He went on to get a Jesuit education at Fairfield University, playing rugby and studying business. In 2003 he relocated to San Diego and was immediately drawn to the community. OUR GOAL IS TO KEEP YOU WORKING CONFIDENTLY, AND GIVE YOU THE TOOLS AND INFORMATION TO SERVICE YOUR CLIENTS WELL. HERE ARE THE FOUR MAIN CONCERNS THAT AGENTS HAVE WITH TRID, AND HOW WE ARE ADDRESSING THEM TO SUPPORT OUR AGENTS.

CONC ER N #1 “TRID states that a lender cannot require pre-approval documentation, therefore agents will never know if we are working with qualified buyers.” SYNERGY ONE LENDING will be processing TRID compliant pre-approvals, and all of our partner agents will know that their buyers are qualified before they get into the car. We are also able to pre-qualify potential buyers of our partner agents’ listings. Just ask us!

CONC ER N #2 “TRID means that a lender cannot give an estimate of closing costs without it being considered a disclosure. Clients are not going to be able to fully understand what their costs are before they get into escrow.” SYNERGY ONE LENDING will be able to provide an estimate of closing costs that is TRID compliant, yet gives buyers a great idea of what costs they can anticipate.

CONC ER N #3 “Under TRID rules, appraisal costs cannot be incurred until the buyer is given ample time to review their initial disclosures, sometimes resulting in a weeks-long delay.” SYNERGY ONE LENDING has changed internal policies which allow us to order appraisals on DAY ONE of the transaction. TRID changes will not have any negative affect on our ability to order an appraisal.

CONC ER N # 4 Concern #4: “The collective changes due to TRID mean that agents are not going to be able to close in anywhere near 30 days. Agents will have to plan for 45 to 60 day escrows.” SYNERGY ONE LENDING is making changes to their policies as well, which will ensure that 30 day escrows are not a thing of the past.
