OUR PROCESS
STEP 1 Borrower submits application through S1 Connect app; Credit is pulled through Encompass and DU/ LPA is ran; Borrower assets are validated through the S1 Connect app via Finicity. OR Loan Officer takes borrower application and obtains qualifying information; Credit is pulled through Encompass and DU/LPA is ran; Loan Officer then enters client information in Encompass and requests VOA/ Finicity.
STEP 2 Loan Officer requests verification through Work Number or Data Verify.
STEP 3
If VOA was not processed through S1Connect, borrower can be sent a request to proceed with Finicity for asset verification through Encompass.
After borrower acceptance of authorization for Finicity, VOA can be retrieved through Encompass and code for DU/LPA is received PROCEED TO STEP 3.
Work Number or Data Verify provides employment/income information. DU/ LPA is run to confirm validation.
After codes for assets/employment are received from Finicity and The Work Number, Loan Officer will re-run DU/ LPA with codes to receive electronic validation of assets, employment and income. Please note: Only codes for assets are entered, not income through The Work Number.
DU/LPA supports validation. No further income documentation is required from the borrower.
When Purchase Contract is signed, LO uses Smart Fees to obtain title fees or actual title fees, file is submitted to the Disclosure Desk.
Further documentation from borrower is required based on results of DU/LPA.

Processor receives disclosures back from borrower, orders any other services needed depending on DU/ LPA findings.
File is submitted to UW. If the file is not locked, LO locks and processor requests LE for COC for the lock.
UW reviews file and issues a Conditional Approval. Processor requests CD.
Processor gathers conditions, resubmits file to UW for CTC.

Final loan docs are signed and returned back to Synergy One
Docs delivered to Escrow for signing on next day (day 9)
UW signs off all conditions and approves file; CTC issued; file sent for Data Integrity review after CTC is issued.
File is in line for final review by UW. CD must be signed/ received in order for borrower to sign in escrow on Day 9 (assuming TRID wait period has been met).
