Derrick Breaux

Let’s Rock On!

A

Derrick Breaux Publisher

s many of you know, I spent a great deal of my childhood in Texas. I have fond memories of family evenings with a close friend digging into classic country and southern rock songs with nothing more than his deep voice, guitar, and love of entertaining. He was always reluctant to play at first, but after the required nudges, he coincidentally would have his guitar in the truck and treat everyone to a wonderful experience that is hard to match. My wife and I recently opened the door to music in the Breaux household by purchasing a guitar for our son and a piano for our youngest daughter. Each kid chose their own instrument. Microphones, amps, and lots of wires later, we were geared up for them to make some music. So, we found a great music instructor for weekly lessons. It was slowgoing at first. While I tried offering words of wisdom (as if I had a clue) about the learning curve and ultimate satisfaction of completing their first song, our kids reluctantly pushed on. Then it happened. Our son learned the chords and vocals to an entire song – Justin Beiber’s Love Yourself. He began playing it more. He tested it out in front of his friends, eventually graduating to open mic nights at local eateries, as well as small festival performances set up by his instructor. Not wanting to be a one-song performer, my son is pushing hard to learn more songs for future shows. I think he’s caught the performing bug. Our daughter is close behind, even though she is still a little unsure about the performance part. Taking things one step further, I used an iPad (and more wires) to turn our living room into a karaoke studio. Okay, so I just made that sound better than it really is, but it’s a cool setup nonetheless. What my wife and I witnessed after was nothing short of amazing. Our kids and their friends have been singing just about every song you can think of. They sing some seriously, while others are simply for kicks. The most important thing is that they are laughing, dancing, and having a great time. I’m glad we left our bubble and opened a new opportunity for them. Even if the ultimate outcome is just for them to be able to pick up an instrument and make close friends and family feel good on a relaxing evening in the backyard – it’s worth it. Thanks for reading 92131 Magazine. Be sure to reach out to our advertising partners and let them know you saw them in the magazine.

edical doctor, mom, military veteran – these are just a few roles Alissa Speziale has balanced for more than a decade. She is also a runner, a reader, a sailor, and a resident of Scripps Ranch since 2009. “We loved the homes, the space, the reputation of the schools, and the strong sense of community,” Alissa shared. Today, the family – including husband Chris and daughters Sophia, 9, and Nora, 7 – enjoy playing soccer, bike riding, practicing Tae Kwan Do, and participating in Girl Scouts. Since 2012, Alissa has been working as an adult gastroenterologist at Sharp Rees-Stealy . “I have a special interest in Crohn’s disease and Ulcerative colitis but enjoy all aspects of the field,” she said. During medical school at The John Hopkins University, she joined the Navy and, in 2002, was stationed at the Naval Medical Center in San Diego. “I was thrilled to be stationed in San Diego as an internist seeing patients and training residents,” Alissa acknowledged. “In 2004, I was stationed with Shock Trauma Platoon 4 with 3/7 Marine Infantry Battalion in Al Q’aim Iraq. During that six month deployment, I served as the doctor for the Battalion Aid Station overseeing the detainment facility and health of the 2,600 Marines and sailors. We were responsible for triage and stabilizing of casualties of war.” Alissa acknowledged the challenges and rewards of military service. “Continuity at the Naval Hospital is difficult,” she shared. “You meet a patient, diagnose them, and start a treatment program, but don’t always get to follow them long term.” She also shared that “facing the injuries and loss of war never becomes easy.” But her connections with service members and the close relationships she developed over the years are incredibly rewarding. Most recently, Alissa was awarded Veteran of the Year by the 77th Assembly District. “I truly accepted it on behalf of all the amazing veterans I have worked with and in our community,” she said. Today, she serves as a Navy Reservist. These days, Alissa’s goals are focused on her family and community. “Getting my daughters to school on time every day is my first goal,” she admitted. “As they get more mature, I want to commit to family centered activities such as mission trips,” Alissa said. “I hope to retire from the Navy, as well. And Sharp Rees-Stealy has been a great family that I hope to grow old with.” 

A Home Run

BASEBALL TOURNAMENT RAISES $25,000 FOR CHELSEA’S LIGHT

C

helsea’s Light Foundation hosted the 7th Annual Home Run for Chelsea three-day baseball tournament at Mission Sports Park. Seventy teams and over 200 volunteers came together for the event in honor of late North County teen Chelsea King, raising $25,000 to benefit the Chelsea’s Light Foundation. Teams got into “the spirit of Chelsea” by wearing orange, her favorite color, and chanting her name out of huddles between innings. The unique tournament is played in a two-game, no advancement format with no one keeping score. Teams were encouraged to embrace the idea that their participation represented being part of a larger community-wide message of solidarity to honor and protect children everywhere. The emphasis was not on who won or lost, but on creating an environment for people to play together and contribute to the greater good. The Home Run for Chelsea tournament began as a grassroots outpouring of support for Chelsea’s Light in 2010, held just three months after Chelsea’s death because she had loved to watch her brother Tyler play the game. It has now grown into a fun-filled, charitable event that celebrates a common love for baseball and a shared commitment to making positive local changes. The tournament was made possible by

volunteers, recreation leagues, local community leadership, travel ball clubs, and event sponsors. Field space was underwritten or donated by San Marcos Youth Baseball. Chelsea’s Light strives to unite and set free the power of engaged communities, protecting the innocence and joy of childhood, and inspiring positive change in the community. Now, they’re keeping up with a busy lifestyle in Hunters Pointe. Steve has been an NBC7 weekend morning anchor and weekday reporter for 15 years, winning multiple Emmy Awards and covering national news stories, Super Bowls, and the Olympics in Torino, London, Sochi, and Rio de Janeiro. Jody founded her own business 13 years ago – Mass Street Accounting – and is part of the management teams for small businesses and nonprofits, including Butterfly Effect, Phokus Research Group, and Love Does. Their three kids stay on the move too. Thirteen-year-old Annalee attends Marshall Middle School. She’s involved with club soccer, tennis, Girl Scouts, and Oasis, and she also babysits and plans craft camps for extra pocket money. “She is our responsible, adventurous firstborn,” said Jody. Her brother, Tyler, is 11 and in fifth grade at Jerabek Elementary, and enjoys club soccer and little league. Jody shared, “He says he would never get in trouble if he didn’t have sisters. The jury is still out!” The youngest, Lauren, is eight years old and in second grade at Jerabek. She plays soccer like her siblings, and is also involved with Brownies and musical theater. “She is our hugger, peacemaker, and optimist,” Jody said. Jody and Steve still support Young Life, and they’re part of Canyon Spring Church. Jody is Lauren’s room mom and treasurer for the Jerabek FFO. She also hosts an annual brunch for 75 local moms – it’s a chance to celebrate and empower. Steve is media ambassador for the National MS Society and a board member for the Poway/Scripps Ranch Young Life Committee. With everything going on, there’s still time to enjoy their Hunters Pointe neighborhood. “It would be fair to say it feels more like family, and that’s the general feeling with our whole cul-de-sac that regularly gets together and looks after each other,” Jody explained. “We love our neighbors, and we get to walk through beautiful canyons daily on our way to school and sports activities at Jerabek Park.” The Luke family keeps their focus on loving God and loving people. “With three kids and all the activities and work and life, there’s rarely a ‘perfect’ day,” concluded Jody. “But we have come to see our life as beautifully messy, with room for lots of grace.” 

shley Lo, a junior at Scripps Ranch High, is passionate about everything she’s involved in – especially when debating pressing issues. She’s a member of the Model United Nations Club at school and attends conferences where students represent international delegates. “We are assigned to committees that discuss topics such as child soldiers in armed conflict, human trafficking, the refugee crisis, and ethics of cloning,” said Ashley, who is also copresident of the school’s Mock Trial Club. If she has a lot to say – and write – it’s because English and U.S. History are her favorite subjects. A journalism class is expanding her writing. “My school is absolutely amazing because of the teachers and faculty who are passionate about helping students succeed,” she said. Last year, she won a Rotary Club speech contest about the importance of supporting the creative and performing arts in schools.

Ashley is an aspiring attorney. UCLA is her first choice for college, she mentioned, “where students are encouraged to make a difference.” She credits her parents, “who lead by example and always work hard and stay positive.” Her brother is also an influence. Ashley added, “I started playing the piano at age five because my older brother played and I felt as if I had to do whatever he did.” She feels fortunate that piano wasn’t a passing phase. Playing tennis also puts her in the moment, outdoors. Giving back is heart-centered for Ashley. “Martin Luther King, Jr. inspires me because he used his voice to make a difference and did not fear punishment or judgment by others,” she explained. “That is the kind of impact I want to leave, and the kind of heart I want to have.” Ashley volunteers in the summer to help organize Multiple Sclerosis Society fundraising events. She’s a leader in youth Sunday school and in her church’s work for homeless youth in San Ysidro through Project Dream Blanket Drive. “I realized that young children who live a 30-minute drive away from my house do not have that security,” she said. It’s only natural that Ashley Lo will thrive in her pursuits. It’s from her heart, and it all started here in her beloved hometown and high school. 

In the morning, mix the marinade for the salmon, including lime juice, lemon juice, cumin, cilantro, olive oil, and fresh ground black pepper. Pour it over two large frozen salmon filets in a plastic container with a lid. Cover, shake it up a bit, and allow to thaw and marinate in the refrigerator during the day. At dinner time, preheat your oven to 400 degrees F. Prepare a sofrito: Chop the garlic, onion, and bell pepper. Mix with the seasonings in a bowl: cumin, oregano, cayenne pepper, bay leaves, and fresh ground black pepper. Bring ½ cup water to a rapid boil in a skillet that has a lid. Put the sofrito ingredients into the water and maintain high heat with the lid on for about 5 minutes. Reduce the heat to low and continue cooking until all the liquid has been removed. Remove it from the heat when the vegetables have just started to brown and stick to the pan, so that they do not burn. Add 1 whole can black beans and 1 drained and rinsed can of black beans to the skillet with the sofrito. Add the remaining ½ cup of water and the red wine vinegar. Bring this mixture to a boil and reduce to a simmer, leaving it uncovered. This will let the flavors develop, without the help of fat. Cut each salmon filet in half and place on a parchment paper-lined baking sheet. Place in the preheated oven and bake for about 20 to 25 minutes. Salmon is done when it reaches 145 degrees F with an instant-read thermometer. By the time the salmon is done, the beans will have reduced to a nice, thick consistency.

ABOUT THE CHEF NAME OF CHEF: Amy Sauerhage, M.S., R.D. FAMILY: Spouse – Brian Sauerhage; children – Braden and Ethan COMMUNITY: Scripps Ranch HOBBIES & INTERESTS: Photography, cooking, hiking, boogie boarding, and

bike riding

FAVORITE LOCAL ACTIVITY: Taking her dog on the trails ABOUT THE RECIPE: Amy developed this recipe to help control sodium

and calories. The farmed Atlantic salmon that comes frozen at our near-by warehouse store has an added salt solution that is already contributing sodium to the dish – it’s about two pinches of salt more than what would be in fresh salmon for the two large filets. Beans contribute to protein, and keeping the fish portion small helps to control overall calories, as does leaving oil out of the cooking process for the beans. You can serve this with a small amount of brown rice or, for some additional calories, a few fried plantains. Keeping calories low overall made room for a small amount of the traditional side dish. One can of beans was drained and rinsed to further reduce sodium, because even reduced-sodium varieties still contain an abundance. The fresh limes for squeezing and freshly chopped cilantro sprinkled over the whole dish also contribute to flavor. Fresh flavors reduce the need for salt!

ABOUT THE CHEF: Amy studied food and nutrition at Southern Illinois

University and worked with diabetics in her early career. She likes to apply dietary recommendations to making delicious food, and has put her degree to practical use in the kitchen for many years. After moving around for her husband’s career, she is happy to have settled into the eighth house in 15 years in the lovely community of Scripps Ranch. 

Dingeman Elementary Presents Annual Musical

2016 Speak Up Survey The 2016 Speak Up Survey is open for students, parents, educators, and community members through Jan. 13, 2017. Scripps Ranch elementary, middle, and high schools are among the 30,000 schools that have utilized the annual survey’s data to improve learning since the project’s founding in 2003. The survey is run by Project Tomorrow and has three main objectives: to help schools and districts listen to and act upon stakeholders’ ideas; to let education stakeholders, especially students, have a voice in local and national policies and programs; and to stimulate local discussions about the use of technology in education. Findings from the 2015 data gave a comprehensive snapshot of the state of technology in education. Nationwide, 84 percent of school principals believe effective use of technology in instruction is important for student success, and half of administrators say that digital content is already leading to positive results. To take the survey or learn more visit www.speakup4schools.org/speakup2016.

Students from Dingeman Elementary School’s fourth and fifth grade seminar classes, taught by Mr. Saguil and Ms. Morioka, will present the school’s annual musical production, Princess Whatsername, on Dec. 14 at 7 p.m in the school auditorium. Mr. Saguil started the annual tradition at Dingeman Elementary 19 years ago. “My students will probably never remember the books they read in fourth grade,” he said. “Instead, what they will remember is the play they performed while in school.” The play, which features creative acting, live music, singing, and dancing, is about a princess who has forgotten her name. She is joined by a number of familiar storybook characters like Hansel and Gretel, Rapunzel, Goldilocks and the three bears, and Rumpelstiltskin on her laughter-filled journey to discover her true identity. Admission is free, but the cast will gladly accept donations at the door to help offset production costs.

Scripps Ranch Theatre Productions photo by Ken Jacques

The Scripps Ranch Theatre continues its current performance season with two productions. The Fantasticks, a 1960 musical with music by Harvey Schmidt and lyrics by Tom Jones, tells the story of two neighboring fathers who trick their children into falling in love by pretending to feud. The show is the world’s longest-running musical, and has become a staple of regional, community, and high school theater since its premiere, with approximately 250 new productions each year. It will run at the Scripps Ranch Theatre through Dec. 18. The second upcoming production is Good People, written by David Lyndsay-Abaire. The play follows the life of Margie Walsh, a resident of a Boston neighborhood called Southie. Facing eviction and scrambling to catch a break, Margie thinks an old fling who’s made it out of Southie might be her ticket to a fresh new start – and she’ll risk what little she has left to find out. Good People explores the struggles, shifting loyalties, and unshakeable hopes that come with having next to nothing in America. The show will run from Jan. 27 to Feb. 26, 2017. spoken, I view my role as someone to inspire other leaders, organizations, and our community partners to choose “good” and share the benefits of developing strong character in our future leaders and provide opportunities for our community to make a positive difference in their life and the lives of others. WHAT IS THE MOST REWARDING ASPECT OF YOUR ROLE? Being a role model for my son and daughter; seeing tangible results of BSA programs that have changed attitudes, transform lives, and restore hope in other individual Scouts, homes, and throughout our community. WHAT ARE THE LONG-TERM AND SHORT-TERM GOALS FOR THE DISTRICT? Our long-term goals are to grow membership by attracting and retain Scouting members; sufficiently and sustainably fund Scouting operations; flawlessly deliver Scouting programs to our members; and improve our community through impactful community service projects. OUR SHORT-TERM GOALS INCLUDE: 1. Increase membership through the implementation of a diversity and inclusion program with an eye towards reaching “hard to reach” communities. 2. Increase financial contributions by improving the visibility of the work and projects Scouts are doing; to make the over 100,000 hours of community service provided by Scouts and their families more tangible to all. WHAT IS THE MOTIVATION FOR A BOY TO JOIN BOY SCOUTS? WHAT ARE SOME UNIQUE EXPERIENCES OR OPPORTUNITIES AVAILABLE THROUGH SCOUTING? “Some boys avoid obstacles. Scouts overcome them.” The life lessons learned in Scouting form a foundation to embrace opportunity and overcome obstacles in life. Scouting is a fun and safe environment to learn and grow while developing interests and skills. The programs deliver character-building and development centered around good morals and values. Scouting is a chance to learn life skills that help Scouts be successful adults and contributing members of society. Most of all, it’s fun and exciting, with outdoor experiences boys love like hiking, camping, mountain biking, exploring, and more. HOW DOES ONE JOIN A TROOP? The 2017 theme, “Live Scouting’s Adventure,” speaks both to Scouting’s century-old tradition of creating adventures that develop young people into the leaders of tomorrow and to the developing adventures of the next century of Scouting. DOES THE RANCHO MESA DISTRICT NEED VOLUNTEERS? Yes! Boy Scouts is a volunteer-led organization, and we need you to be the foundation! Behind every trustworthy, loyal, helpful, friendly, courteous, kind, obedient, cheerful, thrifty, brave, clean, and reverent Scout is a long line of committed volunteers who share those same traits. Volunteering has always been the very bedrock of the Scouting program. Check out beascout.scouting.org more information. 

Tropical flowers and colorful décor evoked the South Pacific event theme, with Polynesian drums, dancers, and the ceremonial conch shell call welcoming the 330 guests into dinner. Other highlights of the evening included craft cocktails, dancing, a live auction, and the premiere screening of That Is My CASA. For 36 years, Voices for Children has advocated for the rights and wellbeing of San Diego’s foster children. The net proceeds from Starry Starry Night will provide Court Appointed Special Advocate (CASA) volunteers to 426 abused and neglected children living in San Diego County foster care. B E H I N D PAG E S Meet the

Team

Producing six issues of 14 community magazines per year is no easy feat. Our goal from the very beginning has been to create local magazines with content that people actually want to read. Luckily for us, we have an all-star squad that works together to make this vision a reality. Behind each issue is our close-knit team – editors who collect the stories, production leaders who work with our valued advertisers, photographers who capture the perfect moment, and graphic designers who make it all look pretty. And while we have different personal interests, all of us here at ZCode have one thing in common: we are passionate about what makes each of these North County communities so special. It’s because of you that we do what we do. Thank you for inviting us into your home and being a loyal reader of 92131 Magazine. We look forward to bringing you exciting community news for many more years to come.

DERRICK BREAUX | Publisher I’ve always found it rewarding to build things. I like the process just as much as I enjoy the end result. It’s great to see each issue of the magazines grow from concept to hard copy. My typical day at the office consists of interacting closely with the editorial, production, graphics, and sales teams.

LAINEY KRAL | Associate Editor I joined the phenomenal ZCode team two years ago, and the best part of my job is the opportunity to talk to all of you. I love learning about the individuals, families, and organizations that make our communities so special. A North County native currently living in North Park, I spend my weekends hanging out with friends and family, diving into fantasy novels, and riding other people’s horses.

RANDI CANTRELL | Associate Editor Like a lot of my fellow ZCoders, I was born and raised in San Diego. I recently celebrated my first wedding anniversary and my second anniversary of working on the ZCode team. You can find me huddled over the latest edits or planning out our upcoming issues with one of my color-coded spreadsheets. Out of the office, I’m usually searching for that perfect cup of coffee, lifting heavy stuff at the gym, reading a good book, or running interference between my dog and cat, whose friendship is still a work-in-progress thing.

SHYANNE LOPEZ | Associate Editor Born in Los Angeles and raised in Murrieta, I’m somewhat of a newcomer to San Diego. Luckily, joining the fantastic team of creatives at ZCode has really allowed me to learn and love so much about this beautiful city I now call home. When not in the office searching for cool stories and people to feature, I can be found tending my succulent garden, “discovering” a new brewery, or taking selfies with my dog.

SAMANTHA EDWARDS | Editorial Assistant I was born and raised in North County San Diego and after spending five years away, I don’t think I’ll ever be leaving again! It has been a dream come true for me to join the ZCode team. In the office you can find me furiously typing away or sifting through piles of paper proofs. Outside of the office I’m usually baking, writing, drinking wine, walking my dog, or spending time with family and friends.

JESSICA BREAUX | Director of Business Development I am a native San Diegan and I couldn’t imagine working, playing, and raising my family anywhere else. I spend most of my evenings and weekends being a soccer mom of three. At the ZCode office one can usually find me juggling lots, just as I do at home. If I’m not at the office pushing paperwork you will find me out networking in our communities.

MARIA FERNANDEZ | Graphic Designer I was born and raised in Mexico where I was surrounded by the love of my big family and friends. Before moving to San Diego I lived in Washington state where I worked at JWT Inside and the University of Washington. I am passionate about graphic design, and I love to connect with the community through my design. It’s a pleasure to be doing what I love at ZCode, a place that has become an extension of my family. I like spending time with my family, hiking, reading, and loud laughter.

SHARI CANETE | Graphic Designer I have strong ties to Canada, but San Diego has always been my home. And I feel very fortunate to be part of the ZCode family. In the office, I’m the one clacking away on the keyboard trying to find the perfect color combo. Out of the office, I’m obsessing over ancient alien theories, running madly outdoors, enjoying San Diego cuisine, or taking my big fur-baby on adventures around the neighborhood. And I’m a huge coffee fiend.

HEATHER LOCKWOOD | Production Coordinator I am a mother to three wonderful children, and a wife to the love of my life of 20 years, with over 10 pets – dogs, cats, guinea pig, and a bird. In my free time, I enjoy making and fixing jewelry for friends and family. I’m known in the office as “Lockwood” and can usually be found sending emails and being the liaison between our marketing and graphics departments. I love seeing the magazines printed knowing I helped make it happen.

MICHELLE SCHUETTE | Senior Account Executive Born and raised in Colorado, San Diego has been my home since 2011 and I can’t help but feel blessed to live in such an amazing and beautiful place. Working at ZCode has to be the best job one could ask for. I love being able to be out in the community, meeting and working with great people and great businesses. My husband David and I are the parents of three very athletic daughters, so you will quite often find me on a soccer field, a volleyball court, or at a swimming pool. During my free time you will find me working out, hiking, enjoying the beach, and spending time with friends and family.

LORI LUM | Photographer I have owned and operated Spark Photography for just over a decade. I am a past president of Professional Photographers of San Diego County, and my passion is creating visual legacies for families and organizations. I love working with the ZCode team and meeting all kinds of new people in the neighborhoods I cover. Originally from Iowa, I enjoy the San Diego sunshine and live with my husband and adorable two-year-old daughter. In my spare time, I like to get outdoors with my family, read, and cook.

cripps Ranch students at High Tech High Media Arts, led by teacher Matt Martin, are exploring chemistry in a real-life scenario by making and selling soap through their own Wicked Soap Company. The team has accomplished quite a bit over the last year; they have raised money and given two $500 scholarships to graduating seniors, purchased a wheelchair for a student in need, given a new teacher a grant, and donated many bars of soap to other people in need. The students work together to make the soap and volunteer their time to sell it at local flea markets, fairs, and farmers markets. Perhaps even more important than learning about chemical processes, the students find value in learning how to be part of a team. “Teamwork goes

a long way in running the Wicked Soap Company,” said freshman Sofia Blanco. “For one thing, we make the soap in groups, and there’s usually a team of five student volunteers selling at each event.” Tenth grader Nikola Ristic agreed, “I have learned that when you do not work as a team, you will fail.” The students also learn valuable business techniques through running their own company, like budgeting money and marketing and selling the products. “My favorite aspect of the business would have to be selling our soap,” Sofia said. “We get to interact with customers and it’s a good feeling seeing our hard work pay off. It’s nice that we’re able to see how a business works, from the inside out.” To learn more or purchase soap go to www.shop.meet-ed.org/store/ wicked-soap-company. 

The Excitement of Mock Trial

ne of my favorite activities in high school has been mock trial, which I’ve participated in since I was a sophomore. Each year is another exciting journey as the team spends months preparing for the big competition in February against all the other teams in San Diego. We receive our case in October, a thorough packet about the made-up crime, complete with charges, constitutional issues, and witness statements. The packet is hefty but it only contains objective facts. It’s up to us to interpret it: for the prosecution and defense lawyers to manipulate the overwhelming information into clear, concise arguments, and for the witnesses to use their statements to

fully embody their character when they take the stand in the mock courtroom. Countless hours of work go into our preparation for the competition – many afternoons, evenings, and weekends are spent crafting questions, practicing examinations, scrimmaging other schools, rewriting arguments, and revising them again, up until the final night before we step into the hallowed rooms of the courthouse downtown. The jury room is electric when we walk in on the first day, buzzing with the nerves, excitement, and aggression of over 400 high school students dressed in sharp suits and blazers. The beauty of mock trial is that every school interprets the case differently;

EPSTEIN & WHITE Specializing in Retirement Income Solutions

each team’s plan of attack and argument is completely unpredictable, making the four days of competition quite challenging, but also exhilarating, when we finally get to see the culmination of months of toil. Even though I don’t plan to become a lawyer, mock trial has been one of the most rewarding experiences these past three years, strengthening my public speaking and argument skills, but more importantly, giving me so many wonderful friends and memories. 

Should You Re-Evaluate Your San Diego Real Estate Investments? by SCOTT VOAK

I

am one of the few, if only, local real estate prognosticators that isn’t predicting a market fall. I don’t think we are in a bubble, and I think inventory is tight enough that by the time we get to St. Patrick’s Day, we could be talking about the surging real estate market. That said, I am still working with some of my own investors to sell investment property here and move the money via a 1031 Exchange to other areas. The appreciation we have seen in both rents and prices over the past few years makes me think that the values for rental property may not have much more room to move. Plus, by any measurement (cap rate, cash-on-cash return, ROI), San Diego isn’t a good place to maximize your rental income. Here’s an example of a change we are making for an existing client: Ed owns a property in Pacific Beach worth about $700,000 that he paid $450,000 for several years ago. The rents are about $3,100/ month and after all expenses, he was netting about $400/month. Since he purchased it for $450,000, he was depreciating another $10,000/year on his taxes, which saves about $3,500/year. He’s taking the money to one of the new locations I’ve identified, and he will purchase a three-plex and a four-plex for about the same total cost. His rent will be between $7,000 and $8,000 total and his costs will be about the same (HOA goes away, property taxes go up). So, his net

Address

income will rise about 10 times to over $4,000/month. As a bonus, he will be depreciating about $17,000/year for a tax savings of about $6,000. In other words, he goes from making a total of $8,300/year to making about $54,000/year, which for him allows his wife to stay home and raise their daughter. So, although San Diego is a great place to live, it makes sense to look at your investments and see if property in another location will pay off better. 

ICE SKATING

THROUGH SAN DIEGO Discover One (Or More!) of San Diego’s Many Ice Skating Rinks This Winter by SAMANTHA EDWARDS

T

here aren’t many places in the world where you can lace up your skates and glide along the ice, palm trees swaying in the Pacific Ocean breeze, and then step off the rink and onto the beach in the middle of winter. Such is the case, however, at the iconic Hotel Del Coronado’s Skating by the Sea beachfront ice rink. Not only are you able to enjoy the sound of waves lapping at the shore but you will likely be swept up in the wintery cheer of it all – twinkling lights, festive music, and hot cocoa to start. But the Hotel Del isn’t the only place to ice skate this winter. Our beautiful city is home to several special holiday rinks as well as a number of rinks open yearround. Indoor ice rinks offer a variety of fun activities all year long, including public skating sessions, figure skating lessons, ice hockey leagues, broomball, ice polo, curling, and more. Some, like Escondido’s IcePlex, even have special winter-themed events to help get you in the holiday mood. While year-round rinks let you bundle up in thick socks and scarves even in the middle of July, San Diego’s holiday rinks are nothing short of magical. Viejas Outlet Ice Rink, for example, is a seasonal favorite and boasts the title of Southern California’s largest outdoor ice rink (even said to be bigger than the one at Rockefeller Center), where guests can enjoy shopping, entertainment, and a holiday water show all in one place. Poway’s Community Winter Festival features not only ice skating, but s’mores, fun decorations, and even sledding! Or you might check out the brand new outdoor rink at Point Loma’s Liberty Station, with all proceeds benefiting the Peckham Center for Cancer and Blood Disorders at Rady Children’s Hospital San Diego. How’s that for holiday spirit?
