You may have noticed Wonder Women gracing our cover this issue! In an interview with actress Gal Gadot we find out some of the many reasons why this role could not have been more suited to her. It’s an exciting time for fans who have just caught Gadot in her stand alone Wonder Woman film and are eagerly anticipating her return in DC’s November release ‘Justice League’. We’re certainly looking forward to seeing more of Diana Prince flaunting her unapologetically honest and honourable alter ego on the big screen later this year. DC COMIC FILMS ARE OFTEN ACCUSED OF BEING DARK COMPARED TO MARVEL FILMS. WILL ‘WONDER WOMAN’ FOLLOW THAT OR BE LIGHTER? GAL GADOT: It carries a lot of funny moments but it’s a good drama story as well. Patty Jenkins, who directed ‘Monster’, directed me for this and she is the best director for this movie. She’s all about the heart of the story, all about the soul of the story.

GAL GADOT: We didn’t talk at all about the commitment of it – but I’m happy about it. I’m all about commitment. I’m a Taurus, very loyal! I’ve worked with the ‘Fast & Furious’ family for years I was happy I have this new amazing family to be with.
AS A WORKING MOTHER, WERE YOU HESITANT ABOUT ACCEPTING THE ROLE? YOU’D BE AWAY FROM HOME A LOT… GAL GADOT: There is always hesitation. Being a mother really set my priorities, family comes first. I have the best partner [husband, Yaron Versano] to do what I do. When I was first thinking about getting pregnant I wasn’t sure how it was going to work with travelling. We lead a very hectic life. And my husband told me, ‘When you have a child what kind of role model do you want to be? You are who you are, you love to work, you love to

challenge yourself, you love what you do. Are you going to give this all up just because…?’ And then he really made me understand that I want to set a good role model for my daughter. I want her to believe that she can achieve what she wants and that everything is possible. And it’s all about her.
WHAT KIND OF CHILDHOOD DID YOU HAVE GROWING UP IN ROSH HAAYIN, ISRAEL? GAL GADOT: A very happy childhood. I was a tomboy. I see little girls now who love nail polish, not me. I had bruises on my knee all the time, I used to play volleyball, basketball, tennis and dodgeball. I was a dancer all my life, too. So, I was always very active. I grew up in Rosh HaAyin, which is very close to Tel Aviv and still have so many friends that I grew up with, a group of seven of us and we grew up together and it’s great.
DID BEING IN THE ARMY GIVE YOU GOOD DISCIPLINE FOR BEING AN ACTRESS AND HELP ESPECIALLY WITH ACTION ROLES LIKE ‘WONDER WOMAN’ AND ‘FAST & FURIOUS’? GAL GADOT: Yes and no. Going to the army could not be further away from Hollywood and shooting a movie. What I did in the army was a very physical role. I was a combat trainer, I didn’t fight, I wasn’t on the field but I kept soldiers in shape. The only resemblance that I can find is the physicality, the intensity of the fact that both the training I did for the army and for Wonder Woman was very demanding. Intensive.
FINALLY, YOU WERE IN THE COMEDIES ‘DATE NIGHT’ AND ‘KEEPING UP WITH THE JONESES’. WAS IT FUN DOING COMEDY AND WOULD YOU LIKE TO DO MORE? GAL GADOT: I’d love to do more comedy but my life right now is all about Wonder Woman. I have a lot on my plate. I’m going through a minor identity crisis! I love everything she stands for. She’s all about love, equality, truth, compassion and justice. For me it was important that people can relate to her.. men, women, boys, girls… I didn’t want her to be polished, I wanted her to have an edge. I’ve been shooting for so long she’s becoming me and I’m becoming her.

Dyslexia, Difference or Disadvantage? Lorraine Walsh, a local dyslexia tutor, sheds some light on the matter for us.
M
any younger children spell words phonetically (how they sound), but when this continues beyond the age of 7, it may indicate a difference in learning style. We pick up spelling rules through initial phonics tuition at nursery, school, and reading. A child with dyslexia doesn’t pick up language the same way; rules have to be taught very carefully, explicitly and learned through regular practice. It’s a sad fact that many of those in prison are dyslexic and barely literate. The education system caters for the majority of learners. However, dyslexic learners’ brains are wired slightly differently, making the process of traditional learning literacy more difficult. But with specialist help, the improvement can be a wonder for them. Children with dyslexia may display one or more of the following: • Unusual spelling and poor alphabet design. • Forgetful self-organisation • Good verbal skills but weaker at writing • Problems copying text
• Falling behind from Year 2 • Avoiding work or appearing lazy • Unusually tired at the end of the school day • Creativity particularly in art, music and sport

Rum Punch
1. Lightly grease a 12 hole muffin tin and pre-heat oven to 200C/180C fan/ Gas 6. 2. Put egg, yolks, sugar & cornflour in a pan and mix well together then gradually add the milk until mixture is well mixed and smooth. 3. Place pan on medium heat and stir constantly until mixture thickens and comes to the boil. Remove pan from heat and stir in vanilla extract. 4. Put custard in a glass/ceramic bowl to cool and cover with cling film to prevent skin forming.

Ingredients 1 whole egg (large) 2 egg yolks (large) 115g golden caster sugar 2 tbsp cornflour 400ml full fat (creamy) milk 2 tsp vanilla extract 1 sheet ready rolled puff pastry
5. Cut pastry sheet into two pieces and place them on top of each other. 6. Roll the pastry tightly, from the short side, into a log and cut the log into 12 even sized rounds. 7. On a lightly floured board, roll each round into a disc (approx. 10cm) and press the pastry discs into the muffin tin. 8. Spoon in the cooled custard and bake for 20-25mins until golden on top. Leave to cool in the tin for 5mins then move to a cooling rack to finish cooling, although they can be eaten warm.
Ingredients 175ml orange juice 75ml freshly squeezed lime juice 150ml golden rum 50ml sugar syrup dash of grenadine syrup dash of Angostura bitters ice cubes, to serve pinch of freshly grated nutmeg Pineapple wedge garnish
Method 1. Pour the juices, rum, sugar syrup, grenadine and Angostura bitters into a large jug and give it a good stir. Pop into the fridge to chill for 1 hr.
Just as delicious served hot or cold, and have been known to complement a cup of tea rather well.
2. Serve over ice cubes, sprinkle over the nutmeg and garnish with an pineapple slice. For self-serve party punch serve in a large bowl with a ladle and glasses ready garnished.

A building project like this is quite simple to do, but it does involve a sizable list of tradesmen; an electrician, a carpenter, a plumber, a decorator, a floor fitter, a builder and waste disposal. If the list sounds like too much of a headache then there are plenty of local project managers who would be happy to act as a middleman communicating between you and the tradesmen, organising when they need to be doing the work and keeping a close eye on how many hours each person is putting in. A useful equation to keep in mind when considering a project like this:

But the trouble many people find when they begin the process of trying to sell their property is that unless they are ticking a lot of the right boxes for buyers it can take a long time for interest to become an offer. Not only is it important to give your
home added value, it is also helpful - in the interests of haste - to give your home something that opens up a broad range of opportunities for potential buyers. It’s helpful to remember that you need to stay roughly within the price range of your neighbourhood or you can risk staying on the market for months if not years. So a small project like this one can help to sell your property faster without raising it out of the attainability of your prospective buyers. Nationwide strikes a blow to ground rent
T
his spring Nationwide Building Society announced its decision to stop lending against leasehold new-build flats and houses where the ground rent is more than 0.1% of the value of the property. This is a move aimed at challenging unfair ground rent increases. Amanda Holden, Senior Associate Solicitor at The Wilkes Partnership, explains the impact this may have on purchasers as well as property developers.
“Where developers are concerned, it is - now more than ever - vital that they seek legal advice as early on in their project planning and setting of ground rent levels as possible to ensure that they will be able to achieve the return on investment that they are aiming for. Otherwise they may encounter difficulties or delay in planned disposals if the mortgage market is restricted as a consequence of the ground rent mechanism.
Amanda said: “It remains to be seen, but this could well lead to other lenders following suit. This is likely to have a positive impact for the buyers - as it is expected to force developers to reduce ground rents making these properties more affordable in the longer term.
“We may now see an emergence of commonhold sales for certain types of multi-tenanted property including blocks of flats. The legal structure is in place for these but they are almost unheard of in the current market. The difference between commonhold and leasehold is that a service charge still applies but the unit owners through membership of a Commonhold Association owns the land and so there is no ground rent payable. We should see a revision of how ground rents are set and indeed may see them disappear altogether for unit sales that should otherwise be freehold transactions.”
“Ground rent is different to the service charge payment due under a lease. Service charge payments cover the costs of insuring the building, maintaining the common parts of the building and matters of this nature. For houses - as opposed to flats- that are sold on a leasehold basis there are usually no common services or communal areas and therefore no service charge payments due, but there will still be ground rent payments. Property owners receive nothing in return for ground rent which is seen by some as an outdated form of tax. Ground rents have been known to increase by as much as double every 10 years in some cases.
