Welcome to Poets Pages... We hope you had a good festival month and welcome to the start of Summer! Let’s hope it is a long warm Summer this year and we can all enjoy some great weather and lots of time outside! A classic Summer community activity is the annual street party and this month we bring you news of a street party in Shakespeare Street. It promises to be a great occasion for the residents there. We also have news of a planning application that has been made for the YMCA in Marmion Road that you may not be aware of. As a publication we merely carry the stories and don’t express any opinion on these matters but we thought that this was an important thing for you to be aware of locally. News of a great local event in Shakespeare Street..
Shakespeare Street ‘Big Lunch’ Street Party 7th June 2015 The Big Lunch is an annual event co-ordinated by the Eden Project, with the very simple aim of getting as many people as possible to share lunch together on the first Sunday in June. Last year the residents of Shakespeare Street combined this idea with a street party to celebrate their namesake Shakespeare’s 450th birthday. The day was a roaring success, with neighbours getting together not only to share a lunch, but also pool their talents to entertain each other with various activities during the day. Among many activities we had laughter yoga, salsa dancing, various children’s activities, and even the street’s canine residents were catered for with a dog show, ‘Ruffs’.

After a successful ‘Big Lunch’ street party last year, Shakespeare Street will be celebrating its second street party on 7th June.
The Worshipful the Mayor of Brighton and Hove, Councillor Brian Fitch, and his wife, Mayoress Norah Fitch, were also present to cut our cake and judge ‘Ruffs’. The party was a huge success and has transformed the nature of the street. Barely anyone knew anyone else before the party, and now there is such a community spirit Shakespeare Streeters are convinced it’s the happiest street in Poets! Our Shakespeare Street Facebook group was subsequently formed and is used regularly to share news and ideas (including currently looking at getting trees planted on the street). A Christmas party was also held at the Ancient Mariner, including a raffle which raised over £800 for the Rockinghorse Appeal and Oxfam. This year we have a similar line-up of activities and guests, once again sponsored by our generous local estate agent Whitlock & Heaps, who help us to provide entertainment such as a bouncy castle and live music from local band, The Real Decoys. Throughout the day there will be lots of activities, including therapeutic laughter yoga, a Bollywood dance lesson from Charlotte Jalley, cake baking and cookie decorating competitions, children’s entertainment with Nicky Nacky Noo, ‘Ruffs’ dog show (judged by our Mayor), plus many more. The party is for residents and friends of Shakespeare Street only, however if you would like to host your own Big Lunch on your street check out www.thebiglunch.com.

Poets Person: Jacqueline MacLean Jacqueline MacLean is the wife of the new vicar of St Barnabas Church. She also has her own business as a Bowen Therapist. She told us more… How are you finding life in Poets’ Corner? At the moment we are living in a temporary house while we work to restore the vicarage attached to St Barnabas. I love the Poets area and have found it so friendly and welcoming. It is very cosmopolitan compared to coming from our previous parish in rural North Devon. What is it like being a vicar’s wife? Each day is different and has different challenges. I have always loved being a vicar’s wife as it has taken me all around the world. We have four children and lived in Florence for ten years. Lawrence is a vicar gifted with an inspirational vision and an ability to make things happen. He preaches from the heart, very charismatic and without notes. I always wonder how on earth he manages to do this every week! Life in ministry is fun and never dull!

How did you get interested in Bowen Therapy? I first encountered Bowen Technique in Italy when bits of my body started to fall apart after having a serious car accident 20 years before. Bowen helped realign my body and helped sort out my jaw and neck issues that had existed since my accident. How does Bowen Therapy work? In a Bowen session we apply gentle non-invasive moves to specific places on the body, either on the skin or through light clothing. Moves are made on muscles, tendons, ligaments and nerves. These moves work directly with the body’s fascia helping it rehydrate, sending signals via your nervous system that help your body to totally relax, aiding sleep – helping to remove everyday stress and anxiety that can make us feel under-par or prevent us functioning at our optimum. To emphasize the point, Bowen Therapy helps the body to heal itself. It helps problems such as frozen shoulders, sciatica, respiratory issues, fibromyalgia, carpal tunnel, lower back problems, knee pain and sports injuries. The results are often remarkable and it is suitable for people of all ages, including newborn babies and infants. You are also an education guidance counsellor. What does that entail? I have been a university guidance consultant for over 30 years helping students get into UK and American universities. I help them to choose the right university for them, guiding them and their parents through the UCAS application and their personal statements. How can people contact you? Poets’ Corner Past... Rutland Hall Near the foot of Rutland Road was built in 1899 the Rutland Hall, as a branch of Cliftonville Congregational Church. It comprised a hall, a schoolroom and a caretaker’s house, which cost in all £3,200! The photograph, taken around 1900, shows it still in almost new condition. It is now the West Hove Community Baptist Church.

Here is some local news that you should be aware of as a local resident...
YMCA Building may be Demolished A planning application has been submitted to the council by the YMCA to demolish their building in Marmion Road and replace it with five 3 or 4 bedroom houses. The building is currently used for sport, dance, gymnastics, trampolining, keep-fit classes and other activities, and serves many sectors of the community. However, the YMCA say in their planning statement that the current usage is a mix of activities that are either not part of the Mission of the YMCA or are not community based. Their main use for the site is for their Education programme, offering alternative curriculum activities to young people aged 14 plus. However the catchment for this activity is city-wide, rather than the immediate area. They plan to relocate their Education activities to another site, probably Blatchington Road, Hove, or West Street, Brighton. They also say that their statistics show that activities such as dance classes and gym activities (which do not form part of the aims and objectives of the charity) taking place at the centre attract more
participants from outside the West Hove area than from the neighbourhoods surrounding Marmion Road. Their planning statement says: “The loss of community facilities at 17 Marmion Road will be minimal. In comparison the charity delivers a wide range of community based activities and projects across Brighton & Hove.” It goes on to say, “..the cost of adaptation is now so great that the building is no longer reasonably viable as a community facility and the cost of converting to any other use prohibitive.” Some local residents are unhappy about the proposals. Helen, who lives in the area, told us: “As a local resident, I feel it would be a terrible shame to lose such a vital part of the community’s daily life. I have lived in the area a long time and know a lot of people who used the YMCA as children and now their children use it. The YMCA has done generations of good work for many causes and I hope we can find a way for it to continue.” If you would like to find out more about the planning application or comment on it online, you can see all the details on the Planning Register on the council’s website: www.brighton-hove.gov.uk, under Planning Application number: BH2015/00914. Is stress making you ill and/or overweight? Ever noticed how your stomach seems to be in knots before an exam/interview/blind date? Do you keep grazing whenever you’re on a deadline or stressed? Almost everyone I meet in my practice displays some symptom resulting from stress and anxiety – be it overweight, IBS, Crohn’s, bloating, skin and hair (loss) issues, low immunity, depression, to name just a few. Years of research on the link between the brain and the digestive system have demonstrated that people who are stressed and anxious are more likely to suffer from depleted gut flora, leading to many ailments (most of the above-mentioned and more). Inversely, impaired gut bacteria can lead to mental health issues, including depression. So how do you help prevent such damage on your physical and mental health? Here are a few tips: Stop bottling up! Help unknot the stress in your gut through exercise, talking, meditating, yoga or other relaxing activities.
Breathe deep: breathe into your stomach by inflating a ‘balloon’ when you inhale and deflating it when you exhale. Do 5 repetitions, 5 times a day. Eat gut-friendly foods like sauerkraut, pickles and apple cider vinegar before a meal, plain organic yogurt in the morning, lots of green leafy vegetables, whole grains, oily fish and pulses. Eat slowly, chew well and keep meals simple and as close to nature as you can. Take a good quality probiotic regularly, especially in periods of higher stress. Concerned about your home being sold to fund your future care fees? The Issue
You probably own your home as joint tenants if you are a couple and solely if you are single. For couples this means you own it wholly, jointly and severally. Ultimately therefore you do not own it 50:50 as you might have assumed. You actually own all of it together and when one partner dies the surviving partner owns it solely and absolutely. It is sole and absolute ownership that enables a property to be taken into consideration as an asset by the local authority and puts the property in danger of needing to be sold to fund care.
The Reality
The Law (C.R.A.G - charging for residential accommodation guide) allows local authorities to assess your assets to determine if you need to pay for your own care. Currently if you have assets above £23,250, you are on your own and require care, you will probably have to pay for it all - currently averaging around £800 per week. Savings, cash and income would be used first and then your property would need to be taken into consideration. You would be expected to pay for all of your care until such time as your assets were depleted to below the £23,250 threshold. You would then pay for a proportion of your care until your assets were below £14,250 - at which point all your future care would be paid for.
The Solution
For couples, simply by changing the way you own your property well in advance of any care considerations i.e from joint tenants to tenants in common and by setting up two Trusts within a properly structured Will at the same time will in most cases, prevent your home from being taken into account by the local authority altogether should you ever require care in the future.
The children and/or whoever else is also nominated as Trust beneficiaries for that particular Trust will subsequently have access to that half of the property when the surviving partner dies. The first half of the property then is 100% securely in Trust for the beneficiaries and will not be at risk. As a result of this simple strategy the survivor is protected from having to sell the property to pay for their care should they need it because it is not possible to sell just their half of the property and the Crag guidelines clearly state that the market value of half a property is £0. The second half of the property will then ultimately go into Trust for access by the nominated beneficiaries when the surviving partner eventually dies. The beneficiaries will at that stage have both halves safe and secure in Trust and will be able to share and dispose of the property according to the wishes of the settlors (the original owners of both halves). By leaving 1/2 the property into Trust on first death, the surviving partner can still sell the property to downsize if they wish and are not restricted in any way with regards to what they wish to do to or with the property - it simply means that it is safeguarded and therefore will definitely be able to be appointed to the chosen beneficiaries when the time comes. For sole owners immediately conveying at least half of your property into Trust well in advance of any care consideration and becoming a Trustee and primary beneficiary of the Trust with others nominated to become beneficiaries after your death is usually enough to take away the risk of the property being considered as an asset to be sold if care is required as the property is not absolutely owned by yourself anymore and again it is not possible to sell half a house or force a Trustee to do something that is not in the ultimate best interest of the Trust beneficiaries. For sole owners the process is simply to set up a Trust now and convey at least 1/2 of your property into it which will produce the same result.
The Reasoning
When you own your home as tenants in common you actually own half each. When the first partner dies, they leave their half into their trust. The surviving partner is the Trustee of that Trust and also the primary beneficiary which means that they have complete control over the property and what happens to it.

Potting on and Re-potting If you have been growing seedlings indoors there will come a time when they need to be potted up, usually when the first true leaves have appeared. Use a small dibber or pencil to gently ease the seedling out of the seed tray. Only hold the seedling by the leaves, not the stem, and try to avoid touching the roots. The seedlings should now go into small pots with a good potting up compost, watered and placed outside, as all chance of a frost has gone. Ensure they have a tray underneath them to prevent too much water loss. Some plants can remain in a container long-term – eg a bay tree – you will need to transplant it into a larger pot as it grows or replace some of the compost every so often to keep it fresh and give it the nutrients it needs to grow. If the roots are beginning to show through the drainage holes it is time to pot it on. This is best done in spring or after the plant has just finished flowering. Choose a pot the next size up so there is less chance the roots will get sodden and susceptible to harmful bacteria and fungi.
Make sure you water the plant before removing it, but allow it to drain. Run a knife around the edge to help ease it free. Before you replant it tease the roots out with your fingers. Add appropriate compost to the next size up pot and gently firm the plant in all around the base of the stem. Once a plant is fully mature it will still need to be re-potted in spring to keep the compost fresh. The roots of the plant and the pot will need to be washed and the roots may need to be trimmed with secateurs or scissors. If a plant is in a very large container it may be impractical to re-pot it regularly, so top dressing can be an alternative. Scrape out as much of the old compost as possible, add fresh compost mixed with sand, grit or fertilizer as necessary, then add a further dressing of grit or bark to the top. Here is news of some great community activity...
Volunteers Clear Up Rubbish Eyesore Look around the neighbourhood where you live - is it reasonably clean and tidy? Or do you, like most of us, suffer from old newspapers blowing about, empty cans and bottles, dog mess and half-eaten takeaway meals scattered by seagulls? Who is it that, in the dark of night, dumps builders’ rubble, an old TV set, a fridge, a soiled mattress.....? In Hove, actually, a group of local residents decided to do something about a rubbish eyesore in their neighbourhood: on Sunday afternoon 17th May, they got up a Volunteer Work Party of over 20 neighbours and 10 kids and set to clearing up their back alleyway off Tamworth Road, behind Portland Road/Marmion Road. Brighton & Hove Cityclean Area Operations Manager Damien Marmura supplied the volunteers with a refuse lorry with driver, black plastic bags, shovels and gloves free of charge! A couple of hours later, the alleyway became a much cleaner, more pleasant, and safer place. Well done, Hove actually - city council support and localism at its best!
