Welcome to the June Edition of the Hanover Directory
Well, we all survived the election excitement and we now start on what we all hope will be a long and warm Summer stretching all the way till September! We have all the names and contact details of your new MP and also of all the local councillors who prevailed in the local elections. Have a look at page 23. This month we feature a well known local resident...
Hanover Person... Dr David Bramwell Writer, singer and Sony Award-winning radio presenter Dr David Bramwell lives in Beaufort Terrace. He is the creator of the Cheeky Guide to Brighton and the host of the Catalyst Club. How long have you lived in Hanover? I moved to Brighton in 1992 and with little time to find anywhere, took a room in Coleman Street with a guy who had pictures of his heroes Margaret Thatcher, Norman Tebbit and Iron Maiden on the living room wall. I moved out shortly afterwards for obvious reasons but stayed around Hanover for a good few years. In 1998 I went posh for a bit (Seven Dials) then in 2004 bought a house at the top of Islingword Street in an attempt to keep myself fit. What do you most like about the area? The sense of community, the pubs, my neighbours, the colourful houses, the friendliness, Archers, Fanny’s, the deli and Zocalo to name but a few. The Muesli Mountain comes with personality. Annabel Giles once described Hanover as ‘small houses, big hair’ which still makes me laugh.
Is there anything in Hanover you would like to change? I’d flatten it.
What sort of music do you sing?
Plaintive tunes about ghost villages, cormorants and the North Yorkshire Moors. There’s a psychogeographical bent to the music. The Sunday Times said: ‘The English Sufjan Stevens’ which is a comparison I like. The band are called Oddfellow’s Casino and we’re currently doing a podcast on Brighton’s totallyradio.com which mixes curious histories with music. Tell us more about the Catalyst Club…

It’s in its 11th year and is a spoken word night at the Latest Music Bar where each month three guest speakers take to the stage to talk about a subject they love. We’ve had over 500 speakers so far and the night shows no sign of slowing. What have you got planned for the rest of this year?

Cashless Parking Options to Suit Everyone
Drivers will not necessarily need a smartphone or internet access to pay for parking in Brighton & Hove once coin-operated ticket machines start disappearing from early summer.
You don’t need to register to pay in a shop. Simply go to the nearest PayPoint outlet with your car number and the location number on signs. No tickets are issued. Parking officers check car numbers on hand-held devices. See https://paybyphone.co.uk/parking/
Fix My Street!
Bumpy ride this morning? View blocked by dumped rubbish? Potholes and fly tipping are just two of the street faults that can be reported via the website www.FixMyStreet.com, along with vandalism, graffiti, dog fouling and many other common community issues. You can register for - and use - PayByPhone with most types of mobile or landline – and other payment methods are available.
The council is reassuring people without iPhones or android devices they can still register for the PayByPhone scheme.
It is easy to set up an account online, but you can also do it without the internet. Call 01273 458 458 using any type of mobile or landline. The touch tone keypad is used for securely entering a self-chosen PIN number, payment card details and phone number. An operator takes your car number.
The council intends removing half the 1,200 cash parking machines to save £250,000 a year. But there will still be familiar payment methods available: • Using cash in remaining machines – at least one machine will remain in each street • On-street credit card machines
• Using cards or cash in any of 150 city shops displaying a PayPoint sign.
All you have to do is locate the problem on a map, and select a category: the site then sends it off to the right place to get it fixed. All reports are published on the site, as well as being sent to the council. Browsing your own postcode can be interesting, as you soon learn what the persistent problems are in your area. FixMyStreet comes from the UK not-for-profit organisation mySociety. So, next time you see something that needs fixing, all you need to remember is FixMyStreet.com.

Music and Wine at St Luke’s Summer Series
As Nature Intended? Natural and Biodynamic Wines
We have two concerts on this month. The first is on Friday 5th June 2015 when pianist Zachary Deak, who gave a fantastic recital two years ago, returns with ‘Visions of Inferno’. The recital will explore religious themes in music, including different portrayals of the diabolical, and includes Haydn’s Sonata in C minor, Prokofiev’s “Suggestion Diabolique”, music by Debussy and Schubert, and ends with Liszt’s “After a reading of Dante”. The next concert is a gala concert on Friday 19th June 2015 when Music and Wine at St Luke’s presents a fun and entertaining evening offering something for everyone. Expect a wide variety of instruments and music performed by regular performers at the series, and students from the University of Chichester. All money raised will go to local charity, the Neighbourhood Care Scheme. The Neighbourhood Care Scheme is a good neighbour befriending service provided by Impetus, a local charity committed to improving the wellbeing and quality of life of vulnerable adults in Brighton & Hove. Living in the most bohemian area of the most bohemian of cities, a discussion on ‘natural wines’ is long overdue. Whilst still a very niche market, so-called natural wines are shaking off the hair shirt and gaining increased profile, notably on the London and Paris scene. Produced without intervention, these wines are the fermented juice of grapes lacking permitted additives (up to 70) used by the wine industry. Good news for biodiversity, but for the wine? Maybe, but sulphites allow reliability and control. Natural wines fluctuate wildly and are far more a Russian roulette. An acquired taste too, earthy, robust and very definitely rustic. As for biodynamic, these are grown in accordance with the lunar cycle and wine is supposed to taste far better on fruit days than leaf days. Some may scoff at these trends, but many major buyers now purchase solely on fruit days and in a blind taste test a room of critics all guessed which day was which. So it may be worth a throw of the dice in this direction, but bear in mind these gambles do not come cheap and experience does not indicate that absence of sulphites means absence of hangover! Hanover Community Association News
HCA is the small charity that manages the Hanover Centre on Southover Street. The Charity is run by a com and suggestions, so please get in touch if you’ve attended an event or activity at the Centre and have any Small Meeting Room – Big Improvements!
The Small Meeting Room at the Hanover Centre is now newly decorated, and looking lovely. The ceiling was insulated by volunteers using an environmentallyfriendly material that was donated to us. The LED lighting came out of the money won by Paul Norman of Hanover 10:10 to do improvement work in the building. This money also paid for the internal wall insulation materials, and volunteers fitted it during the Eco-Houses weekend. John Smith of CityZen Architects donated his time and expertise. We have now replastered and redecorated so we have a bright, comfortable, airy and warm room. Many thanks to Joe Hinchliff

hanover The latest in the musings of Hanover Dad...
Hanover Dad... Roll out the Barrel I originally come from east London, and despite 10 years in Brighton, I still have my cockney accent. In fact, it’s actually getting worse. I think that maybe as I get older and more middle class, something subliminal in me hankers back to my working class cockney roots. For example, out of nowhere I’ve started using rhyming slang again. I haven’t used it for years, but it’s suddenly made a comeback. The other morning after I had been out for the night with a few friends, I got up and told my lovely wife that I was “Just off to jump in the Eiffel”. She looked at me in a suspicious way and said, “Are you still drunk?” – I was quite shocked at this statement and should have said, “Of course not, honey. That’s just daft old cockney rhyming slang for ‘shower’, you know, ‘Eiffel Tower’, how silly am I? I’ll make you some muesli and fresh coffee when I’m done.” What I actually said though was, “Nah, babe, I ain’t elephant’s trunk, s’ardly like I came through the door out me nut on me chips and peas, is it? I’ll ‘av a spruce an’ knock you up some mornin’ nosebag, I’m ‘ank Marvin.” My wife just
looked at me open mouthed - it was as though I’d been possessed by Chas and Dave! Despite this incident, I still can’t stop myself. My children are in hysterics at my renaissance cockney-dom. The other day my daughter asked, “How long will we stay at the park for, Daddy?” – “Half an hour,” I replied. “What’s ‘Art Aaah’?” she asked me. “I said half an hour, darling.” – “No, you didn’t,” she answered. “You said ‘Art Aaah’ – you sound like the man on EastEnders who Mummy tells you is really annoying, but then when you’re out tells her friends that she really fancies.” This statement took me aback slightly. Who was this man? Well, after a bit of gentle probing with my wife, (well, a full blown interrogation really the next time EastEnders was on) – it turns out my lovely lady has got a bit of a thing for Danny Dyer! I know, the Uber Cockney himself! “Wow,” I said. “That’s so crazy, what with me getting all cockney again lately. Maybe the longer we’re together, the more we kind of like become the people that we really want each other to be. We must be like so into each other, don’t you think?” With that, my beautiful Surrey-born, professionally educated wife looked at me sternly and said, “You’re ‘avin a laugh, ain’tcha, mate!” Steve Rust

hanover Hanover Gourmet Girls Pub Review…
The Hartington
This month the Gourmet Girls visited The Hartington in Whippingham Road off Elm Grove. This pub is a firm favourite for Sunday lunch as it is family friendly and spacious for large groups, but we wanted to see what it had to offer midweek. The bar was scattered with relaxed, happy regulars and the bar staff were friendly and efficient. We were amazed at the spacious feel of the pub. The tables and chairs were comfortable and there is a large outdoor space and pool table in a separate room. The ambience was great and the music was just the right volume for chatty ladies.
The extensive menu was hard to choose from. It covered a wide range of food with starters and mains all offering a fish or vegetarian option and children’s meals were from the standard menu at a reduced price of £5.95.We really liked the ethos printed on the menu: “At The Hartington we pride ourselves on making Harty meals from fresh ingredients sourced locally and delivered daily. Our dishes are made in-house from scratch; if you have dietary requirements then please speak with the staff and the chefs will be happy to amend our dishes to suit your needs.”
The starters and mains were served together as we asked and they came quickly, were really tasty and excellent sized portions.
The whitebait was served with a really flavoursome chunky tartare sauce and the Asparagus and Pea Risotto was the perfect creamy comfort food, as it should be! The balsamic and rocket as garnish really accentuated the taste. The Harty Caesar Salad had a great rustic feel, but we felt the sauce could have a stronger taste and a little less lettuce. The chicken was really high quality and too much for all of us to finish. The Homemade

Cheesy Nachos were served with delicious meat chilli and were hugely satisfying. We felt it could be improved with side orders of salsa, guacamole, sour cream and possibly some jalapenos, but that might be a matter of taste.
All in all we hugely recommend dining here for any occasion and we loved especially the starters for sharing. Overall Gourmet Girls ratings:

The latest in the musings of Hanover Dad...
Why Hanover is Set to Hit Half a Million… The past 18 months has seen a huge rise in property value in the Hanover district and this looks as if it will continue with some of the larger properties likely to achieve a value of £500,000 in the not too distant future. Hanover has long been a cult destination in Brighton; an area where the artistic and the trendy could find a house for a reasonable budget and still be close to the city centre. Why this has boomed recently is down to a changing demographic of incoming buyers – largely, it is now a destination of choice for ‘London buyers’. The reason for this is clear; London buyers’ top priority is to be within a 20 minute walk of Brighton Station, be close to bars, cafés and restaurants, and be able to get to the seafront easily. Hanover clearly ticks every box.
The other aspect of this change is the age of the London buyers moving down. While in the past it has tended to be older buyers selling their London home and looking for a change of pace by the sea, today we are seeing first time buyers, priced out of the capital, and looking to get on the property ladder down here. The difference this creates is the size of property in demand. Traditional areas for families migrating to Brighton have included Preston Park and Seven Dials but first time buyers are often priced out of these areas. As a result Hanover is proving to be a destination of choice.
The final change and perhaps the most telling are the changes to London Road, The Open Market and The Level. Suddenly these areas have the feel of a sought-after location. Trendy bars, artisan cafés and niche shops sit side-by-side with high street retailers. Every choice is catered for and they are all within a short stroll of Hanover. The café at The Level has become a real hub for families in a safe environment,

and then there is Hanover itself – it still retains its charm and sense of community, and boasts some of the best pubs in the city.

Concerned about your home being sold to fund your future care fees? The Issue
You probably own your home as joint tenants if you are a couple and solely if you are single. For couples this means you own it wholly, jointly and severally. Ultimately therefore you do not own it 50:50 as you might have assumed. You actually own all of it together and when one partner dies the surviving partner owns it solely and absolutely. It is sole and absolute ownership that enables a property to be taken into consideration as an asset by the local authority and puts the property in danger of needing to be sold to fund care.
The Reality
The Law (C.R.A.G - charging for residential accommodation guide) allows local authorities to assess your assets to determine if you need to pay for your own care. Currently if you have assets above £23,250, you are on your own and require care, you will probably have to pay for it all - currently averaging around £800 per week. Savings, cash and income would be used first and then your property would need to be taken into consideration. You would be expected to pay for all of your care until such time as your assets were depleted to below the £23,250 threshold. You would then pay for a proportion of your care until your assets were below £14,250 - at which point all your future care would be paid for.
The Solution
For couples, simply by changing the way you own your property well in advance of any care considerations i.e from joint tenants to tenants in common and by setting up two Trusts within a properly structured Will at the same time will in most cases, prevent your home from being taken into account by the local authority altogether should you ever require care in the future.
The children and/or whoever else is also nominated as Trust beneficiaries for that particular Trust will subsequently have access to that half of the property when the surviving partner dies. The first half of the property then is 100% securely in Trust for the beneficiaries and will not be at risk. As a result of this simple strategy the survivor is protected from having to sell the property to pay for their care should they need it because it is not possible to sell just their half of the property and the Crag guidelines clearly state that the market value of half a property is £0. The second half of the property will then ultimately go into Trust for access by the nominated beneficiaries when the surviving partner eventually dies. The beneficiaries will at that stage have both halves safe and secure in Trust and will be able to share and dispose of the property according to the wishes of the settlors (the original owners of both halves). By leaving 1/2 the property into Trust on first death, the surviving partner can still sell the property to downsize if they wish and are not restricted in any way with regards to what they wish to do to or with the property - it simply means that it is safeguarded and therefore will definitely be able to be appointed to the chosen beneficiaries when the time comes. For sole owners immediately conveying at least half of your property into Trust well in advance of any care consideration and becoming a Trustee and primary beneficiary of the Trust with others nominated to become beneficiaries after your death is usually enough to take away the risk of the property being considered as an asset to be sold if care is required as the property is not absolutely owned by yourself anymore and again it is not possible to sell half a house or force a Trustee to do something that is not in the ultimate best interest of the Trust beneficiaries. The Reasoning
When you own your home as tenants in common you actually own half each. When the first partner dies, they leave their half into their trust. The surviving partner is the Trustee of that Trust and also the primary beneficiary which means that they have complete control over the property and what happens to it.
