Are you thinking of extending your home? And did you know that for a short window of time the regulations have been relaxed to allow people to have twice the size conservatory? We spoke to Russell Bridge, Managing Director of local window and conservatory firm Finesse Windows about the changes. Russell told us “before these rules changed in May this year you could have a 3 metre conservatory without planning permission, whereas now that limit has been doubled to 6 metres. And have you measured how far 6 metres is? Go on, check it out!” “But these rules have only been changed for a limited time, so if you want to make the most of this golden opportunity for the conservatory of your dreams then the time is now.” “A second change to the rules means that it is now free to inform the council of your plans,” says Russell, “and then the council will write to your neighbours giving them 21 days to raise any objections. If they hear nothing then your plans will be approved and you can go ahead.” If you are interested in these changes to the planning laws you can read more about it

in Finesse Windows’ blog on their website www.finesse-windows.co.uk and you can check these changes on the council website at www.birmingham.gov.uk/pdchanges Finesse Windows is a local family run firm, established for over 30 years, based in Kings Norton. The company prides itself on building conservatories that are designed to keep heat in during the winter and repel heat in the summer. Their conservatories are built to last with steel reinforcement used to transfer roof weight effectively and they come with a ten year guarantee. Russell tells us that 60% of their work is either through repeat business or recommendation so they must be doing something right. If you would like to talk to someone about these changes, and have a free consultation with a Finesse designer then call 0121 222 9546.

Hiya, Well the weather has certainly bucked up hasn't it! I think you can always tell when Wimbledon has been on because all the parks are full of people playing tennis. I am really glad than Tim Henman won after all this time. His Mum must be thrilled. When it’s hot like this then I don’t know about you but my mind starts drifting towards thoughts of wild swimming (that’s outdoor swimming in a river not braving the wave machine at Cocks Moore Woods.) When you think of the little shallow River Rea you can be forgiven for thinking there’s no wild swimming to be had around here but I bumped into a fella in wythall on Thursday who used to live round Dog Pool Lane when he was a kid. He told me that they used to damn up the river and make a swimming pool - that’s enterprise for you. Well kids I’ve got a line full of washing to fold -bone dry from being on the line in the sun!

10

Enjoy the rest of the weather. But do be careful when sun bathing. There is no shame in using fake tan. I make mine up myself at home - it’s a mixture between Johnson’s Skin and Cillit Bang! All the Best, Wave if you see me on The Fifty Bus

Back to school In our special feature on ‘back to school’ we look at the various options for children making the jump from primary to secondary school. Most parents of school children will be thinking about uniform, shoes, PE kit, and generally getting back into the routine of school in September. But for a few there are more pressing issues to consider. Like what secondary school to choose, and whether to go comprehensive, grammar or for those who can afford it, independent. The move to secondary school is major and parents want to get it right for their kids first time. If you are facing this decision then hopefully this will help. Comprehensive School Open Days All of the comprehensive schools in the area run several open days during September so that you

can make sure you get to see all those relevant to you. They are too numerous to list here but you can download a pdf document which includes them all from www.birmingham.gov.uk/secondaryschool Grammar School Open Days (full details at www.birminghamgrammarschools.org) Children take the grammar test early in September and the closing date for registration is in July. So for children going into year 5 in September these are some useful dates. For those going into year 6 – good luck!

Puberty – the big issue Many parents are focused on helping their children get on well at school, choosing the right secondary school and make the transition smoothly, at the same time as coming to terms with the changes to their bodies and minds. This is a topic that many teachers and parents find embarrassing and difficult to talk to children about, or perhaps they touch on the subject but fail to tackle it in depth.

“They tackled all the puberty-related issues you can think of in a refreshingly open and innocent manner – normalising them and bringing taboo topics out into the open.

Luckily there is a local theatre company that goes into schools to do just that. Balsall Heath-based Loudmouth Education and Training provides drama workshops on issues including puberty and bullying in primary schools and alcohol and teenage pregnancy in secondary schools and colleges.

“After the performance the two actors split up and ran sessions with all the children in smaller groups – separating the girls and boys – to discuss the issues that came up in the play. It was amazing to see the children eager to talk about how they felt about the play and what it meant to them.”

Editor Amy Watson went along to see them in action at Moseley School in the spring. The show was called ‘my mate fancies you’ and was performed by two actors to an audience of around 200 year 7 and 8 children.

“I think the lessons learnt during this type of activity are absolutely invaluable for the wellbeing and healthy growth of teenagers as they make their way into the world of adulthood. I just wish something like this was around when I was at school.”

“Audience participation was encouraged to a certain degree and at first there was a good deal of giggling, but these two actors had the full attention of a hall full of difficult to impress teenagers by the end of their performance,” she said.

Homework – to be or not to be? The jury is still out as to whether homework should be abolished. As a headmaster and School Inspector for 20 years (and a parent for longer), Roger Outwin-Flinders, Headmaster at Hallfield School says his advice to parents has always been that meaningful homework, and a reasonable amount, is to be commended. Roger has sat on committees over the years with children, staff and parents who would all like to see it banished. He says, “Too often in schools homework is used a ‘sledgehammer to crack a nut’. “It astonishes me to this day to know that six, seven and eight year olds are spending as much as two hours a night, five days a week (and sometimes more time at the weekend) completing meaningless homework that has no relevance to the work being carried out in class, that is not marked (or even acknowledged by) the teacher who has set it, often causing unnecessary upset at home. “Don’t punish the child and the parent for homework’s sake!” he says. “Excessive homework is often used to compensate for inadequate teaching, in my opinion! So why homework, you hastily ask? The quality of teaching and learning has improved dramatically since the 60s and 70s. Lessons are well planned,

18

and objectives for each lesson are clear and purposeful. Homework, is and should be, an extension of the work taught in the lesson. It naturally bridges the gap between school and home, and, most importantly, it starts to develop independent thinking and learning habits for secondary school, university and beyond. According to Roger, twenty minutes in year three, with some reading and up to forty minutes in year six is ample. He believes that to remove homework in schools altogether would be a retrograde step and once lost would never be retrieved. “Our children are the future. We need to prepare them and give them the skills, confidence and knowledge to be the leaders of tomorrow. My advice with regard to homework would be: Less is more,” he concludes.

St Dunstan's feels like a brand new school! Would you like to go and see the how St Dunstan’s School has been transformed by their exciting new-build. The £2m new-build and refurbishment at St. Dunstan’s Catholic School is now complete and staff and pupils are delighted with the changes that have been made. The new Nursery and Reception areas are purpose built, bright and airy, state of the art classrooms with new interactive whiteboards, air-conditioning, and their own integral bathroom facilities. The classrooms lead directly outside to a dedicated Foundation play area, artificially grassed so it can be used all year. The rest of the school has been transformed too. There are several new classrooms that are all air-conditioned as well as being larger than the average classroom; the older classrooms have all been fully refurbished. The whole school now has wireless connectivity which has given the children greater flexibility when using the new iPads as research tools for their projects.

20

Teachers work closely with the parish of St Dunstan, Bishop Challoner Catholic College and several local primary schools; this helps them to improve the quality of education that they offer children as they maintain their strive for excellence. The results continue to be in the top 20% nationally, as the school stays at the forefront of educational changes. You are welcome to see in action the quality of care teachers at St Dunstan’s give to the wonderful children in their care and the marvellous facilities they can offer to your children. You can have a tour of the school on Tuesday 22 October or Wednesday 6 November at 10am. And you can join in with the tour of the school and head teacher's presentation on 14 November at 7.30pm

8's too late With the new school term just around the corner, Specsavers opticians in Kings Heath is encouraging parents to make the most of the break and get their children’s eyes tested. The store which is situated at 132 High Street, is supporting the Specsavers ‘8’s too late’ campaign, which highlights the importance of ensuring children have their eyesight checked from a young age. In a recent report, commissioned by Specsavers and Mumsnet, it was found that 25% of parents with a child aged 3-12 are yet to have their child’s vision tested. Peter Squire, store director at Specsavers Kings Heath, says: ‘Regular eye examinations are vital, as undetected problems with vision affect a child’s learning and if it is not in perfect condition it can often be mistaken for learning difficulties in young children. Around 80% of everything a child learns is through their vision, so even a minor problem with a child’s sight can mean they suffer huge setbacks in their development at school.

could be their eye sight, so it’s definitely worth taking them to your nearest optician.’ The store has designed a friendly and fun eye examination for kids of all ages, as well as boasting the latest pre-testing equipment. It also provides the Kids Go Free offer, which includes a free eye examination and frames in either the £64 and £85 ranges, when a NHS voucher is presented. There’s a wide range of kids glasses to choose from, including the brand new Moshi Monsters™ frames, now available at Specsavers. Youth watch A NEW scheme launched in Kings Heath has been welcomed by local businesses and community members in the area. Youth Watch, a scheme aimed at helping police improve relationships with young people, has so far attracted 15 members from the All Saints Youth Project. The young members joined officers from the Moseley and Kings Heath neighbourhood team and Kate Smart, Business Improvement District manager for the High Street, to carry out patrols in the area. The members decided to start a Youth Watch scheme and approached their local neighbourhood team to implement it. Kings Heath has been identified as an area for improvement for ‘The Children’s Society’s Kings Heath Good Childhood Report’. The idea behind Youth Watch is that members will regularly work with businesses on the High Street and the local neighbourhood team to clean up graffiti, litter and report unsafe street furniture. They will patrol every Thursday afternoon with officers from the local neighbourhood team.

24

Sergeant Anna Wilson from the Moseley and Kings Heath neighbourhood team said: “Thanks to a great partnership between The All Saints Youth Project, Kings Heath BID and West Midlands Police, Youth patrols should be a great success. “We had excellent feedback from the businesses and the local environment will improve as a result of these weekly proactive patrols.” Kiu Wai Lam co-ordinator from the All Saints Youth Project, said: “This has been a very promising start to this new initiative, hopefully it will help cultivate a more positive relationship between young people and local businesses. “I am excited about this opportunity for our young people to contribute the continual improvement of Kings Heath.” For regular updates on Youth Watch you can follow the Moseley and Kings Heath neighbourhood team on Twitter @MoseleyKHeath

Magazine Makeover You may not realise it, but the magazine you are holding in your hands is very different to the edition you read two months ago. Chief amongst the changes that have taken place is the brave decision taken by editor Amy Watson to play UN Ambassador for our two rival areas, uniting ‘My Moseley’ and ‘My Kings Heath’ into one magazine. “People are rightly very proud of their local identities,” explains Amy, “but there is a great deal of crossover. People from Moseley shop in Kings Heath, Kings Heath residents go out in Moseley. I found I was sharing so much content between the two magazines, it no longer made sense to treat them separately.” And before the good people of Kings Heath ask why their neighbourhood has been relegated to second place in the title, it’s purely to do with the length of the words, so that they fit better on the cover.

28

“It’s definitely only a typography decision,” insists Amy, “there’s no favouritism!.” And the makeover doesn’t stop at the title - all advertising has also been removed from the front cover. “I wanted it to look more inviting,” Amy says, “To highlight the editorial content and show people that there was more to the magazine than advertising. The adverts make it financially viable, and promote good solid local businesses, but it’s the stories that make people open it up and see them. It wouldn’t work if there was nothing worth reading inside.” And with that in mind, Amy has also bolstered the editorial and advertising sales teams. Kings Heath resident Alexandra Taylor has recently left her full time job at a local college to venture into the uncertain worlds of private English tuition and freelance writing.

“I’m really excited about contributing to the magazine,” she says. “Not only will it help me flex my writing muscles, but also get to know my local community better. It gives me an excuse to be nosy. I love finding out what’s going on, and then sharing that with people.”

“I was born in Hall Green and have lived in the Midlands all my life,” explains Charles. “My work involves a lot of travel as most of my clients are in the south. By building a stronger connection with Swan Publishing, I’m hoping to build up more business in Birmingham.”

Local Moseley residents Amy Maclean and Kirsty de Vos are now working with the editor to ensure that the magazine showcases a good range of local businesses and continues to grow so that it can support plenty of interesting community pages.

“Most of my current work is for commercial clients and especially the automotive industry, but I’d like to do more work for local business, publications, events and special occasions. To make a successful living out of photography, it’s important to be diverse in your approach. Basically, if anyone comes to me with a request and I think I can meet or exceed their expectations, then I’ll take the assignment.”

Amy and Kirsty have been busy getting out and about to meet as many local businesses as possible to expand the range of businesses that we represent and ensure that this publication is a useful resource to the people who read it. Another local resident contributing to the magazine’s revamp is photographer Charles Davis from ‘Professional Photography’. His unique images have been making sporadic appearances for the last two years, but you’ll find a lot more of his work gracing the pages from now on.

So, have the changes to the magazine been worthwhile? Only you, the people who read it, can answer that question. We’re always interested to hear your comments, both positive and negative, so if you’ve got something to say, please feel free to get in touch. Alexandra Taylor

Do you love to sing? Well now is your chance to join a local church choir. And don’t be put off by the word church - you don’t need to be a member of the congregation to join one of the church choirs at St Mary’s Church in Moseley. These outstanding local choirs perform a wide range of music from the informality of a Jazz Mass for the Mostly Jazz Festival in July to the solemnity of choral Requiems for Remembrance Sunday.

Singers have twice led music making on the Costa del Sol including at Malaga Cathedral. Next year both choirs are uniting to storm St. Patrick’s Cathedral in Dublin at the end of July.

St Mary’s is a member choir of the Royal School of Church Music and participants benefit from the training and support that provides. The choir is open to members of all ages, from age five to eighty. Two choirs make this possible: The Robed Choir with girl and boy Treble Choristers underpinned by teenage and adult Tenors and Basses with St. Mary’s Singers catering for Ladies’ and Gentlemen’s voices.

One happy parent has commented: “Both of my children attend regularly because, in their words, it is fun. They enjoy the social life and their passion for singing has been keenly nurtured. Membership fosters a strong sense of belonging, excellent teamwork and close friendships. And they earn pocket money!”

Choir Director Mick Perrier has led the choirs for over 35 years and his enthusiasm and love of music have helped to shape a dynamic, impressive choir. Mick says: “It’s an all-round experience for the youngsters and adults… free musical education, weekly musical services, performance opportunities, a vibrant social life and travel opportunities.” The Robed Choir are Resident at Norwich Cathedral this August. Recently St. Mary’s

St. Mary’s Singers celebrated its 40th Anniversary in July – one or two have been in it for nearly all that time, they’ve enjoyed it so much. Let them help you discover your voice! Why not give it a try? There will be open rehearsals for visitors to both groups after the summer but meanwhile for details or information Mick is on 07967 595881 or via mick@mperrier.freeserve.co.uk

Earlier this year Mr & Mrs Pedder had their late Victorian house restored to its former glory by The Harborne Sash Window Company

which involved the remodelling of the front of the house, the appearance of which had been ruined by 1970s ‘improvements’. The work included the re-building of a bay window which had been taken out, the construction of a monopitch roof to disguise a flat roof, the creation of a new entrance porch and the replacement of windows with sash windows. Mr Pedder said: “We were very impressed by the professionalism of Mark Jephcott and his team. While always being sensitive to our preferences and needs as clients, Mark was able to offer excellent advice and solutions to problems. The quality of the windows, door and fittings is very good and the team that did the fitting are very skilled. The company made considerable efforts to ensure that the final result met with our satisfaction. “The work has transformed the appearance of our house and restored its Victorian character. We are delighted with the outcome of the work and would have no hesitation in recommending The Harborne Sash Window Company.”

Many people buy windows and doors – often at great expense – just by looking at a corner sample provided by a salesman who comes to their home. Some people even buy windows and doors via the internet without any contact with the product they are purchasing. The Harborne Sash Window Company is a great source of information. Their knowledge and experience coupled with the showroom really helps you decide on what is right for your home.

Getting your finances in order Life takes on a slower pace over the summer and gives us all a chance to brush away the cobwebs, sort out the house and get our financial affairs in order. In this feature we talk to Davisons solicitors a local law firm who are making big changes to their company over the summer, rebranding and making new improved commitments to their clients. (See page 38) We also hear from locally-based Kathy Tedstone from HBFS Equity Release who can help retired people release some of the equity in their homes (see page 39) and Sarah Ryley who can advise on financial matters who tells us how we can plan our finances to make it easier for loved ones after we are gone. Local law firm joins national brand Edgbaston based Davisons Solicitors has just taken the plunge to rebrand and become part of the national umbrella group Quality Solicitors. As of 1 August they are now known as Quality Solicitors Davisons across their offices in Edgbaston, Cotteridge, Weoley Castle and Four Oaks. Having spent the last 28 years building and growing their reputation and position as being the most active conveyancing law firm in the West Midlands (as confirmed by official Land Registry data), Managing Partner Gary Davison sees this move very much as a step towards formalising the quality of service they offer their clients. “Our reputation locally is built on providing a reliable efficient service and becoming part of the Quality Solicitors brand is an extension of this. It is not a franchise, rather we have joined an umbrella organisation that seeks to offer a consistency of service delivery across the country,” he said. Davisons is a full service law practice, dealing with family matters, will and probates and personal injury and other litigation claims as well as specialising in property conveyancing.

Managing Partner Gary Davison

As part of this move Davisons is committed to a number of promises to their clients: • • • • •

Saturday opening Free first advice No hidden costs Same-day response Direct lawyer contact

Despite a difficult property market over recent years, Davisons has continued to grow its team and increase the amount of conveyancing work it carries out. “We have ridden the storm of a turbulent property market over the last five years, but we are now seeing some promising signs,” said Gary. “Interest rates are low and mortgages are cheaper than ever and bank lending is increasing again. We are also seeing less failed transactions – where mortgages have been approved and then withdrawn. “Generally the property market is on the up – and it’s about time too!”

Helping you enjoy your retirement If you are retired and want to release some equity from your home then Kathleen Tedstone from HBFS Equity Release Limited has some words of advice. “People generally come to see me when they are in their 60s or 70s and are looking for a way to generate some extra money,” says Kathleen. “Equity release is not right for everyone It may affect your entitlement to state benefits and will reduce the value of your estate,” she advises. “Over 30 per cent of people are missing out on benefits that they are entitled to so this is the first thing I look at with them. “I treat every new client as if they were my own parent or grandparent and try to offer the best advice for them. “In cases where equity release is the best way forwards, I can help them choose the best option for them. “Equity release is used for a variety of reasons, including holidays, home improvements, helping family, maintaining standard of living, medical care etc. “A lifetime mortgage enables you to access a percentage of the value of your home depending on your age and the value of your property.

“The general idea is that the mortgage will be repaid in full when the property is sold after both partners have either passed away or moved into a care home. To arrange a free consultation you can email k.tedstone@hbfsonline.co.uk or call on HBFS Equity Releases freephone number 0800 0742684

HBFS Equity Release Limited Authorised and Regulated by the Financial Conduct Authority – Registration Number 304106

“There is a huge amount of flexibility with these at the moment – some allow you to make payments and some not, having an impact on the value of the mortgage at the time it will need to be repaid.

Can you afford to lose money? That might seem like a ridicilous question but according to the Unclaimed Assets Register 2013, insurance companies hold approximately £400 million of unclaimed monies in life assurance and pension plans and there is over £1 billion of unclaimed funds held by National Savings and Investments. Often, not being organised when it comes to your finances can have serious consequences for the family and friends you leave behind when you pass away. For relatives and friends who have been asked to become executors of an estate, it can be extremely difficult to locate key documents and important financial information. Such documents include wills, share certificates, bank account details and life assurance plans; all of which need to be easily accessible shortly after a death occurs. If documentation is difficult to locate, the risk is that assets may go undetected. Getting organised and ensuring your financial affairs are in good order is the best way to make sure your family are aware of the inheritance available to them at what will be a traumatic time. That’s where a professional financial advisor can help. Sarah Ryley of Provest Financial Solutions, which exclusively offer St. James’s Place Wealth Management financial products, is an expert at getting her clients organised. She says, “For all my clients, which include people from all backgrounds, I organise their finances so that relevant details are easily available to them and their excecutors via a paper filing system,

40

spreadsheets and a special booklet that specifies what each client owns and where it is kept.” It’s this level of attention to detail that assures her clients that whatever the future holds, they or their family won’t have any difficulty in locating assets held. For valuable peace of mind, call Sarah for an informal consultation on 0121 445 2931 or email sarah.ryley@sjpp.co.uk

Bee Cause – because we need them Have you noticed bees vanishing in your garden recently? Bee numbers have been declining dramatically in recent years, which is a real problem. Bees are vital to our food supply, pollinating 75% of the food we eat and without them it would cost £1.8 billion to pollinate our crops artificially. This is something we’ll particularly notice at this time of year, when there is less food to harvest come the late summer and early autumn. The Friends of the Earth Bee Cause campaign is calling on the government to introduce a National Bee Action Plan to protect all 267 of our bee species. Such a plan would cover all the issues that bees face including habitat loss, disease and pesticides. In Birmingham Friends of the Earth has run lots of stalls and organised several events in order to raise awareness of the plight of the Bee Cause and the plight of the bees. These events included a Family Fun Day at Martineau Gardens and the There’s Something Funny in the Honey comedy gig at the Glee Club. They used the money raised from There’s Something Funny in the Honey to fund three bee-friendly projects in Birmingham.

42

One of these bee-friendly projects, the Jubilee Bee Garden just down the road in Balsall Heath, was opened by MP Roger Godsiff in May, and Friends of the Earth has funded two other bee-friendly projects that currently in the pipeline. One of these is a bee-friendly foraging necklace being planted in Kings Heath Highbury Community Orchard. There will be several planting days for people to help make this foraging necklace a reality, so keep a look out for that! If you want to help, why not plant some bee-friendly wildflowers in your back garden, or build a bee hotel for solitary bees? You can find lots of information on how to do this www.foe.co.uk/bees . If you want to keep an eye on what’s going on in Birmingham check out: www.birminghamfoe.org.uk/biodiversity Or get in touch at rebecca@birminghamfoe.org.uk if you want to get involved in the Bee Cause or any of other campaigns.

Guthrie & Ghani

Cafephilia

I Used To Have One Of Those

Community Concerns Despite the recession, business along the Alcester Road is booming and, among the old stalwarts, a number of bright young things have recently appeared. ‘Cafephilia’ in Moseley opened in June after local residents Anthony, his partner Ian and their friend Julie spotted an empty shop and turned it into their dream cafe. Getting acquainted with the espresso machine is Tracy, who owns the hair salon in the basement, another debut venture. “My four o’clock cancelled,” she says, “so I’m just doing the coffees.” This spirit of mutual support is also important to haberdashery ‘Guthrie & Ghani’, which opened in April. BBC ‘Sewing Bee’ finalist Lauren and husband Ayaz capitalised on Lauren’s high profile by bringing their successful online business to the high street. “We’ve been amazed by the enthusiastic welcome”, explains Ayaz, “It’s so helpful to chat to other businesses and share advice.” York Road in Kings Heath has nurtured a number of new ventures this year. Beautician Christina, who opened ‘PC Parlour’ in March, explained why

46

the support of other local businesses is so vital. “The hairdresser opposite sends people to me, and I recommend her to my customers”, she says. “It’s all about helping each other.” This is echoed in family operation ‘I Used To Have One Of Those’, specialising in nostalgia and memorabilia, which opened in May. Three generations help run it, including nan Doris, whose knitted egg cosies are very popular. “We wanted it to have a really personal feel, to be part of the local community” daughter Julie explains. And community spirit is good for business too - grandson Luke says that “everyone leaves happy, with a smile on their face, and they all buy something.” Alexandra Taylor Photography by Charles Davis www.professionalphotography.me.uk

Passionate about all things vintage The Kings Heath Vintage Flea market will celebrate its first anniversary at the next market on the 7th September. From humble beginnings the Flea has gone on to become a regular and popular fixture in Kings Heath with traders coming from all over the West Midlands to sell unique vintage and retro clothing, accessories, furniture, kitchenware, and bric-a-brac. The Flea is held at the All Saints Centre on the same day as the farmers market giving visitors the chance to grab a tasty bite to eat from local suppliers. Anna Bright organises and trades at the Flea and says the Flea will only go from strength to strength; “Over the last year we have built up a loyal following of traders and visitors.

54

Sellers of genuine vintage and retro are encouraged to contact Anna early as the Flea is now fully booked well in advance. All details can be found on the website www.vintageflea.co.uk

Are you thinking of selling a business? In our ‘meet the team at Tyndallwoods’ series we meet Martin Dyke, Managing Director and Head of Property who gives some tips on how to maximise value and minimise cost when selling a business. Martin has over 35 years experience handling Tyndallwoods commercial property for developers and investors, acting on both sale and purchase of businesses as well as landlord and tenant work. Martin generally becomes involved when a sale or purchase has already been agreed. So here he offers some advice to those at an earlier stage of the process. It is easy to think of the big things – he points out – but sometimes the smaller things can be overlooked. And his advice to those selling – whatever the size of business – is to spend some time getting all your records in apple pie order before negotiating a deal. This includes assembly of a ‘manual’ of how to run the business, including all accounts, contracts with suppliers, staff and customers. Information assembly can be extremely time-consuming if you are disorganised and this will ultimately cost you more in fees if someone else has to do the leg work. Another area which can be overlooked is what to do when there is a leasehold property involved. Talk to the landlord early on, advises Martin, to ensure that they approve of the purchaser. 29 Woodbourne Road Edgbaston Birmingham B17 8BY edgbaston@tyndallwoods.co.uk Car parking on site

It is important to be aware of the creditworthiness of the purchaser and whether their offer of a bank loan is assured. And further sticking points can include regulatory issues regarding employment, contaminated premises, and disability regulations. Martin always aims to keep costs and due diligence proportionate to the purchase price. Much of his work comes from word of mouth and repeat business which is testament to his good service and sound advice.
