Brand Guidelines Recommended for use with all future Fiona Mair Property communications

Welcome The following Brand guidelines have been developed to help you maintain the design elements of your new brand identity. The booklet showcases your new logo and advises on how it can be used when it comes to producing materials that will go to print or be used on screen. To ensure that any future design work will run smoothly the colour guide provides the codes used in the design process for printing and web design along with recommendations of how the colours should work together. There is also information on how to space your logo and the recommended typefaces to be used. The final pages of the booklet show mockups that have been created to demonstrate how the brand identity will come together in practice.

Brand Logo
The logo has been designed to reflect the clean and modern service offering of the business. The triangular marque (symbol) makes the logo easy to identify, featuring the blue colour that is to run throughout the branding. Whilst this is the primary logo it is important that it can also work on a dark background and in situations where no colour is used. For this reason the following colour variations on page 4 have been provided.
Clearance Area
To maintain the integrity of the brand there should be an established clearance area so that enough white space can be maintained around the logo. This is to prevent other imagery encroaching on the logo and minimising the intended impact. The clearance area is established by using the x-height of the triangular marque. This is the absolute minimum clearance area.

Minimum Display size
12mm
To make sure that the logo is always readable and recognisable the Fiona Mair Property marque should not be reproduced smaller than 12mm high.

Typefaces The following typefaces should be used to represent the brand:
Geosans Light is used in the Logo text, chosen for its slender and elegant strokes. This typeface should be used sparingly, but is an option for header text to stand out from the typefaces used in the main body text.
Arial Regular is a typeface that is safe to use across all web-browsers and operating systems. By using Arial you are ensuring that every computer user will see the font as you intended.
For print based output Akzidenz-Grotesk (Schoolbook) is a more refined sans-serif typeface, as used in this document, that will add an element of class and differentiation.

Print (professional) These should be used if materials are to be professionally printed. Included are CMYK files for four colour printing and Pantone for spot printing. Also included are .eps files which some people may ask you for. It is recommended to always get a proof from your printer first to check what the colours look like as it will likely be different to how they appear on screen. Screen Included are RGB files designed to be used on-screen. You have illustrator files once again and .png. The png files are high quality images to be used on the web. Some web designers/developers might ask for jpeg as they load quicker on web-browsers. MS Word In a perfect world Microsoft Word would not be used when it comes to graphic design, however we realise it is hard to avoid for the application and want to provide logo files that will work best with Word. With .emf files you can resize in word without losing too much quality (dependent on the compexity of the design). Anything in word is automatically RGB. For your Website Your website has been created as a mock-up so that it is ready to be taken to a web-developer who can use the design to create the final and fully functional web-site. The Adobe Illustrator files are included along with pdfs. The mock-up was was made with the use of the 960 grid system in order to ensure the site will fit into commonly used dimensions of how web pages are viewed. The grid is a layer that can be turned on and off within Adobe Illustrator.
