Ready to build or renovate your dream home? Our process is straightforward and designed with you in mind. Start by scheduling a consultation where we’ll discuss your vision and review your home site. From there, you’ll collaborate with our builder, designer, and architect to bring your ideas to life with custom plans.

Once we’ve developed an estimate and aligned it with your budget, we’ll finalize the details. If everything looks good, we’ll sign the contracts and move on to the final design phase. After your approval, we’ll begin construction and turn your dream home into reality!

PROJECT Management Process

This is a time for us to get to know you and your situation and discuss your project goals. During the build consultation, we will take measurements and notes on your project. If you need plans, we will work with you to ensure a home that meets your needs and budget.

We will compile everything we need to deliver you a first-round estimate.

As part of the consultation phase, we will work with our subcontractors to build an initial construction estimate for you.

Please allow our team 1-2 weeks for the estimate to be completed and returned. Smaller projects will be returned quicker. On average, larger projects can take up to a month for final estimates to be returned.

During this initial phase, you will meet with our Design Specialist in our showroom to choose the finishes for your remodel. This is the fun part! Our Professional Designer guides you throughout the meeting.

As part of the steps before construction begins, you will need to finalize your quote. Your final quote will have all your updated numbers after final selections have been made. So what can you expect to see in your final building quote?

Exterior Costs

This will include everything from site preparation/excavation, doors, trim, siding, roofing and landscaping. You will also see line items for add-ons like decks, patios, porches. Most builds do not include these as options, so make sure to talk with your builder specifically on this if you would like one of these features.

Interior Costs

This will include everything from your interior doors, trim, paint, cabinets, countertops, fixtures, lighting, flooring, all your appliances and so forth. This is also where you will find line items for your HVAC, Electrical and Plumbing.

When finalizing your selections, it’s important to go through your final line items on the builder’s quote. This is your final opportunity to make decisions on which upgrades are worth your money and those that you can live without.

Kitchen and Bathrooms are notable areas to do upgrades, as that is where you spend the majority of your time. Going with the higher end appliances are also a good idea, as they may provide longer duration before replacement.

Choosing the cheaper builder-grade options are not always the best decision but a personal choice. Spending the money on the upgrades now means longer lasting durability and less renovations if you plan to live there long term.

You’re almost there. You have reviewed your initial estimate and feel we are a good fit for your project. Now, it’s time to start finalizing your estimate and updating numbers with actual selections.

Once your final selections have been done. You will receive an updated proposal for final signatures. This will be your time to go over your line items in close detail to make sure we have everything you had selected correct.

Prior to construction starting you will have one last pre-build meeting with your builder. You will be given a general timeline of when your project will begin.

You will review expectations, all the details in the contract and check-in on the plans to ensure nothing has changed since we last met. This meeting is important to ensure your remodel goes smoothly and without and issues.

There are many variables that can impact the timing to completion of a renovation project. And having clear expectations upfront will help you have a better understanding during the project. Reasons your build may get delayed:

STAGE 1 - BUILD PREPARATION

This is generally the time for permits to be submitted. Final survey is completed.

If you are working with a development builder, this is typically the time you are introduced to your construction manager.

STAGE 2 - EXCAVATION/FOUNDATION PREP

This is when you typically see sewer, water, well or septic hookups happening.

Your site will be excavated and prepped for foundation work. Your foundation will be built, rough plumbing completed and slab poured or block walls constructed.

STAGE 3 - FRAMING/WINDOWS/ROOFING

Roof will be installed, exterior and interior walls framed, windows installed and roof is shingled.

STAGE 4 - MECHANICAL ROUGH INS

All your mechanicals including, plumbing, HVAC and electrical will be roughed in. This includes plumbing lines, electrical wiring and ductwork.

This is also a time that you will usually have an electrical walkthrough and make final decisions on electrical locations.

STAGE 5 - INSULATION AND DRYWALL

Once all your final rough-ins have been completed, it is time to insulate the walls and put up drywall. Once all the walls are drywalled, we will begin taping.

Typically, at this stage of the build, you are asked to not be in the property during the drying times.

Typically during this meeting the builder will also walk you through your home and go through your utilities and how to operate everything in your new home.

Coastal Contracting Cabinets and Countertops

We work directly with our cabinetry team to create curated cabinet plans for your home build. From white to wood tones to completely custom colors, you can create your own masterpiece.

Our Design Showroom has many countertop selections to coordinate with your cabinets and other design selections. All Cabinets include Soft-Closed Doors and Drawers

We needed a contractor for our vacation home and were hesitant because we thought it would be difficult to manage a remodel from out-ofstate plus we never dealt with contractors before.
