I
n 2008, my wife and I finally jumped onto the social media bandwagon and opened Facebook accounts. To be honest, we were obsessed at first. We spent weeks connecting with long-lost friends and setting up our own online lives. It was fun and strange at the same time. We had walked through the doors of the digital social world. But fast-forward nearly a decade, and I’m getting concerned about how some people are treating other people on social media platforms. I am often astounded at the level of rudeness, bullying, racism, and other ill-mannered behavior I regularly witness. It’s becoming more and more difficult to find public postings without a string of comments from people bashing each other. We’ve all heard stories of children being bullied online, and I’m sure we all disavow that type of behavior. So why stop there? I have watched friends, family, and strangers post the craziest comments on social media – things most people would never say in person. This is appalling to me. What are we teaching our kids? Where did it go so wrong? How could a video posting of a high school kid’s amazing touchdown turn into hundreds of racially charged, insulting comments? Have people forgotten basic human decency? Do we no longer care about how people treat each other? How can someone understand the appropriate way to act face-to-face, but then get behind a keyboard and descend into hateful bullying? Don’t get me wrong. I’m an avid supporter of the freedom of speech, but freedom of speech is not freedom from social consequences. When I see people saying some of the hateful and slanderous things that they are saying, it makes me think. Sure, it’s easier to look the other way, but let me ask you a simple question. Would you continue to be friends and regularly hang out with someone that has no problem making Derrick Breaux racially charged or rude comments to people out in public? If Publisher your answer is no, then why are you still friends with them on Facebook? Perhaps it’s time for us all to do some housekeeping on our social media accounts. It’s painless and easy. And there’s a good chance those obnoxious friends won’t even realize you unfriended them. Gotta go! I see a great selfie opportunity about to happen. Thanks for being a part of 92131 Magazine!

LOCAL NAMED ART OF ÉLAN COMMUNITY ENGAGEMENT DIRECTOR

rt of Élan welcomed Scripps Ranch resident Jory Herman as the new director of community engagement, leading outreach and engagement efforts in the community and work to bring exceptional classical music to diverse audiences. “I have a passion for the transformative power of the arts and have witnessed the powerful changes they can bring. I hope to inspire a new generation of arts lovers in the San Diego region and beyond,” he said. Jory’s passion for arts advocacy began while in the New World Symphony in Miami Beach, where he and other musicians connected with the community outside of the traditional concert hall. He has performed regularly onstage as a double bassist with Art of Élan since 2011 and, for the past two years, has been leading their ongoing partnership with A Reason To Survive (ARTS), an organization that believes in the transformative power of the arts and creativity, especially for kids facing adversity. He has been a member of the San Diego Symphony since 2010 and has previously performed with the National Symphony in Washington, D.C. as well. Art of Élan has been pioneering unique chamber music events and bringing the excitement of classical music to the community for the past 10 years. Drawing inspiration from the word “élan,” which represents momentum, vigor, and spirit, Art of Élan continues to engage and energize audiences in new ways through innovative, one-hour programming in unique performance venues. BGCGSD CELEBRATES FITNESS WITH ANNUAL SPORTING EVENT
T
he Boys & Girls Clubs of Greater San Diego (BGCGSD) hosted their annual Summer Games at Miramar College, featuring 761 members competing in an Olympic-style competition. The games – the largest Boys & Girls Clubs sporting event in the county – were a celebration of fitness filled with fun, friendly competition, and excitement. The opening ceremonies began with the Parade of Branches, when each club walks past the other branches, volunteers, and staff members before they enter the field. KGTV news anchors Ariel Wesler also gave an emotional speech during the opening ceremony. More than 50 volunteers from local companies helped the staff make sure everything ran smoothly throughout the day. KGTV news anchor Virginia Cha helped close out the day with a speech before the medal ceremony. Medals were given to the
gold, silver, and bronze winners in each sport, which included basketball, dodgeball, kickball, soccer, swimming, and track and field. The event concluded with the presentation of the Sportsmanship Award to the James Bronner Family Branch in Valley Center. The games were successful in providing BGCGSD members a chance to interact with one another, compete, and show good sportsmanship. BGCGSD works to create a future of hope and opportunity for young people in the community by providing them with ongoing relationships with positive adult role models, and instilling the knowledge, skills, strategies, and attitudes needed to be successful. Shin teaches fitness classes at FIT Athletics, which makes sense, as this is a family on the move. The Flournoys are drawn to water in all its forms. They snowboard and ski in the winter. At sea level they scuba, surf, and kayak. “We also love the movies and trying new restaurants,” mentioned Shin, who first moved to Scripps Ranch with Mark in 1995. They also travel nationwide, and have been to destinations in Europe, Mexico, and China. Alec is a senior and Ashley a freshman at Cathedral Catholic High School. “Alec played a lot of sports in Scripps Ranch, and even got his black belt from Master Hong here,” said Shin. He’s in his third year on the school’s varsity crew team rowing in the heavyweight four-man and eight-man boats. Alec’s four-man boat qualified this year for the CIF Scholastic National Championships. Ashley joins her brother’s spirit in excellence. “Ashley was a competitive gymnast for four years before she turned to competitive cheer,” said Shin. Now Ashley’s a cheerleader at California All Stars in San Marcos, and a flyer and tumbler on the All Stars’ Cali Coed Team. They placed top three in bronze the last couple of years. Cali Coed travels nationally for competitions – experiences that have helped Ashley in varsity cheer this first year in high school. They love to help people. “We volunteer at St. Vincent de Paul and Alpha Food Project as a family through donations and helping feed the homeless,” added Shin, along with her children’s philanthropy in school events. They also love animals. “Every summer we take our three dogs on one of our vacations,” she said. In fact, the family just returned from Santa Barbara – all five of her children, wagging tails, and teens on the move.

Passion History Local Student Aadam Awad Takes His Love of History to the Nation’s Capital by JENNIFER FRAKES | photo by Spark Photography
F
or seventh grader Aadam Awad, his love of history and talent for writing were rewarded by a trip to Washington, D.C. to compete in the prestigious Kenneth E. Behring National History Day. Aadam submitted a historical paper in the junior division for San Diego County’s History Day. His paper was chosen to continue on to the California History Day competition, and then to the national competition in the nation’s capital. “This year’s theme was Exploration, Encounter, and Exchange. I wrote a paper entitled ‘The Arab Encounter with Imperialism, From Empire to Statehood.’ Because I was a sixth grader at the time competing against older and more experienced seventh and eighth graders, I am particularly proud of this achievement,” stated Aadam. Even more impressive is the fact that over 600,000 students compete in the History Day competition and less than one percent of those students make it to National History Day in Washington, D.C. In addition to history, Aadam enjoys English, math, and science. According to Aadam, although these subjects may seem very different, they have many intersecting characteristics and all are important for understanding the world and advancing modern civilization. eggs cups of crème fraîche cup of sugar meringues cups (17.6 ounces) of raspberries, fresh or frozen Zest from 1 lemon

Separate the egg yolks and the whites. Mix the yolks with the sugar, crème fraîche, lemon zest, and gently crushed raspberries. Whip the egg whites into a light mousse and add them to the yolk mixture. Pour a little bit of the mix into a rectangular cake pan, like a loaf pan. Spread gently crushed meringues on top (4 to 5 crumbles per meringue). Pour the rest of the mix on top of the meringue crumbles. Put the pan in the freezer for at least 6 hours.

PowPAC, Poway’s community theater, is presenting two plays in the remainder of the year. Dangerous Obsession, which is currently running through Oct. 16, is a psycho-thriller written by N.J. Crisp. In the story, John watches Sally from outside the window of her home. He knocks on the window and she lets him in, failing to notice when he seals off the room, trapping her and her husband inside. With its plot twists, shocks, and tension, Dangerous Obsession is sure to keep the audience engaged to the very last scene. PowPAC will also present its holiday show, Christmas Belles, from Nov. 11 to Dec. 18. The comedic play follows the lives of three feuding sisters in the South as they attempt to produce a successful church Christmas program despite uncooperative cast members and leaked family secrets. Local Artists at KAABOO Del Mar’s second KAABOO festival was a success, boasting an impressive lineup of diverse musicians, fine cuisine, spirits, art, comedy, a silent disco, and more. The weekendlong “mix-perience” built upon last year’s inaugural set up, attempting to appeal to people of all ages by offering a more upscale music festival experience and a variety of musical genres. In addition to main acts like Jimmy Buffet, Fall Out Boy, Aerosmith, Lenny Kravitz, The Chainsmokers, and Jack Johnson, there were also a number of local musicians who performed, including Bang Pow, Steve Poltz, The Verigolds, Almost Monday, Nancarrow, Aquile, and Scripps Ranch’s own Karl Denson’s Tiny Universe. “The atmosphere of this festival was really unique,” said festival-goer Brandon Stachnik. “Being able to see such a range of performances was really fantastic.” It has been confirmed that the festival received a five-year contract at the Del Mar Fairgrounds, along with as many as five one-year extensions after that. Local Receives Eagle Scout Scholarship Scripps Ranch resident Max Audick has been named a recipient of a $3,000 National Eagle Scout Association (NESA) academic scholarship. Max held various leadership positions in Troop 616, attended National Youth Leadership Training, and was a member of the Order of The Arrow. He earned his Eagle rank in 2013 after completing a project at Jerabek Elementary School, and went on to earn both his Bronze and Gold Palms, became a Junior Assistant Scoutmaster, and accumulated close to 200 community service hours. Max was a well-rounded student at Scripps Ranch High School, where he was an active member of the robotics team. He also played clarinet and saxophone in the marching band, jazz band, and symphonic band. He was a National Merit Scholarship finalist, AP Scholar with honors, and achieved a 4.33 GPA. Max is now attending the University of Colorado at Boulder, where he is majoring in aerospace engineering with a minor in computer science. NESA academic scholarships are awarded based on school and Scouting participation, academic performance, and financial need. Eight teachers from four high schools in Rancho Peñasquitos, Mira Mesa, and Scripps Ranch received special Crystal Apple awards. Each spring for the last 12 years, students in these communities have honored excellence in education by nominating outstanding teachers for receipt of the award. The awards symbolize that their hard work does not go unnoticed. Teachers agree the recognition is particularly sweet because it comes from the students themselves. Teachers honored this year were Mike Hymes and Daniel Lutgen from Westview, Aaron Jaffe and Madame Vivona from Mt. Carmel, Brian Keiser and Nancy Moyer from Scripps Ranch, and Daniel Kriley and Daniel Leven from Mira Mesa. One student from each of the teachers’ classrooms presented a short speech about their honoree, citing reasons for nomination. Westview Principal Todd Cassen said of the annual awards, “It is truly one of my favorite events of the year. To see the students from our community stand up and recognize their teachers for the difference they have made in their lives is something I know our staff members will never forget.”

Street Renamed “Falcon Way” A section of Treena St. in Scripps Ranch was recently changed to Falcon Way in honor of Scripps Ranch High School’s (SRHS) outstanding academic and athletic achievements. SRHS is ranked among the best high schools in California and boasts a 99 percent graduation rate. The idea for the name change came about when SRHS Principal Ann Menna asked her student advisory committee how they could make the school more relevant and interesting. While everyone seemed to like the idea of Falcon Way, they found that it would cost the City about $10,000 to change the street name. With the help of the Scripps Ranch Civic Association (SRCA), who collaborated with land planning civil engineering company Latitude 33 and Councilman Mark Kersey, the school was able to raise the funds for the project. Mark Kersey, SRCA members, and SRHS staff and students officially unveiled the new street signs in late September as part of the school’s homecoming celebrations.
Everyone Loves a Clean San Diego I Love A Clean San Diego (ILACSD) engaged over 7,500 volunteers at 114 cleanup sites simultaneously at this year’s Coastal Cleanup Day in mid-September. During the three-hour event, volunteers worked to restore the health and beauty of San Diego’s natural environment by removing more than 150,000 pounds of trash and pollutants. Volunteers also removed graffiti, replaced invasive plants with water-wise native plants, and performed general park maintenance. Coastal Cleanup Day is one of hundreds of cleanups hosted by ILACSD, receiving attention from several of San Diego’s elected officials who visited cleanup sites in their respective districts. For over 60 years, ILACSD has been San Diego’s most influential advocate for sustainability, serving as an environmental catalyst, awakening passion, inspiring action, and empowering everyone to create a lasting, positive impact on the local environment. Scripps Ranch is known for quality in education, and a dedicated group of parents and community members works hard to ensure the tradition of excellence continues. The Scripps Ranch High School Foundation was created in 1993 to help support the new high school and now continues to supplement school resources and strengthen critical programs. We spoke with Foundation President Jacqueline Reza and other board members about the organization’s history and purpose, as well as what we can look forward to this year – including the triumphant return of the community favorite Taste of the Ranch.

WHAT IS THE HISTORY AND MOTIVATION BEHIND THE SCRIPPS RANCH HIGH SCHOOL FOUNDATION?
Lynn Todd, Parliamentarian: Ever since Scripps Ranch was developed as a community starting in 1970, community members have been actively engaged in making sure our community has quality schools. Having seen the benefits of having a parent-driven organization involved in bolstering the educational environment at the other schools present in Scripps Ranch, the foundation was formed in 1993 (when SRHS first opened). Since its inception, the foundation has diligently tried to improve the total educational experience of all students who attend the school.

In analyzing requests, the foundation always considers the number of students that will benefit from the funding and the academic relevance of the item requested. We also work very hard to inform parents of the foundation’s mission and benefits to their child and the overall Scripps Ranch High experience. Our hope is that this knowledge will translate into additional funding and volunteers. WHY IS IT IMPORTANT FOR SCHOOLS TO HAVE FOUNDATIONS?
HOW HAS THE FOUNDATION EVOLVED OVER THE YEARS?
Jacqueline Reza, President: The foundation began as a way to supplement and support shortfalls and help bolster programs that were considered discretionary. Over time, it has evolved into an anticipated portion of the financial planning for each school year. The participation of parents both financially and as volunteers is crucial, but unfortunately, both have declined significantly since the last recession.
WHAT IS THE OVERALL MISSION OF THE FOUNDATION?
Jacqueline: Our mission is to enhance the overall educational experience of each student by raising, managing, and disbursing funds to be used by our teachers and staff. HOW DO YOU GO ABOUT FOLLOWING THAT MISSION?
Jacqueline: We solicit funding requests from teaching and administrative staff, those that know best what the school needs to improve

Lynn: Unfortunately, due to the level of school funding provided by the state, the school district is unable to adequately fund the educational needs of our students. Moreover, certain additional educational funds, such as Title 1 funds which are earmarked to fund additional support and education that certain students need, do not follow the student if they opt to attend a school other than their neighborhood school. So, when such a student attends a high school that does not receive Title 1 funds (like SRHS) and needs this additional education and support, the school is obligated to provide it but does not receive additional funding from the school district to pay for it. Parent support organizations like the foundation and the other organizations found at each of the Scripps Ranch public schools play a critical role in providing the financial resources needed to help create a positive and productive learning environment. HOW DID YOU GET INVOLVED WITH THE FOUNDATION?
Jacqueline: I have been a volunteer and supporter of all the schools my kids have attended since kindergarten. Approximately seven years ago, we moved here from Orange County and I was elected president at Marshall Middle School, which kind of naturally transitioned me into my current role.

Jacqueline: I am very proud of being part of the foundation as we do make a difference in our students’ education. That in itself is reward enough. The most challenging aspect is engaging new volunteers at the high school level. Often parents that volunteered when their kids were younger return to the workforce and have less time to participate. WHAT IS MOST EXCITING ABOUT BEING A PART OF THE FOUNDATION?
Jacqueline: Knowing that we have been able to give kids a better school experience.
CAN YOU TELL US A BIT ABOUT SOME OF THE OTHER KEY PLAYERS IN THE FOUNDATION?
Jacqueline: There are approximately 15 positions that keep the foundation running. We are fortunate that these parents volunteer for several years, since the current volunteer base is difficult to grow. It is crucial to have consistency in order to comply with our bylaws and to also be able to mentor a new volunteer in one of those positions. CAN YOU HIGHLIGHT ANY UPCOMING SIGNIFICANT DATES?
Jillian Frisbee and Linda Hoover, Taste of the Ranch CoChairs: The foundation is proudly bringing back one of its biggest fundraisers, the Taste of The Ranch (TOTR), in spring of 2017. As one of the high school’s most important fundraisers, it provides the students with many necessary supplies such as updated technology, enhanced academics, and new books. In addition, these funds continue to support the athletic teams and many extracurricular clubs at the school.
The TOTR was originally created in 2007 as the first dinner/auction fundraiser to support SRHS and began a favorite annual community tradition. It provides local restaurants and craft breweries the opportunity to showcase their fabulous foods and beverages for participants as they peruse silent auction items. It’s also a fun place to reconnect with friends you haven’t seen in a while or meet new ones. Last year the TOTR lacked volunteers to make the event happen and unfortunately it had to be cancelled, and was missed by many. Planning an event of this magnitude needs a small village of dedicated people to help with all of the fine details in order for this event to be successful. New to SRHS this year, we have both agreed to co-chair this event and are excited about bringing back the TOTR. We’re looking for volunteers to join our team in putting this favorite event back on the annual calendar. DOES THE FOUNDATION HOLD ANY FUNDRAISERS THROUGHOUT THE YEAR? PLEASE ELABORATE.
Lynn: The foundation tries to keep it simple and not bombard parents with donation solicitations. We mainly count on the pledge drive (a membership drive at the beginning of the school year) and our favorite foundation event, the Taste of the Ranch, as this one event helps not only the foundation but other groups as well. We also hold a supply drive, where parents can drive up the newly renamed Falcon Way and drop off supplies in front of the school. This event helps enable the school to stretch its budget a little further. The booster clubs for the music and sports programs, separate from the foundation which takes a more school-wide approach, also hold their own fundraisers, and the parents donate very generously to those. HOW CAN THE COMMUNITY HELP TO CONTRIBUTE TO THE WORK THAT THE FOUNDATION DOES?
Jacqueline Reza: Volunteer, donate, be part of the foundation. We have a fantastic school and supporting it will help the community in many ways, such as by helping to raise well-educated, productive members of society and to increase property values due to the

MATH MAKE SENSE Mathnasium Scripps Ranch Helps Students Succeed in Math

aking math make sense is the goal at Mathnasium. Going far beyond traditional tutoring models, students at Mathnasium are taught in a way that makes sense to them through the creation of individualized learning plans and one-on-one instruction. By combining this personalized learning with an encouraging, fun environment, students at Mathnasium are able to make great strides, whether it is to catch up, keep up, or get ahead. “The goal at Mathnasium is to help build student’s confidence in math,” explained Archi Kapoor, Center Director. “Whether your child is far behind or is already succeeding in math, Mathnasium offers the tools that enable a student to leap ahead.” Students are welcome to start at Mathnasium any time of the year. Due to the individualized nature of the program, Mathnasium can accommodate a variety of schedules. “Because it’s not a group class, you can schedule your sessions around your work and school schedules,” Archi said. Each session lasts an hour, and sessions are offered after school on weekdays and mornings on Saturdays. Each session focuses on the student’s specific needs and utilizes the proven
Mathnasium Method™. “It’s a relaxed and nurturing environment for kids to catch up or prepare for upcoming concepts,” Archi said. The students work one-on-one with an instructor, who all have degrees in math, computer science, or engineering and at least two to three years of teaching and tutoring experience. The instructors work with students on Mathnasium material and school homework to teach the foundations and then finish each session with interactive math games to promote students’ strategic thinking and logic. Additional sessions focus on getting students ready for quizzes and tests at school. The goal at Mathnasium is to build a strong support system for all students. This is done through frequent communications with the students, parents, and math teachers at school. This three-way partnership is the key in helping students succeed in math. When a student first begins at Mathnasium, an initial assessment is scheduled and then reviewed with the parents. From there, the Mathnasium professionals create an individualized learning plan based on the assessment results. The student works towards their personalized goals and is provided a post assessment when the learning plan is completed.

LOCAL TEEN RETRACES HER GRANDMOTHER’S FOOTSTEPS by SAMANTHA EDWARDS
S
cripps Ranch resident Sarina Jassy was chosen to participate in an online television episode for 100 Things, a show that helps people fulfill their lifelong dreams. Sarina and her father Leo traveled to Germany to visit the Bergen-Belsen concentration camp where Leo’s mother Sala (Sally) lived and nearly died during the Holocaust. At age 16, Sally was the only member of her family to survive Auschwitz. She was then sent on a death march from Poland to Germany with 1,000 other women; she was one of 100 who survived the journey. She lived as a prisoner at Bergen-Belsen with Anne Frank, and was eventually liberated at the age of 18. Sally just celebrated her 90th birthday.
Leo and Sarina finally had the opportunity to walk in her footsteps at Bergen-Belsen, learn more about what her life was like there, and reflect on her strength to survive such horrific conditions. “It was a very empowering experience to share my grandmother’s message to as large an audience as possible, and it inspired me to carry on her stories to make sure people remember,” Sarina said. “I had heard my grandmother’s stories, but seeing the actual place where she was held captive made it so incredibly real.” Today, Sally and Sarina are incredibly close. Sally sees Sarina as the continuation of her lost youth and carries the memory of her family. Sarina is a junior at Francis
Parker School, where she is involved in the math and dance teams. She is an avid dance competitor and even appeared on the second season of Abby’s Ultimate Dance Competition. Sarina was Miss Teen Scripps Ranch 2014 and was recognized for her community service contributions by the Scripps Ranch Civic Association and Assemblymember Brian Maienschein. She hopes to learn more about the Holocaust through her grandmother’s experience and share that knowledge with others to ensure that future generations never forget this vital piece of human history.

I
was cleaning out my closet the other day and came across “memory books” from Dingeman Elementary – these large laminated scrapbooks that my teachers had put together each year for their students, a collection of all our pictures and class projects. In my first grade book, there were a few pages about Halloween. One for our field trip to Bates Nut Farm (from where I took home a dilapidated pumpkin and let it sit in our front yard until it turned white), one for my colored pencil masterpiece of a haunted graveyard, and another for its accompanying poem about friendly ghosts and eating candy to my heart’s desire.
Many of my fondest memories from elementary school are from Halloween. I remember annual class parties – a tradition that should really continue well into adulthood – a whole afternoon filled with spider cupcakes, mummy contests, apple bobbing, and many other sources of sugar and fun that consistently surpassed my childhood fantasies. My costume changed over the years, from witch to pirate to even an M&M, but no matter the masquerade, I’d always proudly wear it the entire night, from when I first began trick-or-treating to when I passed out from my sugar crash.
Although I’m now the one passing out candy at the door, the lead up to Oct. 31 never grows old. I wait impatiently every year for the freakishly hot days of September to subside into brisk mornings and pleasant winds, to drive home from school and see all the trees down Scripps Ranch Blvd. transform from their vivid summer green into a fiery multitude of orange – warm and burnt and beautiful.

Promoting Medical Literacy
NORTH COUNTY STUDENTS CREATE INNOVATIVE ONLINE PLATFORM
A
group of local high school students recently created TeenMD, an online educational platform dedicated to encouraging medical literacy among teens and youth. TeenMD consists of three parts: a real-time public health map that shows users the latest flu and virus developments in their area, video lessons on historically prevalent viruses and epidemics, and a disease glossary that provides more in-depth information on viruses and diseases. Del Norte High School senior Armaun Rouhi, junior Caroline Ma, sophomore Adrian Stetsenko-Carter, and Scripps Ranch High School junior John Jack each have their own responsibilities in maintaining the platform. Armaun serves as the founder and lead developer, managing the technology team in developing the website and overseeing the production of video lessons. “I taught myself JavaScript, CSS, HTML, and PHP programming languages over the summer to create TeenMD, so I’m typically on a laptop coding away to add new features to our educational platform,” he said. “I also mainly work to set goals for our group and set direction to our educational platform and what we want to accomplish.” Caroline and Adrian are the president and vice president of the Del Norte branch and also serve as directors of media and education. John is president of the Scripps Ranch branch and serves as director of media and education as well. Their roles include content development for the video lessons, working closely with the media team to write scripts and direct videos that communicate information in the most efficient, educational, and memorable way possible. Some are calling the top of the U.S. market – what about San Diego?

ary Keller, one of the founders of Keller Williams, created national headlines when he recently went on the record calling a market top nationwide. He said the market is going to shift. While some signs are there in many markets, I think there is a possibility that the opposite happens this coming spring in inland San Diego. Currently, the local market is split into two factions. The entry market shows strong growth with solid appreciation. The North County Inland attached market (PUSD, Scripps, and Mira Mesa) showed prices up 15% year-over-year while the number of homes for sale is down 32%. Conversely, the detached single family market is down 2% in price and inventory is down 10% (all data from SANDICOR MLS as of 9/8/16). When I looked past the headlines and dissected the market data, I found that the worst-performing sector of our local market has been detached homes between 2,500 and 3,500 square feet. Under 2,500 square feet, the market is strong, with prices and demand increasing (+5% & +26%) and inventory decreasing (-20%). Once we get between 2,500 and 3,500 square feet however, prices and sales are down (-1% and -13.4%) and inventory is down slightly (-7%). I believe this shows that family formations are pushing people out of apartments and into attached housing, allowing those selling the attached homes to move up. But they are doing so more conservatively than in the past. Rather than stretch into 3,000 square feet, they’re reaching less and purchasing smaller homes. The result is that entrylevel and what I call “first move-up” market prices are rising while prices at the next level are stagnant. This creates a smaller price difference

between the 2,500- and 3,500-square-foot homes. Why is this happening and what might make it change? I think it’s the preponderance of negative news over the summer. I would not be surprised if, once we enter 2017 and people realize neither President Clinton nor Trump is as bad as they sound now, people start buying larger homes again. When they do, they will find very limited inventory, creating a squeeze and driving prices higher. For some, this squeeze could work in their favor. For others, this could create difficulties competing for limited inventory. Regardless of which side of that equation you are on, you can strategically navigate the market to your benefit with the right representation and a good strategy.
