t will come as no surprise – for people that know me and people that regularly read my letters – that I love our team here at ZCode Magazines. Rayna Higuchi Helps Bring Together Student Athletes at Canyon Crest Academy by JENNIFER FRAKES | photo by Soul of Photography
F
or Rayna Higuchi, recent high school graduate and member of Canyon Crest Academy’s (CCA) Student Athlete Council, bringing together student athletes was all in a day’s work. “The Student Athlete Council at CCA works on improving the relationships between sports teams and the rest of the school community. We also try to recognize athletes who have worked hard for their teams and go out of their way to give back to the community. Many CCA athletes are involved in charity organizations, and we think that is important to recognize,” explained Rayna. This field hockey and lacrosse player also enjoyed her time with the Student Athlete Council because it allowed her to cheer on her friends in other sports, something she feels is an important part of the high school experience. Rayna is also passionate about academics and is headed to MIT in the fall. Her current plan is to major in environmental engineering. "I'm really excited about going to MIT since it’s been my dream school since tenth grade. I love environmental science and engineering because of how interconnected the field is with the world. No

problem ever stems from a single issue, so learning about solutions and how pieces of the puzzle fit together is really interesting to me,” revealed Rayna. Her ultimate goal is to become an attorney focused on environmental policy. “My mother is a former attorney, and she is definitely part of the reason why I want to follow that career path. My mom has a moral code that I respect and also has the strength to follow it through,” stated Rayna. In addition to her sports and academic endeavors, Rayna enjoys cooking, reading, hiking, and watching movies and television shows. She also loves the Solana Beach community where she has lived her entire life. “I really love how beautiful and clean the city is and how we have the best weather anywhere,” said Rayna. As she embarks on her journey to MIT, it is certain that this bright young woman will continue to make a difference and pursue her dreams.

City Hall Kick-Off
CITY HALL DEMOLITION GIVES WAY TO NEW TOWN HALL PROJECT photo by Bill Morris
S
ince acquiring the existing City Hall site in the 1970s, the City of Del Mar has made several attempts to build a new facility. In recent years especially, due to instability in the face of seismic activity and general deterioration, the city was unable to use much of the former buildings’ administrative space. It was also found that attempting to upgrade the current City Hall building would have cost about 90 percent of building a new one and would not include any special features of a new facility. More than 40 community meetings have been held since 2013 to solicit input on the location, project scope, and design. In mid-June, the city officially broke ground with over 80 people in attendance for the existing building’s demolition kickoff, in part a celebration of the facility that served the community well for many years. Prior to serving as City Hall, the facility served as a school, first for the Del Mar Union School District and later as St. James Academy. The small annex building on the lower level of the lot was the original library until the current library was built in the 1990s. Mayor Sherryl Parks, Vice Mayor Terry

Sinnott, and City Council Members Don Mosier, Al Corti, and Dwight Worden all spoke at the event. The new facility will be much more functional, offering several new state-of-the-art amenities that will benefit the entire community. One such amenity is the 3,000-square-foot Town Hall – which is being designed as a flexible space that can accommodate official community meetings, workshops, and events. It will also feature a 15,000-square-foot plaza overlooking the Pacific Ocean as a beautiful space for the community to enjoy. There will be public parking spaces added and a centralized customer service counter inside City Hall as well. The facility has been designed in a way that upholds the character of Del Mar and incorporates environmentally sustainable elements, such as water-efficient landscaping, irrigation equipment and plumbing fixtures, LED lighting, and use of recycled materials, among other things. Construction for the Town Hall is scheduled to begin in late September or early October and is expected to be completed in the spring of 2018. hris and Amy Rosskopf love the beach, so it’s no surprise that the couple met in the ocean at 18th St. in Del Mar. “I caught a wave to the inside and when I kicked out she was right next to me, looking positively radiant,” recalled Chris of first meeting Amy. “I muttered a weak ‘nice evening, huh?’ and paddled back out kicking myself for not thinking of anything else to say.” Luckily, Chris and Amy ran into each other again by chance at a local market – the rest is history. Today, the couple have made roots not too far from where they met with daughters Sage and Kristen. “We love living here because of the great neighbors we have, the amazing schools, and the proximity to the beach and great hiking and biking trails.”

The coastal area of San Diego’s North County has always been a special place to the Rosskopfs. “The girls are fifth generation San Diegans,” explained Chris. “Their great-great-grandfather Colonel Ed Fletcher came to San Diego in 1888 and was instrumental in developing Solana Beach and Del Mar, where the extended family still gathers every July 4 for a family reunion.” Chris – who earned a B.A. degree from San Francisco State University – is a founding faculty member of High Tech High Media Arts in Point Loma. Amy graduated cum laude from UCLA and earned a master’s degree in French and francophone studies from San Diego State University. Today, she works as a lecturer in the Department of European Studies at SDSU. When they aren’t helping to shape young minds, the Rosskopfs try to travel as often as possible. “Being teachers allows us to travel a lot during the summer,” said Chris. “This summer we will go to Costa Rica and on a road trip through southern Utah to follow my half-brother on the Tour of Utah bike race.” If you don’t find them traveling or surfing at the beach, the Rosskopfs enjoy eating at Jake’s Del Mar, hiking, skating, biking, reading, and watching movies. They shared, “We like to decompress after a long day at school and work by watching old Three’s Company reruns!”

Ann Ray Makes a Difference Through Her Role in Environmental Education
A
nn Ray, a Del Mar resident for more than 40 years, loves her community’s “small town feel … and the beach!” Striving to spend as much time outdoors as possible, Ann’s appreciation of nature has manifested itself to her current volunteer position as a master composter for the Solana Center, an environmental-based nonprofit organization. She completed the Center’s five-week master composter course and continues to volunteer by building compost piles in local gardens, helping students manage their school worm bins, and providing outreach education through workshops, school presentations, and other local events. Her hard work resulted in Ann winning last year’s Gold Pitchfork Award, which is given to a master composter who has shown outstanding service as a Solana Center volunteer. Ann simply stated, “Gardening is in my blood, and
I find it fascinating that a tiny seed can have so much information in it. This work makes me feel that I’m making a difference and leaving a healthier world for my son.” Passionate about disseminating composting information to the public, Ann explained, “Composting is part of a good garden. Good soil grows better plants, reduces the amount of green waste, and saves money!” Thankfully, the Solana Center is an excellent fit for Ann, as the nonprofit recently won the California Governor’s 2016 Environmental and Economic Leadership Award, the state’s highest honor. The Solana Center is currently working on the region’s most pressing environmental problems, such as developing local solutions for California businesses affected by the new state mandate, AB 1826. The mandate requires that large volumes of organic
22 • DELSOLMAGAZINE.COM • August | September 2016
waste need to be recycled instead of sent to landfills. Ann commented, “I feel my biggest accomplishment has been in educating people about why we need to divert organic material out of our landfills; it is because this waste breaks down without air and creates methane gas, which contributes to global warming and has a detrimental impact on our environment.” Unfortunately, the Solana Center’s long-term lease in Encinitas won’t be renewed. The nonprofit is currently searching for a new space with enough acreage to house its storefront, offices, educational workshops, demonstration garden, worm bins, and the showcasing of rainwater harvesting barrels. Ann shared, “My wish would be that the Solana Center finds a new home so it can continue to be a hub for cultivating environmental stewards for our community.”

Assistance League Donates to DMUSD The Assistance League of Rancho San Dieguito (ALRSD) presented a $3,375 donation to the Del Mar Union School District (DMUSD). The donation was presented to DMUSD to help fund scholarships for the 6th Grade Outdoor Education Camp Program. Vice President of Philanthropic Programs Pat Talmon presented the contribution on behalf of ALRSD to Assistant Superintendent of Instructional Service Shelley Peterson and Director of Student Services Cara Schukoske at DMUSD. ALRSD is an all-volunteer nonprofit whose philanthropic programs are dedicated to making a positive difference in the lives of children and adults affected by trauma, violence, and poverty in the Carmel Valley, Del Mar, Solana Beach, Cardiff-by-the-Sea, Encinitas, and Carlsbad communities. Del Mar Hills SurfRider Science Night Del Mar Hills Academy PTA hosted a SurfRider Science Family Night in their Performing Arts Center. The event invited kindergarten through sixth grade students and their families, who were treated to a taco bar before the event, to explore 10 different hands-on science experiments based upon stars, galaxies, constellations, the solar system, planets, moons, asteroids, comets, and space travel – all prepared by experts from the Ruben H. Fleet Science Center. Students especially enjoyed learning how much they would weigh on other planets, figuring out planetary distances, building gliders and balloon rockets, and creating Alka-Seltzer rockets. SurfRider Science is a PTA-sponsored program that utilizes the diverse and interesting talents of community members to offer fun and interactive science-themed programs created for students. Other learning opportunities offered at SurfRider Science Nights this school year have included exotic animals and birds, physics, supercomputers, and skin care. New SDUHSD Associate Superintendent The San Dieguito Union High School District (SDUHSD) Board of Trustees and Superintendent Rick Schmitt have selected Mark Miller as the new associate superintendent of administrative services. Prior to this, Mark was serving as the Assistant Superintendent of Special Education Services/SELPA Operations with the Capistrano Unified School District in Orange County. Among various other administrative positions in other school districts, he spent six years as a special education teacher and coach with SDUHSD at La Costa Canyon High School. Mark said that he is excited to be back in SDUHSD and is incredibly honored to be selected to be a part of the district’s efforts to provide the highest quality education for all students. DMUSD Receives Generous Donation
The Del Mar City Council named Earth Day 2016 in honor of Nature and Culture International (NCI) founder and co-developer of the Del Mar Plaza Ivan Gayler for his 20 years of conservation work. This past Earth Day, NCI spoke to the community at the Del Mar Foundation’s annual event about the power everyone has to preserve the natural environment. The Youth of the Year Awards acknowledge teens ages 14-18 for their achievements in leadership, service, and academic excellence. The award nominees exemplify the critical impact that the Boys & Girls Clubs have on the lives of young people. The winner of the San Dieguito award will receive a college scholarship and will go on to compete in the local, state, and regional levels for the Youth of the Year title. Rotary Club Awards Scholarships The Del Mar-Solana Beach Rotary Club presented $2,500 in scholarships to three exceptional students at Canyon Crest Academy (CCA) in recognition of their academic achievements as well as their contributions to their school and the greater community. Founding President of Del Mar-Solana Beach Rotary Kevin Cahill presented the scholarships to graduating seniors Kelly Bernd, Isabelle Imacseng, and Sean McDowell during CCA’s Dollars for Scholars awards ceremony. Among other accomplishments, Kelly built homes with Casas de Luz in Mexico and was a camp counselor for the Muscular Dystrophy Association. Restored Trail Opens One of the wildest stretches in the San Elijo Lagoon, once off-limits and prone to vandalism, has been restored. San Elijo Lagoon Conservancy and County of San Diego Department of Parks & Recreation announced the opening of Annie’s Canyon Trail, a moderate to strenuous quarter-mile loop hike with switchbacks offering expansive views and enhanced recreation opportunities in the San Elijo Lagoon Ecological Reserve. The restoration of the sandstone slot canyon was made possible by Annie, a 30-year Solana Beach resident and conservancy supporter, whose desire was to expand wild areas for nature and people. Community support was also a large factor that made the restoration possible. The trail was restructured for public access and safety, native plants were installed, and the naturally eroding sandstone walls are now free of graffiti. “We started the process to restore the canyon more than a year ago,” said Executive Director and Principal Scientist for San Elijo Lagoon Conservancy Doug Gibson. “Now that it’s open, we all have an opportunity to protect it together.” Learn more at www.sanelijo.org. Located right at the southern border of the Del Mar community, Torrey Pines State Natural Reserve attracts people not only from around San Diego but from around the globe. NONPROFIT ENCOURAGES STUDENTS TO PURSUE HIGHER EDUCATION

olana Beach-based Casa de Amistad awarded scholarships to six graduating high school seniors who have shown commitment to the organization and who plan to become leaders and role models in their communities. This is the first year Casa de Amistad has awarded the scholarships, which aim to provide financial assistance to students in their pursuit of higher education. Recipients were awarded scholarships ranging from $1,000 to $3,000, as well as a new laptop computer. All scholarship recipients are from Solana Beach or Encinitas and will be attending a four-year college, community college, or a vocational/technical school. They include: Elvert Vazquez (MiraCosta College), Deyvid Diego (MiraCosta College), Justin Alcaide (Cal State San Marcos), Jessica Bueno (University of California, Davis), Frankie Canseco (Brigham Young University–Idaho), Edgar Vergara
(Cal Poly Pomona), and Lesliee Escobedo (University of San Diego). In order to qualify for the scholarship, applicants must have been graduating seniors who were enrolled in Casa de Amistad for a minimum of three years and had at least a 2.5 cumulative GPA. oe and Debby McCloskey have a combined 11 sisters. That’s plenty of female influence, according to Joe, and part of the inspiration behind their nonprofit organization, Helping Women Help Themselves. “We believe that if you help women, it makes for a stronger family, which leads to a better community and a better world,” he reflected. He and Debby met in high school in the Detroit, MI area and have been married for 38 years. Their family includes their daughter, Kate, two cocker spaniels, and five thoroughbred racehorses. Helping Women Help Themselves opened in Vista three years ago. The McCloskeys were supporting a nonprofit that managed micro-loans for lowincome women. But additional business debts caused client anxiety in some entrepreneurs. Joe and Debby realized these women needed more education about running a small
38 • DELSOLMAGAZINE.COM • August | September 2016
business. “So we decided to take matters into our own hands and create a nonprofit that focused entirely upon education and ongoing business support,” mentioned Joe. They first focused on women who couldn’t afford credible business advice, but men are now included. “We tell everyone, it’s not for us to say if a business idea is good or bad,” shared Joe. “The marketplace will tell you.” They help make certain that their business leaders have the best possible chances for success by knowing basic business principles and understanding their personal definition of success. For some, Joe mentioned, it’s making a few extra thousand dollars annually to start a college fund, for example. For others, it might mean making six figures. “Either way, the same basic business principles apply,” he added. The organization provides one-on-one business consultation services free of charge in their Vista office. Joe McCloskey brings more than 35 years of business experience in running both Fortune 500 and private companies. Debby McCloskey is an artist and decorator, and manages the creative and administrative aspects. The organization collaborates with San Diego County Libraries as host sites for free, two-hour small business seminars. Those interested may follow up for consultations. They also present sessions at Board of Equalization conferences. All types of individuals have been guided in their successful businesses, from doctors and attorneys to inventors, manufacturers, and people who begin with little. It’s all in a day’s work for Joe and Debby to help others help themselves.

Solana Beach Scholarships STUDENTS RECEIVE FINANCIAL SUPPORT FOR COLLEGE
T
he Solana Beach Civic and Historical Society recently awarded scholarships to high school students for the third year in a row. In the past, the awards were simply called the Solana Beach Civic and Historical Society Scholarships, but have since been named after two group members, Margaret Schlesinger and Jim Nelson, who passed away this year. Edgar Vergara was the recipient of the Margaret Schlesinger Memorial Scholarship and Jessie McConville was the recipient of the Jim Nelson Memorial Scholarship. Both winners were recognized at the society’s installation dinner in June. The Solana Beach Civic and Historical Society is actively involved in and financially supports programs in education, civic affairs, local history, beautification, and community gardens. Examples of past community projects to which the society has donated include:
renovation of the Fletcher Cove Community Center; highway, roadway, and median beautification; local academic scholarships, including $1,000 each year to the Mexican American Educational Guidance Association; planning and preservation of the Coastal Rail Trail Torrey Pines; palm tree planting at Skyline Elementary School; and other financial support to local community organizations. The Solana Beach Heritage Museum, operated by the Civic and Historical Society, offers a hands-on journey back in time. Located in La Colonia Park, the museum guides visitors from the original community of Lockwood Mesa through its transformation into Solana Beach. T
he San Dieguito Union High School District (SDUHSD) Board of Trustees and Superintendent Rick Schmitt have selected Rob Coppo to serve as the new principal of Torrey Pines High School (TPHS) for the upcoming school year. He will take over for David Jaffe, who was recently selected as superintendent for the Rancho Santa Fe School District. Rob has been in education for 18 years. Prior to being selected for the principal position, he was the assistant director of career technical education in the Grossmont Union High School District. He also previously served as an assistant principal at TPHS from 2008 to 2015 and is a TPHS graduate himself. Further past experience includes serving as a high school English and video production teacher, a WASC site coordinator, a soccer coach, and technology mentor. He was also selected as Teacher of the Year in the Escondido
Union High School District. “As much as I have enjoyed my current position, the opportunity to return to SDUHSD to lead my alma mater is too great to pass up. I feel honored to be chosen to lead a school that means so much to me and my family. I am looking forward to reuniting with the best staff I have ever worked with, as well as the incredible students and families that make Torrey Pines a very special place,” Rob said. “It is my hope, my goal, and my driving desire to positively impact students the way a TPHS teacher did for me when I was a student there. When It’s Time to Drop Your Price, How Much Should You Drop? by SCOTT VOAK
W
e in North County are lucky. Most homes sell pretty quickly (okay, those of you sitting on $3M homes for sale, you are the exception right now). However, there often comes a time as a seller when it is necessary to reduce your asking price. Before doing so, you should of course look at your marketing. Do your photos make your house look as good as they should? Is it staged well? Do you have a 3D tour and a live video, and are they being seen by buyers? How many people have seen your home on the MLS, Zilllow, Realtor.com, Facebook? Your agent should have a good case for lowering your price. The tired solution of “it hasn’t sold, so let’s drop the price” should not be blindly accepted. I tell my new sellers that I am going to invest a lot of money selling their home between photos, 3D tours, live video, social media marketing campaigns, and Market Premier Launch Parties. My goal is that every potential buyer for your home is aware that is it on the market within five days of it hitting the MLS. If I do that, one of three things will happen: 1) It will sell. 2) We will get a lot of traffic, but no (or low) offers – that means buyers liked the online presentation and marketing and saw the value, but didn’t like something when they got to the house. My job then is to find out what went wrong. 3) Nobody comes to see the house – this means they saw all the advertising and house specs, looked at the price, and decided we are priced too high. My job when I list your home is to be your home’s advertising agency. If I do that well, and we agree that the home is correctly marketed and still

no buyers show up, then and only then do we need to look at price. But if price is the problem, how far should you reduce the price? In San Diego, homes typically sell within 3% of their asking price. So, if your asking price is within 3% of the perceived market value, then you should be seeing offers. If you aren’t, you need to drop at least 3% to have a realistic chance of attracting offers (a $5,000 reduction on an $800,000 price isn’t a reduction, it’s wishful thinking). That’s not to say a 1% reduction won’t work, but if you’re not getting offers, you are probably priced at least 3% over market. If you nibble 1% at a time, your home will be on the market longer, causing buyers to wonder what is wrong with it. The 3% reduction might be painful when you were expecting to take more money out of the sale, but history has shown it is the minimum reduction that works.
