Welcome to April’s edition With the evenings stretching out and the temperatures rising things are definitely feeling a bit more optimistic these days and in the spirit of getting out and getting active we have a few articles for you this month. Firstly we have a little piece on the Brighton Marathon including the official map of the route and if that gets you inspired we have the perfect first step in your running career; namely parkrun which is a free 5km run that takes place every Saturday morning in Hove Park and Preston Park. It really is a great arrangement and an excellent way of getting fit. I personally have been going for a while and can vouch for the benefits however if you fancy something a little gentler how about getting involved in bowls? There is a free day of activities at the Hove and Kingsway Bowls Club on Marathon Sunday so you are more than welcome to pop along and roll a few and learn what the game is all about. Local west hove Person DJ NORMAN COOK The DJ Norman Cook, also known as Fatboy Slim, lives in Western Esplanade with his wife, Zoe Ball, and two children. He is to be a headline act for this year’s Pride Brighton & Hove in August. Tell us what you’ve got planned for Pride… The Wild Fruit Tent always lives up to its name! Expect much guest tranny action, muscle Marys and me camping up my set accordingly! Have you got any other big shows in the pipeline? This summer in the UK I’m doing Creamfields, SW4, T in the Park, Glasto (of course), a new one run by Bestival called ‘Common People’ in Southampton, Parklife in Leeds…and the usual Ibiza, Vegas and Brazilian nonsense… Oh, and Snowbombing. We know that you’re a big Seagulls fan. What have you made of Brighton & Hove Albion’s season so far? Sami Hyypia tried his best but wasn’t the man for the job and possibly stayed too long. I think selling Ulloa was a mistake. We’ve controlled too many games and ended up drawing or losing them because we had no in-form striker. Loving the grit and passion of late (due perhaps to our new manager and less emphasis on loan players who don’t care so much about the club). Much to do and build on but I think we are safe from relegation… Local people seem to be making good use of your Big Beach Café at Hove Lagoon. Have you got any special events planned there this year? There is always stuff going on! Our regulars have kept us busy during the winter (the winter warmer specials and dogachinos helped) but we have all kinds of events; the Big Balls event is based there again this year. I am doing a reading with Peter James as some of his new book is based around the café. (No spoilers allowed!) There will be pop-up events around The Great Escape and we now have a gourmet pop-up once a month. Paul Barber from the Albion is doing a meet the fans evening… Our dream of the café serving the local community is working like a dream!

You seem to spend a lot of time travelling around the world. Do you get to spend much time at home? Yes. As a DJ I play mainly at weekends and can spread my shows over the year so it’s not like being in a band when you are off for months at a time. I’m home during the week for school runs! Also, when Zoe is doing something like Strictly, I just take the time off to be primary parent. What do you like about living in West Hove? Portslade actually. It’s close enough to the city to use the facilities, but down on the beach we feel miles away in terms of peace and quiet. (Except when we or our neighbours are in the tabloids for something!) Is there anything you would like to change? I would like to see some politicians with real ideas who might improve this country. RIP Tony Benn, Ken Livingstone for PM! I was asked to get involved in a voter registration campaign but I couldn’t get motivated since there is no-one worth voting for this May… Thanks Norman!!

Ginnetts circus This photograph was taken in a meadow then existing south of New Church Road on 17 July 1891. The house seen across the road is the present 29 New Church Road, then the

first house in Aldrington across the Hove boundary. Together with the two similar houses to the west (screened from view by the cart), it had been built in the 1880s. For many years this house was the home of the Hounsome family, but about 1936 it was opened as the Brighton & Hove Liberal Jewish Synagogue, and a large new building was later erected in the back garden.Â

LOCAL event... Coming up next month during the Brighton festival is The West Hove Open Houses Trail...

THE WEST HOVE ARTISTS’ OPEN HOUSES TRAIL Brighton and Hove is a city of art and culture. The month of May in particular offers an eclectic array of art, crafts, theatre, dance, cabaret and more, with countless opportunities to indulge the senses for little to no financial cost. The Artists’ Open Houses runs alongside the Brighton Festival and Fringe from 2nd to 24th May and forms an integral part of the city’s famous annual festival scene. Judy Stevens, the festival director, said: “The ethos of the Artists’ Open Houses festival is inclusivity, encouraging participation from artists and makers of all ages, at all stages of their careers, and from all parts of the community. To give opportunities to marginalised artists, those facing barriers to the art world for any reason, including economically and geographically as well as those with physical and learning disabilities, is very important to us.” There are many trails throughout different parts of the city. In West Hove, we have our own trail, and although in its infancy – this will be our fourth year running – we’ve been going from strength to strength.

The West Hove Trail covers the area from Sackville Road in the east to Boundary Road in the west. These houses will be supporting a range of artists, including painters, weavers, box makers and many more. The West Hove Open Houses have worked together to ensure each year is more diverse and exciting than the last. This is a fantastic opportunity to support Brighton and Hove’s many small businesses from a range of artistic disciplines. It’s also a great day out with the family. Many of the houses offer refreshment opportunities, some even providing a fully cooked lunch. Have a nosey around your neighbours’ houses this May and get a taste of what makes this city a British arts and culture centre. 2014 Best Open House – Peanut Butter Tree Arts at 3 Lawrence Rd

The 2013 and 2014 Best Open House award went to houses in West Hove and the 2012-2013 Artist of the Year, Vanessa Conyers, had some of her intricate ceramics in a stunningly beautiful open house on Carlisle Road. Last year the winner was Peanut Butter Tree Arts at 3 Lawrence Road, while the 2013 winner, ‘Encounter’ at 12 Langdale Road, was awarded VisitBrighton’s Visitors’ Choice Award.

LOCAL event... It’s that time of the year again...

Brighton Marathon sunday 12th April This year’s Brighton Marathon has its Mass Start in Preston Park at 9.15am, with the elite runners starting in Withdean Park. The official race starter in Preston Park will be Jo Pavey, the women’s 10,000m gold medal winner from last year’s European Championships. Boundary Road will be reached at approximately 10.33–10.45am by the elite men. Some of them might be detached at that stage. The elite women will get there around 10 minutes later. There will be music from The All Stars between 10am and 2pm, by St Andrew’s Road. A new feature this year in West Hove will be a “Find Your Strong” giant screen at mile 23, broadcasting messages of support from family and friends. There will also be music from samba band Bloco Fogo, commentary and spectator seating. This will be outside the Connect gym on Basin Road South in Shoreham Harbour (just to the west of Western Esplanade), from 10.30am to 3pm. The race will end at Madeira Drive, with the first of the elite runners expected to finish at around 11.25am. There will be a Beach Village on the beach adjacent to the finish line, containing charity marquees, bars, food, giant screens and a chill-out zone with deckchairs and picnic benches. Regular article about local exercise opportunities by West Hove resident Isobel Muir...

Parkrun - it’s a brilliant invention! Almost every Saturday morning since November 2007 you will have been able to find me in Hove Park taking part in parkrun, a free, timed, 5k run. It’s a brilliant invention! Having started off as a small group run in Bushy Park, it has ballooned into a worldwide phenomena. The premise is simple. Register once, print off your unique barcode and run parkrun events anywhere in the world. The run itself is only 5k (3.1 miles) which makes it accessible to all, as even the least fit can complete this distance in under an hour, walking all the way if necessary. I have now branched out ever so slightly and completed many runs at Preston Park, one of the newer parkruns to spring up. Having knocked up 150+ runs at Hove Park, I needed to do something to try and regain some motivation so decided a jaunt to Preston Park bright and early on a Saturday morning was just the ticket. Preston Park is still relatively quiet with only around 350 runners taking part (compared to the 500 or so that turn out weekly at Hove Park). The course differs too insofar as it is less hilly but contains more corners and a dead turn which Hove lacks. Fortuitously, almost all of the many times I have run Preston Park the weather

has been good, sunny, but cold, with not too much in the way of a headwind on the long flat section adjacent to London Road. I have managed to get closer to the hallowed 20-minute mark which I haven’t been able to see even with binoculars since summer, which reinforces the saying a change is as good as a rest. I’m sure many of you will already be aware of parkrun, but for those who aren’t who would like to get into running in an encouraging and low-key, friendly environment, you really should get yourself registered, come along and have a go. You may well find that, having done it once, suddenly you are receiving your free 50 t-shirt, followed by your 100 t-shirt and jacket, and making your way slowly but surely to the 250 marker like me… Whether you choose to start your parkrun odyssey at Hove Park, Preston Park or further afield, you won’t regret it. The sense of camaraderie is excellent, you will make loads of new like-minded friends and get fitter all at once. What more could you want?

LOCAL gardening... Here is our monthly gardening feature written by Nareesa Sulaiman, a local garden designer...

In the garden... april 2015 If you like having cut flowers in the house, why not try growing your own flowers from seed for a change. With only a little effort, you can have flowers for cutting throughout the summer and well into the autumn... Many flowers that are used in flower arrangements can be grown from seed. A seed catalogue recently dropped onto my doormat and I was delighted to find that it is now possible to buy cut flower mixes, i.e. you don’t need to buy lots of packets of seeds, plus you know that the colours in the mix will work well together. Decide where in your garden you are going to plant the seeds; most plants for cut flowers need lots of sunlight but there are plants that work well in partial shade. Prepare the ground by lightly forking over then raking to create what is called a ‘fine tilth’ which means there are no clumps of soil. Apply a general fertiliser. If you are using several varieties of seed, use a stick to mark out areas where you want to grow each type. The usual convention is taller plants at the back. If you have a mixed seed packet, you won’t need to worry about this. Some gardeners prefer to plant seeds in straight lines so that they can distinguish the seedlings from the weeds, but I prefer to scatter the seeds over the area and then push them down into the soil. Water with a watering can. Sweet peas are one of my favourite flowers for cutting

as they smell amazing. They need something to climb up, so position canes before planting if there is nothing for the plant to hold onto. Canes work well in rows or in a wigwam. It helps to soak sweet pea seeds overnight before planting. Plant two seeds at the base of each cane then water well. Magnolia stellata The dainty flowers of the star magnolia open on bare branches creating a stunning contrast between flower and twig. This is a great plant for small gardens as it is slow growing and reaches a maximum height of 2.5m. AWARD-WINNING LANDLADY OPENS THE RAILWAY INN The Whistlestop Inn in Station Road, opposite Portslade Station, has just re-opened under its historic name of The Railway Inn, having been taken over by licensee Zoe Rodgers. Zoe won an award in 2013 with The George Payne pub in Poets’ Corner, for the Best Turnaround Pub at the Great British Pub Awards, and she has now taken on a new challenge with The Railway Inn, which was built in 1861. A new function room and beer garden are still being refurbished, but the pub and kitchen are open, with traditional British food, as well as an extensive wine list. Zoe is also planning a live music venue – The Platform – and she intends the pub to be family and dog friendly.

Barnardo’s Link Plus Short Breaks Being a special person to someone special Barnardo’s Link Plus is a service in Brighton and Hove for families of disabled children providing familybased short breaks (respite care) to help parents have a break, recharge their batteries and spend time with their other children. For a disabled child it is an opportunity to make new friends and have different experiences. This can be for a few hours in the day or one or two overnights a month. We also have some carers who look after disabled children on a full-time basis or as a shared care arrangement with parents. The children all have a disability. This could be a learning disability, complex health needs, autism, sensory impairment, epilepsy, a physical disability or a combination of all of these. Carers who provide overnight respite care in their own home are assessed by a Barnardo’s social worker and given comprehensive training. Carers are paid an allowance and consider their role as something more vocational or rewarding than their 9-5 job, wanting to offer this in their spare time. Our carers tell us how their lives are enriched by the experience of having a disabled child as part of their family.

Looking after a disabled child requires lots of energy and patience as some of the things we take for granted can take more time, like communicating or getting dressed. Sometimes disabled children might have trouble getting to sleep or may wake in the night. Parents really value the occasional night off knowing that their son or daughter is with someone who is taking great care of them and having fun too. It also allows children to have more independence in what often becomes an “extended family”. The feedback from parents of disabled children is often that their Short Break Carer is the most important person to them outside their immediate family. What’s in a street name?

ST LEONARD’s Road A fascinating insight into history can be found by looking at and researching local street names. A few years ago, tandem cycling down through south-west France with friends, we stayed at Limoges. You’ll find it in the Limousin region of Haute-Vienne. In this area, people and cattle are called Limousins. Until the advent of the train and car, the cattle provided milk, leather, meat, ploughing power and transport for local porcelain clay. They pulled carts with goods and often people. The cows were called ‘Limousines’. 20km east of Limoges is a village where a local French noble, L���������������� é��������������� onard, was converted to Christianity about AD 500. He became an abbot and later a hermit in the local woods. He was given the right to free prisoners and became their patron saint. His prayers allowed the French queen to give birth to a healthy boy. In grateful thanks the king gave him land at Noblat where he founded a monastery.

The village is called Saint-Léonard-deNoblat. Rumour has it that, in AD 1410, a rector of St Leonard’s Church in Aldrington �������� persuaded the Bishop of Chichester to allow him to build a hermit’s cell or hut in the church grounds, perhaps even in the Secret Garden. We haven’t found it yet! The English hermit lived many years after St Leonard de Noblac was alive. In 1877, on the Aldrington Estate, a piece of land just south of New Church Road was partitioned off and sold to become the St Leonard’s Park Estate. Several roads on this piece of land were named after the saint: St Leonard’s Road, Avenue, and Gardens. Mike Sharman

Concerned about your home being sold to fund your future care fees? The Issue

You probably own your home as joint tenants if you are a couple and solely if you are single. For couples this means you own it wholly, jointly and severally. Ultimately therefore you do not own it 50:50 as you might have assumed. You actually own all of it together and when one partner dies the surviving partner owns it solely and absolutely. It is sole and absolute ownership that enables a property to be taken into consideration as an asset by the local authority and puts the property in danger of needing to be sold to fund care.

The Reality

The Law (C.R.A.G - charging for residential accommodation guide) allows local authorities to assess your assets to determine if you need to pay for your own care. Currently if you have assets above £23,250, you are on your own and require care, you will probably have to pay for it all - currently averaging around £800 per week. Savings, cash and income would be used first and then your property would need to be taken into consideration. You would be expected to pay for all of your care until such time as your assets were depleted to below the £23,250 threshold. You would then pay for a proportion of your care until your assets were below £14,250 - at which point all your future care would be paid for.

The Solution

For couples, simply by changing the way you own your property well in advance of any care considerations i.e from joint tenants to tenants in common and by setting up two Trusts within a properly structured Will at the same time will in most cases, prevent your home from being taken into account by the local authority altogether should you ever require care in the future.

The children and/or whoever else is also nominated as Trust beneficiaries for that particular Trust will subsequently have access to that half of the property when the surviving partner dies. The first half of the property then is 100% securely in Trust for the beneficiaries and will not be at risk. As a result of this simple strategy the survivor is protected from having to sell the property to pay for their care should they need it because it is not possible to sell just their half of the property and the Crag guidelines clearly state that the market value of half a property is £0. The second half of the property will then ultimately go into Trust for access by the nominated beneficiaries when the surviving partner eventually dies. The beneficiaries will at that stage have both halves safe and secure in Trust and will be able to share and dispose of the property according to the wishes of the settlors (the original owners of both halves). By leaving 1/2 the property into Trust on first death, the surviving partner can still sell the property to downsize if they wish and are not restricted in any way with regards to what they wish to do to or with the property - it simply means that it is safeguarded and therefore will definitely be able to be appointed to the chosen beneficiaries when the time comes. For sole owners immediately conveying at least half of your property into Trust well in advance of any care consideration and becoming a Trustee and primary beneficiary of the Trust with others nominated to become beneficiaries after your death is usually enough to take away the risk of the property being considered as an asset to be sold if care is required as the property is not absolutely owned by yourself anymore and again it is not possible to sell half a house or force a Trustee to do something that is not in the ultimate best interest of the Trust beneficiaries. For sole owners the process is simply to set up a Trust now and convey at least 1/2 of your property into it which will produce the same result.

The Reasoning

When you own your home as tenants in common you actually own half each. When the first partner dies, they leave their half into their trust. The surviving partner is the Trustee of that Trust and also the primary beneficiary which means that they have complete control over the property and what happens to it.
