Welcome to the May Edition of the Hanover Directory

Well here we are once again in May with the Brighton Festival unrolling all around us! There are literally hundreds of things going on around the city this month and Hanover has its fair share. We feature a couple of things festival related in this month’s edition, the main one being the Hanover Open Houses. You will find a listing of the houses on page 11 and the back cover of the Directory this month is a map of the locations of each open house courtesy of Q Sales and Lettings.

We also feature local Hanoverian Mark Brailsford and his Treason Show Election Special on page 7 so have a read and get along to the show. Sir Charles Napier Inn

This inn still stands at 50 Southover Street, on the corner of Southampton Street. (See this month’s Gourmet Girls food review!) It was built as an inn in the 1860s, so it has had a life already of about 150 years. The occasion of the photograph was the Slate Club House Outing to Buxted on 25 July, but the year is unknown, although it is believed to be either 1903 or 1909.

Hanover Person... Mark Brailsford in The Treason Show Election Special

Actor, writer, producer and director Mark Brailsford lives in Hanover and is the author of Hanover the Musical. He will be performing in The Treason Show Election Special at its new venue, The Rialto Theatre, in May. What do you most like about living in Hanover? The pubs - we are fortunate to have some of the most hospitable hostelries in the country right on the doorstep. There is also a community feel to the area that is hard won and easily lost, great for families too now that the (previously Labour) council got a grip on the HMO (houses of multiple occupancy) issue. Is there anything in Hanover you would like to change? The loud student parties! Still needs to be more done to prevent noise nuisance. For anyone who has never seen The Treason Show, how would you describe it? Like a cross between Spitting Image, Not the Nine O’ Clock News and HIGNFY. Have any of your sketches ever got you into trouble? When Thatcher died, I couldn’t believe our writers group had that many Tories! I had them all shot of course. Tell us more about your election special… It’s going to cover the election outcome, project comic scenarios that may develop in the event of a hung parliament (Treason heaven) and send up all the characters involved. Cameron, Clegg (or as we call him, a punchline on legs) and Ed Miliband will get the Treason comedy treatment, as well as the other smaller parties, including Ukip, the SNP and, of course, our ‘beloved’ Green council. We hold no fear or favour on any issue, party or viewpoint, it’s a scattergun satire on all aspects of the election as well as

other stories in the news. Local issues will also be covered as the local election results for the council are not due until the Saturday, so it’s four days’ worth of shows Weds 6th to Sat 9th May with late bar to celebrate or drown your sorrows, whatever your viewpoint. When is the show on and how do we get tickets? It’s on at Brighton’s newest and most dynamic, all year round theatre venue, The Rialto (50 yards from the Clock Tower at the bottom of Dyke Road). The Gourmet Girls return after a month off!!

Curry Night at The Napier

Last month, we visited the Napier on the corner of Southampton Street for their ‘once a week’ Curry Night with the lovely chef Anthony. The Charles Napier is known for its affinity with Morris dancers and calm restful ambience through the week. Always a steady stream of locals, friendly bar staff and a bijou garden settled between the terraces. We were met by the lovely, efficient, smiley barmaid, Natalie, and lots of space to choose where to sit. The bar wasn’t too busy and it was child and dog friendly. The chef was in and out of the kitchen providing a personal touch to everyone, chatting with the regular diners and making sure everyone in the pub was happy with their food. We opted for a taster dish from the range of curries on the menu: Onion Bhaji, Poppadum, Chicken Korma, Chicken Bhuna, Chickpea Dopiaza, Chicken Vindaloo, Aubergines, Tarka Dhal, Aloo Muttar, and Spicy Chilli Prawns, Naans and Paratha. All served with rice on Thali plates for our enjoyment. A fine mixture of dishes made the perfect meal for five hungry ladies!

There is a small select menu in which all curry dishes can be chicken or chickpeas which can suit everyone, and a separate side dish menu. The food was served promptly with a personal touch. Everything was beautifully spiced, flavourful but not too hot. Some dishes can be made more spicy on request and the Vindaloo is really deliciously hot, gorgeous and bang on the money! A chicken dish that packs a punch. All in all, great value for money and highly recommended by all of us for a Thursday night out on the hill! Hanover’s Artists Open Houses

Once again there’s a chance to discover the wealth of artistic talent hidden away amongst these little streets of rainbow-coloured houses. This year in Hanover seven different venues will be open as part of Artists Open Houses 2015 every Saturday and Sunday in May from 11am to 6pm starting on Saturday May 2nd (check individual venues for exact opening times). As these are mainly private homes it gives visitors a chance to view work in the comfort of a domestic setting. Entry is free and you’ll find each house a unique experience full of art of every variety from painting to jewellery, sculpture to prints, cakes to pots. There are other hidden treasures too: gardens, studios, demonstrations of work and this year some special events…a book launch, wine tasting, children’s art competition… Check each venue for details. The Blue House – Artist’s Open House is part of this year’s Hanover Arts Trail. This year The Blue House will be welcoming back The Blue Bohème Bar and Connie’s Kitschen, who will be serving cherry-topped cocktails, Irish coffees and home-made sweet and savoury treats.

If you have ever pondered how much to spend on a decent bottle of wine, remember, despite the Chancellor’s recent hand-out and freeze on duty, it may be more than you think. Whilst this sounds like a great excuse for Farage and co to stock up, this may be less a cause for splashing out than you think.

A £7.50 bottle will give you £1.61 worth of wine and a £10 bottle £2.87. Decent value exists under the £5 mark but it is a very savvy shopper who can spot it.

Along with the many changes that are currently happening at The Hanover Centre, we have to announce a rather sad one. Rosemary has decided that it is time for her to move on to pastures new. She has been running the office for the last few years and we would like to extend our heartfelt thanks for her dedication and commitment to the centre, for her reliability and organisational skills.

Her willingness to accommodate hirers has meant that we have become a very popular local resource. Musical Bumps classes are going from strength to strength since we started here at the Hanover Centre. We are now able to offer three different aged classes on a Friday.

9.30am gets off to a very lively start with a class for children aged 1+ and their parents/carers. We enjoy songs for counting, songs that rhyme and singing games with puppets and instruments at every class. Of course this age group are very much ‘on the move’ so lots of circle and marching activities happen too. 10.45am welcomes our children aged 2+ with their parents/carers. The class is gently structured with an emphasis on developing musical and social skills through play. Learn to listen, to take turns and even tidy up! 12.30pm enjoys a more peaceful time, with our baby class for 0-12 months. We learn rocking songs, traditional rhymes and lullabies. Puppets and baby instruments come out and we use music and rhymes that have a strong pulse/beat which babies find reassuring. All our classes include refreshment time, which is a great opportunity to get to know other parents/carers and the teacher. At Musical Bumps we believe that music benefits all areas of learning and that children who attend music classes from a young age have increased confidence, greater language skills and are adaptable learners by the time they start school. Micro Library at St Luke’s Church The library taster collection launched at St Luke’s Church in summer 2013 is still going strong.

If you are a member of Brighton & Hove Libraries you can borrow adults’ and children’s books from the micro library. The library was re-stocked in March 2015 and is unstaffed. A book is provided for borrowers to record their library card number and details of the books they are borrowing. The library is open to the public from 9am-12pm on Wednesdays and 11am-2pm on Thursdays. Churchgoers are welcome to use the library after services. Hanover Dad... Vote for Me!

When you’re a new parent, people peer into your buggy and say things like, “Enjoy them now, because they grow up very fast.” Well, by the time you read this, the General Election will be virtually upon us. Now not for a minute am I going to write a political article here, because it could potentially be divisive and also, quite frankly, I’m not clever enough to do so. I have been told I’ve got one or two talents, but political commentator isn’t one of them. Instead, for fun, I’m going to pretend that we really are the People’s Republic of Hanover and pitch my election manifesto to you. Here we go, so vote for me, because as president of Hanover I intend to install cable cars that run from the bottom to the top of Southover Street, Islingword Road and Albion Hill. These will be full-on Alpine-style ones, with those cow bell thingies - and they will run 24 hours a day! I appreciate us Hanoverians are part human, part mounwe should have the right kit. This also means more tain goat, but I defy anyone not to at some point have cheese fondue and schnapps in the pubs. It’s not walked up the hill and thought “I wish this was a bit like it’s not cold enough for eight months of the year. flatter”. Plus, if we are to be a real ‘muesli’ mountain, My second election pledge is that anybody found to be not picking up their dog poo, parking in a selfish and dangerous manner, and worst of all daubing graffiti on people’s houses that they have lovingly painted, will be punished as follows: they will be gathered together on a Sunday (not too early, obviously) on the little area of green by Cobden Road, then a select committee voted for by the people will just look at them and shake their heads in a disapproving and “I’m just really disappointed and expected better of you” kind of way. Just like my nan used to do to me when she saw me with a hangover. Admittedly, this tactic didn’t stop me from getting hangovers. It just made me have them in a different place to my nan, and from what I can see of politicians and their speeches building up to this election, it seems to be all about shifting problems to someone else.

Hanover and Elm Grove Local Action Team Update

The main focus of April’s local action team meeting was our community plan for parking. The meeting heard that Greens and Labour and council officers are willing to work constructively to develop a unique parking and street improvement plan for Hanover. People at the meeting thought that the medium touch was a good compromise that would give us flexibility whilst also preventing the clogging of our streets. A request from the HEG LAT based on the medium touch plan for Hanover will go to the transport committee in July. By then we need to know whether residents in the Carlyle Street triangle, residents on the Pankhurst estate and the other side of Elm Grove want to be part of the scheme or have a different approach more suited to their situation.

So far there is a small preference in some roads north of Elm Grove for something, but really the survey returns are too few at this stage to give direction. There is also talk that a “light touch” scheme with fewer restrictions may work better there. On Pankhurst estate more surveying also needs to be done and this will wait until the General Hospital’s parking scheme has been enforced for a month or so

Concerned about your home being sold to fund your future care fees? The Issue

You probably own your home as joint tenants if you are a couple and solely if you are single. For couples this means you own it wholly, jointly and severally. Ultimately therefore you do not own it 50:50 as you might have assumed. You actually own all of it together and when one partner dies the surviving partner owns it solely and absolutely. It is sole and absolute ownership that enables a property to be taken into consideration as an asset by the local authority and puts the property in danger of needing to be sold to fund care.

The Reality

The Law (C.R.A.G - charging for residential accommodation guide) allows local authorities to assess your assets to determine if you need to pay for your own care. Currently if you have assets above £23,250, you are on your own and require care, you will probably have to pay for it all - currently averaging around £800 per week. Savings, cash and income would be used first and then your property would need to be taken into consideration. You would be expected to pay for all of your care until such time as your assets were depleted to below the £23,250 threshold. You would then pay for a proportion of your care until your assets were below £14,250 - at which point all your future care would be paid for.

The Solution

For couples, simply by changing the way you own your property well in advance of any care considerations i.e from joint tenants to tenants in common and by setting up two Trusts within a properly structured Will at the same time will in most cases, prevent your home from being taken into account by the local authority altogether should you ever require care in the future.

The children and/or whoever else is also nominated as Trust beneficiaries for that particular Trust will subsequently have access to that half of the property when the surviving partner dies. The first half of the property then is 100% securely in Trust for the beneficiaries and will not be at risk. As a result of this simple strategy the survivor is protected from having to sell the property to pay for their care should they need it because it is not possible to sell just their half of the property and the Crag guidelines clearly state that the market value of half a property is £0. The second half of the property will then ultimately go into Trust for access by the nominated beneficiaries when the surviving partner eventually dies. The beneficiaries will at that stage have both halves safe and secure in Trust and will be able to share and dispose of the property according to the wishes of the settlors (the original owners of both halves). By leaving 1/2 the property into Trust on first death, the surviving partner can still sell the property to downsize if they wish and are not restricted in any way with regards to what they wish to do to or with the property - it simply means that it is safeguarded and therefore will definitely be able to be appointed to the chosen beneficiaries when the time comes. For sole owners immediately conveying at least half of your property into Trust well in advance of any care consideration and becoming a Trustee and primary beneficiary of the Trust with others nominated to become beneficiaries after your death is usually enough to take away the risk of the property being considered as an asset to be sold if care is required as the property is not absolutely owned by yourself anymore and again it is not possible to sell half a house or force a Trustee to do something that is not in the ultimate best interest of the Trust beneficiaries. For sole owners the process is simply to set up a Trust now and convey at least 1/2 of your property into it which will produce the same result.

The Reasoning

When you own your home as tenants in common you actually own half each. When the first partner dies, they leave their half into their trust. The surviving partner is the Trustee of that Trust and also the primary beneficiary which means that they have complete control over the property and what happens to it.
