Assistant Director – Boys) – and the rest of the coaching staff. The technical coaching staff has a combined 70-plus years of coaching experience varying from youth competitive soccer all the way to the semi-professional soccer levels. In youth soccer, the technical directors, along with their coaching staff, bring several years of experience and success in high-level soccer leagues such as Elite Clubs National League (ECNL); Academy; and several Cal South State Championships. The brand of soccer all of the coaches teach is a “Tiki Taka” style of play (quick, short-distance passing) coupled with promoting individual creativity with the ball at the player’s feet. This same method is applied to all youth teams during the camps. These camps provide players a fun environment to learn, discover new techniques that improve confidence, champion the acquired skills, and work as a team. These skills will give each player the opportunity for success at any level of soccer and give them the added benefit of building lifelong friendships. Camps will begin in April 2017! STEPHEN J. RUBINKAN, D.D.S Family and Cosmetic Dentist Has Provided Expert Care for Almost 50 Years by MICHELLE TREMBLAY

F

or more than 47 years, Dr. Stephen J. Rubinkan has dedicated himself to providing the most comprehensive care possible as a family and cosmetic dentist. After graduating from the School of Dentistry at the University of California, Los Angeles, Dr. Rubinkan opened his first dental practice in Huntington Beach. He has currently been at his Rancho Peñasquitos office for 28 years and shows no sign of slowing down. With a mission to provide high-quality dentistry in a pleasant, friendly environment, Dr. Rubinkan explained that one of the ways his practice sets itself apart from other local dentists is its qualified and caring staff. “My staff has many years of experience,” noted Dr. Rubinkan. “The office manager, Monique, has over 10 years of front office experience and is also a registered dental assistant. Our registered dental assistant, Dawn, has been an assistant for over 30 years.” The practice, which has two dental hygienists on staff that each possess more than 10 years’ experience, is proud to offer dental treatments performed with the latest technology to patients of all ages. “Over the years, dentistry has changed so much that there is almost nothing I am doing today that I learned in dental school. I have been able to keep up with the advances by taking continuing

What can one expect from a visit to Stephen J. Rubinkan, D.D.S.? The office provides all phases of general dentistry, including digital low exposure X-rays, nomercury fillings, no-drill filings, laser cavity detection, one-appointment crowns, Invisalign, and more. “One can expect a friendly staff providing caring treatment and utilizing all available techniques to make the visit as comfortable as possible,” added Dr. Rubinkan, who shared that the most enjoyable part of his work is “developing a family type of relationship” with his patients. “I always treat my patients as though they were family and give them the same type of care I would give any of my family,” he added. “I have many patients who have been with me for over 25 years!” As for his short-term goals, Dr. Rubinkan is hopeful to increase the staff and, in-turn, expand the number of days the practice remains open. “Long-term is to continue working as long as I can,” shared Dr. Rubinkan. “I love providing the best care to my patients and have found the advances in dentistry has expanded what I can do and made dentistry so much more interesting and satisfying.”  SPECIAL ADVERTISEMENT

R E A L E S TAT E W AT C H

2017: A Good Year to Buy a Home?

W

ith the steady rise in home values over the last few years, many families are wondering if they should buy a home in 2017. The short answer is yes, and not because we are biased. Many people are concerned we will see another bubble in real estate prices, but I hate to break it to those folks that there is not one on the horizon. The last bubble a decade ago was fueled by irresponsible lending practices, over-building by home builders, and pure speculation. This created a perfect storm resulting in a major housing bust from 2007 through 2008. Today, mortgage lending practices have been reigned in and although home builders are building again, they aren’t able to build fast enough to satisfy the current housing demand. People are qualifying to buy homes the traditional way and the majority of people are buying homes to live in versus as speculative investments. Inventory is at an all-time low and will only get tighter come this summer.

So the question is, how long will values hold on? Realtor.org tracks the Housing Affordability Index, where anything with a measure over 100 means that housing is not too expensive for the average household income. In 2016 the index had a reading of 153, well above 100. In 2006 it had a reading of 108. In the next five years, we are expecting to see Average Annual Household Formations rise to levels we haven’t seen since the baby boomers were buying their first homes. This indicates that future demand will be rising in years to come, helping to further stabilize values. Lastly, according to www.pulsenomics.com, an average cumulative house appreciation of 18.7% by 2020 is expected. When we look at all this data combined, it gives us a positive outlook on home prices and clearly shows there is not a bubble coming any time soon. For those thinking about selling and moving up, now is a great time to consider, seeing that the likelihood of a bubble or drop in prices seems unlikely in the coming years. Overall, it is an ideal time to buy or sell your house! 

LIVING

LITTLE ITALY Get a Taste of Italy Right Here in San Diego by SAMANTHA EDWARDS

N

estled along the waterfront in the northwest district of downtown, between the bustling San Diego International Airport and the historic Gaslamp Quarter, is a charming city section with a European flair. San Diego’s Little Italy was founded in the 1920s by Italian immigrant families, who built the area into a prominent fishing neighborhood during the height of the tuna industry on the West Coast. Despite suffering nearly 30 years of decline by the mid-'90s, Little Italy not only still exists today – it is a growing and thriving part of the San Diego cityscape. In fact, it has been recognized as one of the top Little Italy neighborhoods in the nation. And perhaps now more than ever, Little Italy is alive with community spirit. The streets of the 48-square-block neighborhood are studded with patio cafes, public piazzas, markets, authentic restaurants, boutiques, art displays, and other attractions that pay tribute to its rich Italian heritage. The area has been managed by the Little Italy Association of San Diego since 1996, an effort that has proven successful in preserving Little Italy as a stable ethnic business and residential community. This spring the association will complete the largest project of its kind: Piazza della Famiglia, a 10,000-square-foot European-style plaza intended to become the new

heart of Little Italy. The piazza will serve as a central community gathering place to host the area's various activities including farmers markets, concerts, cultural events, and more. So grab your family and friends, head down south, and explore all there is to do in this delightful cultural landmark. 
