It’s Boat Time

’ve been champing at the bit to take the family out to San Vicente Reservoir. It reopened to the public this past fall after being closed since 2008 for the San Vicente Dam Raise Project, which created new emergency water storage for the region by raising the height of the dam. Our boat had been in storage since last summer. Needless to say, it needed a little cleaning to get ready for the water. Although I was alone with this thought, I felt cleaning the boat would be the perfect Saturday family project. After a long day using plenty of elbow grease – scrubbing, bribing, rinsing, twisting arms, and scrubbing some more – the boat was ready to go. Batteries charged. Oil checked twice (I learned my lesson the hard way on this, but that story is for another day). The expanded San Vicente Reservoir lived up to all the chatter. I think the new marina and boat launch is now the best in SoCal. The first boat ride of the season went well. Kids were nothing but smiles. My son took his turn at the helm and practiced his driving skills. My daughter giggled each time we encountered a wave. The engine sounded great, and the cool wind on our faces felt even better. I want to say the outing went without a hiccup, but we had a minor mechanical issue at the end of the day once we got the boat back on the trailer. My outdrive wouldn’t trim up into the travel position. Several people offered assistance. I politely declined, letting them know that I was contemplating leaving the boat behind and having someone deal with it the next morning. One gentleman, who had been out fishing with his buddies all day, wouldn’t take no for an answer. He jumped into my boat and handed me his business card (which showed he owned a boat repair service). Within minutes, he had his tool pouch out and Derrick Breaux my boat outdrive raised back into the proper towing position. Publisher When I thanked Dave of DCM Marine, he just said, “Hey man, that’s what boat people do. We take care of each other.” I couldn’t help but wonder how much better the world would be if everyone had a boating mentality and enthusiastically looked out for one another. Special thanks to Dave Perez of DCM Marine. If you need a knowledgeable boat guy for new and used parts, service, or repair, Dave’s your man. He can be reached at 619-913-0420. Woman of the Year

LOCAL SPECIAL NEEDS CHILDREN’S ADVOCATE HONORED

A

ssemblymember Brian Maienschein recently honored Terri Colachis as the 2017 Woman of the Year for the 77th Assembly District in recognition of her dedication and volunteer work to benefit developmentally disabled children in the community. Terri is the board chair of San Diego-Imperial Counties Developmental Services, Inc., an organization that works with the Department of Developmental Services in helping people with developmental disabilities obtain improved living conditions. She is also the president of the Association of Regional Center Agencies, representing the 21 independent, nonprofit California Regional Centers which advocate on behalf of and provide necessary services to 300,000 people with developmental disabilities across the state.

Terri and her husband Gus have lived in the 77th Assembly District for over 32 years. Terri’s daughter Shea, one of her six children, was diagnosed with autism at 18 months old and is non-verbal. Her personal experience with a developmental disability inspired her to dedicate her life to help families in similar situations. “Terri is an exemplary volunteer and a devoted parent to her daughter Shea,” said Assemblymember Maienschein. “Her passionate support of those who are often overlooked and would otherwise have no voice in society is commendable.” Established in 1987 to help commemorate Women’s History Month, the Woman of the Year honor has become an annual tradition as part of the State Assembly’s efforts to celebrate California’s extraordinary women. Honorees are presented with a framed certificate from the State Assembly recognizing their outstanding contributions. 

Code Media spent an afternoon with the kids at the Boys & Girls Clubs of Greater San Diego (BGCGSD) 4S Ranch Branch as part of the Little Jumps, Big Changes campaign in March. The children first took part in an activity circuit, where they rotated around the gym playing games, jumping rope, and doing other exercises. Afterwards, they were treated to healthy yogurt parfaits. The campaign raises funds to help BGCGSD continue its healthy lifestyle programs across all branches. The club raised over $177,000, surpassing its goal for the year! Learn more at www.sdyouth.org. 

Kidcentric by KELLEY GUSICH | photo by Tabitha Jackson Photography

N

ew parents: as you embark upon that wild new life known as childrearing, what kinds of questions might you have as you navigate through family life in San Diego? When you take your children out, where do you go? What do you need to know? Local mom Tanya Perez saw these questions, and found a way to answer it: Kidcentric. Kidcentric San Diego is a resource Tanya created to share ideas for parents on where to go and what to do in America’s Finest City. “There are things that parents often wonder about a place before they go,” Tanya explained. “For example, is the playground flooring sand or rubber? Are the restrooms easily accessible for my potty trainer? How far away will I have to park and will I be able to bring my stroller?” Through Kidcentric, she answers these questions from two important additional perspectives: details and photographs. Details like shade space, eating areas, and food availability are covered before parents close the laptop. ”Often times by having these details and just seeing what a space looks like, you can decide whether or not it is a place you want to visit.”

TANYA PEREZ HAS CREATED A RESOURCE FOR PARENTS AND KIDS IN SAN DIEGO

Tanya Perez Stay-at-home mom, founder of Kidcentric San Diego Husband, two children Photography, travel Lola’s 7 Up Market & Deli, Succulent Cafe, South Ponto Beach @kidcentricsd To decide on locations to feature, Tanya’s mission is twofold: she looks for experiences which would be fun for kids and families, like museums, hiking trails, or nature centers. On the other end she looks for everyday family friendly places like restaurants, coffee shops, and shopping centers. A burgeoning personal interest in photography, coupled with family members who are photographers (her father and nephew) help make her Kidcentric blog more relevant and complete. “I would also love to start including some of the different resorts in the area,” Tanya shared. “Every family needs a staycation once in a while.” Since 2012, Tanya Perez and her family – husband of seven years and two children, one boy and one girl – have loved calling North County home. Her advice for people looking to create their own blog or new adventure? “Look at what it is that you want to do and figure out what your first step needs to be. It took me over two years to take that first step, but now that I’ve done it, I have a new sense of confidence.” Have some confidence of your own in planning your next adventure: go to Kidcentric. 

TROOP 616 RECOGNIZED 12 NEW EAGLE SCOUTS IN 2016

F

or Boy Scout Troop 616, 2016 was a year of extraordinary accomplishments. Twelve boys in the troop earned the rank of Eagle Scout. “The Scouts range in age from 13 to 17, and attaining the rank Eagle Scout represents the culmination of many years of work on advancement, merit badges, camping, and the Eagle Project,” explained Paul Honeycutt, Scoutmaster, who is an Eagle Scout himself. After celebrating another Scout who earned his rank in early 2017, the troop boasts 127 Eagle Scouts among its members and alumni. Success is a team effort. “With the help of many assistant scoutmasters, committee members, and involved parents working in the background, a fertile ground for advancement was laid over many years,” Paul said. 

Driven by Compassion Ashley Garcia Channels Personal Experiences into Her Future Nursing Career by SAMANTHA EDWARDS

S

cripps Ranch High School (SRHS) senior Ashley Garcia is involved in many areas of her 92131 community. At SRHS, Ashley is a member of the National Honor Society and the California Scholarship Federation, and serves as the founder and co-vice president of the Homeless Outreach Club. Her favorite subject in school is science – biology and physiology in particular. She has also taken on various volunteer projects throughout her high school career, most of which align with her dream of becoming a nurse. Ashley is currently an intern at Palomar Medical Center through the Palomar Pathmaker Internship Program, which gives her the opportunity to gain knowledge through hands-on experience by doing things like taking patient vitals, ambulating and feeding patients, working telemetry systems, and registering patients. “My favorite part of the job is connecting with patients and providing compassion during a difficult time,” Ashley said. She has also volunteered at Sharp Mary Birch and Sharp Memorial Hospitals and Helen Woodward Animal Center.

Center. Ashley has always been drawn to nursing, in part because she has spent much of her life in hospitals as a result of her own kidney disease and scoliosis. In July 2016, Ashley underwent a major spinal fusion surgery to correct her scoliosis. She spent a week in the hospital and emergency room, and another year re-learning to walk, sit, and maneuver her new body. “This surgery uncovered an inner strength within myself and has allowed me to gain the first-hand experience of a patient,” she shared. In addition to surgery, Ashley has also endured treatments such as steroid infusions and chemotherapy for her ailments. “I am grateful for these hardships because they exposed me to a meaningful career in which I can give back to the industry that has given so much to me.” With a healed spine and a newfound sense of purpose, Ashley is focusing on enjoying her senior year and looking towards the future. Her hobbies include yoga, hiking, swimming, and paddle boarding. She is also currently in the process of deciding which college to attend in the fall – UCLA or SDSU, where she was accepted into both highly competitive nursing programs. Whichever path she chooses, this driven and compassionate Student Star is sure to make a positive mark on the nursing community and beyond. 

McGrady Dental Group offers the full spectrum of pediatric dental care. “From treatment with simple distraction and storytelling to conscious sedation or general anesthesia, treatment decisions are made with the parents to determine what best fits their child’s needs,” explained Dr. McGrady, who practiced general dentistry for 15 years before a two-year pediatric residency at UCLA. She’s been practicing pediatric dentistry for the last five years. The team also offers general dentistry – cleanings, fillings, and crowns – as well as periodontal care, extractions, and implants. “When a parent comes in with a child, I want them both to feel calm and comfortable,” Dr. McGrady said. “We live and work in the ScrippsPoway community and are very dedicated to

our patients.” Patients see the same dentists every time they visit. The brand-new office was built with the entire community in mind, including special needs patients, and incorporates the latest technology for sterilization, minimizing radiation, and handicap accessibility. Charging stations, iPads, televisions, a reading nook, and a tooth fairy garden create a fun, playful atmosphere for children. Dr. McGrady and Dr. Spilotro emphasize education and preventive care, especially for young patients, and the care continues outside the office. “Serving our community is very important to us,” Dr. McGrady shared. She and her team are involved with oral health education at three local libraries, five elementary schools, and Poway’s Boys & Girls Club. “I am involved with 1000 Smiles and treat underserved children in Ensenada, Mexico,” Dr. McGrady added. “I’m also on the staff at Rady Children’s Hospital once a week, involved in the care of children who are medically compromised or on the autism spectrum. I enjoy caring for these kids, who are society’s most fragile children.” That caring spirit is the heart of McGrady Dental Group. tablespoons butter tablespoons flour large onion, chopped cups celery, cut lengthwise and chopped green bell pepper, chopped red bell pepper, chopped garlic cloves, crushed and chopped cups chicken broth tablespoons olive oil pound boneless chicken breast, cut into 1-inch pieces pound jumbo shrimp, shelled and deveined tablespoon thyme can diced tomatoes, fire-roasted (or 3-4 large tomatoes, chopped) tablespoons creole seasoning tablespoons Worcestershire sauce cup green onions, sliced cup fresh parsley, chopped Salt and pepper to taste White or brown rice

DIRECTIONS 1. 2.

Prepare rice according to package directions for 6 servings. In a large stock pot, melt butter over medium low heat until it starts to brown. Sprinkle the flour into the melted butter and continue to cook until the mixture turns a dark brown. Be sure to keep an eye on the heat and mix with a wooden spatula. This will create the roux, and it is the most important step in this dish. It should take about 20 minutes. Add the onion, celery, and peppers to the roux, stir and cook until tender. Add garlic and cook for a minute longer. Add broth, thyme, tomatoes, creole seasoning, and Worcestershire sauce and simmer for 25 minutes. In a separate pan, season chicken with salt and pepper and sauté in olive oil until chicken is just about done. Add the shrimp to the pan and cook about 5 minutes longer. Add chicken and shrimp to the stock pot; stir. Add green onions and parsley to the pot; stir and simmer for 10 minutes. Spoon cooked rice into bowls and ladle étouffée over the rice. Serve and enjoy!

or SD Wheel Works CEO and Owner Kilian Landers and General Manager Chris Garcia, a simple dream has grown into a unique, cutting-edge cycling destination. As roommates 10 years ago, they knew, “One day we’re going to have a bike shop.” They joined their passion for mechanics and craftsmanship with Operations Manager and BMX enthusiast Tom Lopez to open SD Wheel Works in 2014. Lead Machinist and Fabricator Jon White soon joined the team, bringing his talent for creating new and innovative products. Now, stepping into the clean, modern Miramar location is a breath of fresh air. “Our shop is designed to feel comfortable the moment you walk in,” Kilian explained. “We want our clients to be able to see and choose a bicycle without feeling pressured or overwhelmed.” And there’s plenty to choose from at SD Wheel Works. The shop serves local

families and all types of cyclists, offering a broad inventory of bicycles and accessories, including kids’ bikes, E-bikes, BMX, and touring, commuter, mountain, city, and road bikes. Kilian added, “We work with more ‘boutique’ bicycle brands, which offers our clients the ability to choose a bicycle that not only serves the function they’re looking for, but looks just as good as it performs.” SD Wheel Works also offers services and repairs for any bicycle. “The experienced, knowledgeable staff and our unique set of tooling – including a spoke cutter, which means we can build almost any custom wheel set – allows us to service bicycles quickly and efficiently,” Kilian said. The goal is to get customers out riding as soon as possible. Stop by SD Wheel Works for a Tune-Up Special – service brakes, service shifting, lube chain, minor wheel true, and safety checkpoint for only $40, regularly $65. Or bring your bike

Locals Volunteer for Rise Against Hunger A group of Scripps Ranch residents recently volunteered to package meals for Rise Against Hunger. The group packaged 10,152 nutritious meals, which each included a vitamin packet, dehydrated vegetables, rice, and soy flour. Volunteers packaged the meals in an assembly line fashion, from scooping and weighing to sealing and packaging. “Each person had a job and enjoyed being part of such a meaningful cause,” said Julie Korpan, whose company hosted the event. It was especially meaningful when the group found out that the meals would be going to schoolchildren in Cambodia. “A dear friend and longtime Scripps Ranch resident who was a refugee from Cambodia was with us volunteering with her son,” Julie said. “This event meant that much more to her.” Rise Against Hunger’s meal packaging program is a volunteerbased initiative that gives individuals and organizations the opportunity to participate in a hands-on international hunger relief program. The packaged meals are used primarily to support school food programs in developing countries, which leverages support to other causes including poverty, disease, education, and the welfare of women and children. RCH Auxiliary Awarded

The Rady Children’s Hospital Auxiliary recently received the prestigious Thomas F. Carter Leadership Award, which recognizes extraordinary volunteer leaders and philanthropists that are dedicated to the patients and families at Rady Children’s Hospital San Diego. The award was bestowed to the Rady family in 2015 and originally given to Thomas Carter himself in 2000 for his exceptional leadership. “Rady Children’s Auxiliary is proud and honored to receive the Thomas Carter Award,” said Auxiliary President Mary Reynolds. “The Auxiliary’s mission is to advocate for, educate about, and fundraise for Rady Children’s Hospital. We have fulfilled that mission for 64 years, raising $70 million and touching every corner of the hospital. To be recognized for that achievement is extremely gratifying.” The Auxiliary was established in 1953 as a way to promote the welfare of Rady Children’s Hospital. The group has not strayed from its original statement of purpose since then. The organization now consists of 23 units that span throughout San Diego and Riverside counties. Upcoming at PowPAC PowPAC, Poway’s community theater, has two upcoming productions. The first is Over the Tavern, which tells the story of the Pazinski family. Twelveyear-old Rudy begins to question his family’s strict Catholic values and sets out to find a more “fun” religion. It is only his mother, with her good sense, sanity, and wry humor, who keeps the family afloat. The show runs through Sunday, April 23. PowPAC will also present the San Diego County premiere of Nana’s Naughty Knickers from Friday, May 19 through Sunday, June 18. Bridget went to stay with her favorite Nana in New York for the summer, only to find out that her sweet Nana is selling hand-made naughty knickers to every senior citizen in the five boroughs! Will Bridget be able to close down the operation before Nana gets arrested – or worse – evicted? PowPAC performances are Fridays and Saturdays at 8 p.m. and Sundays at 2 p.m. Tickets are $22 for general admission and $20 for students, seniors, and active duty military. Mobile Technology Summer Camps & Workshops HOTE Offers Innovative Workshops and Summer Technology Camps for Elementary and Middle-School Students: Empowering and Inspiring Technology Built by Youth by MICHELLE TREMBLAY | photos provided by Hands-On Technology

D

oes your child have an enthusiasm for technology? If your answer is “yes,” then Mobile Technology programs, put on by Hands-On Technology Education (HOTE), could be just what you’re looking for. “Our model is the first of its kind to design a cohesive Mobile Technology program with an emphasis on Computer Science and Electrical Engineering theory and practical applications,” said Dr. Korey Sewell, owner of Hands-On Technology. “Our mission is to provide educational objectives, opportunities, and activities that are tailored specifically for elementary and middle-school age students.” HOTE has expanded the reach of their signature summer camps by now featuring Second Saturday Workshops across San Diego County in North Park, UTC, and Oceanside, and an exclusive workshop, Arduino Electronics for Kids, in Scripps Ranch on June 10. Summer camps are targeted for students in grades three through six and are primarily offered in two-week sessions between June 26 and Aug. 4, at three different San Diego locations: Carmel Valley, Serra Mesa, and La Jolla. “Our Summer Camps add more in-depth Computer Science objectives, along with Electrical Engineering inspired projects (e.g. circuit design), and dedicated time to increase typing proficiency,” explained Dr. Lauren Nicole Keyes, Hands-On Technology Camp Director. “Our program empowers and inspires technology built by youth who are gaining access and gaining confidence to compete in a high-tech world before entering high school.” The camp offers two types of sessions: Introduction to Mobile Technology (100-level) and Intermediate Coding & Circuits (200-level). The comprehensive curriculum supports and challenges each camper based on their levels of knowledge and experience while still letting them have fun. “It’s summer, and the camps are just as much about enjoying that, making new friends, and being exposed to technology with excitement,” added Dr. Sewell. In the Introduction and Intermediate Mobile Technology sessions, children create cool projects involving

tablets, Android apps, coding with Arduino, electrical circuits, and video games. Fundamental engagement is essential – and present every day with outdoor activities, Mobile Tech Olympics, Career Days with local Engineers and Programmers, Field Trips to San Diego’s Fab Lab, San Diego’s MakerPlace, and more. Special Camp Events and Themed Days add to the variety. Each camp session concludes with a student showcase, giving campers the opportunity to showcase all that they’ve learned to their family or friends in attendance. “Campers are always so proud of their accomplishments – and rightfully so. What they do and achieve in these camps is a pretty big deal,” said Dr. Keyes. Since its inception, Hands-On Technology has received community praise. In 2015, the company received local recognition from CBS News for its community outreach efforts. Last year, the company received national attention as California Assemblyman Brian Maienschein recognized the company’s positive impact on the San Diego community. In 2016, HOTE also received National Recognition in ‘Careers with Code’ for their efforts and successes promoting youth access in computer science and electrical engineering from Google. The praise is well-deserved. In addition to being camp director, Dr. Keyes is also the Founder of Be The Change International, a nonprofit dedicated to addressing domestic and international human rights issues. Hands-On Technology and Be The Change connect to make the San Diego Kids For Technology Project (SDMT4K) – a collaborative initiative to assist with various support services, including camp scholarships that promote STEM access to underserved populations in San Diego. “Hands-On Technology is committed to access and empowering youth with theory and hands-on applications of STEM,” said Dr. Sewell. “We’re committed to remaining San Diego County’s premier technology education source for rising elementary and middle school age students.” 

void the Summer Slide. “Studies have found that on average, students lose approximately 2.6 months of grade level skills over the summer months,” said Archi Kapoor, Center Director. Mathnasium summer programs are designed to give your child an opportunity to review and master math concepts and skills, and get a jump start into the new school year. www.mathnasium.com/miramesa | (858) 800-4284 The Mathnasium Method has been transforming the way students succeed in math for over a decade. “Whether your child is starting out, behind, or already ahead in math, Mathnasium will help them leap ahead,” said Archi. “We build math knowledge upon what students already know – this helps kids learn and starts boosting confidence right away.” The center combines mental, verbal, visual, tactile, and written techniques according to each student’s individual needs, with a focus on mastering fundamental skills. Summer session topics include: • Curing Finger-Counting • Mastering Multiplication • Making Sense of Fractions • De-Mystifying Percentages • Preparing for Middle School • Preparing for High School • Review of Algebra, Geometry, Calculus • Cracking the SAT/ACT

OUTPOST SUMMER CAMPS N

ow more than ever, children need to be away from their devices for extended periods of time, and there is nothing better than a summer day-camp experience to make this a reality. Outpost Summer Camps was founded in 2001 and serves over 1,500 children every summer, completely outdoors and screen-free. The Outpost experience has three pillars that parents have loved for over 15 summers: door-to-door transportation, traditional camp activities (think MUD!), and exceptional, well-trained staff that ensure a quality experience for each child. Outpost is open to children ages 3 to 14, and according to Owner/Director Stuart Jones, “Each of our camps has exciting, age-appropriate activities for the different age groups, but all share in the philosophy of creative, spontaneous fun facilitated by the counselors and campers.” Their three-week sessions are what make Outpost so unique. Stuart explained, “By staying longer at camp, children of all temperaments have enough time to learn names, get completely comfortable with routines, and make and keep new friends.” Another way the camps stand out is with their commitment to safety. Outpost Summer Camps has been continuously accredited by the American Camp Association since inception and operates as a licensed, organized San Diego camp. Stuart and his wife Kelly both have graduate degrees in psychology and bring years of long-term child development experience to Outpost. Additionally, the duo hires, trains, and retains their director team from their best counselors, who have invested 8 to 10 years at the camps and are specialized in their programs. Country Montessori School, situated on a three-acre campus with extensive playground areas, will offer seven individually themed camp weeks with half-day and full-day options for ages 2.5 to 10 years. “The teachers and staff were phenomenal. It is enjoyable to see your child learn in such a fun way and make new friends!” said Tracy Matula. Her son Dante added, “I liked that each week we learned about new topics. This can be changed. There are solutions. This summer is the time to make that happen before repeating the same pattern next school year. “When learning is difficult or homework is a battlefield, then there may be an unidentified weakness in one or more of the underlying learning skills,” stated Maria Bagby, Executive Director of the Therapeutic Literacy Center (TLC), an organization renowned for its intensive therapeutic approach to fixing learning problems. “That can change. We do that every day.” TLC does much more than literacy. They have become renowned for the results they get with fixing the challenges related to ADHD, auditory processing deficits, executive function, as well as reading and writing skills. These problems don’t fix themselves. How does it work? hroughout high school, even since my freshman year, I’ve been incredibly lucky and grateful to have teachers who were both creative, effective instructors that valued their students’ understanding and success, as well as welcoming, trustworthy listeners who were always ready to give thoughtful advice and guidance. I didn’t know I actually disliked math until junior year, when I was no longer lucky enough to learn from Mr. Tsui. His class was always fun and captivating, which is so rare when it comes to polynomial functions and permutations, and he never rushed his explanations and lessons, always taking

the time to answer each individual student question and keeping his room open each day for additional tutoring. My 9th and 12th grade English teacher, Ms. Scalero, has always been someone I could turn to, whether I needed a final edit for a poem or essay, or someone to vent to about all my fears and hopes about the future. Her classes are notoriously difficult, but they have also been the most eye-opening, exposing us to Chinua Achebe and One Day In the Life of Ivan Ilyich when we were only 14, a time when we were just beginning to question history and humanity, and could do so intensely through writing and literature. And all the years in between her

English 1-2 and AP Lit, I could always stop by her classroom and just talk, whether about Gone Girl or my constant internal debates about what I wanted to do and become. Ultimately, I will miss my teachers the most when I leave in a few months – their boundless kindness, unforgettable wisdom, and unyielding support – but I know that they’ll make an impact on countless other current and future Falcons. 

SRHS MOCK TRAIL TEAM WINS COUNTY COMPETITION

T

he Scripps Ranch High School (SRHS) Mock Trial Team recently defeated 28 other high schools in the San Diego County Competition. Each year, the Constitutional Rights Foundation (CRF) holds a mock trail competition for high school students. Teams consist of a defense and prosecution, with one pre-trail attorney, three trail attorneys, and four witnesses on each side, as well as a bailiff and clerk. Each student is assigned to a role within the team based on their ability to persuade, confidence in delivery, and capacity to develop arguments quickly. Each team received the same case packet with mock trail materials including summaries of case law, witness statements, official exhibits, and simplified rules of evidence in order to prepare their case. The SRHS team worked diligently for five months, practicing and developing arguments and strategies with the help of their three attorney coaches Deborah Cumba, Kristin Rayder,

Free Frame Day

and Christopher Todd, as well as teacher-sponsor Heather Francisco. On the final day of the four-day competition, SRHS and the Academy of Our Lady of Peace had an absolute numerical tie for first place, prompting both teams to enter the final championship round. Concluding the final championship trial, it was announced that the two teams had tied once again. In the end, Judge David M. Gill selected the SRHS Mock Trial Team as the winner of the competition. The team moved on to represent San Diego County in the state competition in Riverside at the end of March. CRF created the Mock Trial program to help students acquire a working knowledge of the judicial system, develop analytical abilities and communication skills, and gain an understanding of their obligations and responsibilities as participating members of society. Inventory at a Record Low – Why It’s Not A Bubble by SCOTT VOAK

M

arch opened with fewer homes for sale in San Diego than we had in March of 2004, which was the low point in inventory for the bubble. As inventory continues to fall, competition is heating up among buyers and prices are finally starting to move up. Last August, Keller Williams co-founder Gary Williams and some of his top local agents warned of a shift in the market and a cooling off. I disagreed for a number of reasons. Now that the market is continuing to accelerate, I am starting to hear people talk about a bubble. Once again, I’m going to disagree. We may cool off later this year, but it won’t be anything like a bubble. When a bubble bursts, prices collapse. Outside of a major world event, that will only happen with a dramatic simultaneous increase in supply and reduction in demand. While we could easily see a reduction in demand as prices push affordability out of reach, I believe any reduction in demand would be temporary and would reverse with a small correction in prices. I think a continuing shortage in supply is what will prevent a bubble from forming. With the amount of equity people have and the favorable interest rates people have locked in, I don’t see panic selling on our horizon. But what about the ability to move up? Unfortunately for many, I am seeing that opportunity constrained by the current market. As prices and interest rates

Address

have risen, homeowners are finding themselves with increased equity, but without the ability to qualify for a larger loan. So, someone who put $100K down on a $500K house and finds the house worth $650K now has $250K in equity. But as rates have gone from the low 3% range to the low 4% range, they can’t qualify for a larger loan than they now have, and so they are stuck in their current home. This is the main reason we are seeing lower inventory today and the reason inventory will stay tight and prices will hold firm throughout this economic cycle. 

AN AFTERNOON

BY THE SEA

Discover Seaport Village + The Headquarters This Spring by SAMANTHA EDWARDS

I

f your idea of a perfect afternoon involves a lazy stroll along cobblestone pathways winding in and out of view of the Big Bay, ice cream cone in hand, while drenched in the warm Southern California sunshine, there’s a good chance we know where your head is at: Seaport Village. This 14-acre waterfront stretch is home to over 45 diverse shops, 17 eateries, and regular entertainment such as face painters, balloon artists, free outdoor concerts on Sundays, and an old-fashioned carousel – open 365 days a year. Seaport is also host to several fun events throughout the year, like the Busker Festival in the spring and San Diego Symphony’s Bayside Summer Nights concert series in the warmer months. Though sometimes characterized as a tourist destination, San Diego’s Seaport Village is ideal for visitors and locals alike. And with the recent restoration of the adjoining Old Police Headquarters (now simply called “The Headquarters”), Seaport is the perfect blend of old and new. With restaurants, specialty boutiques, and even a fully restored eight-cell jail block surrounding a central plaza, The Headquarters gives new life to what was once the central location for all police operations from 1939 to the late '80s. The Headquarters hosts a number of events throughout the year as well, such as paired food and drink tastings, pizza making classes, Salsa Under the Stars dance night, and the CincoTeca Dos fiesta. Last year the Port of San Diego launched a major redevelopment effort for Seaport Village, a move that remains controversial, in order to revitalize the area and bring in more revenue. Proposed plans include turning Seaport into a mixed-use commercial development, retaining fishing facilities, adding a hotel, and creating a better connection to the heart of downtown San Diego. The Headquarters space would not be affected. The project has not yet been approved, however, and construction would not likely begin for at least a few more years, so you still have plenty of time to get down there and experience a beautiful day at Seaport Village! 
