when buying a newly constructed home
Get pre-approved for your home and remember to ask questions, then determine your price/budget. Discuss your goals with the builders preferred lender. Gather the Required Documents. Two Years federal tax returns (all pages), 2 years W2s, last 30 days pay stubs and 3 months bank statements (all pages) Reserve your desired plan and lot. Be sure to know the builders CUT-OFF dates for all upgrades. Before your design center appointment, confirm your loan approval amount, then decide if you want to use your incentive for options or closing costs. Provide copies of all deposits made to the builder or escrow company. Continue to save income documents, bank statements and keep communication open with your new home lender. 60 days before closing, confirm that escrow/title company has all information needed from you for your transaction. 30 days before closing, confirm your final loan approval and your estimate of final amount of funds needed to close. FINAL day is coming and in the last week you will:
• Sign all final documents • Escrow will provide details/instruction of final funds needed • Escrow will provide details of your final week before you obtain your KEYS • Builder will schedule your walk through with their Customer Service representative
