t has been eight years since we published our first magazine. We have grown from one local publication to a collection of 14 magazines that covers the majority of North San Diego County. Over the years, I’ve noticed that I get asked some repeat questions. So, I thought it would be fun to do an informal F.A.Q.
So, how does it work? Who pays for the magazines to be delivered? This is by far the most common question I get when talking to businesses, friends, readers, government representatives, etc. There is only one answer. Are these magazines part of a franchise? No, 92130 Magazine has no affiliation with a national company or franchise. It is a home-grown publication that started with an idea, a lot of napkin scratching, and a desire to publish a local magazine our neighbors would want to read. Although we strive to make every magazine look bigger than life, we are a small, family-owned company that started out of our living room – and we are very proud of that history.

Who writes the stories, and who designs the magazines?
This is my favorite question to answer, and I think this sets us apart from many other publishing companies. We have a team of about 20 incredibly talented people consisting of editorial, writers, photographers, graphic designers, account executives, and a production coordinator. All are local, and all work feverishly to produce the best magazines possible.
Why do you publish magazines? This answer is very personal. Although I don’t get asked this nearly as often, it is the most important question. We publish 92130 Magazine because we want to bring joy to our communities. I believe this magazine is larger than the paper it is printed on. It creates lasting memories, and memorializes community events and happenings. The pages of 92130 Magazine can be found framed on the walls of people’s homes. People are excited to mail them to grandparents and relatives that live outside of the area. Twenty years from now, 30 years from now, or even 40 years from now, perhaps someone will open up a loved one’s cherished box of memories. And maybe – just maybe – there will be an old copy of 92130 Magazine that their relative proudly tucked away. And this will once again put a smile on someone’s face. That’s why I print magazines. Thank you for reading 92130 Magazine and being a part of something that touches the hearts of our communities.

or the Vafiadis family, Noth County is more than just a hometown. KC Vafiadis’ father, Jim Watkins brought his family to Del Mar in 1969 with four children, $1,000 in his pocket, and no job – but this was where he wanted to be. “He saw the potential in simply enhancing Del Mar’s beauty and unique character. In 1970, he bought and refurbished the iconic Stratford Square building, and my late mother, Carol, opened the Sugar Plum Bakery (now Americana Café),” related KC. “Dad also built the Cantebury Corner and the Del Mar Inn to kick off the revitalization.” However, Jim’s true dream was to replace the historic Del Mar Hotel at the heart of the village. In the late ‘80s, Jim received public approval to build L’Auberge Del Mar. Soon after its opening, the hotel was recognized as one of the world’s best resorts by Robin Leach’s Lifestyles of the Rich and Famous, and most recently was ranked as the number one hotel in Southern California for the Readers’ Choice Awards of Condé Nast Traveler. L’Auberge Del Mar also holds a special place in the hearts of the Vafiadis family for another reason. “When I married the love of my life, Chris, our reception was under a tent on the tennis courts at L’Auberge,” recalled KC. She and Chris live in 92130 and have two sons, CJ (24) and Troy (14). As a self-proclaimed “sports family,” it’s all sports all the time at the Vafiadis house. “Whether it’s golf, tennis, or basketball, we are either watching or playing. And of course, we have to get in our beach time too,” laughed KC. According to KC, the family has always been actively involved in the community and local charitable organizations, and in 1989, her father Jim was honored as Del Mar’s Man of the Year, Carol was recognized as Del Mar’s Woman of the Year, and KC was named Miss Del Mar. Throughout the years, KC and her family have continued Jim’s legacy by remaining active in all things connected to the community of Del Mar. “I am president of Winners Circle Resorts International, Inc., the property management corporation for all of my dad’s developments. In addition to my paying job, I volunteer as the vice president of economic development for the Del Mar Village Association (DMVA), and am secretary of the City of Del Mar’s business support advisory committee,” revealed KC. “My mission is to make Del Mar a vibrant village and to see what can be done to help local businesses succeed.”

DEBUNKING FIVE COMMON MYTHS ABOUT EXERCISE AND AGING by KAYLAN GRAHAM, M.D.; Scripps Clinic, Carmel Valley Don’t let common misconceptions about exercise keep you on the couch. Maintaining or starting an active lifestyle becomes even more important as we get older. Physical activity increases mobility and balance, improves chronic conditions, increases lean muscle mass, and helps you lose or maintain a healthy weight. Get the go-ahead from your primary care physician before starting a new exercise program. Your doctor will have some suggestions on a routine that suits your needs and situation. Myth One: I’m too old to exercise. You’re never too old to be physically active. No matter what your health and physical abilities are, older adults gain significantly by being active. Exercise can help restore strength and flexibility, as well as help you look and feel younger and stay independent.
Walking, water sports, yoga and tai chi are good ways to start exercising. According to the National Institute on Aging (NIA), the goal is to do at least 150 minutes, or two-and-ahalf hours, of moderate-intense endurance activity each week. Aim for activity at least three days a week and include the four types of exercise: aerobic (endurance), strength, flexibility, and balance. Myth Two: Exercise is only good for the body. In addition to physiological advantages, exercise also benefits your mind, mood, and memory. It may even slow shrinkage of the brain as we age. Exercise strengthens the connections, called synapses, in the brain that are essential for brain health and may even increase capillary development in the brain so that more blood supply, nutrients, and oxygen reach it. Myth Three: I’m too weak. We do lose muscle mass as we age, but exercise helps keep muscle tissue healthy. Basic strength training with weights is particularly important to halt the loss of muscle and keep you stable and strong
enough to perform day-to-day activities, such as getting out of a chair or carrying the groceries. If you have pain, stiffness, and fatigue, exercise can help you manage your pain and reduce it over time. The key is to start gently. Myth Four: It’s too expensive. You don’t have to join a pricey health club or invest in equipment to exercise. You can avoid expensive options and focus on low-cost activities such as walking, hiking, or swimming. Myth Five: Exercise puts me at risk of falling. The opposite is actually true—the more sedentary you are, the greater the likelihood that you will fall. Physical activity, especially strength and power training, prevents bone loss and builds strength and balance, which helps to reduce your risk of falling. The National Council on Aging at www.ncoa.org partners with organizations throughout the United States to offer community-based programs that help reduce fear of falling and increase activity and self-confidence among older adults. Your local community center or YMCA can also be a good resource.

-year-old Amy Yan is a remarkable young lady. Last year, she founded a charity called Glasses for All, a 501(c)3 nonprofit organization that collects donated eyeglasses and then distributes those glasses to people in need. “Our project has involved reaching out to the local community and churches to collect donations of used eyeglasses,” explained Amy. “We have held some donation drives at the Neil Good Day Center in Downtown San Diego, as well as at the La Roca homeless shelter in Tijuana.” Since she started Glasses for All, Amy has found it to be especially rewarding to help people. “Vision is such a crucial aspect of our lives,” said Amy, “and it can sometimes be taken for granted, so when someone is able to find a fitting pair of glasses, their smiles are priceless.” Amy – who is in the 11th grade at Canyon Crest Academy – has a strong interest in health and well-being. “I really enjoy biology and psychology, since they provide insight on what we are and who we are as humans,” shared Amy. “I feel like those two classes can also really shape your view of the surrounding world by helping you better understand it.” Aside from her studies, Amy enjoys listening to and playing music. “I’ve been playing piano since I was eight and I have been playing flute since I was 11,” stated Amy. “With piano, it was something that my parents signed me up for, but I eventually learned to love it. I decided to start learning flute because I was interested in playing in a band environment.” After high school graduation Amy plans to attend college, where she hopes to combine her interest in the medical field with her passion for giving back. “I’d like to continue helping others in the future, which led me to think about some career pathways in the medical field, such as pursuing being an MD physician,” explained Amy. “I’ve been looking into some colleges with a strong pre-med program and I would like to major in maybe biochemistry or cellular biology.” As for her source of inspiration, Amy recalls being recently moved by the author Paul Kalanithi and his book, When Breath Becomes Air. “Kalanithi inspires me with his passion about healing and medicine, as well as his continued perseverance and vitality throughout his battle with cancer,” shared Amy, who has also been greatly inspired by Malala Yousafzai, a Pakistani activist for female rights and education and the youngest recipient of the Nobel Peace Prize. “Her powerful message about female education really shows that anyone can make a difference in the world, no matter their age, ethnicity, gender, or any other social boundaries.”

early 400 guests attended the annual Soroptimist High Tea, sponsored by the clubs of Poway and North San Diego, at the Fairmont Grand Del Mar this year. Cindy Spilman from the Poway club and Nancy Eastman from the North San Diego club co-chaired the event. Carlo Cecchetto from CBS8 served as emcee and auctioneer. Entertainment was provided by two-time Grammy Award-winning Kamau Kenyatta and jazz singer Daneen Wilbur, whose poignant rendition of “Lean on Me” moved the room to tears. Through the combination of sponsors, ticket sales, live and silent auctions, and flash sales, the event grossed approximately $120,000. Though it is up to each club to determine which programs they would like to support, both clubs will use the majority of the event proceeds for their Transitional Housing Program, which provides apartments for survivors of domestic violence and their children. The clubs furnish each apartment with used furniture, stock the pantry with food, and cover a portion of the rent. Proceeds from the tea are also used for other programs benefiting women and girls, such as the Soroptimist Live Your Dream Award and Dream It Be It. As part of the worldwide Soroptimist International organization, the Poway and North San Diego clubs work to improve the lives of women and girls through programs leading to social and economic empowerment, advancing public awareness for women’s issues, and celebrating their contributions and achievements both locally and globally. It is well-known in the oral health field that untreated cavities and eventual dental infection can be a breeding ground for bacteria, which can spread to other body sites, especially in patients suffering from weak immune systems stemming from chronic disease, autoimmune disease, malignancies, or diabetes – and, of course, even patients with a healthy immune system are at risk. The concept of bacteremia is also well studied; bacteremia is the presence of live bacteria in the bloodstream. Bacteremia could occur after an oral surgical procedure, dental extraction, dental cleaning, gum surgery, or due to an ongoing chronic or progressing acute oral infection. Dissemination of oral bacteria could occur in as short as one minute follow-
ing an oral surgical procedure and reach main organ systems. However, our complex immune system is constantly protecting us from this. An oral cavity is a unique site as it is not considered sterile at any time; therefore, any bacteria breaking through the mucosal barrier or other anatomical barriers can cause bacteremia. Reported cases of dental infection seeding into the brain, heart, or backbone are not unheard of and all of these reported “extreme” cases have been experienced by myself and by other practitioners at some point in their career. However, dental infections more commonly affect the neck, face, and jaw. This becomes apparent with facial swelling or a swelling extending into the neck, below the jaw line, or with a similar variation. If the acute infection is not dealt with, then the swelling will affect swallowing and later breathing. Recovering from these kinds of infections creates a physiological and cost burden to the patient, not to mention these diseases are potentially life-threatening.
Therefore, it would be fair to summarize that simply, prevention is the key in any health matter in this century. It is a preventive practice to get checked by your dentist in a regular recall system for series of surveillance dental radiographic imaging, dental exams, and dental cleanings; this way a progressive chronic infection in the jaw bone can be identified, even if it is not showing any obvious signs. Once identified, the patient can be treated with a root canal or the extraction of the tooth. In 20th century and before, populations generally suffered from mostly infectious and communicable disease. However, after the invention of antibiotics, antivirals, antifungals, and the preventive understanding of infection control standards, the trend of diseases tipped more towards chronic and autoimmune diseases, at least in the western world. Although we have come a long way, we can do better in the dental field to prevent dental infections – this starts with patients’ regular dental care with their trusted dentist via a recall system, cleanings, periodic exams, and radiographic images so potential problems can be caught earlier.

CVMS STUDENTS TAKE FIRST IN STATE CHAMPIONSHIP
C
armel Valley Middle School students won the MATHCOUNTS Southern California State Competition against 33 other teams from across the region at UC Irvine. Under the guidance of Coach Snow Shen, the team consists of Lucas Liu, Jeff Ren, Sophie Wu, and Richard Xu. In addition to placing first in the team competition, Sophie Wu also earned third place in the Countdown competition and fourth place in the Individual. “The students have had a lot of fun throughout the competition, from the beginning of their training right up to winning of the state championship,” said Coach Shen. “Their success is a testament to their willingness to challenge themselves and work hard.” The team had previously placed first in the national Fall Start Up contest last fall.
Created in 1983, MATHCOUNTS is a nationwide program in which groups of middle school students compete against each other in math-based competitions. The competition series has four levels – school, chapter, state, and national. Each level of competition is comprised of four rounds – Sprint, Target, Team, and Countdown. Between one and 10 students from each school advance to their local chapter competition; over 500 chapter competitions take place throughout the country. Top students from each chapter competition then advance to the state competition. The program eventually culminates in a final national competition. MATHCOUNTS provides students the opportunity to compete in live, in-person contests alongside their peers and improve their math competency. For more information go to www.mathcounts.org.

Canyon Crest Academy’s (CCA) Envision Cinema Conservatory and CCA_TV students have experienced some impressive success in recent months. Their entries earned Best High School Journalism/News Program, Best Short Film, and Best Cinematography in the state at the California Student Media Festival in Los Angeles. They also received multiple honors at the San Diego Innovative Video in Education (IVIE) Awards held in Coronado, where they won Best Cross Curricular and Best Global Village awards. Conservatory students also recently made history by being the first in the country to produce and screen two documentaries at an IMAX theater. Movie goers gathered at the sold-out Edwards Stadium 18 IMAX & RPX in Mira Mesa for the screenings of student-produced films Bee Conscious and Change is in the Water. Thirty-seven teenage girls attended an empowering workshop that was held at Carmel Valley’s Bay Club in early June. This event was put on by 92130 resident Melissa Cizauskas, a local Realtor and founder of a women’s networking group. As a mother of a 15-year-old daughter, Melissa has seen what teenagers struggle with in today’s social media culture. So she put together the event by obtaining raffle prizes, sponsorships, and a host of women leaders to encourage young girls. The event included an interactive yoga class and panel of successful women from a myriad of professions, including E! News anchor Angela Chee and renowned makeup artists Rene Gonzalez. “There is such a need in today’s society to encourage our younger generation that they can truly do and be anything that they want to be, we just need to make available to them resources,” said Melissa.
Danny Dog School Program Reaches Milestone The Danny Dog – Believe in Second Chances® school program just celebrated a milestone at Carmel Valley’s Sage Canyon Elementary School. It marked the 60th school visit since the award-winning children’s book Danny Dog was released. The book tells the story of Danny, a dog found on the street, taken in by a rescue, and finally experiencing the joy of finding his forever home. During the assembly, the program was recognized by Myrna Zambrano, District Director for State Senator Toni Atkins. “We are humbled by this honor and determined to continue to share Danny’s heartwarming story and spread the word about this important cause,” said author Sid Shapira. Solar Panels at Cathedral Catholic Cathedral Catholic High School (CCHS) held an official ribbon cutting ceremony and blessing of its brand new solar installation project in March. Officials conducting the ceremony were Fr. Martin with the blessing, Mr. Mark Johnson of Baker Electric Solar, Mr. Mark Fisher from the Diocese of San Diego, and Mr. Stevan Laaperi. The project will help CCHS achieve savings of $80,000 to $100,000 per year on its electrical energy costs, with the ability to purchase the system in six years. The completion of the solar project is part of CCHS’ continual environmental efforts, including the installation of 80,000 square feet of artificial turf, using energy-efficient LED lighting, and providing electric car charging stations to faculty, staff, and students during the school day and to the community at large in the evenings. Locals to Perform in ALS Benefit Concert Local performers are slated to appear at the Striking a Chord ALS Benefit Concert on Saturday, July 29 at the Irwin M Jacobs Qualcomm Hall. Emmy Award-winning broadcast journalist and author Jane Mitchell will serve as the mistress of ceremonies, and vocal coach and performer Cris O’Bryon is serving as the musical director. All proceeds will benefit the ALS Association. The concert is the second benefit concert organized by 17-year-old Canyon Crest Academy student Megan Spector, following her aunt Marjie Block’s ALS diagnosis. Female Athlete Volunteers Graduate Local community service organization Female Athlete Volunteers (FAV) honored their first class of members graduating from high school in June. The seniors shared words of wisdom with the younger members and discussed their path in maneuvering the college selection process. The group also had the opportunity to meet with USA Paralympic alpine ski team member and Carmel Valley native Katrina Schaber, who stopped by to thank FAV for their support and to share her story of competing as an adaptive athlete. Graduating seniors include Ally Deremer, Eda Yilmaz, Meghan Voss, Daniella Nelson, Kelli Hayes, and Jordan Hayes. Founded with 25 members in 2012, FAV has since grown to over 150 members in 7th through 12th grade. The group supported over 75 events and delivered over 1,500 community service hours in the 20152016 season, serving multiple nonprofit organizations around San Diego County. Q&A HOW DID YOUR VISION FOR ZCODE MAGAZINES BEGIN? I was lucky enough to have a few articles published about me when I played football in high school. It was very exciting. I still have those articles. I wanted to create a local magazine that made people feel good. A magazine that people looked forward to receiving in their mailboxes. A magazine specifically for the neighborhoods that we call home, with colorful photos and a variety of interesting articles. SINCE ITS CONCEPTION IN 2009, IN WHAT WAY HAVE THE MAGAZINES DEVELOPED MOST? Talent! I have been fortunate to work with an incredibly talented group of people that share the ZCode vision. Empowering Through Translation Through Soroptimist International of the Americas, Julieta Garcia Querol Helps Change the Lives of Women and Girls by JENNIFER FRAKES | photo by Zeena Gregg Photography
A
native of Buenos Aires, Argentina, Julieta Garcia Querol is the owner of Leap Translations, a business that provides translation services in English and Spanish. When Julieta was contacted by Soroptimist International of the Americas about her translation services, she jumped at the opportunity to become a part of the world-renowned organization. “Upon researching Soroptimist, I immediately felt connected to their cause of saving women and girls from poverty, domestic violence, and sex trafficking and wanted to help,” explained Julieta. She now works with the Soroptimist headquarters, serving the Latin American and Mexican markets. Julieta’s work for Soroptimist includes translation of communications for membership, fundraising, and public awareness into Spanish. This work also entails translating submissions for the two main Soroptimist programs: Live Your Dream Awards and Dream it, Be it. Live Your Dream Awards provide education and training to women. Dream it, Be it is a program that offers career support and mentorship to young girls. “One of the things I feel makes the biggest difference in what I do is translating candidates’ submissions for these awards. These are women and girls who live in unimaginable conditions of poverty and violence. They are all heroines and deserve a chance to live a life free of abuse. I love being a part of their journey towards fulfilling their dreams. I try my best to make the language barrier between them and donors invisible,” revealed Julieta.

Her choice of genres is not a surprise, given the real life love story of her and her husband. “I was 19 and living in Buenos Aires. I met Kevin on my way to a fourmonth backpacking trip to Europe. It was one of those romantic love stories that went on – even long distance – until I was finished with school and we decided to move to California,” related Julieta. Twenty years and three children later, Julieta and Kevin are happily married and living a busy and full life in Carmel Valley. Julieta enjoys cooking, traveling, and spending time with her family. ll through my high school days I played on the local basketball team called the Poplar Bluff Mules. I wasn’t a star player, nor a starter of the top five players, but I loved the sport. My shooting ability needed a little work, but I was good at applying defense. I could jump with the best of them, and I was quick on the court. During one of our home games I was riding the pine as usual, glaring at the coach with optimism, hoping he would put me in the game. Several minutes went by when finally coach looked my way and said “Marks check-in, and relieve one of your teammates and apply that pressure defense.” The coach called timeout, and we huddled up as a team, discussing strategy and execution. We placed our hands on top of one another, raised them high, and shouted, “GO team,” and went to our assigned positions. Excitement could not describe my feelings. We were on our home turf, I had friends

and family in the stands, and the game was being broadcast live on the radio. This was my chance to be a part of something special, and a contributing factor for my team members! My teammate was responsible for taking out the ball and passing it to me. My job was to take the ball down court and begin to activate the play or something like that. What happened next was somewhat of a blur. When my teammate tossed me the ball, I immediately began dribbling down the court as fast as possible. No one was at the opposing basket. This was my chance to score! Suddenly, I heard a faint voice from my teammate: “Richard what are you doing”? As I began to get closer to the basket and position myself for a dunk, hoping to drive the crowd wild, I realized I was at the opposing team’s basket. I somehow gathered my senses, and purposely missed the shot. Before “WTH” was popular, I was thinking it. Well, you can imagine the hometown crowd was in shock. They began to laugh, my teammate came over to me and ask me what was I doing, the buzzer rang, the coach placed me back on “The Bench,” and I was briefly humiliated! My recovery from the teasing and the comments from live radio broadcasting was almost immediate. I realized I had made a horrible mistake for the right reasons. I simply wanted to help my team achieve success. I share this story with you because all of us have experienced public or private embarrassment. It’s all part of life. The question is how do you move past it? Are you stagnant in your career or personal life? Have you allowed people or situations hold you back because of a mistake or a bad decision you’ve made? If so, I would like to encourage each of you to forgive yourself and move beyond the pain. Life gives us second chances and then some. Move beyond your current displacement, press towards the mark of excellence within you, and achieve your goals without looking back. Celebrate life failures; they lead to success. Expect great things to happen!

The Show Must Go On Robert J Townsend Brings His Acting Experience to Westview High School by LINDA FRABL | photo by Zeena Gregg Photography
R
obert J Townsend, a local actor and teacher, fell into the theatrical world somewhat accidentally. He started off studying chemistry at University of California San Diego and transferred on a whim to Cal State University, Long Beach, where he focused on music. After that, he got his Master’s at UC Irvine in vocal performance. Now that he’s earning a living in the acting field, Robert explained, “I call my job my ‘accidental career,’ because I started off performing just for fun. My early training as a musician and a singer really propelled me and slowly but surely I kept growing and learning. Before I knew it, I was working year-round as an actor!” Robert has appeared on Broadway and on national tours of Mamma Mia, Jersey Boys, Camelot, Grease, and even the Radio City Christmas Spectacular with the Rockettes. As for his roles in local regional theaters, Robert has played Sweeney in Sweeney Todd, Captain Hook in Peter Pan, Julian Marsh in 42 nd Street, and Papa Who in How the Grinch Stole Christmas. Robert admitted, “I’ve been so fortunate with my acting career; it’s taken me all over the world, and all over the country many times over.” Now that he has a young son with his wife, whom he met during a production of Oklahoma at the Welk Resort, Robert is less interested in worldwide travels and more interested in staying close to home and hearth. Therefore, in addition to performing in local productions, Robert is also the drama and tech teacher and director at Westview High School. “What I like the most is collaborating with incredible young adults and artists. The amazing shows we put on are the result of the kids coming together, dedicating hours of their free time in this very fast-paced school to make something unique and beautiful," said Robert. Some of those unique and beautiful shows have included ambitious choices, such as Blithe Spirit, in which the student design team created a black and white set similar to an old movie, and Noises Off, a farce with a pantomime section. Robert proudly proclaimed, “Both turned out to be incredible successes and were exciting to watch! The dedication and talent of the students runs deep at this school, and I feel so lucky to work side by side with the leaders and creators of tomorrow.”

NCL SAN DIEGUITO RECOGNIZES PHILANTHROPIC WORK AT CHAPTER TEA
T
he National Charity League, Inc., (NCL) San Dieguito Chapter held its annual Mother-Daughter Chapter Awards Tea in late May to honor the outgoing board of directors, install the incoming board, welcome provisional members to the chapter, and acknowledge overall time contributed to serving NCL’s mission. “The Chapter Awards Tea is a time to reflect and celebrate all the hard work of our members and the positive impact their efforts have on the community,” said Chapter President Amy Monteparte. “Through leadership, philanthropy, and cultural experiences, our members gain valuable and memorable experiences.” The tea was organized by the eighth grade class; the awards ceremony was produced by the Ticktocker Council, consisting of representatives from each grade. The mother and daughter members of NCL San Dieguito collectively contributed over 10,500 hours to various philanthropies
throughout San Diego during the 2016-2017 year. Leadership Project Recognition was given to six young women during the ceremony. Other awards given included the Hour Glass Award (100 hours of service to one philanthropy), Yellow Rose Bouquet Award (100 hours of service to combined philanthropies), and Servant’s Heart Award, Gold (100 hours of on-site service to combined philanthropies). Members were also acknowledged for completing 20, 50, and 75 hours of philanthropic service. Class of 2018 member Jordan Lee received the Merci Award for completing 170.75 hours, the highest number of philanthropy service hours. NCL is the premiere nonprofit organization of women and their daughters in 7th through 12th grade nationwide. Winning The Bidding War by CYNTHIA ELIZONDO
I
n this seller’s market, the phrases “multiple offers,” “bidding war,” and “sold in a week” (or less!) are often heard. This has created a lot of frustration for buyers who want desperately to buy a home, but can’t seem to get their offers accepted. But in every sale, someone buys the house, so what are these buyers doing to beat out the competition? The answer is not what you may think. The deal doesn’t always go to the one who is willing to pay the most (of course, that does help). Sometimes, it is much simpler than that. Here are a few tips and tricks to help you put your best bid forward. Know the market. If the market is hot, you will not even get in the game with a low initial offer. If the listing says “the seller will review offers” in a few days, you can assume there will be multiple offers, and you probably will not even get a counter offer unless you come in at full-price or more. Be prepared. Get your loan pre-approval letter (not
just a pre-qualification) ready to go before you even look at the property. You should also accompany your offer with proof from the bank showing that you have the cash available to close the deal. Show you are serious. Consider offering a large earnest money deposit and shortened contingency times. This shows the seller you are less likely to back out of escrow, and won’t tie up the house for a long period of time. Get your house on the market. Most sellers do not like offers that are contingent upon selling a property, but if you absolutely must sell your home, you should at least have it on the market (and better yet, in escrow!) before you put in your offer. Write a letter to the sellers. This sounds

silly, but homeowners want to know their home will be loved by the next buyer as much as they loved it themselves. I have seen it happen many times where a seller chose a lower offer simply because they liked the buyers. Hire the right Realtor®. Many buyers think they have a better chance of getting their offer accepted if they don’t use an agent, because the seller will pay less in commissions. This is not true. The seller’s contract states the full commission they will pay, regardless of whether the buyer has an agent. A strong agent with good negotiating and communicating skills can fight for you and find out details of what will make your offer stand out from the crowd. Improving the Community TROOP 777 BOY SCOUTS ACHIEVE EAGLE SCOUT RANK
F
our members of Encinitas’ Boy Scout Troop 777 were recently recognized for completing their Eagle Scout Projects and earning the Eagle Scout Rank, the highest achievement in Boy Scouts. The boys each completed projects in areas all over North County San Diego that allowed them to demonstrate leadership skills and benefit the community. They first contacted nonprofit organizations in the area to find out if a project was needed, then worked with their Scoutmaster and an Eagle Scout mentor to select their project. Parker Harelson, who attends Canyon Crest Academy (CCA) in Carmel Valley, built six eight-foot benches for his former middle school, Digueno Middle School in Encinitas. Caleb Leasure attends Maranatha Christian Schools in 4S Ranch and built a trail kiosk at the Paseo Encino Trailhead in Carlsbad. Walker Matthews, who also goes to CCA, constructed gates, fences,
and shelving for Rancho Coastal Humane Society in 92024. Ben Tecotzky attends San Dieguito Academy and built a split rail fence around the garden at his former elementary school, El Camino Creek Elementary School in Carlsbad. Parker, Caleb, Walker, and Ben were honored in a special ceremony at the Encinitas Community Library, which included an award pinning, reflections on their individual projects, presentation of mentor pins, a presentation by Encinitas Deputy Mayor Tony Kranz, and a reception. Troop 777 prides itself on being a high adventure troop focused on leadership, self-reliance, self-esteem, and recognition, which are accomplished though high adventure outings, community involvement, and rank advancement. Troop 777 members live in Encinitas, Carlsbad, Carmel Valley, Solana Beach, Cardiff, and Rancho Santa Fe.

In fact, San Diego is known for having some world-class surfing spots, and plenty of options for all skill levels. Since beaches can get crowded, especially during the warmer summer months, be sure to get there early enough to stake out your spot and make parking a bit easier too. So grab your board and some sunscreen and check out some of these top local spots to catch the perfect wave!
LA JOLLA SHORES, LA JOLLA BEGINNER/ INTERMEDIATE La Jolla Shores is one of San Diego’s best and most popular beaches. It’s a safe spot for beginners to learn or practice surfing on gentle waves. And it’s great for the whole family – the beach has year-round lifeguard services, good facilities, a parking lot, fire pits, and a children’s playground just across the sidewalk. Several surf schools operate from here as well.
TOURMALINE SURFING PARK, PACIFIC BEACH BEGINNER/ INTERMEDIATE Tourmaline has a history of being a true surf hangout for San Diego locals. The waves are soft and gentle and the beach comes equipped with showers and restrooms. Hop on over to Garnet Ave. after your surf session for a bite to eat while you watch the sun set.

Swami’s is an internationally known spot for good surf. A variety of breaks make for high-performance waves for longboard and shortboard surfers. It can be difficult to paddle out here, though, so strong swimming skills are a must.
Black’s is arguably home to San Diego’s best surf. An offshore underwater trench funnels powerful swells into this area, which can be dangerous for inexperienced surfers. Getting to the beach requires a bit of trekking and since Black’s is infamous for its “clothing optional” rule, it might be best to leave the kids home for this one.
LOWER TRESTLES, SAN ONOFRE INTERMEDIATE/ ADVANCED Lowers, as it’s called, is part of a collection of surfing spots at San Onofre State Beach that sits at the top of San Diego County. It is one of the world’s most high-profile and high-performance spots, often hosting expert and even professional-level surfers. For this reason, Lowers can get crowded and claiming waves can get competitive.
