Introducing Everything Homez Magazine

Publisher Derrick Breaux

I

ZCOD E MAGA ZINE’ S

t would be nearly impossible for me to say how many times people ask me if I know of a good contractor. A good painter. A solar company to call for an estimate. A handyman. A flooring company. A plumber. The list goes on and on. Everyone that knows me understands that I like to build stuff – or have stuff built for me when possible. As a kid growing up in EVERYTHING Texas, that’s just what people did. If a family HOMEZ MAGAZINE member needed to add a room onto their house, the entire family got together for a couple of months in the afternoons after their day jobs and built the room addition. I grew up thinking that everyone knew how to build stuff. It wasn’t until I moved out to Southern California as a teenager that I realized that this wasn’t the “norm” everywhere. When I talked to people about my experience helping to install a roof on my uncle’s house as a young teenager, I think most people thought I was making it up. For the past couple of years, I have been talking to 92131 Magazine readers about this issue. Everyone seemed to agree that it is often difficult to find reliable contractors, home-related products, and Derrick Breaux similar services. The general consensus was that it would be extremely Publisher convenient to have a section within the pages of this magazine that focused specifically on the home. So, today I am proud to officially introduce to you Everything Homez Magazine – a magazine within the pages of 92131 Magazine (see page 47). The goal of Everything Homez is to provide you with information on all types of products and services related to the home improvement industry. The Everything Homez section will be in every issue moving forward. You can expect to see the number of pages grow as businesses that fall within the “homez” category commit to participating – it is destined to become the ultimate ‘go-to’ resource for home improvement. Our ZCode Media team will be working diligently to seek out additional businesses in all subcategories of Everything Homez. However, if you know of a great company that fits in this category that you would like to refer, please send them our way. It’s always good to work with companies that come highly recommended by you! If you have a home improvement project in the works, please check out Everything Homez to see if there is a local company that can assist. GUID E TO EVER YTHIN G

HELPING SENIORS

It’s Kathy Randall’s Life Work to Ensure Age-Friendly Communities Where Seniors Thrive in Place by LYDIA COBB | photos by Spark Photography

Group: Mission:

Scripps Ranch 50 Plus Club; a standing committee of Scripps Ranch Civic Association Scripps Ranch 50 Plus focuses on providing social and educational activities for Scripps Ranch Baby Boomers and Seniors 858-397-5747 www.scrippsranch50plus.org

K

athy Randall is a self-described old soul. “I think this is what draws me to older people – their wisdom, truthfulness, and honesty,” mentioned Kathy, a geriatric social worker for much of her career. The Randalls have lived here for 14 years. Her husband, Gary, recently retired from the San Diego District Attorney’s office. Their daughter, Nora, graduated from Scripps Ranch High and is taking after her mom by obtaining her Master’s in Social Work at UCLA. As a geriatric care manager, Kathy had a private practice called Age @ Home Elder Care Management. For the last decade, she has also volunteered in senior care and is the past president of the Aging and Independent Services Advisory Council. She’s currently president of the Triple A Council of California, an organization representing area agencies on aging advisory councils. She founded the Scripps Ranch Elder Care Alliance 10 years ago – now the Scripps Ranch 50 Plus Club, a standing committee of the Scripps Ranch Civic Association. Kathy credits several associates for continuing its leadership in providing social and educational activities for local baby boomers and seniors. “The purpose is to help our neighbors and friends in Scripps Ranch successfully age in place,” added Kathy. “That is, to remain within the neighborhood.” She shared that her biggest accomplishment is helping older adults stay out of nursing homes. Her challenges, she reflected, are working on policy changes to address aging issues. An age-friendly neighborhood means many things: walkability and transportation access, crime safety, accessible buildings, and affordable housing. State Assembly Speaker Toni Atkins appointed

14 • 92131Magazine.com • January | February 2016

Kathy as Commissioner to the California Commission on Aging, where she advises government on quality of life issues so that older Californians can live with dignity in their chosen environment. For those interested in volunteering, Kathy recommends becoming an ombudsman with Aging and Independent Services. An ombudsman provides a presence in care facilities, helps to monitor conditions, and ultimately lends a voice for those who can’t speak up. While she may be an old soul, her love for adventure keeps her young. “My husband and I love to travel to Mexico and Belize,” shared Kathy. “We enjoy being near the ocean and out in nature.” She crafts with her sister and they’re now venturing into woodworking with power tools. These are the things she wishes for seniors – to enjoy their lives, their communities, and to age well in place. 

The pageants were not an immediate draw for Nyiah and her family. She admitted, “We received a letter in the mail saying someone had recommended me. My dad

threw it away the first time.” When the second letter came, though, Nyiah’s mom took her to the open call. Nyiah was immediately drawn to the dresses and the girls, while her mother appreciated the focus on confidence. “So far I have competed in the California state pageant two times, and this was my first year to go to the Nationals pageant,” she explained. Though it was her first year, she excelled in the competition and was crowned the 2015-2016 National Cover Model. It isn't only the judges who have been taking note of Nyiah. The San Diego Board of Supervisors has honored Nyiah’s success, naming September 15, 2015 as Nyiah Bollinger Day across San Diego. The success is even more notable because of Nyiah’s nonverbal learning disorder (NLD). “My brain works a little differently than most. NLD is a rare learning disorder that only affects one percent of other children,” she explained. Looking ahead, Nyiah dreams of becoming a veterinarian one day, inspired by the vet who helped her dog Riley survive an extra three years with cancer. She also looks to her cousin, Lacey, as inspiration, “because she is a model and she needs confidence to do what she does,” Nyiah explained. No doubt, Nyiah will continue on her bright path. “My parents named me Nyiah, which means dreamer!” 

Resolutions for a Healthier You at Any Age by YENNY LIM, M.D.; Scripps Clinic, Rancho Bernardo

Check out these effective strategies for boosting your brain and body so you stay stronger and smarter longer. While growing older affects nearly every part of you, aging well doesn’t have to be an oxymoron. Eat a balanced diet that emphasizes whole grains, lean proteins, fruits, and vegetables and limits sugar, saturated fat, and alcohol. The National Institutes on Aging recommends 1.5 to 2.5 cups of fruit, two to 3.5 cups of vegetables, five to six ounces of grains, five to seven ounces of protein, three cups of fat-free or low-fat milk or the equivalent, and five to eight teaspoons of oil daily for individuals over 50. Keep moving. Regular aerobic exercise, the kind that gets your heart pumping, strengthens both your body and your brain. As we age, the hippocampus – the brain region that plays a vital role in verbal memory and learning – shrinks, leading to memory impairment. The good news is that cardio exercise appears to boost the size of the

hippocampus. Standard recommendations advise 150 minutes of moderate physical activity a week, which could be walking, swimming, or tennis. If raking leaves or cleaning house makes you break out in a light sweat, that counts as moderate activity. However, be careful not to overstress your body and joints and consult your doctor before starting a new exercise program.

beyond what is easy. Try learning a new language, studying a new area of interest such as art history or botany, or taking up a hobby such as knitting or chess.

Take dance lessons. A 21-year study of individuals 75 and older found that frequent dancing was one of the best ways to keep your brain healthy and help prevent Alzheimer’s, dementia, and memory loss. Published in the New England Journal of Medicine, the 2003 study was funded by the National Institute on Aging.

Get enough sleep. Not sleeping enough may lead to a higher risk of obesity, heart disease, and diabetes as well as impaired memory. The ideal amount varies per person, but make sure you feel well-rested in the morning.

Have music in your life. Playing an instrument can help strengthen memory, verbal fluency, problem-solving abilities, and how you process information, while listening to music can reduce anxiety, blood pressure, and pain as well as improve sleep quality, mood, mental alertness, and memory, according to researchers at John Hopkins. Learn new skills. The activities that have the most impact on your brain health are those that stretch you, requiring you to work

Forget multitasking. Doing one thing at a time, not everything at once, strengthens higher-order reasoning and the ability to understand and apply new information.

Establish a relationship with your primary care provider. Whether you see an internal medicine or family medicine doctor, it’s important to have a primary care physician who can help you stay healthy with preventive measures and regain health during an illness. 

:::: YOUR NEIGHBOR’S RECIPE

Ingredients 8 sheets phyllo dough, thawed 3 tablespoons olive oil 1 package frozen spinach, thawed ½ cup red onion, diced 1 cup feta cheese, crumbled 12 cherry tomatoes, cut into thirds 5 eggs 1 ½ cups whipping cream ½ teaspoon nutmeg ½ teaspoon cinnamon

About the Chef

Directions 1.

Preheat oven to 350 degrees F and spray the bottom and sides of a large pie or quiche dish with nonstick cooking spray. 2. Lay two phyllo sheets on top of each other. Lightly brush olive oil on the top sheet. (You do not need to cover the entire sheet). Repeat three times until all sheets are used. Place sheets into dish. Trim off extra edging. 3. In a large bowl, crack the five eggs and quickly mix. 4. Add cream, nutmeg, and cinnamon to the eggs. Mix well then set aside. 5. Open the spinach and squeeze the excess water out of it. I find the quickest way is to take handfuls of the spinach and squeeze. 6. Sprinkle half of the feta cheese over the bottom of the dish and then layer the spinach in loose clumps over the feta. Sprinkle the onions over the spinach and then sprinkle the remaining feta over the onions. 7. Pour the egg mixture over the top of feta, spinach, and onion mixture. 8. Place the tomatoes evenly over the top of the quiche. 9. Bake for 50 to 60 minutes until center is firm. 10. Let sit for two to three minutes, then slice and enjoy! Tree Recycling in Scripps Ranch

The City of San Diego’s 42nd Annual Christmas Tree Recycling Program is accepting trees through Jan. 23. Scripps Ranch residents without curbside refuse collection can drop off both regular and flocked trees at the Miramar Greenery or the Scripps Ranch Recreation Center. The Miramar Greenery also accepts trees for recycling year-round. Residents with curbside yard waste collection can set their trees on the curb on regular greenery pick-up days, but may need to cut them in half depending on size. Through the annual recycling program, trees are kept out of landfills and reused as mulch for gardeners. Last year’s program collected 385 tons of Christmas trees, and this year the City expects to collect over 150,000 trees. Regular and flocked trees are both accepted, but tree stands and decorations need to be removed. Artificial trees are not accepted. Learn more at www.sandiego.gov/environmental-services.

The Last 5 Years

PowPAC, Poway’s Community Theatre is proud to present Jason Robert Brown’s The Last 5 Years, a powerful play with an unconventional structure. It’s the story of two young New Yorkers and their journey in and out of love with each other, told through intercutting scenes. Aspiring actress Cathy – played by Sarah LeClair – tells her story backwards while emerging author Jamie – played by Cory Hibbs – tells his story chronologically. The two stories meet only once, at their wedding in the middle of the show. The singers will play their own music and accompany each other’s songs, letting the piano become an extension of the characters. Cory Hibbs is also the play’s director, and Sarah LeClair is the music director. Lynn Wolsey is the show’s producer. The show opens Friday, Jan. 22 and runs on weekends through Sunday, Feb. 21. Friday and Saturday shows are at 8 p.m. and Sunday performances are at 2 p.m. Find tickets at www.powpac.org.

The Sustainable Scripps Ranch Committee Educates and Advocates in 92131

photos by Spark Photography

Sustainable Scripps Ranch (SSR) is a committee of the Scripps Ranch Civic Association dedicated to promoting sustainable lifestyles throughout 92131. The committee, founded in 2009, provides educational classes, tours of intriguing sustainable destinations, and community-building Garden Share events. Committee members enjoy making a difference while making connections with each other and the community as a whole. 92131 Magazine spoke with SSR Chairperson Helen Plutner about the committee’s evolution over the years and its plans for the future of sustainability activism in Scripps Ranch.

:::: COVER FEATURE

Q A &

with Sustainable Scripps Ranch Chairperson Helen Plutner

What is the history behind SSR? SSR was founded by longtime resident Lynn Owens in 2009. It was a desire to create a better community, help inspire others, and manage our needs in a sustainable fashion. Simply said, Sustainable Scripps Ranch exists as a way to build our community and help people “go green.” Is SSR part of a larger umbrella organization? We are a standing committee of the Scripps Ranch Civic Association, which is a not-forprofit organization. What is SSR’s mission? Our mission is “to create more sustainable lifestyles and community through education, advocacy, and application of sustainable practices such as energy, water, and environmental conservation.” We provide a number of educational events, information on our webpage and newsletter, and email communications throughout the year to those interested in learning more. Are there any subcommittees? As a small, changing committee we all wear as many hats as needed. How has SSR grown and evolved over the years? We have made efforts to create new events and fruitful partnerships wherever we can find them. These connections include not only our own residents, but nonprofits, city and county organizations, and businesses. Does SSR work with any other community organizations in Scripps Ranch? We have partnered with Scripps Ranch 50 Plus many times and are now working with Scripps Ranch Friends of the Library. What are some of the highest priorities when working towards environmental sustainability in Scripps Ranch? Making sure we present expert advice to our

residents. We work hard to provide current information and the newest technology so we can all become good stewards of our community and create positive change for future generations. How did you personally become involved with SSR? I have been doing volunteer work for a long time, mostly through my work where I was chair of their volunteer group. When I was thinking of retiring I decided I wanted to help the community I lived in and not spend too much time driving. Lynn Owens was looking for people interested in starting a sustainability group in Scripps Ranch. The timing was perfect. After going through the Cedar Fire and having to totally redo our landscape (we were fortunate to not lose our house), I found myself looking to make good environmental choices. Out went the lawn, in went the drought-tolerant landscaping (which took educating myself). From there more

sustainable projects followed, as well as the desire to inform others of what I had learned. What is your current role within the committee? I am chair of the committee. I represent us at our SRCA board meetings, work to inform our residents of our events – whether in the form of website updates, email communications, or newsletter articles – help with event planning, work with outside partners, and look to create new ones. I also try to read up on new trends and ideas and listen to what our neighbors want. What is the most rewarding thing about your role? The most challenging? I enjoy meeting people in our community, making new connections, and learning new things. We have gotten a lot of positive feedback over the years and that makes it all worthwhile. As with most volunteer organizations, finding volunteers and making sure we stay relevant is always a challenge. Can you tell us about any other key figures who have helped make SSR what it is today? Lynn Owens and Rob Holmes have been with the group from the start. They are very dedicated and great people to work with. Lynn is really interested in water and Rob in energy, and he now runs Scripps Ranch 50 Plus. Ron and Janice Swaisgood were instrumental in formulating our mission and vision. They are now dedicated to their own group, Family Adventures in Nature. Suha Chari started our monthly Garden Share. Erin Mercer, Steve Carter, Beth Foster, and Tom Meissner round out the rest of our terrific committee.

lifestyles and community through education, advocacy, and application of sustainable practices such as energy, water, and environmental conservation.”

What is SSR currently focusing on? Water and energy are hot topics these days and we want to help our residents make wise choices. Things like growing your own food or taking a hike in nature can add fun and value to your life. We are here to get you started. How often does the committee meet, and where do meetings take place? We meet on an as-needed basis. We either meet at a committee member’s home or at our SRCA Community Center. Can you tell us about Garden Shares, SSR Lectures, and any other regular SSR events? We have a number of lectures throughout the year on all types of topics, revisiting ones that are of most interest to people. We bring Green Street to our annual Community Fair, which hosts local parks and provides experts with updated information on water, energy, and recycling as well as how-tos on gardening, composting, and even solar cooking. Throughout the year we tour interesting places such as Pure Water, Miramar Landfill,

What have been some of the organization’s most memorable projects or events over the years? We are very proud of several of our events. Green Street was created for the SRCA Community Fair, going on six years now. We have had a number of Waterwise and Green Living Tours, where residents have opened their homes to allow us to see sustainability in action – everything from drought-tolerant landscaping, solar, electric cars, rainwater and greywater harvesting, composting, and more. And we had a Water and Energy Fair at our community center in 2013. We hope these events have inspired you. Are there any projects or events coming up soon? We are planning a bus trip to downtown San Diego to show people how to use the Bus Rapid Transit at Miramar College. Among the stops will be the Little Italy Farmer’s Market, Waterfront Park, and the wonderful San Diego Central Library. We will host a three-hour Water-wise Landscaping Class run by the City, as well as our monthly Garden Share. And we are hoping to have another Energy and Water Fair in the next few months. How would someone go about getting involved with Sustainable Scripps Ranch? The best way to reach us is to email sustainableSR@scrippsranch.org or call the Community Center number and leave a

Is there anything else you would like to add for our 92131 Magazine readers? If you have suggestions for talks or can provide expertise you want to share with our community, please let us know. And here are some really important waterwise tips that people tend to miss: keep the water on your property. This not only helps the environment but saves you money and gives you happier plants. Landscaping fabric is no longer recommended when planting. And learning how to properly remove grass will save you a lot of headaches. 

P

innacle Endodontics has been saving teeth in Scripps Ranch since 2010. Dr. Anthony John shared, “My vision and dream was to create a state-of-the-art endodontic office where I could provide the highest quality care to my community. After working in numerous settings in both military and private offices, I gained the knowledge to achieve this.” Dr. John served as division officer on board the CVN-75 USS Harry S. Truman, then served at the National Naval Medical Center while earning his M.S. from George Washington University. His tour at Camp Pendleton and Miramar Marine Corps Air Station led him to fall in love with San Diego. Pinnacle Endodontics provides a wide range of services, including diagnosis of tooth pain, root canals, retreatment of previously failed procedures, and treatment of sports-related trauma. Dr. John and his team also provide internal bleaching of discolored teeth and regenerative endodontics for young permanent teeth.

ROOT CANAL SPECIALIST The state-of-the-art technology sets Pinnacle Endodontics apart and allows the team to diagnose conditions that might be missed through less sophisticated tools. Dr. John explained, “We save teeth that would normally have to be removed without the benefit of 3D/CBCT imaging and microscope enhanced dental specialty care.” Dr. John places a high value on continuing education, and is involved with numerous professional dental and endodontic associations. Patients at Pinnacle Endodontics range in age and background. “I work closely with many local dentists who refer their patients to me,” said Dr. John. “I appreciate the confidence they place in our office. We also have many patients come to us by word of mouth through a friend or family member.” Patients appreciate the convenient location, the calm, relaxing environment, and the friendly staff. Dr. John strives to ensure a positive experience through the end of the visit. “The highlight of a patient’s visit is usually how delighted they are when they realize the procedure was completely pain-free,” said Dr. John. “Many people think of pain when they think of having a root canal, and this is not the case at all.” “Dr. John is the most caring and thorough endodontist,” said Tom, a patient at Pinnacle Endodontics. “Having had several root canals in the past, my experience with Dr. John was absolutely the best.”  SPECIAL ADVERTISEMENT

:::: FACES IN THE CROWD

COUNTING BLESSINGS Kerry Butler Built Family, a Career, and a Fulfilling Life in the Scripps Ranch Community by JENNIFER FRAKES | photo by Spark Photography

A

s a Southern California native, Kerry Butler is no stranger to a mild climate and close proximity to the coast. She grew up in Huntington Beach, moved to Carlsbad when she was a freshman in high school, and lived in Point Loma with her husband and young family. When Kerry moved to Scripps Ranch in 1999 in search of a larger home for her family and a great school district, she knew she had found a community to treasure. “I love Scripps Ranch and the people within the area. I have made lifelong friends, and it is a great place to raise a family. I feel so lucky we found Scripps Ranch 16 years ago,” revealed Kerry. She and her husband, Jeff, have three children: Taylor, 22, who is currently living in Michigan training to be an EMT; Brooke, 18, a freshman at Northern Arizona University; and Ethan, 13, who is an eighth grader at Marshall Middle School. An entrepreneur at heart, Kerry is the owner of Innovative Recruiting, a technical recruiting company that helps companies find the best talent for their open positions, as well as assisting clients to find new career paths. She also has her real estate license and is currently working on a new venture called Ladies That Lunch. “I like helping people, whether it be finding them a new job, career path, or home. Right now I am really excited about Ladies That Lunch. We will offer gourmet dining events, unique food experiences, cooking classes, and unforgettable private experiences for our clients,” explained Kerry. Kerry is also an active volunteer within the Scripps Ranch community. When her children were in elementary school, she volunteered for various reading and art programs and taught Faith First at St. Gregory the Great. She has also been involved with the Junior League of San Diego for more than 18 years. “I headed committees in the domestic violence arena for the Junior League. I am also a member of the Scripps Ranch Women’s Club. I am a past president and have held several board positions. Currently, I am involved with the fundraising aspect of the organization,” stated Kerry. When Kerry is not working on her latest business endeavor or volunteering, she can be found spending time with friends on the tennis court. She currently plays on two tennis leagues at the Scripps Ranch Swim and Racquet Club.  Name: Profession: Community: Hobbies: Favorite Local Spots:

Scripps Ranch at the Solana Beach Sunset 5K 92131 LOCALS OF ALL AGES TURN OUT TO SUPPORT DIABETES PREVENTION AND TREATMENT photo provided by SKINNY GENE PROJECT

S

cripps Ranch residents turned out in force to support the San Diego County Medical Society Foundation’s (SDCMSF) 2nd Annual Solana Beach Sunset 5K Run/ Walk. The event was part of the SDCMSF’s Jump Start for Health program, which is a collaboration with the Skinny Gene Project. Scripps Ranch resident Marlayna Bollinger founded the Skinny Gene Project, which aims to address environment-based issues that impact a person’s ability to prevent diabetes. Jerabek Elementary School made the Solana Beach Sunset 5K one of their community service projects for the semester, and a team of students turned out to show their support. “The event took place on World Diabetes Day to raise money to launch additional diabetes prevention programs in San Diego County,” explained Marlayna. More than 600 participants came together to run, jog, and walk along the sand and the waves, ultimately raising more than $35,000 for Jump Start for Health. The

program incorporates the Center for Disease Control and Prevention’s Diabetes Prevention Program, along with mobile health coaching and connections to community resources that target pre-diabetic parents who are low-income and lack medical insurance. The Solana Beach Sunset 5K also offered a variety of health-related information for participants and visitors at the Health

and Wellness Expo. The expo provided free health screenings and access to agencies committed to providing education on how to maintain healthy lifestyles. Visitors were treated to live music provided by the 706 Union Band. Food, drinks, and a kids’ zone were also available. For more information visit www.sdcmsf.org and www.skinnygeneproject.org. 

Dingeman Students Win FIRST Place FIFTH GRADERS IMPRESS JUDGES WITH INNOVATIVE SOLUTIONS AND ROBUST ROBOTICS

L

ocal students recently won first place at the recent FIRST LEGO League (FLL) Trash Trek qualifying tournament. The teammates are all fifth graders at Dingeman Elementary School: Keira Hsu, Pahel Srivastava, Rohan Agarwal, Shabdika Gubba, Shreya Goel, and Shruti Natala. They were named champions out of 16 teams of local elementary and middle school students. FIRST (For Inspiration and Recognition of Science and Technology) is a nonprofit founded in 1989 to inspire an interest in science among young people. FIRST teamed up with LEGO in 1998 to create FLL, which brings students together with coaches to research real-world programs, develop solutions, and design robots using LEGO MINDSTORMS technology. Teams hone their talents through competition.

The Trash Trek tournament prompted the Dingeman Elementary team to discover the world of trash, from collection and sorting to smart production and reuse. They spent the summer researching gyres in the ocean, nuclear waste, and plastic, speaking to experts in these fields. They also visited recycling facilities and landfills to learn more about local trash sites and solutions. Their final proposal was a game arcade which accepts used plastic bottles instead of coins, engaging young children to help them build good recycling habits from an early age. The team discussed their proposal with arcade managers, families, teachers, and judges to help develop their plans. They also built a robust, multi-purpose robot that helped them score 566 points total at the qualifying tournament. During the much-larger Southern California championship at LEGOLAND, the team placed fifth. 

:::: FALCON INSIDER

by UMA TALAGADADIVI special to 92131 Magazine

Friends I

t is a new year, a chance to start over. If you are still contemplating a list of resolutions, I suggest this: make sure all your friends are genuine. Make sure that they truly care about you and your goals because your friends are some of the most important people in your life. They are your peers; they influence your decisions, and they influence how you view yourself whether you realize it or not. Surrounding yourself with people that mock your dreams, surrounding yourself with people that do not have the desire to succeed, can bring you down. Friends are supposed to be the ones that comfort you when you are

feeling upset. They should not be the reason you are always feeling so sad. So ask yourself this: are these the people you don’t have to pretend around because they love you for who you are? Are these the people that you’ve spent days laughing with? Are these the people who support you, who want you to be the best you can possibly be? Will they understand you if you refuse to do something? Will they respect your wishes but at the same time push you to leave your comfort zone? If your friends aren’t supportive of who you are as a person, then walking away from

them will be the best decision of your life, even though right now it might seem like it will ruin everything. Trust me, you’re better off without people that bring you down. Surround yourself with the best people in your life. Remember, these people don’t have to be perfect. They don’t have to be the best at what they do. They just have to care about you with all of their hearts. 

:::: REAL ESTATE WATCH

Over 55 and Thinking of Downsizing? Prop 60/90 May Help by FELICITY HUNTER

W

hat is Prop 60/90 and how does it affect you? Proposition 60/90 was enacted way back in 1988. The idea behind Prop 60/90 is that it allows for a greater turnover of homes among senior citizens. Prop 60/90 exempts homeowners over the age of 55 from Prop 13, which reassesses property taxes to the current market level whenever a change in ownership takes place. Prop 60 is used for eligible individuals who move within the same county and Prop 90 is used for eligible individuals who move from one county to another (moving intercountry).

Additionally, if you are moving from one county to another, only certain counties in the state of California allow you to apply the benefits of Prop 90. If you or someone you know has been considering moving and are over 55 years of age, you may qualify for the tax benefits of Prop 60/90. To learn more about Prop 60/90 and how it may affect you, consult with your trusted Realtor! 

• Prop 60/90 does have certain requirements. To be eligible you must fulfill the following criteria. • You or your spouse must be at least 55 years of age when the original property is sold. • You must use the replacement property as your primary residence. You cannot use Prop 60/90 with an investment property. • The replacement property must of equal or lesser current market value than the original property. • The replacement property must be purchased or built within two years (before or after) of the sale of the original property. • One can only receive the benefit of Prop 60/90 once, unless you subsequently become severely disabled after the date of the original claim and need to move because of disability reasons.

Finding His Wings SCRIPPS RANCH NATIVE AND EAGLE SCOUT COMPLETES PRIMARY TRAINING

S

cripps Ranch native Chris Honeycutt is soaring on his way to fulfilling his dreams in the U.S. Navy. He recently completed Primary training and was selected to begin jet training. “Being selected for jet training is the next step toward getting his wings and being assigned to F/A-18s,” said Paul Honeycutt, Chris’s father. Chris is moving to Kingsville, TX in January to commence Intermediate jet training, which will take between eight and 10 months. After that he will move on to Advanced jet training in the T-45C for six to eight months. Once he has completed Advanced training, Chris will transition to flying the F/A-18. Chris began Aviation Preflight Indoctrination (API) early last year, taking academic classes and courses in water and land survival. “When

we weren’t in class we were either at the pool doing water survival, in the gym working out, or learning land survival techniques,” Chris shared to his family and friends. He completed API and chose to move to Corpus Christi, TX for Primary to be close to family members in San Antonio. He finished ground school, spent time practicing in flight simulators, and started his in-air training with the T-6B Texan 2. “Over the last six months I flew a total of 71.1 hours and had 48.1 hours of graded simulator time,” he said. Chris particularly enjoyed Formations training, learning how to fly in sync with another aircraft. “I loved every second of flying forms and had no problem staying close to my wingman,” he said. Now he looks forward to his next leap at NAS Kingsville. 
